The Leduc Market

Leduc is located approximately 15 km due South

from Edmonton and is included in the Edmonton

Capital Region metropolitan area. The City is

divided by Alberta’s busiest highway running North

to South, the Queen Elizabeth II. Leduc has seen

substantial population growth over the past years

and continues to grow due to its strong economy

and the short commute to Edmonton. According

to the 2011 Census the municipal population was

24,279 people which represented over a 40%

increase from approximately 17,000 only 5 years

prior in 2006. 43% of Leduc’s households has an

income in excess of $100,000. The Trade Area

consists of over 86,000 people. Leduc’s economic

base primarily consists of oil & gas services, with

the city being such a key transportation hub in

Alberta’s Industrial heartland, situated on the

intersection of two Canadian Pacific Railway lines,

along the Queen Elizabeth II Highway and immediate

proximity to the Edmonton International Airport.

There are over 1,400 businesses in the Leduc area

and still showing excellent growth potential.

Leduc is adjacent to the Nisku Industrial Park, one

of Greater Edmonton’s largest and fastest growing

industrial areas.

Investment Highlights

50th Street Plaza was built in 1999 and is located on Leduc’s busiest artery,

50th Street, which has 20,100 vehicles per day. The Centre is comprised

of 13,312 Square feet on 1.03 acres allowing for excellent parking (78

parking stalls). The Centre’s present ownership group are the original

developers. They took great pride in this architecturally timeless retail

developed property which is 100% leased with six tenants being Remax

Real Estate, Leduc Animal Clinic, Shear Sensation Hair Stylists, Edward

Jones Investments, Shanghai Restaurant and Insta-loans. The property

is zoned C-3 (General Commercial) which allows for a wide range of

average rents at a very low $16.38 per square foot which is substantially

below similar Centre’s along the 50th Street Corridor. New retail centres

in Leduc are commanding rents in the $30 per square foot range. The

Plaza has easy access from both 50th Street and 59th Avenue. Major

draws on 50th Street include Sobeys, Tim Hortons, Scotiabank, Safeway,
