This house was absolutely not what we were looking

for when we set out on our search.” says Pam “We

were seeking an old cottage to renovate with plenty

of land, in either Devon or Somerset, when a friend

suggested that we came to look at this new

elevation, gives us views over the River Tamar. The

rooms are large, bright and airy, capturing all

available sunshine. We have converted the garage

into a garden room, which provides a lovely space in

which to relax, and then built another double garage

in front of this room. The garden, which is screened

by a 'Cornish hedge' (a wall), is my personal passion

and it has been tastefully and imaginatively

landscaped to provide interest and colour through

the year. There is a small vegetable garden and a

lovely secluded summer house which is another

peaceful place in which to relax and enjoy

the garden.”

are available in Torpoint, just two miles away, which is

a splendid town and where there is a ferry across

the river into Plymouth which takes approximately

local village hall and pub being its centre. Many

happy, sociable events take place, such as musical

evenings, candlelit suppers, coffee mornings and

plant sales to mention a few. In addition, we are

part of the Cove Meadow organisation who own the

local jetty and moorings, which gives added value to

this splendid location.”

We are very pleased to present this detached home to the open market. This home is in stunning

condition inside and out. The current vendor has owned the house since new and they have cared

for the entire house. The property has a spacious hall with doors leading into the sitting room,

office, dining room, kitchen/breakfast room and cloakroom. The stairs lead up to the first floor.

The sitting room stretches from the front to the back of the house and has four windows allowing

light to flood into the room and you can enjoy river glimpses from this room. Double doors lead

from the dining room out the garden and from the kitchen you can also enjoy river glimpses. The

AREA

Cove Meadow is situated in a pretty village near Torpoint known as Wilcove. Wilcove is a small

village with a strong community. The village public house is renowned for its home cooked food

and good ale and the village hall has regular activities for the residents. Wilcove is situated within

a mile and a half of Torpoint. Torpoint is a bustling town with various local and national shops,

primary and secondary school and is home to the vehicle ferry that links the town with Plymouth

within a 10 minute journey, (average journey time).

For those who like to travel you can reach Exeter airport in approximately 45 minutes, which has

international links as well as a comprehensive list of UK and European destinations. Via the A38

expressway M5 and M4 London can be achieved in around 4 hours which makes this property

ideal for weekend breaks. The train service allows you to travel to most major UK cities from

Plymouth Rail Station. This links you to London in approximately 3½ hours.

Day Sailing – is a real pleasure with open seas. In a reasonable wind, sailing yachts can reach either

Fowey to the West or alternatively Salcombe to the East within approximately 3 hours (subject

to weather conditions). Locally the very attractive River Yealm, leading to Noss Mayo and Newton

Ferrers, provides wonderful overnight anchorage. Cove Meadow has a jetty and moorings

available for those sailing enthusiasts.


Directions

From Plymouth use the Torpoint ferry to get to Torpoint. When you get to Torpoint drive through the town on the A374 and after approximately 2 miles

turn right to Wilcove. Follow the road through the village and Cove meadow can be found on the left.
