The Power of Community
The Power of Community
For the past 52 years, NCPHS has issued a report summarizing
the important issues and outcomes for the calendar year just
past. There are many audiences for this report and, although
there is overlap, each looks for certain specific information.
The financial community seeks to assess the organization’s
fiscal performance and health. Donors and underwriters look for
recognition of their support. Residents want reassurance that
their needs have been, and will continue to be met. Prospective
residents and their families need information to base important
decisions about where they will live in the future. Employees
want to know that their service is appreciated and that their
future is secure, while volunteers need to know their vision is
being pursued.
This report attempts to satisfy all of these audiences: It includes
a balance sheet, a list of contributors, new infrastructure,
programs, achievements and profiles of residents, staff and
Board members. But NCPHS is more than the sum of these
parts. It is nearly 2,000 people living together, from Mendocino
to San Jose—a template for diversity and commonality. It is
the power of community in action, every day.

A Year of Growth
2010 wAs A yeAR of positive economic growth for
NCPHS due to our strategy of maintaining a focus on
quality service for our residents, reducing expenses in our
operations and successful fundraising. Our ability to weather
these times attests to the power of community. Everyone—
staff, management, residents and volunteers—worked
together, as always, throughout the past year.
Long-planned infrastructure improvements proceeded
on schedule and on budget. The Sequoias–Portola Valley
received a major upgrade in its utilities and combined several
pairs of small studios to better meet the needs of incoming
residents. The Sequoias–San Francisco completed a thorough
cleaning and weatherization of its iconic 26-story
tower. Both Eastern Park and Western Park Apartments
received sparkling new exterior paint.
NCPHS greatly increased its reach to seniors this coming
year by affiliating with the San Francisco Senior Center
(SFSC). Formed in 1947, SFSC is the oldest senior center
in the country, reaching more than 3,000 older adults each
year. Combined with our five NCPHS Community Services
programs, the number of seniors served approaches 10,000.
SFSC operates out of two senior centers: at the Maritime
Museum in Aquatic Park and a downtown center at
O’Farrell and Jones streets. We are extremely proud and
excited by this affiliation. It will strengthen both organizations
and improve outreach to Bay Area seniors by creating a
larger and more comprehensive organization.
Later in this Annual Report we present profiles of
residents, an employee and a member of the Board. Their
words provide the truest picture of NCPHS and its success
in attracting and retaining some of the most discerning
seniors in the Bay Area. We know that we exist because
of their trust in us and we strive, every day, to honor that
trust.
Social Accountability and Ongoing Initiatives
Social accountability is reflected in the organization’s historic
commitments to improve the lives of seniors in our
surrounding community. During 2010, NCPHS funded
and administered five programs directly affecting almost
8,000 people.
nCpHs Community services programs
the living at Home program places social workers in
residential communities around the Bay area to help elderly
and disabled residents respond to the complexities
of aging by providing in-home assistance, transportation
to medical appointments, money management, financial
assistance and access to social services.
Impact: 2,500 individuals
wellelder ® provides low-income seniors with access
to community health and medical care, enabling them
to remain independent for as long as they choose.
WellElder ® serves residents at our three government-
subsidized housing facilities (Eastern Park apartments
and Western Park apartments in San Francisco and
Town Park Towers in San Jose).
Impact: 600 low-income seniors
experience Corps ® Marin is a mentorship and education
program that connects older adult volunteers with
more than 450 elementary school-aged students living
in low-income neighborhoods, who are most in need of
educational and social support. Experience Corps ® Marin
serves five schools in the San Rafael School District,
improving academic performance of at-risk youth while
decreasing truancy and reducing high-risk behaviors.
Impact: 450 elementary students and mentors
peninsula volunteers partners with NCPHS to provide
a Service Coordinator (social worker) who maintains
relationships with participants in the Meals on Wheels
program. Each day, 250 meals are served to seniors
and disabled adults in Southern San Mateo County.
The presence of the Service Coordinator dramatically
increases the degree of care offered by the Meals on
Wheels Program.
Impact: 250 Meals On Wheels participants
Coming of Age: Bay Area, NCPHS’ newest program,
seeks to harness the talents, skills and energy of one of
our most valuable resources: people 50+. Coming of
age: Bay area accomplishes this in two ways: by helping
nonprofit organizations build capacity and strengthen
capabilities, allowing them to do more with less; and by
helping individuals aged 50+ explore passions, pursue
lifelong learning, engage in meaningful service and chart
pathways to a fulfilling future. Coming of age’s innovative
programs and workshops create connections that
impact and enrich our entire community.
Impact: 4,000 people
nCpHs spirituality Initiative
The NCPHS mission statement includes meeting the
needs of older persons through diversified programs
including spiritual care. Spiritual hunger can be an issue
at the end of life, and addressing it can offer comfort to
those we serve at NCPHS.
at every stage in the development of this initiative,
NCPHS has refrained from crafting a definition of spirituality
that may confine or restrict the initiative, thwarting
individual responses. The goal is to offer our seniors
a way to bring joy, comfort and validation to the aging
process and to have staff receive benefits that validate
the value of their individual contributions to the well-
being of others.
nCpHs Inclusion Initiative
In the late 1990s, NCPHS began a Diversity Initiative. a
council was formed to develop a Statement of Commitment
to Diversity and develop an action plan. Under
Barbara Hood, President & CEo, the Diversity Council
grew and now has approximately 30 members which
consist of residents, Board members, and staff at all levels.
Projects were implemented at the communities and
a Diversity Day was initiated to share ideas and engender
interest among new staff and residents. as it evolved,
the Council changed its name to the Council on Inclusion
to better reflect the goal of the Initiative to build community
by making all feel welcome.
NCPHS was awarded the “2008 Social Responsibility
award” by aging Services of California. The award
recognized NCPHS and The Council on Inclusion for the
commitment to social justice and equal opportunity for
ethnic and minority groups.

Senior Services Serves More Seniors in 2010
2010 wAs A CHAllengIng yeAR for fundraising.
Despite this, Senior Services for Northern California
(SSNC) increased giving from the previous year to a total
of $2,639,222, enabling us to fund dozens of projects in
our housing communities and throughout the Bay Area.
Residents donated nearly $350,000 to the Tomorrow
Funds and Tomorrow Fund Endowments at our three
life care communities; we raised $145,000 in support of
Community Services Programs at our eighth annual Gala
Benefit event, hosted by The Tamalpais; and local foundations
provided $124,000 in grant support.
Our year-end Angel Appeal raised $34,000 to support
Community Services and the NCPHS Unrestricted Fund;
an anonymous donor provided $82,000 to underwrite the
Service Coordinator position for the Meals on Wheels
Program in South San Mateo County; and 10 planned
gifts were completed totaling more than $500,000.
Your contributions allowed us to make 54 grant disbursements
in 2010 totaling $822,921. Samples of some of our
major grant allocations for 2010 include financial support
for Community Services Programs that reach more than
8,000 older adults throughout the Bay Area, and confidential
financial support to 16 residents in our seven housing
communities.
Your donations enable us to keep our promise to meet
the needs and improve the quality of life for the older
persons we serve. Thank you for caring about older adults
in the Bay Area and sharing our mission to improve their
lives.
On June 1, 2010, NCPHS Foundation changed its name
to Senior Services for Northern California. Our Board of
Trustees decided it would be more useful to have a name
that clearly states what we do, who we serve and where we
provide services. Nothing has changed but our name.
Managing the Present, Positioning for the Future
FoR developeRs, 2010 was a year of caution and preparation.
NCP Senior Ventures, LLC, the limited liability
company created by NCPHS in 2008 to develop new communities,
used the year for planning and positioning for
future opportunities. Work continued on the joint venture
with San Francisco Zen Center to develop a community
designed and operated around Buddhist themes and principles.
Several other development prospects were evaluated.
Management of properties not owned by NCPHS is
another function of NCP Senior Ventures. Last year we
reported on the new challenge that NCP Senior Ventures
had embarked on to provide management services to Kokoro
Assisted Living, a 54-apartment Assisted Living community
in the heart of San Francisco’s Japantown. The name
“Kokoro” says it all, a Japanese term that means “heart,”
but includes much more. Kokoro’s vision is to promote and
enhance the independence and security of older adults, and
to nourish the body, mind and spirit in a way that provides
warmth and a sense of culture and family.
Although the overall senior care industry was struggling
with occupancy challenges, NCP Senior Ventures worked
diligently with the Kokoro leadership to infuse a robust
marketing strategy. Starting with an occupancy rate of
85%, Kokoro concluded the fiscal year in September with
occupancy at 98% and a financial gain of $102,000 over
the budgeted gain. A very successful year by all accounts.
Kokoro is home to a thriving community of diverse seniors
who on a monthly basis have access to over 200 activities that
strengthen them physically and stimulate them mentally.
Kokoro is a warm, inviting place to call home, and NCP
Senior Ventures is justly proud of our relationship with
Kokoro and looks forward to continuing to serve together.

Our Community
This part of our annual Report is devoted to stories—profiles of the
people in all seven of NCPHS’ communities as well as a Board member
and an NCPHS employee. This year, we again focus on selected
individuals who represent the whole. Each story contains elements
of why residents choose to join the NCPHS community and more
importantly, why they remain satisfied with that choice.
Reviewing recent focus groups conducted by NCPHS and research done
by others, it is clear that what residents, both current and potential,
seek in senior housing is peace of mind. This may be as simple as no
longer having to maintain a home or something as complex as ensuring
that health care will be readily available. There are a number of factors
to which all members of the NCPHS community, past, present or
future, attribute their satisfaction:
n Companionship from fellow residents.
n Positive impact on friends and family by reducing anxiety.
n life care contracts that guarantee health care at all stages of life.
n Freedom from maintenance and round-the-clock security.
n Knowing that the structural integrity of buildings is maintained.
n No concerns about the fluctuations in the real estate market.
n Financial advantages available to ease the transition to senior living.
These are woven through the following profiles. In the end, it is the power
of community that transforms a facility into a home for all who live and
work there.
“I HAve lIved at Western Park
Apartments for four years. Before
that, I lived on Nob Hill for 30 years,”
says Terry Irvin.
“When the owners decided to sell
the building, the next step was to
find a new place to live,” Terry says.
Looking through the listings at the
San Francisco Housing Authority,
“I narrowed it down to three options:
an SRO in the Tenderloin, a high
rise downtown or The Western
Addition.”
Terry stopped by for a tour and
a chat with the Administrator at
Western Park Apartments. Shortly
after he moved into WPA, and realized
that in thirty years of living in
one neighborhood, in the same apartment,
“I knew no one.” Within weeks
of becoming a resident at WPA, he
had made many new friends and even
more acquaintances. Four years later
he knows just about everyone in the
building.
Terry began volunteering at WPA
and expanded his circle by volunteering
for, among others, the San
Francisco Symphony. Last summer he
also participated in the San Francisco
Gay Pride parade with other members
of the senior LGBT community.
As time passed he gradually
became aware of the other things that
set life at WPA apart: a maintenance
manager to keep things running
smoothly; a feeling of community
spirit that was woven through everything;
an activities director and even a
nurse to handle routine health issues.
“I have friends in other apartment
buildings and they have none of these
things,” he says.
His transition from an apartment
on Nob Hill to Western Park
Apartments, a nonprofit, affordable
housing community was, in a word,
“wonderful,” says Terry. “We live in
the true center of San Francisco.”
Bruce & Charleen Powell
THE TaMalPaIS
BRuCe And CHARleen powell have lived at The
Tamalpais six years. They have been married for 60 years.
Before moving to The Tamalpais they lived for decades
in Kensington in the East Bay hills. “We loved the house,
the spectacular views of the bridges, the city, the colorful
sunsets and the community. We didn’t want to leave,” says
Bruce. But the Powells felt it was time to consider a place
where they would receive health care for life. “It’s also quite
a relief not having to worry about the yard work and house
upkeep anymore,” says Bruce with a smile.
Born and raised in Indiana, Bruce graduated as a chemical
engineer from the Rose-Hulman Institute of Technology
in Terre Haute. After a short stint in the synthetic rubber
business he joined Chevron and remained for 39 years.
“Many projects with Chevron required a significant
amount of foreign travel,” says Bruce. “Fortunately,
Charleen was able to accompany me on many of the business
trips and, coupled with pleasure trips, we have seen
quite a bit of this world.”
Soon after moving to The Tamalpais, Bruce started
taking art lessons from the in-house art instructor. After
several months of instruction the effort seemed to be working
and a new interest was born. He keeps busy with his
painting and enjoys presenting his work as a part of the
regular Tamalpais art exhibits. “I was pleased to have one
of my paintings selected as the 2010 NCPHS holiday card,”
says Bruce. He received many compliments from residents,
non-residents and the management of NCPHS.
Abram Ostrovskiy
EaSTERN PaRK aPaRTMENTS
ABRAM “Alex” ostRovskIy and his wife Lubov have
lived at Eastern Park Apartments since 1997. He was born
in Belorussia (now named Belarus) in 1932 and lived there
until World War II. He enlisted in the army and began a
long career as a world-class wrestler, trainer and judge. (In
Russia, professional sports are a function of the army which
trains, supports and campaigns those with exceptional
talent.)
Early in his development as an athlete he developed
a unique wrestling “move” that made him unbeatable.
During an active career that spanned five decades, Alex
distinguished himself as an athlete, a coach and a judge.
“My wife Lubov would literally meet me in the airport with
a suitcase packed to take to my next tournament and we
would switch. When she had our first child, I barely had
time to see him before flying off to some faraway place.”
Alex is a multi-champion of Russia and Belorussia and is
a Competition Official of the Highest Order for National
and World class competition who has been recognized for
his outstanding leadership qualities at the state, regional
and international levels. He immigrated with his family in
1994 from Riga, Latvia, and came to San Francisco as a
refugee. Now he and his wife are both U.S. citizens.
“I feel very comfortable at Eastern Park Apartments,”
says Alex. “After so many years of travel, competition, and
coaching it feels good to settle down.” Nearly half of the residents
as Eastern Park speak Russian. “But I like everyone!”
Both Ostrovskiys are very popular with other residents.
Alex does a tremendous amount of volunteer work at
Eastern Park Apartments with various activities and also
with local high schools, colleges and USA national wrestling
teams.

Evelyn Paris
“The staff is wonderful! They treat all the
residents with respect and love.”
evelyn pARIs gives new meaning
to the term “close knit family.” She is
the third member of her immediate
family to live at Town Park Towers.
Her brother lived there for nearly a
decade and her mother, Irene Austin,
is there now.
Evelyn was born and raised in and
around San Jose. She ran her own
marketing and promotion business for
15 years and following that, opened a
restaurant.
Beginning in 2003, every day she
travelled nearly an hour from her
home in Oakley to Town Park Towers
to care for her brother. Not long after
he passed away, her mother decided
to downsize and move from Southern
California.
While her mother is not ready for
assisted living, “She did need someone
to care for her,” says Evelyn. Picking
up where she left off with her brother,
Evelyn continued to make the long
journey, daily, to help her mother.
“I would leave at 6 a.m. and not get
home until 9 p.m.”
Last year, Evelyn decided to move
from Contra Costa County to be
closer to her mother. She had trouble
finding a place to live and suddenly
she realized how much she liked
Town Park Towers. She applied, was
accepted and moved in October 2010.
“The staff is wonderful! They treat
all the residents with respect and love.
When my mother or I need repairs,
all I do is fill out a request form and
it’s done,” she says. In an age where
security is important, especially for
seniors, “I feel safe. In the middle of
the night, I know that someone will
be at the front desk and will help with
whatever comes up.”
San Jose is a vibrant and energetic
community and Town Park Towers
is located right in the middle of it.
Evelyn says she looks forward to her
new life here.
and eventful marriage with a great many places to call
home. For 37 years he worked for SRI (Stanford Research
Institute) in a variety of positions and places including five
years as Director of SRI Japan and back to Korea for three
years.
Spurred by some “terrible experiences” in dealing with
aged family members, together they began what turned into
an exhaustive search for a place to retire. “My wife didn’t
want our children to go through this with us,” he says.
Beginning in the 1990s, “We looked at every retirement
community in the South Bay and all the way up to
the City: The Hyatt, The Towers, The Carlyle, and The
Meadows. Lots of free lunches!” They eventually made a
deposit at The Hyatt but when they received a call saying
their apartment was ready, his wife deemed it to be “too
early to move in.”
In 2008 his wife Darlene became ill and passed away.
Since he had already narrowed his search for a new home
down to one or two, at the end of a year he made a choice:
The Sequoias–Portola Valley.
“I am a great hiker so the idea of living on 42 acres of
beautiful timberland, surrounded by miles and miles of
pristine hiking trails seemed like paradise,” Earle says.
Earle can’t think of a single thing he doesn’t like about
Portola Valley. “I love my apartment, I have scores of
friends and am very active in my community. Plus I can go
hiking whenever I want!”

years and Janice for Sanwa Bank in San Francisco for 33 years. For all that
time they have lived in the Bay Area. They have been married for 49 years
and have one daughter.
When they began to think about retirement, they were very conscious of
“not being a burden to our daughter.” They had taken care of Kay’s mother
for many years and knew that it puts a strain on family relationships. For her
part, their daughter says, “Moving into The Sequoias was the best present
my parents could have possibly given me.”
When making retirement plans, they decided early on that they wanted
to stay in San Francisco and, in particular, near Japantown. They looked at
two retirement communities, San Francisco Towers and The Sequoias–San
Francisco. Partly due to location and price and mostly because they knew
two residents there, they chose The Sequoias. They had visited The Sequoias
many times and knew it well.
They kept their property in San Francisco and rent it out. So, although
not entirely free from the upkeep and maintenance of a home, they enjoy the
freedom from cooking, gardening and repair that retirement living offers.
“The staff is wonderful,” says Janice, “They treat us like guests, not tenants.”
The Naitos joined the NCPHS family in 2007 and look forward to a long
and happy life among good friends.
JoAn Blackstone
THE WooDS
MoRe tHAn two deCAdes Ago, JoAn became part
of The Woods. Her husband Elliot had invested in
(and later sold) a home there when the community first
opened in 1973. While on a weekend visit in 1989, he
wanted to show his wife around the community. Finding
one of the original model homes for sale by the owner they
decided, on the spur of the moment, to make an offer. The
rest, as they say, is history.
Planned as their future retirement home, the house at
The Woods was rented out for several years. Some significant
repairs were needed in 2004 when they moved in,
and it was then completely renovated and made handicap
accessible during the summer of 2006. The following year,
with help from a gifted local cabinet maker, JoAn got her
“dream kitchen” with everything she always wanted. “I
feel completely at home both in my own house and in the
warmth and friendliness of the community that makes
The Woods such a special place,” she says.
“A friend once told me that a key part of retirement
planning is to own your home, free and clear. Our plan
worked and I will always be grateful for being able to spend
this part of my life in such a special place. It’s a comfort to
know that if I ever need assisted living, my first choice, The
Lodge at the Woods, is right here on the campus.”
A native of Los Angeles, JoAn loves Northern California
and especially Mendocino County. She has found many
opportunities for service in the greater community, and for
forming meaningful friendships. “This is a time for ‘giving
back’ and I’m so thankful to have that chance. There really
is no place on earth where I’d rather live!” she says.

this as a basis, both groups began to explore ways of turning
their similarities into concrete, complementary actions.
Two programs, in particular, illustrate the potential
synergy that King and his colleagues on the NCPHS Board
hoped to achieve. As one of its five Community Services
programs, NCPHS helps disadvantaged seniors stay in
their homes. Called Living at Home, this program blends
seamlessly with one offered by SFSC called Homecoming
Transitional Care Program which provides services to
bridge the gap between a hospital stay and a return to home.
Through a long legal process to mesh the people and
systems of the two organizations together, King, who is
an estate planning attorney, provided the continuity and
the vision to make this affiliation work. “Community
services are where the power of the NCPHS community
is harnessed to make a difference,” says King.
Jim Murphy
THE SEqUoIaS – SaN FRaNCISCo
JIM MuRpHy Is that rarest of people—a native San
Franciscan. Born in 1959 he has worked at The Sequoias–
San Francisco for 20 years as a tray server, a job that puts
him in daily contact with scores of residents. “When
someone isn’t feeling well and can’t come to a meal, I bring
a tray to them in their apartment,” he says. This simple act
of kindness pays huge rewards in the relationships he has
established over the years.
“I’ve gotten to know hundreds of people,” he says. “There
are so many fascinating folks with rich life histories.”
On his own time, Jim is an accomplished artist with
a sizable body of work. He began his “outside” career as
an illustrator, but time in Europe led him to concentrate
on oil painting. Returning home, he was inspired by the
California Impressionist School. Several residents who saw
Jim’s work in an exhibition at The Sequoias–San Francisco
encouraged him to continue with his painting.
He spends his free time travelling California to “capture
the subtle interaction of light and movement in the natural
landscape, the beauty of a California that is rapidly changing,”
he says.
Jim Murphy is one of 650 NCPHS employees who work
hard, every day, to make sure the residents of our communities
enjoy the peace of mind they deserve.
