„Wohnen und Arbeiten am Wasser hat
seinen ganz spezielle Reiz...“
Das Büro- und Ärzteprojekt „Gesundheitsinsel“ ist
ein Teil dieses Konzeptes. Rund 12,5 Mio. EUR investiert
die Franzen Group mit ihrem Hamburger Partner
in das sechsgeschossige Gebäude, das zukünftig rund
2.500 qm hochwertige Büroflächen bietet. Die Gründung
des gebäudes erfolgt auf sogenannten atlas-
Vollverdrängungspfählen, da erst in elf Meter Tiefe
tragfähiger Boden zu finden ist. Das gesamte Projekt
wird schlüsselfertig aus stahlbeton erstellt. die Fassade
wird mit einer Pfosten-Riegelkonstruktion und Verblend
mauerwerk, die rückwärtige seite mit einem
Wärme dämmverbundsystem ausgeführt. Überhaupt sind
die, an den richtlinien der iba angelehnten, strengen
Energieeffizienz-Auflagen ein wichtiger Bestandteil der
gesamten gebäudearchitektur und -ausführung. der
innenausbau erfolgt überwiegend im trockenbau, um
eine flexible Raumaufteilung gewährleisten zu können.
Eine Besonderheit befindet sich im Erdgeschoss: Ein
Strahlenschutzbunker aus Beton. 60 t Bewehrungsstahl
werden alleine hier verarbeitet.
Schon jetzt sind mehr als 60 % der Flächen vermietet,
unter anderem an ein Zentrum für Strahlentherapie
und radioonkologie.
Auch die Franzen Group hat sich hier niedergelassen,
denn neben der erweiterung des parkhauses in unmittelbarer
nähe steht schon ein weiteres projekt in den
Startlöchern: 65 Wohnungen, vom Single-Appartement
bis hin zu Stapelgeschosswohnungen für Familien sowie
eine gewerbeeinheit sollen in unmittelbarer nähe
entstehen.

The office and medical centre project “Gesundheitsinsel”
is one part of this concept. Franzen Group together
with their partner from Hamburg will invest
about 12.5 million EUR into the six-floor building, that
will offer about 2,500 sq. m of high-value office space
in the future. The building will be founded on so-called
Atlas driven solid piles as the ground is not able to take
a load before a depth of 11 m is reached. The entire
turnkey project will be constructed from re inforced
concrete. The front will be built with a post and crossbeam
construction and faced brickwork, the rear with
a composite heat insulation system. Altogether, the
strict energy efficiency requirements according to the
IBA guidelines are an important component of the entire
architecture and execution of the building. The
interior construction will be mainly carried out in drywall
installation in order to be able to ensure flexible
room layout. The basement will hold one special feature:
a radiation protection bunker made of concrete.
60 tonnes of reinforced steel will be used just here.
Already now, more than 60 % of the area are already
rented, including a space for a centre of radiotherapy
and radiation oncology.
The Franzen Group also settled here, as in addition to
the extension of the parking structure, another project
in close proximity is at the ready: 65 homes from
single flats to stepped-floor homes for families as well
as a commercial unit are planned to be built in close
proximity.
