The architecture has achieved a sympathetic harmony between the local,<br />
traditional construction methods and a clear and open room plan
ARCHITECTURE<br />
Architecture is much more complex than just the<br />
design of the outer shell of a building. It invol-<br />
ves the careful consideration of many factors,<br />
including content, structure, integration in the<br />
surroundings and construction. It is the science of<br />
building – in this case, building in the mountains.<br />
In Grindelwald, only traditional wooden chalets<br />
are permitted.<br />
The façades must be structured and proportioned<br />
accordingly and the roofs must have sufficient<br />
overhang. However, good architecture is not<br />
achieved just by following these building regulati-<br />
on specifications: <strong>for</strong>m, substance and appearance<br />
must also harmonise as a unit.<br />
In this particular case, the challenge was to make<br />
the structure of the chalets visible inside the<br />
building, while still giving the rooms a modern,<br />
contemporary and open feeling. And, of course, it<br />
goes without saying that the spectacular views of<br />
the surrounding landscape were of primary impor-<br />
tance in the orientation and design of the rooms.<br />
A well-known architectural office was selected <strong>for</strong><br />
the planning of the houses: an attractive façade is<br />
not the only criterion – every detail of the building<br />
must be of the highest quality.<br />
The architects have successfully created a clear,<br />
simple and modern space that con<strong>for</strong>ms to the<br />
simple architecture of the traditional timber const-<br />
ruction, but is still contemporary.<br />
GENERAL<br />
Chalet Fieschergletscher is built over three levels<br />
and Chalet Wetterhorn over four. Both houses dis-<br />
play the typical façades of traditional Grindelwald<br />
chalets.<br />
Thanks to the gable end ‘benefits’ – the spacious<br />
balconies and terraces and the classic latticed win-<br />
dows – these houses radiate unparalleled security<br />
and cosiness. This feeling is continued within the<br />
houses where many traditional details can be<br />
found, such as the sloping ceilings that make the<br />
upper bedrooms so com<strong>for</strong>table.<br />

A charming year-round holiday destination on the northern edge<br />

RESORT INFORMATION<br />
Grindelwald, or the «glacier village» as it is known,<br />
is the largest and oldest resort in the Jungfrau<br />
Region. One of the most attractive and popular<br />
tourist destinations in Switzerland. Grindelwald is<br />
a charming all year round resort and is there<strong>for</strong>e<br />
a very popular choice <strong>for</strong> those wishing to estab-<br />
lish residency in Switzerland. Taxes in Switzerland<br />
are low and the standard of living and health care<br />
are very high. Like many of the best dual season<br />
resorts, the village itself is low (1034m) but it has<br />
one thrilling difference - the 4000m peaks of the<br />
Eiger and Jungfrau tower over the village and spill<br />
their glaciers almost into the village itself. This is<br />
the Bernese Oberland at its best, a pleasure to<br />
visit, winter or summer. The village is set in dra-<br />
matic scenery beneath the peaks of the Eiger and<br />
the Jungfrau.<br />
GETTING THERE<br />
Getting to Grindelwald is very straight<strong>for</strong>ward,<br />
with plenty of airports to chose from. The resort<br />
is approximately 2hrs drive from Zurich airport<br />
(195 km), 2hrs 45mins drive from Geneva airport<br />
(205 km), about 2hrs from Basel (175 km) and<br />
only 1hr from Berne airport (70 km).<br />

The chalets are situated in a particularly<br />
quiet part of the village known as<br />
Miligaden. The houses can be accessed by car<br />
at all times via Ischweg.<br />

Summer<br />
Grindelwald is one of the most scenic resorts in<br />

doing Europe. The resort is as busy in summer<br />
as it is in winter and is truly dual season and has<br />
wonderful walks, fishing, and climbing as well as<br />
the usual sports such as tennis. The proximity to<br />
Interlaken with its lake and golf course makes this<br />
the perfect base <strong>for</strong> summer touring. The Swiss<br />
rails system is a delight and the train to the high-<br />
est station, the Jungfraujoch at 3454m is always<br />

The network of cable cars and mountain railways<br />
serves a total of 213km of piste and gives the<br />
skiing a unique and romantic charm and all runs<br />
with Swiss efficiency. Grindelwald shares a ski pass<br />
with Wengen and Murren with a total of over 45<br />
lifts. There are nursery slopes at Bodmi and also at<br />
Kleine Scheidegg served by the charming cog rail-<br />
way there are some nice long runs <strong>for</strong> beginners to<br />

Fair and extremely reasonable financing opportunities,<br />
<strong>sale</strong> to non-Swiss citizens possible<br />
RESERVATION<br />
Deposit CHF 100,000 to reserve a chalet. The<br />
notary will apply <strong>for</strong> your <strong>for</strong>eigner purchase<br />
permit when you reserve a property and these<br />
are usually granted within 6 to 8 weeks. When the<br />
permit has been allocated the notary will prepare<br />
the final <strong>sale</strong>s deed.<br />
At the signing of the notarised contract, 50% of<br />
the purchase price is due <strong>for</strong> payment (less the<br />
deposit).<br />
When the chalet is completed and ready <strong>for</strong> occu-<br />
pation, the purchaser will be registered in the land<br />
register as the new owner by the notary. At this<br />
point, the remaining 50% of the purchase price is<br />
due <strong>for</strong> payment.<br />
PURCHASE COSTS<br />
In Canton Bern (Lauterbrunnen, Wengen and<br />
Grindelwald) the total purchase costs amount<br />
to around 2,5 % of the purchase price including<br />
government purchase tax, notary fees, and land<br />
registration fees.<br />
LEGALITIES<br />
In Grindelwald <strong>for</strong>eigners are permitted to buy<br />
apartments and chalets but only if they have a<br />
market value of over around CHF 750,000. You<br />
may resell at any time to any buyer (Swiss, or<br />
<strong>for</strong>eign).<br />
FINANCE<br />
Swiss banks will lend up to 70% of the purchase<br />
price and interest rates are currently very low.<br />
The interest rate in Switzerland currently moves<br />
between 1.0 % and 2.5 % depending on the<br />
terms of the credit contract. We would be pleased<br />
to assist you with financing matters.<br />
INVESTMENT<br />
Last year the Swiss voted to prohibit the granting<br />
of new building permits <strong>for</strong> the construction of se-<br />
cond homes from January 2013. This is one of the<br />
last opportunities to buy a new property in the<br />
Swiss Alps as a holiday home and will be a sound<br />
and secure investment.
RENTING<br />
Many owners wish to rent their chalet out when<br />
they are not using it but they also want maxi-<br />
mum flexibility to use it themselves when they<br />
want. There is no obligation to rent your chalet or<br />
apartment but a few weeks rental will easily cover<br />
your annual property taxes and outgoings. A full<br />
professional rental and management service may<br />
be arranged through the hotelier if you wish or<br />
