The architecture has achieved a sympathetic harmony between the local, 

traditional construction methods and a clear and open room plan

ARCHITECTURE 

Architecture is much more complex than just the 

design of the outer shell of a building. It invol- 

ves the careful consideration of many factors, 

including content, structure, integration in the 

surroundings and construction. It is the science of 

building – in this case, building in the mountains. 

In Grindelwald, only traditional wooden chalets 

are permitted. 

The façades must be structured and proportioned 

accordingly and the roofs must have sufficient 

overhang. However, good architecture is not 

achieved just by following these building regulati- 

on specifications: form, substance and appearance 

must also harmonise as a unit. 

In this particular case, the challenge was to make 

the structure of the chalets visible inside the 

building, while still giving the rooms a modern, 

contemporary and open feeling. And, of course, it 

goes without saying that the spectacular views of 

the surrounding landscape were of primary impor- 

tance in the orientation and design of the rooms. 

A well-known architectural office was selected for 

the planning of the houses: an attractive façade is 

not the only criterion – every detail of the building 

must be of the highest quality. 

The architects have successfully created a clear, 

simple and modern space that conforms to the 

simple architecture of the traditional timber const- 

ruction, but is still contemporary. 

GENERAL 

Chalet Fieschergletscher is built over three levels 

and Chalet Wetterhorn over four. Both houses dis- 

play the typical façades of traditional Grindelwald 

chalets. 

Thanks to the gable end ‘benefits’ – the spacious 

balconies and terraces and the classic latticed win- 

dows – these houses radiate unparalleled security 

and cosiness. This feeling is continued within the 

houses where many traditional details can be 

found, such as the sloping ceilings that make the 

upper bedrooms so comfortable.

But modern features are also present in abun- 

dance with a wellness area on the lower floor 

and an open-plan kitchen on the ground floor 

that connects the living and dining areas. 

All the interior finishes are of the highest 

quality and completed by skilled craftsmen.

A charming year-round holiday destination on the northern edge 

of the Swiss Alps Jungfrau-Aletsch UNESCO World Heritage site

RESORT INFORMATION 

Grindelwald, or the «glacier village» as it is known, 

is the largest and oldest resort in the Jungfrau 

Region. One of the most attractive and popular 

tourist destinations in Switzerland. Grindelwald is 

a charming all year round resort and is therefore 

a very popular choice for those wishing to estab- 

lish residency in Switzerland. Taxes in Switzerland 

are low and the standard of living and health care 

are very high. Like many of the best dual season 

resorts, the village itself is low (1034m) but it has 

one thrilling difference - the 4000m peaks of the 

Eiger and Jungfrau tower over the village and spill 

their glaciers almost into the village itself. This is 

the Bernese Oberland at its best, a pleasure to 

visit, winter or summer. The village is set in dra- 

matic scenery beneath the peaks of the Eiger and 

the Jungfrau. 

GETTING THERE 

Getting to Grindelwald is very straightforward, 

with plenty of airports to chose from. The resort 

is approximately 2hrs drive from Zurich airport 

(195 km), 2hrs 45mins drive from Geneva airport 

(205 km), about 2hrs from Basel (175 km) and 

only 1hr from Berne airport (70 km). 

LOCATION AND POSITION 

The chalets are situated in a particularly 

quiet part of the village known as 

Miligaden. The houses can be accessed by car 

at all times via Ischweg.

Grindelwald are absolutely spectacular.

Hiking, mountain biking, climbing and mountaineering, tennis, golf, adventure 

sports – all offer breathtaking panoramic views of the Eiger, Mönch and Jungfrau

Summer 

Grindelwald is one of the most scenic resorts in 

Switzerland and is a must for Japanese tourists 

doing Europe. The resort is as busy in summer 

as it is in winter and is truly dual season and has 

wonderful walks, fishing, and climbing as well as 

the usual sports such as tennis. The proximity to 

Interlaken with its lake and golf course makes this 

the perfect base for summer touring. The Swiss 

rails system is a delight and the train to the high- 

est station, the Jungfraujoch at 3454m is always 

spectacular. This village has a special ambience 

both summer and winter. The Bernese Oberland 

has some of the most spectacular scenery in the 

Alps and the Lauterbrunnen valley is stunning at 

all times of the year.

The network of cable cars and mountain railways 

serves a total of 213km of piste and gives the

with Swiss efficiency. Grindelwald shares a ski pass 

with Wengen and Murren with a total of over 45 

lifts. There are nursery slopes at Bodmi and also at

Fair and extremely reasonable financing opportunities, 

sale to non-Swiss citizens possible 

RESERVATION 

Deposit CHF 100,000 to reserve a chalet. The 

notary will apply for your foreigner purchase 

permit when you reserve a property and these 

are usually granted within 6 to 8 weeks. When the 

permit has been allocated the notary will prepare 

the final sales deed. 

At the signing of the notarised contract, 50% of 

the purchase price is due for payment (less the 

deposit). 

When the chalet is completed and ready for occu- 

pation, the purchaser will be registered in the land 

register as the new owner by the notary. At this 

point, the remaining 50% of the purchase price is 

due for payment. 

PURCHASE COSTS 

In Canton Bern (Lauterbrunnen, Wengen and 

Grindelwald) the total purchase costs amount 

to around 2,5 % of the purchase price including 

government purchase tax, notary fees, and land 

registration fees. 

LEGALITIES 

In Grindelwald foreigners are permitted to buy 

apartments and chalets but only if they have a 

market value of over around CHF 750,000. You 

may resell at any time to any buyer (Swiss, or 

foreign). 

FINANCE 

Swiss banks will lend up to 70% of the purchase 

price and interest rates are currently very low. 

The interest rate in Switzerland currently moves 

between 1.0 % and 2.5 % depending on the 

terms of the credit contract. We would be pleased 

to assist you with financing matters. 

INVESTMENT 

Last year the Swiss voted to prohibit the granting 

of new building permits for the construction of se- 

cond homes from January 2013. This is one of the 

last opportunities to buy a new property in the 

Swiss Alps as a holiday home and will be a sound 

and secure investment.

RENTING 

Many owners wish to rent their chalet out when 

they are not using it but they also want maxi- 

mum flexibility to use it themselves when they 

want. There is no obligation to rent your chalet or 

apartment but a few weeks rental will easily cover 

your annual property taxes and outgoings. A full 

professional rental and management service may 

be arranged through the hotelier if you wish or 

you may rent privately or through a local agency.
