f. Neon lighting shall not be permitted for any ro<strong>of</strong> lighting.<br />
g. When ro<strong>of</strong> lighting is used, it shall be installed in such a manner<br />
that there shall be no areas <strong>of</strong> the ro<strong>of</strong> line that has missing lights.<br />
h. The lighting must be maintained in proper working order and must<br />
be replaced, turned <strong>of</strong>f or removed entirely if a portion <strong>of</strong> the ro<strong>of</strong><br />
lighting is not in proper working order.<br />
i. An electrical permit shall be required if a new power source is<br />
needed.<br />
j. All ro<strong>of</strong>line lighting designs must be submitted for zoning review<br />
and no-charge zoning permit.<br />
1. Submittal for the permit shall include the type and color <strong>of</strong><br />
lighting to be used;<br />
2. Location <strong>of</strong> the lighting on the ro<strong>of</strong>line outlining how the<br />
lighting conforms to the ro<strong>of</strong>line.<br />
3. Two copies <strong>of</strong> an architectural elevation <strong>of</strong> the building<br />
must be submitted with the zoning permit application.<br />
(c) Development Standards.<br />
(1) All new developments will be held to the Architectural Provisions <strong>of</strong><br />
Article 7 <strong>of</strong> these land development regulations.<br />
(2) Any uses currently existing which would be deemed unacceptable under<br />
these regulations shall be allowed to continue. Any expansion <strong>of</strong> use or<br />
cessation <strong>of</strong> operations for greater than 90 days <strong>of</strong> any existing use<br />
deemed unacceptable shall be considered a new use and shall meet the<br />
requirements <strong>of</strong> the WO district.<br />

Section 4.1. Purpose<br />
ARTICLE 4<br />
USES PERMITTED WITH CONDITIONS<br />
The <strong>City</strong> <strong>of</strong> <strong>Punta</strong> <strong>Gorda</strong> finds that there are certain uses that exist which may be<br />
constructed, continued, and/or expanded provided they meet certain mitigating<br />
conditions specific to their design and/or operation.<br />
Such conditions ensure compatibility among building types so that different<br />
uses may be located in proximity to one another without adverse affects to either. Each<br />
use shall be permitted in compliance with the conditions listed in this Article.<br />
Section 4.2. Accessory Dwelling<br />
(a) An accessory dwelling may be attached, within, or separate from the principal<br />
dwelling.<br />
(b) The principal use <strong>of</strong> the lot shall be a detached or attached single-family<br />
dwelling.<br />
(c) No more than one accessory dwelling shall be permitted on a single deeded lot<br />
in conjunction with the principal dwelling unit.<br />
(d) The accessory dwelling shall be owned by the same person as the principal<br />
dwelling.<br />
(e) The accessory dwelling shall not be served by a driveway separate from that<br />
