7. Conclusions The traffic impacts associated with the proposed New Baltimore Costco development are acceptable and manageable. Assuming suggested improvements, all the study area intersections will maintain overall levels of service “C” or better during 2012 build-out conditions. The following describes the suggested roadway improvements for each of the study area intersections as shown in Figure 10 during 2012 build-out conditions. • Route 29/15 (Lee Highway)/Route 600 (Broad Run Church Road): This intersection will require an additional eastbound and westbound thru lane, two (2) northbound left-turn lanes and a southbound left-turn lane to maintain acceptable levels of service. {These improvements are necessary without the proposed Cross Creek/Costco development} • Route 29/15 (Lee Highway)/Route 676 (Riley Road): This intersection will require traffic signalization along with an additional thru lane in the eastbound and westbound directions to maintain acceptable levels of service. {These improvements are necessary without the proposed Cross Creek/Costco development} • Route 600 (Broad Run Church Road)/Route 676 (Riley Road): This intersection will require traffic signalization, a westbound right-turn lane and a northbound southbound left-turn lane to maintain acceptable levels of service. {These improvements are necessary without the proposed Cross Creek/Costco development} • Route 215 (Vint Hill Road)/Route 600 (Broad Run Church Road): This intersection will require traffic signalization along with a left-turn lane in the eastbound and northbound directions to maintain acceptable levels of service. {These improvements are necessary without the proposed Cross Creek/Costco development} • Route 29/15 (Lee Highway)/Commerce Court: This intersection will require traffic signalization to maintain acceptable levels of service. {These improvements are necessary without the proposed Cross Creek/Costco development} • Route 29/15 (Lee Highway)/Cross Creek Site-Driveway: This intersection will require traffic signalization, an additional left-turn lane and 4 th leg in northbound direction to maintain acceptable levels of service. {These improvements are necessary with the proposed Cross Creek/Costco development} A Traffic Impact Analysis of New Baltimore Costco PHR+A Project # 15116-1-0 April 17, 2007 Page 25
