LEED ® gives building owners and operators the tools they need to have an immediate and measurable impact on their<br />

building’s energy performance. LEED ® promotes a whole building approach to sustainability by recognizing total energy<br />

<strong>Seniors</strong> independent living communities can include seniors oriented condominiums,<br />

or publicly subsidized rental communities. Often the independent living takes a form<br />

similar to a resort hotel, with a community of more or less self-sufficient residential<br />

units supported by full service kitchen and dining facilities and first class amenities<br />

including activity rooms, lounges, support facilities, spa and pool. The market for this<br />

type can often be a highly competitive and constantly evolving market.<br />

We are now including, in some areas, care and memory floors within the communities<br />

to further enhance resident options. <strong>IBI</strong> <strong>Group</strong> <strong>Seniors</strong> <strong>Communities</strong> approach<br />

most projects with careful consideration of phasing an often combine independent<br />

living, assisted living and condominium into integrated master planned communities.<br />

Sundance on the Green<br />

CALGARY, AB CANADA<br />

<strong>IBI</strong> <strong>Group</strong> became involved in the design and planning<br />

of this project after chosen by the Bethany design to act<br />

as their architects. The Sundance on the Green project<br />

provides 99 life-lease condominium units. The units<br />

range in size from 850 sq.ft. to 1200 sq.ft. Common<br />

amenity spaces include a spacious Lobby, Dining Room,<br />

Craft Rooms, Offices, Wellness Centre and a multi-use<br />

“Great Room”. Parking for the residents is provided in an<br />

underground parkade while visitor parking is provided<br />

at a grade near the main entrance. Construction of the<br />

facility was completed in 1999.<br />

Harmony Village<br />

TORONTO, ON CANADA<br />

This project represents a truly integrated seniors<br />

community. Planned around a formal garden and entry<br />

court, the plan comprises two towers (containing 300<br />

suites each of rental and condominium accommodation)<br />

rising from residential podiums.<br />

Also provided is a long term care facility of 50 units and<br />

a seniors club that unites all the uses and gives onto<br />

the garden. Extensive use is made of green roofs and<br />

terraces.<br />

The Royalton London<br />

LONDON, ON CANADA<br />

This is the first phase of a development consisting of a seniors<br />

independent living community and a medical office building.<br />

The 170 suite home is designed as a resort hotel, featuring<br />

luxurious finishes to suit the classical stone and brick<br />

articulation of the facades. Its stepped form allows walk out<br />

terraces for some upgraded suites. Full service dining lounges<br />

and activity rooms are provided, including a swimming pool/<br />

spa area. The grounds are richly landscaped and allow<br />

walkouts from the dining and other major rooms.<br />

This adult condominium complex was designed to<br />

accommodate 200 units. The project was developed<br />

in 3 phases and totaled 230,530 sq.ft., at a cost of<br />

$16,063,000.<br />

Each suite includes oversized tubs, gas fireplaces,<br />

french doors, raised panel doors with brass hardware,<br />

ceiling heights of 9 ft., and in suite laundry areas.<br />

Public areas include a 1000 sq.ft. home entertainment<br />

theatre with tiered seating, large screen and sound<br />

system. Focal reception/lounge area includes a<br />

2-sided fireplace, billiard table with a expansive deck<br />

area complete with barbeque. Also there is a kitchen<br />

fully equipped, hobby area and guest suites.<br />

Manchester Housing<br />

CALGARY, AB CANADA<br />

<strong>IBI</strong> <strong>Group</strong> was retained to design a project to house two<br />

differing age groups in need of assistance for affordable<br />

housing. <strong>IBI</strong> has developed a project to house 132 working<br />

singles and 70 mature residents. The mature residents are<br />

housed in a 3-storey, 2,566 sq.m. wood frame building<br />

including common kitchen and dining areas. Issues of<br />

sustainability were developed into the design from the onset.<br />

Kensington Place<br />

TORONTO, ON CANADA<br />

This independent living community is located along a<br />

major street that is in the process of redevelopment.<br />

Kensington Place is designed to reinforce the<br />

streetscape, with a classical façade and pronounced<br />

formal entry element at the streetline. The building<br />

projects back from the street in a “T” shape creating a<br />

service court with access to underground parking and<br />

an intimate landscaped courtyard with access from<br />

the dining room. With 103 suites, the facility features<br />

a full service dining room, lounges and activity areas<br />

split between the ground floor and the top floor taking<br />

advantage of a large landscaped roof terrace.<br />

Grosvenor Gate<br />

LONDON, ON CANADA<br />

This is a master planned community within a stable residential<br />

area located near the Thames River. The master plan,<br />

integrated with existing rental properties, provides for low rise,<br />

mid rise, high rise and townhouse accommodation in a rental<br />

or condominium format. While tied into the street grid, the<br />

master plan configuration allows for a series of linked, formal<br />

and informal pedestrian gardens and walkways culminating<br />

in a landscaped “common”. The “common” is framed by a<br />

150 suite seniors independent living facility linked to a low rise<br />

seniors condominium. A full service dining room, lounges and<br />

activity rooms on the ground floor share the “common” with<br />

other residents and the community.<br />

1066 Avenue Road<br />

TORONTO, ON CANADA<br />

This seniors community takes its design cues from<br />

an Anglican Church which used to occupy the site. A<br />

broad dormered roof addresses the adjacent residential<br />

neighbourhood while providing a series of delightful and<br />

creatively designed suites within it. Clad in stone and brick<br />

the project addresses the scale of the surrounding residential<br />

community while creating a warm and intimate image for its<br />

residents. A full service dining room, lounges, activity rooms<br />

and spa support 90 residential suites on this tight urban site.<br />

Kingsway <strong>Seniors</strong><br />

TORONTO, ON CANADA<br />

At the angle of two merging streets, this 110 suite seniors<br />

independent living community is designed as a classically<br />

detailed “flat iron” building. With a prominent vertical turret, bay<br />

windows, stone and brick articulation, and a prominent stone<br />

base, it integrates well into one of the cities older and more<br />

exclusive suburbs. The design feature full underground parking<br />

and drop off, full service amenities, gardens, roof terraces, and<br />

service facilities, all on a very tight site with a subway underneath.<br />

The Royalton Peterborough<br />

PETERBOROUGH, ON CANADA<br />

The small market version of the Royalton brand, this<br />

seniors independent living community is located on a<br />

beautifully treed site, designed to accommodate 140<br />

units with a second phase of 30 units. The design<br />

creates a broad courtyard to preserve existing mature<br />

trees and provide a walkout for major rooms on the<br />

ground floor. Its entrance canopy, gable ends, dormer<br />

windows, and pitched roof represent a “relaxed<br />

regional style” with full service amenities.<br />

In Joint Venture with Henriquez Partners Architects<br />

<strong>IBI</strong>/Henriquez Partners on behalf of Providence Health<br />

Care, have obtained a rezoning for a portion of SVH’s<br />

site that will allow the construction of a new 60,000 SF<br />

assisted living project (ILBC). The proposed Assisting<br />

Living project will include 68 units of affordable housing<br />

and PHC Administration offices. This will provide 60 units<br />

of social housing for seniors and 8 units for young disabled<br />

adults funded under the Independent Living BC Program<br />

sponsored by BC Housing, Vancouver Coastal Health,<br />

CMHC and Providence Health Care. This project will<br />

introduce an affordable housing component with access<br />

to hospitality and health services in keeping with the<br />

spectrum of uses planned for the entire Campus of Care<br />

master plan, which is currently in the rezoning process.<br />

Colonel Belcher<br />

CALGARY, AB CANADA<br />

The Colonel Belcher Care Centre includes the Veteran’s<br />

facility (180 beds), a supportive housing component (180<br />

beds) as well as a community health component. The<br />

Colonel Belcher facility serves some 90 frail elderly as well<br />

as 90 residents with dementia. The building is organized<br />

in 30 room pods which pin wheel around a central<br />

support area. The Supportive Housing provides a range<br />

of independent apartments as well as extensive common<br />

areas such as dining, craft and recreational areas. It is<br />

linked to the Veterans’ component to facilitate access to<br />

treatment and support areas.<br />

London Health Sciences<br />

LONDON, ON CANADA<br />

This master plan represents a true seniors community. With the<br />

full support of the adjacent regional hospital, the master plan<br />

proposes a 170 suite full service seniors independent living<br />

building, linked directly to an adjacent long term care building.<br />

The site plan is completed by a series of semi-detached<br />

bungalows designed to accommodate more active seniors. All<br />

of the components are integrated on the same site in order to<br />

share amenities and services. The overall landscape concept<br />

includes themed walking paths linking all of the buildings with<br />

an adjacent forest preserve.<br />

<strong>IBI</strong> <strong>Group</strong> is the Architect and Space Programmer<br />

for this $38 million Continuing Care facility. It is a<br />

150-bed, 12,000 square metre facility for seniors located<br />

on the Misericordia Hospital site at the location of the<br />

old Pineview building. This three-storey structure is<br />

configured on the site to maximize its exposure to the<br />

165th Street streetscape, while creating a secluded<br />

outdoor courtyard and a private entrance off of 88th<br />

Avenue. Resident care is organized into five 30-bed<br />

units with a sub-acute unit located on the ground floor<br />

close to amenities and support services.<br />

Sunshine Lodge<br />

DRUMHELLER, AB CANADA<br />

<strong>IBI</strong> <strong>Group</strong> was responsible for tender documents for an<br />

addition and renovation to the existing 55 resident Sunshine<br />

Lodge in Drumheller, Alberta. <strong>IBI</strong> <strong>Group</strong>’s proposal helped<br />

secure $1.5 million in HAPI funding for the expansion and<br />

renovation of the Drumheller Sunshine Lodge. The addition<br />

includes 29 new residential units, a dining room for the entire<br />

Lodge population, and a Wellness Centre including a fireside<br />

library, exercise area, spa, beauty salon, an “internet café“,<br />

and offices. New units are grouped into small clusters, with<br />

private lounges for each group. There are two 12-resident<br />

clusters, and one 6-unit cluster with it’s own kitchen, lounge<br />

and outdoor garden. Minor renovations to the existing building<br />

included converting 12 existing single units to 6 double units,<br />

converting existing areas to additional recreation space, and<br />

creating a new access road and entrance to the building.<br />

Friuli Long Term Care<br />

WOODBRIDGE, ON CANADA<br />

Designed on an existing campus containing a banquet<br />

hall and independent living community, this 168 bed long<br />

term care facility acts as a link between the two existing<br />

buildings. Funded by the Italian community, this nonprofit<br />

seniors project had to meet rigorous budget criteria<br />

and funding parameters. Its 7 storey form dictated by a<br />

tight site, contains on each floor, a fully functional and<br />

self contained resident home area of 28 beds with dining,<br />

lounge, reception and bathing facilities. A rear opening<br />

elevator communicates directly from the central kitchen<br />

to individual serveries. The ground floor contains a café<br />

and activity rooms giving onto a series of “Italianate”<br />

gardens, including a secure courtyard.<br />

Villa Bella<br />

NIAGARA FALLS, ON CANADA<br />

Located close to the wine area of Niagara, this is a 160<br />

bed full service long term care facility designed in the<br />

“resort style”. Large corner terraces take advantage<br />

of long views and provide large outdoor spaces for<br />

residents, an entrance portico, or a functioning green<br />

house depending on where they are deployed on the<br />

building. A large, landscaped courtyard, provides a<br />

spacious venue for outdoor events, and a secure activity<br />

area for the physically or mentally challenged residents.<br />

BURLINGTON, ON CANADA<br />

This design is the ideal retirement community set on<br />

the shores of Lake Ontario in Burlington. Wonderfully<br />

landscaped grounds frame a modern and elegant<br />

T-shaped structure, accented by walkways, gardens<br />

and gazebos, encouraging a healthy lifestyle. Taking its<br />

residents to heart, amenities such as the dining room,<br />

kitchen, craft and common rooms, lounges and a hair<br />

salon, are all situated on the ground floor.<br />

Vanderwell Heritage Place<br />

SLAVE LAKE, AB CANADA<br />

The Vanderwell Heritage Place project consists of a<br />

22-unit senior’s lodge complete with common dining,<br />

laundry, crafts and chapel facilities. The majority of the<br />

units are single occupancy and are designed with bed<br />

sitting areas with individual kitchenettes and baths. The<br />

building committee comprised several seniors and future<br />

residents of the lodge. Their input and commitment to<br />

the project was critical in designing the layout of the<br />

individual rooms and the entire lodge. Because they were<br />

involved in the design, when they became residents they<br />

viewed the lodge as their home, an attitude which spread<br />

to the other residents of the lodge. The approach and<br />

design were very successful and the client has retained<br />

<strong>IBI</strong> <strong>Group</strong> to design an addition of 14 units in two phases.<br />

Burton Manor<br />

BRAMPTON, ON CANADA<br />

Completed in 2002, Burton Manor is a 128 bed <strong>Seniors</strong><br />

Assisted Living Residence in the growing community<br />

of Brampton, outside of Toronto. Designed on a corner<br />

property zoned for a strip mall, the residence presents a<br />

home-like image to a busy collector street while turning<br />

is atrium-style main entrance to a quiet landscaped entry<br />

court at the rear of the property. A tranquil courtyard<br />

provides a focus for common areas, while a pallet of<br />

brick, stucco and pitched roofs tie the residence into the<br />

surrounding single family residential community.<br />

Burton Manor Long Term Care Facility, Brampton<br />

The Henley House<br />

ST. CATHARINES, ON CANADA<br />

Set on a former school site within a residential<br />

neighbourhood, the two storey massing and<br />

residential detailing integrate with the adjacent<br />

houses while accommodating a 160 bed full service<br />

long term care facility. The plan contains two secure<br />

landscaped courtyards to enhance memory and<br />

care wings, and a central pavilion housing dining<br />

area and amenities. The main entrance features a<br />

residents café and lounge with a “cathedral ceiling”.<br />

Rosewood Gardens<br />

BAKERSFIELD, CA UNITED STATES OF AMERICA<br />

The skyline of Southwest Bakersfield consisted of<br />

sporadic low-rise housing and small commercial<br />

development. In 1972, the construction of Rosewood<br />

Gardens, a 9-story retirement housing & assisted living<br />

complex created a new progressive model. Architects<br />

utilized functional design components to create a<br />

development, who’s presence 37-years later, continues to<br />

be a contemporary landmark in the community.<br />

As the towering building meets the ground, contrasting<br />

steel trellises’, colonnades and privacy walls transition<br />

this vertical sentinel into a warm, human-scaled<br />

residential environment, while shielding lower parking<br />

from view.<br />
