the weekend,” she says. “Eventually I decided that

I loved it so much I should move up here.”

the owner. With feature walls bringing a retro

around and admiring the views. One of my

favourite things to do is to sit outside in winter

wrapped up warm and have a cup of tea.”

including a walnut tree, the garden is an oasis.

“The previous owners grew vegetables, but I’ve

turned it into more of an ornamental garden,”

explains the owner. “I wanted to create a floaty,

soft and very feminine feel.” A common visiting

ground for wildlife, the garden extends invitation

to a variety of creatures. “There are always birds

in the garden flitting happily about,” says the


Wonderful Walks

Opposite the property is an attractive old chapel,

which welcomes guests on Sundays. “I can see it

from the bedroom or anywhere in the garden,”

says the owner. “It’s really very nice to look at and

adds to the charm of the house.” Beyond the

garden is delightful woodland, which is great for

taking an afternoon stroll with the dog. “It’s so

quiet in there I don’t even need to put my dog on

a lead,” she says. For those wishing to enjoy the

area’s delights by foot, a walk taking just under an

hour will lead you to the village of Redgrave. “I

regularly take my dog down here and stop off at

the local pub for a drink,” says the owner with a

smile. The village of Botesdale, which can be

reached in less than five minutes, is bustling with

life. “We have it all here,” explains the owner,

“from a fish ‘n’ chip shop to a beauty salon. We

also have two village halls which have something

going on in them every day.” Ideal for all and

ready to welcome its new owners, Magnolia is

one not to be missed.

Magnolia enjoys a lovely tucked away position off Fen

Lane, a no through lane just off the centre of the

popular village of Botesdale. Botesdale is attached to

Rickinghall and has a health centre, a dental surgery,

primary school and a number of shops including

supermarket and three public houses. There is an

active local community together with a bowls and

social club.

Botesdale is situated 5 miles west of Diss. Botesdale

is by-passed by the A143 which gives access to the

A140 Ipswich Norwich to the east and the A14 to

the west. Norwich city lies some 27 miles to the

north and Ipswich some 30 miles to the south. Both

Ipswich and Norwich have a range of shopping,

facilities and amenities and main line rail links to

London Liverpool Street Station. Norwich has an

International Airport.

From the junction of the A143 and the A140

proceed in a westerly direction on the A143 towards

Bury St Edmunds. Proceed through the village of

Wortham and then turn right signposted Botesdale &

Rickinghall. Take the next turning left into the street

and proceed down the hill and at the bottom on the

hill turn right into Fen Lane. Magnolia will be found

towards the end of the lane on the right hand side.
