Sawasdee Krub, I’m Patan Somburanasin,
General Manager of TICON Logistics Park Co.,
Ltd (TPARK). On the occasion of the 10th
issue anniversary of the TPARK Newsletter,
it is a great pleasure to write this column.
I would like to start with a brief introduction
about myself and my responsibilities.
In 2005, I had an opportunity to join TICON
Industrial Connection Public Company Limited
(TPARK’s parent company) as Head of Investment,
responsible for real estate investments and
strategic acquisitions for the company. In 2009,
I took up a new challenge as General Manager
at TPARK with overall responsibilities for the
management and execution of the company’s
strategic and operational plans in order to achieve
its business goals. With over 21 years experiences
in engineering, finance and investment
across a range of industries, it is a great challenge
to move TPARK forward in the future. Even if we
faced the inevitable threats or unexpected events
like the flood disaster last year, we made a valiant
effort to recover the site and also added other
facilities to complete the renovation.
After the biggest flood last year, the demand for
warehouses spaces in Ayudhaya has declined,
whereas the demand for warehouses in Chonburi
and Rayong has been overwhelming. Therefore,
to meet customer demands, we have recently
developed 4 new locations; TPARK Sriracha,
TPARK Laemchabang II, TPARK Eastern
Seaboard II and TPARK Bowin. The total rentable
area of these 4 locations is approximately
600,000 sq m. However, we still continue to find
more strategic locations in order to develop
quality logistics facilities to provide greater
choices for our customers. TPARK is committed
to constantly develop the Right warehouses in
Winning Locations.

IN MID-OCTOBER LAST YEAR, TPARK WANGNOI WAS
HIT BY THE BIGGEST FLOOD. THE FLOOD WATER
COVERED THE ENTIRE SITE UNTIL DECEMBER 2011.
SINCE THE FLOOD LEVEL STARTED TO REDUCE UNTIL
THERE WAS NO FLOOD IN THE SITE, TPARK HAS
NEVER STOPPED MITIGATING THE DAMAGES.
The main priority after the flood receded was to ensure that our customers
could operate inside their warehouses as soon as possible. With much effort, we
were able to recover the site by the beginning of January this year. ■

Repairing the Road,
Traffic Signs, and
Traffic Equipment
TPARK has been continuously maintenance
and repaired the road, traffic
signs, and traffic equipment around
TPARK Wangnoi. Some areas of the
road inside the project sank due to the
flood water, so we had to repair those
areas and return them to their normal
condition.

All the drains around the project were
repaired and cleaned to be in good
condition, so that the drains would not
be clogged.

Maintenance and
Repair of the
Warehouses, External
areas, and Other
Equipment
TPARK also provide maintenance
and repair services for the customers.
The services cover the warehouses,
external area (road outside the warehouses),
painting, and other equipment
e.g. dock levelers, fire pumps, and
shutter doors.
Moreover, TPARK also added other
facilities to complete the renovation
of TPARK Wangnoi.

PROTECTION
PLAN
TPARK WANGNOI I IS SITUATED AT AMPHUR
WANGNOI, AYUDHAYA PROVINCE WHERE
MOST MODERN TRADE COMPANIES SET
UP DISTRIBUTION CENTERS TO SUPPORT
THEIR LOGISTICS OPERATIONS. THE
PROJECT WAS AFFECTED BY THE BIGGEST
FLOOD IN THAILAND’S HISTORY LAST YEAR.
AFTER WE RECOVERED THE SITE INTO THE
SAME CONDITION, WE ALSO PREPARED
A FLOOD PROTECTION PLAN FOR ANY
FUTURE UNFORTUNATE EVENT.
TPARK contacted Dr. Pornkasem Jongpradit, at King Mongkut’s
University of Technology Thonburi, and his team to be our
consultants in designing a dike around TPARK Wangnoi I. The
design was completed and construction commenced in mid-April
2012. Construction will be completed in Quarter 3 this year.
There are 2 types of dikes around TPARK Wangnoi I; a soil dike,
and a reinforce concrete wall due to the limited land area. There
are 3 steps in making the dikes.

SITE INVESTIGATION
To investigate the existing conditions of the soil around
TPARK Wangnoi I in order to identify its quality, as well
as to measure the height from ground level on each side
of the project.
The result from the investigation around TPARK Wangnoi I
found that there was no suitable type of soil for making
dikes. Therefore, TPARK had to import a certain type
of soil from other areas.
DESIGN OF DIKES
(BASES ON TPARK’S CRITERIA)
• The height of dike must be at least
50 cm higher from the previous flood level.
• Safety Factor
A. Can accept the water pressure during
a flood with a safety factor of 150%
B. Seepage: must avoid all types of seepage
- Seepage through the dike
- Seepage under the dike
CONSTRUCTION
PERIOD
• Make certain that the quality of soil to be used for
constructing the dikes is of an appropriate quality
• For soil dike: Soil compaction every 50 cm

TPARK’s flood protection plan is designed to protect TPARK
Wangnoi I from the flooding. There will be mix of both soil dike and
reinforce concrete wall around the site. However, we need to retain
easy access to the site. We designed a ramp of 1 meter height at
the Park entrance, with flood protection materials prepared for use
during a flood. With this design, we are able to seal our project,
and prevent flood penetration inside the Park.
At the same time, the retention pond as well as the water pump was
designed to release drain water and rain water out of the project. ■

flood situation last year created a huge impact to all
parties, including living qualities of the people in residential areas,
as well as to the manufacturing and logistics industries. TPARK were
also affected by the situation. We believe that all sectors are still paying
attention to the government’s policies regarding the flood prevention
plan and floodway. Therefore, we would like to present you some parts
of the flood prevention plan, specifically the floodway, by the Water and
Flood Management Committee. The details are as follows:

THE FLOODWAY IS DIVIDED INTO TWO
ROUTES; THE EASTERN AND THE WEST-
ERN SIDE OF THE CHAO PHRAYA RIVER.
For the eastern side, the floodway covers
some areas of Ayudhaya, Saraburi, Pathum
Thani, Nakhon Nayok, Chachoengsao and
Samut Prakan provinces.
The floodway on the eastern side covers
some canals as follows: Rapeepat canal (Narai
floodgate), Rapeepat canal Yak Tai, Rangsit
Ongkarak canal, Sib Sam canal, Hok Wa Sai
Lang canal, Sib See canal, Sib Ha canal, Sib
Hok canal, Bang Canard canal, Nueng Khet
canal, Phra Ong Chaiyanuchit canal, Pravetburirom
canal, Bangpakong river, Dan canal
and Saen Saeb canal.
Likewise, on the western side it covers
some areas of Ang Thong and Ayudhaya provinces,
and covers some districts (or Amphurs) in
Suphanburi, Samut Sakorn, Samut Songkhram,
Ratchaburi and Nakhon Pathom province.
The floodway on the western side covers
some canals as follows: Phraya Banlue canal,
Khunphra Prachasai canal, Phra Pimol canal,
Maha Sawat canal, Maha Sawat floodgate and
Maha Chai gate. ■

expansion. Inter JSL has already started operating inside
this warehouse from mid-March this year.
Rhenus ProLog Logistics Co., Ltd.
Rhenus ProLog Logistics Co., Ltd. is
the European based Logistics Service Provider,
operating, Freight, Port and Contract
Logistics for the management of complex
supply chains and innovative value added
services. Recently, Rhenus ProLog Logistics decided to lease another
unit of TPARK’s warehouses, adding together in a total of 4,900 sq m
in the Free Zone inside TPARK Bangna, to serve the growth of their

Rojana Distribution Center Co.,Ltd. is one of the

(Thailand)Co.,Ltd. was set up in 2001 that provides air freight, ocean
freight and logistics services solutions. Recently, Speedmark Transportation
(Thailand) leased one of TPARK’s warehouses with an area of 2,450
sq m in TPARK Bangna. The company aims to use this warehouse to
increase the efficiency of their logistics services.
UTi Worldwide Co., Ltd.
UTi Worldwide Co., Ltd. is an international
logistics service provider with air,
ocean and land freight forwarding, contract
logistics, customs brokerage and other
supply chain management services. The
company is specialized in providing logistics
and planning optimization solutions for
its customers. UTi Worldwide signed an agreement to lease a warehouse
with an area of 4,500 sq m in TPARK Laemchabang I to support their
logistics operations for their customers.
