Hotel Bellevue

Thumersbach is also known as

“Der Sonnenplatz von Zell am

See” (The sunniest place of

Zell am See)



On the lakeside of the Zeller See, with a magnificent view of Zell am See

and the Schmittenhöhe beyond, sits Hotel Bellevue. The hotel is over

100 years old and has an international reputation. Built in the Art

Nouveau style, the hotel has been under the management of the Seitz

family for generations.

The hotel has a perfect westerly location, making it a popular base for

exploring the area around the Zeller See in both summer and winter.

With a direct link to the Zeller See, in summer guests of the hotel can

enjoy the beautiful surroundings and the water. The tourist boat moors

alongside the hotel, and the centre of nearby Thumersbach (also called

Zell am See-Ost) is within walking distance.




In winter, of course, the area around

Zell am See is famous. Zell am See,

Kaprun and Saalbach Hinterglemm

are all top ski locations. These ski

resorts can be reached by car, or by

the ski bus (which stops outside the

door). In winter, in fact, it is often

possible to reach the centre of Zell

am See by foot, crossing the frozen

The history of Hotel Bellevue

The first hotel was built in 1860, but was burned down in 1903 and

completely rebuilt in its presentday incarnation. The grandfather of

Mr Seitz bought Hotel Bellevue in 1920, and it has been in the family’s

ownership ever since. In 1941, during the Second World War, the hotel

was commandeered, cleared out and used as a boarding school.

After the war, the hotel was used as a military base by the Americans,

before being handed back to the Seitz family in 1955. Mr Seitz’s mother

ran the business until 1991, when she handed over the reins to Mr Seitz,

the present owner. The hotel was completely renovated in 1991, and

underwent some additional refurbishment in 2001.

While Residence Bellevue is

being built, the Seitz family

will renovate the existing hotel

and will be continuing with the

programme of work, to transform

the hotel into a true 4-star luxury

establishment. So, if you don’t

feel like cooking, you can have

a meal in the restaurant or make

use of the other facilities that are

available. During your absence,

your apartment will be managed

by the hotel owner, enabling

you to return home without any

worries, safe in the knowledge

that the care of your apartment

is in good hands.




The Residence

The Residence

The owner of Hotel Bellevue got in touch

with Dormio some time ago to discuss the

creation of a number of apartments right

next door to the hotel. This is a unique

project that is perfectly suited to Dormio’s


The residence has an ultra-modern

appearance and the design incorporates

lots of glass, to make the most of the views

from each apartment. The result is an ideal

holiday apartment/pied-à-terre which can

be used all year round. The town of Zell

collaborated with the project by taking

part in the jury that assessed the design

of the apartments, and this design was

selected from the 10 submissions. The

design is deliberately in stark contrast to

the historic hotel. The brand new complex

will be built on a site formerly occupied by

an annex of the hotel. It will be connected

to the existing hotel and will have a shared

reception area.

The Apartments

A total of 24 apartments will be built, spread over 7 floors, making it a

small and select development. The apartments vary in size from 64 m² to

110 m² of net living space. The smallest apartment has 2 bedrooms and

the largest 4 bedrooms. The rest are 2 or 3-bedroom apartments.

Each apartment has a glorious balcony or terrace with views to the

west over the Zeller See. These too are of varying size, the largest roof

terrace being a magnificent 59 m²! In addition, each apartment has at

least 1 allocated space in the underground car park beneath the building.

The Apartments

A wellness and relaxation area will be created on the 4th floor of the

building, for the use of all residents. After indulging in an invigorating

sauna, residents can relax on the covered terrace, which again has

uninterrupted views of the Zeller See. The wellness and relaxation area

can also be reached from inside the building.

Moreover, apartment owners and/or people using the apartments are

entitled to use the sun terrace by the Zeller See free of charge.

The apartments range in price from € 369.770,- for the 2-bed apartment

to € 719.970,- plus VAT for the 4-bed apartment (see attached price list).






Your apartment can be let out during your absence. This has the advantage

of enabling you to claim a refund of the VAT paid on the purchase price,

as well as reducing the costs of your apartment or even generating an

income. An agreement has been concluded for this purpose with the

municipality of Zell, which provides that the apartments are intended for

tourist use, without any limit being set on use of the apartments by the


The Seitz family will handle the letting and management of your apartment.

The family have owned the next-door Hotel Bellevue, from which the new

apartment complex takes its name, for generations, and have been

welcoming large numbers of regular clients to their own hotel for many





Many of those clients, along with new guests, will undoubtedly also

find their way to the uniquely situated luxury apartments of Residence

Bellevue. As well as the breathtaking view of the glaciers of Kaprun and

the Schmittenhöhe, they can also enjoy the fantastic restaurant with its

outdoor terrace, which is part of the hotel. The magnificent view over the

Zeller See and the extensive menu are famous not just in Zell am See but

for miles around.

Project description

The design of the new complex is in contrast with the hotel that stands

alongside it, but we have also attempted to introduce a number of

analogies which take account, for instance, of the natural environment

and the height of the next-door hotel. The lobby is located on the ground

floor of the new building. A glass footbridge connects the reception area

with the existing hotel, on the ground floor of which are the restaurant,

bar and kitchen. The new building houses 24 apartments of varying sizes.

All the apartments face southwest and have spacious balconies looking

out over the lake.

The living rooms have floor-to-ceiling glass panes, the interior and

exterior space merging seamlessly to emphasize the direct relationship

with the fantastic surrounding landscape. The wellness and relaxation

room is located at the rear of the building on the 4th floor, in a “bridge”

moored alongside the complex. The specific location of this room, “in the

trees”, creates a unique atmosphere.


The balconies on the side of the Zeller See are decorated with a fine web

of vertical timber slats, to emphasize the outward appearance of the

internal, cubic structure. The fine detailing of the cladding, with its

vertical timber strips, is partly an allusion to the wooden “veranda towers”

of the present day hotel. Colour-wise, however, the vertical structure of

the wooden façade blends with the trees of the forest around and behind

the complex.

Parking spaces

Access to the complex and the entrance to the underground car park are

via the west side of the road. There are stairs and a lift. The right of way

to the existing car park will be maintained.

The supporting walls have been kept to a minimum to preserve the

character of the “green” foundations.
