Anne said, “I suffer from ill-health and Louise helps me in a variety<br />
<strong>of</strong> ways including giving me a hand with housework, laundry,<br />
shopping, maintaining my garden as well as collecting my<br />
prescriptions and helping with my pet. She’s a lovely person and<br />
a good friend – a worthy winner <strong>of</strong> this award.”<br />
Housing Officer, Donna Miller presented Louise with an engraved<br />
Swarovski pen and gift voucher in April.<br />
Louise said, “I was really surprised to be nominated and win, it’s so<br />
nice. Anne had cancer a few years ago and underwent treatment.<br />
She has been good to me as well. I felt like I was returning <strong>the</strong> favour.<br />
I just helped her out with things she wasn’t fit to do. I am delighted!”<br />

Louise MacGregor <strong>of</strong> Lawthorn was nominated for<br />
The Joe Smith Good Neighbour Award by Anne<br />
McEvoy. The award marks <strong>the</strong> good work in our<br />
communities that <strong>of</strong>ten goes unrecognised, but<br />
makes a difference to <strong>the</strong> lives <strong>of</strong> o<strong>the</strong>rs.<br />
It’s hard to believe we are already half way<br />
through 2012. It’s been an exciting start to <strong>the</strong><br />
year. We’re progressing well with <strong>the</strong> <strong>Pennyburn</strong><br />
Regeneration project and are embarking on our<br />
first development overseas – Lamlash on <strong>the</strong><br />
Isle <strong>of</strong> Arran. We’ve won a couple <strong>of</strong> awards this<br />
year and have been delighted to hand out a few<br />
too – congratulations to Louise, our Good<br />
Neighbour Award Winner!<br />
I was delighted to introduce Carol Mat<strong>the</strong>ws, <strong>Riverside</strong>’s Chief<br />
Executive to our tenants, community representatives and staff<br />
when she visited in March. Carol could see first-hand how our<br />
realtionship with our communities is stronger than ever. Our<br />
community representatives have a strong voice and are being<br />
given more and more opportunities to influence decision-making.<br />
We have been consulting with <strong>the</strong>m alot, including enhancing our<br />
repairs service. Read about <strong>the</strong> new service on page 4. Not only<br />
are we enhancing <strong>the</strong> service, we are investing a record £2.6<br />
million on major repairs in 2012/13!<br />
This year has also seen some big changes in <strong>the</strong> sector with <strong>the</strong><br />
introduction <strong>of</strong> <strong>the</strong> first ever Scottish Social Housing Charter and<br />
<strong>the</strong> ongoing review <strong>of</strong> <strong>the</strong> welfare benefits system.<br />
Behind <strong>the</strong> scenes we’ve been busy linking up with <strong>Riverside</strong>’s IT<br />

We’ve also been busy launching a new charity, The AQ Trust. I am<br />
still recovering from <strong>the</strong> 56 mile long cycle around Arran!<br />

Celebrating Earth<br />
Day With Glebe<br />
Primary School<br />
To raise awareness <strong>of</strong> ‘green’ issues and celebrate Earth<br />
Day on Sunday 22 April, Gillian Craig, Marketing &<br />
Communications Officer visited Glebe Primary School,<br />
Irvine to tell <strong>the</strong> primary 5’s all about Earth Day and<br />
what <strong>the</strong> Association does to protect <strong>the</strong> planet.<br />
On Earth Day, people all over <strong>the</strong> world<br />
remember to appreciate nature and learn<br />
new ways to protect <strong>the</strong> environment and<br />
keep <strong>the</strong> planet clean. For <strong>the</strong> children at<br />
Glebe Primary School every day is Earth<br />
Day as <strong>the</strong> Glebe is an eco school and holds<br />
a silver eco award. The school have an eco<br />
committee with representatives from<br />
classes attending meetings and reporting<br />
back to <strong>the</strong>ir class.<br />
Gillian told <strong>the</strong> pupils about <strong>the</strong><br />
Association’s aim to maximise value and<br />
minimise waste, <strong>the</strong> recycling and energy<br />
saving initiatives carried out by staff,<br />
partnership working with energy advice<br />
agencies and staff involvement in initiatives<br />
such as Cycle To Work Scheme and Healthy<br />
Working Lives. She also covered how <strong>the</strong><br />
Association makes its homes energy efficient,<br />
how <strong>the</strong>rmal imaging research was carried<br />
out on properties and <strong>the</strong> Association’s study<br />
into developing an eco home.<br />
The interactive session finished with top<br />
energy saving tips and a badge and poster<br />
colouring competition. The winners were<br />
Aiden and Corey.<br />

Record Major Investment<br />
This year 2012/13 we will be<br />
spending a staggering £2.6 million<br />
on our capital programme <strong>of</strong><br />
major repairs and improvements<br />
to our homes. This will include<br />
ensuring that all properties are<br />
fully compliant with The Scottish<br />
Housing Quality Standard by 2015.<br />
A recent stock condition survey<br />
carried out showed that over 90%<br />
<strong>of</strong> our homes meet <strong>the</strong> standard<br />
and our properties are generally<br />
in good condition. The survey has<br />
highlighted where we need to be<br />
investing future expenditure. This<br />
information is being factored into<br />
<strong>the</strong> planned and cyclical<br />
programme for 2012/13.<br />
New Improved Repairs Policy<br />
Our Repairs Working Group made up <strong>of</strong> 18 community<br />
representatives has been actively involved in shaping our new<br />
improved repairs service. The group has influenced <strong>the</strong> decisions<br />
about changes to <strong>the</strong> current repairs service and has centered <strong>the</strong><br />
policy on what’s important to our tenants.<br />
The policy, approved by <strong>the</strong> Operations Committee in May,<br />
includes <strong>the</strong> introduction <strong>of</strong> a repairs appointment system –<br />
a priority for our tenants.<br />
One <strong>of</strong> <strong>the</strong> benefits is that tenants will be able to select morning or<br />
afternoon slots resulting in enhanced service delivery. We will pilot<br />
<strong>the</strong> appointment system for a six month period with one <strong>of</strong> our<br />
main contractors, with a view to introducing <strong>the</strong> system across all<br />
our contractors by April 2013.<br />
Also new are <strong>the</strong> priority timescales for repairs, which have been<br />
adjusted to allow for <strong>the</strong> introduction <strong>of</strong> an appointment system.<br />

We will be evaluating and re-tendering our Repairs and<br />
Maintenance contracts before our existing contracts end on 31<br />
March 2013. We will be working with <strong>Riverside</strong> to develop local<br />
contractor frameworks and will use <strong>the</strong> group’s buying power to<br />
make efficiency savings on buying materials.<br />
New Common Housing<br />
Register Launched in<br />
East Ayrshire<br />
The Single East Ayrshire Register for<br />
Community Housing (SEARCH) was<br />
launched in April. We have been working<br />
in partnership with East Ayrshire<br />
Council, Atrium Homes, Cunninghame<br />
Housing Association and Shire Housing<br />
Association to create a Common<br />
Housing Register and Common<br />
Allocations Policy for East Ayrshire.<br />
This register will make it easier for<br />
people to apply for social housing in<br />
East Ayrshire as you will only need to fill<br />
in one form to apply for housing with us,<br />
<strong>the</strong> Council and any <strong>of</strong> <strong>the</strong> above<br />
housing associations.<br />
Likewise, if you are a tenant and wish to<br />
transfer to ano<strong>the</strong>r house in East Ayrshire<br />
you will only need to complete one form.<br />

from <strong>the</strong> Drongan <strong>of</strong>fice or any one <strong>of</strong><br />
<strong>the</strong> partner organisations’ <strong>of</strong>fices.<br />
AQ gives a helping hand<br />
to Ayrshire’s vulnerable!<br />
The Anthony O’Brien Quinn Memorial Trust, known<br />
as <strong>the</strong> AQ Trust was <strong>of</strong>ficially launched in March.<br />
The Trust has been established by Janice and Pat<br />
Quinn and staff at Irvine Housing Association in<br />
memory <strong>of</strong> Senior Housing Officer, Janice’s son,<br />
Anthony, who died suddenly in 2010.<br />
While The Trust was being developed in<br />
2011, <strong>the</strong>re have been a number <strong>of</strong><br />
charitable fundraising events carried out<br />
in support <strong>of</strong> <strong>the</strong> AQ Trust. These have<br />
successfully raised an outstanding<br />
£10,361.48. Staff at Irvine Housing<br />
Association are fully supporting <strong>the</strong><br />
charity and have nominated The Trust as<br />
<strong>the</strong> Association’s chosen charity for<br />
2012/13.<br />
The charity will be <strong>of</strong>fering crisis support<br />
and practical help to people throughout<br />
Ayrshire. The Trust’s customers will<br />
primarily be individuals facing or<br />
experiencing crisis situations relating to<br />
<strong>the</strong>ir housing. The Trust’s services will be<br />
aimed at ensuring customers will be in a<br />
position to sustain a home in <strong>the</strong> long-term.<br />
The objectives <strong>of</strong> <strong>the</strong> AQ Trust are:<br />
• <strong>the</strong> prevention or relief <strong>of</strong> poverty<br />
• <strong>the</strong> advancement <strong>of</strong> citizenship or<br />
community benefit<br />
• <strong>the</strong> relief <strong>of</strong> those in need by reason<br />
<strong>of</strong> age, ill-health, disability, financial<br />
hardship or ano<strong>the</strong>r disadvantage<br />
• helping to alleviate housing need and<br />
related financial, socio-economic and<br />
health problems in Scotland, primarily<br />
through <strong>the</strong> provision <strong>of</strong> a crisis<br />
response service available to<br />
vulnerable people, to assist <strong>the</strong>m in:<br />
- accessing temporary and<br />
permanent accommodation;<br />
- moving into <strong>the</strong>ir accommodation;<br />
- and sustaining <strong>the</strong>ir home.<br />
Irvine and <strong>Riverside</strong> staff held a<br />
sponsored cycle around Arran on 19<br />
May to kick-start fundraising now that<br />
<strong>the</strong> AQ Trust is up and running.<br />

Welfare<br />
Reform<br />
Since our last newsletter, <strong>the</strong><br />
Welfare Reform Act has received<br />
Royal Assent. This happened on<br />
8 March 2012. It marks <strong>the</strong> biggest<br />
change to <strong>the</strong> British welfare<br />
system in over 60 years.<br />
The main changes that <strong>the</strong> Act will<br />
bring are:<br />
• The introduction <strong>of</strong> one, single benefit<br />
called ‘Universal Credit’. This will be paid<br />
each month and replace Working Tax<br />
Credit, Child Tax Credit, Housing Benefit,<br />
Income Support, Jobseekers Allowance<br />
and Employment & Support Allowance.<br />
This means that anyone who’s rent is paid<br />
directly by Housing Benefit will now have<br />
to pay rent directly to <strong>the</strong>ir landlord from<br />
<strong>the</strong>ir Universal Credit,<br />
• The housing element <strong>of</strong> Universal Credit<br />
will be reduced for those who underoccupy<br />
<strong>the</strong>ir home by having bedrooms<br />
<strong>the</strong>y do not need (this does not affect<br />
pensioners).<br />
• An increase in <strong>the</strong> working families tax<br />
credit threshold from 16 hours to 24 hours<br />
per week.<br />
What has <strong>the</strong> Association done in<br />
response to <strong>the</strong>se forthcoming changes?<br />
• We recently commissioned a survey <strong>of</strong><br />
The first Scottish Social Housing<br />
Charter was approved by <strong>the</strong> Scottish<br />
Parliament on 14 March 2012 and<br />
came into effect on 1 April 2012.<br />
Scottish Ministers consulted <strong>the</strong><br />
Scottish Housing Regulator, tenants,<br />
social landlords, homeless people and<br />
o<strong>the</strong>r key stakeholders about <strong>the</strong><br />
Charter’s content.<br />
The Charter will help to improve <strong>the</strong><br />
quality and value <strong>of</strong> <strong>the</strong> services that<br />
social landlords provide, and supports<br />
<strong>the</strong> Scottish Government’s long-term<br />
aim <strong>of</strong> creating a safer and stronger<br />
Scotland. The Charter sets <strong>the</strong> outcomes<br />
that all social landlords should achieve<br />
for <strong>the</strong>ir customers. The Charter will also<br />
provide <strong>the</strong> framework against which<br />
<strong>the</strong> Scottish Housing Regulator will<br />
assess a landlord’s performance.<br />
The Charter has seven sections<br />
covering: equalities; <strong>the</strong> customer/<br />
landlord relationship; housing quality<br />
and maintenance; neighbourhood and<br />
community;<br />
some <strong>of</strong> our tenants. The results <strong>of</strong> this<br />
survey highlighted that 15% <strong>of</strong> our tenants<br />
could be affected by under-occupying<br />
<strong>the</strong>ir homes and, on average, <strong>the</strong>se<br />
affected households would need to pay<br />
us an additional £12.99 per week in rent<br />
no longer covered by Housing Benefit.<br />
• We are creating a new post which will<br />
look at providing advice to our tenants<br />
with a focus on reducing <strong>the</strong> negative<br />
impact <strong>of</strong> Welfare Reform. This will allow<br />
us to assist those tenants who are in most<br />
need <strong>of</strong> advice in relation to benefits and<br />
budgeting.<br />
• We are working closely with 1st Alliance, a<br />
local Credit Union, to find ways to assist<br />
tenants. For example, by encouraging<br />
tenants to start saving schemes, to<br />
sign-post <strong>the</strong>m to affordable loans, and<br />
to set up manageable ways to pay<br />
household bills and payments.<br />
• We are speaking to our local authority<br />
and agency partners to plan ahead for<br />
<strong>the</strong>se changes.<br />
The Scottish Social<br />
Housing Charter<br />

charges; and o<strong>the</strong>r customers. It<br />
contains a total <strong>of</strong> 16 outcomes and<br />
standards that social landlords should<br />
aim to achieve.<br />

“The Scottish Housing Regulator is<br />
launching a consultation around <strong>the</strong><br />
Performance Measures against <strong>the</strong><br />
Charter in June, which will run until<br />
August. During this period we will be<br />
consulting with tenants on our Count<br />
Me In consultation register and forming<br />
tenant scrutiny groups to monitor and<br />
analyse our performance against <strong>the</strong><br />
various outcomes <strong>of</strong> <strong>the</strong> Charter.”<br />

• We are looking to review our allocations<br />
policies to help those people who may<br />
need to move house.<br />

• Don’t worry. Once <strong>the</strong> detail <strong>of</strong> <strong>the</strong> Act is<br />
known, we will let our tenants know who<br />
is likely to be affected and where <strong>the</strong>y can<br />
get personalised advice.<br />

change to <strong>the</strong> benefit system will affect many<br />
<strong>of</strong> our residents. We have started working<br />
closely with a range <strong>of</strong> o<strong>the</strong>r organisations<br />
to make sure that advice, support and<br />
practical assistance will be available to our<br />
communities in plenty <strong>of</strong> time to prepare for<br />
<strong>the</strong> changes. We will continue to work with<br />
our local tenants and residents groups and<br />
provide up-to-date information to all <strong>of</strong> our<br />
communities on a regular basis.”<br />

Community<br />

Three new tenants and<br />
residents groups have recently<br />
been established in our areas.<br />
• The newly registered Fullarton &<br />
Harbourside Tenants and Residents<br />
Association will be holding 6 meetings a<br />
year at Fullarton Community Health<br />
House, Irvine. For fur<strong>the</strong>r information<br />

• Taiglum TARA is a newly formed group<br />
representing <strong>the</strong> Drongan community.<br />
Taiglum will be holding quarterly meetings<br />
and is looking for new members. For<br />

• Irvine Housing Action Group (IHAG) has<br />
recently formed in Dumfries. IHAG will be<br />
holding meetings at Steel Avenue<br />

Awards<br />
Season<br />
As <strong>the</strong>y say in Los Angeles ‘Awards Season is upon us!’<br />
It’s been a successful start to 2012 for <strong>the</strong> Association.<br />
In February we were named as one <strong>of</strong> <strong>the</strong><br />
Sunday Times Top 100 Not-For-Pr<strong>of</strong>it<br />
Organisations to Work For 2012. We were<br />
awarded a one star accreditation and<br />
announced in 59th position on <strong>the</strong> list <strong>of</strong><br />
Britain’s top employers. More than 250<br />
companies competed for a place. Mairi<br />
Martin, Executive Director (Resources)<br />
collected <strong>the</strong> award with <strong>the</strong> Association’s<br />
Staff Representatives at an award<br />
ceremony in London, “To achieve<br />
recognition at this level is not only a<br />
fantastic reflection <strong>of</strong> our investment in<br />
our staff, but also a positive indication to<br />
customers that our staff are passionate<br />
about delivering an exceptional service to<br />
<strong>the</strong> communities we work in. Our<br />
continued growth is rooted firmly in <strong>the</strong><br />
quality <strong>of</strong> our staff and ensuring <strong>the</strong>y are<br />
engaged and motivated is fundamental to<br />
<strong>the</strong> success <strong>of</strong> <strong>the</strong> Association.”<br />
We exhibited with <strong>Riverside</strong> at The<br />
Chartered Institute <strong>of</strong> Housing’s Scottish<br />
Conference and Exhibition at <strong>the</strong> SECC,<br />
Glasgow in March. Tenant and Community<br />
Representatives joined staff at our stand to<br />
represent and promote <strong>the</strong> Association. At<br />
<strong>the</strong> end <strong>of</strong> <strong>the</strong> 3 day event we were<br />
awarded ‘Best Small Stand’ – as voted by<br />
delegates. Tenant, Michael Fullerton was<br />
<strong>the</strong>re when Senior Community<br />
Involvement Officer, Phyllis Rodgers<br />
collected <strong>the</strong> award. “What a great<br />
conference and chance to network with<br />
tenants from o<strong>the</strong>r associations. To win<br />
<strong>the</strong> award just added to <strong>the</strong> day – we were<br />
all delighted!”<br />
We’ve nominated <strong>Pennyburn</strong><br />
Regeneration Youth Development<br />
Enterprise (PRYDE) for <strong>the</strong> Chartered<br />
Institute <strong>of</strong> Housing’s ‘Community<br />
Initiative <strong>of</strong> <strong>the</strong> Year’ 2012 UK Housing<br />
Award. The awards showcase innovation<br />
and best practice in housing. Phyllis<br />
Rodgers, Senior Community Involvement<br />
Officer at Irvine Housing Association said,<br />
“The young people <strong>of</strong> PRYDE are a credit<br />
to <strong>the</strong>ir community and should be really<br />
proud <strong>of</strong> <strong>the</strong>mselves. The transformation<br />
<strong>of</strong> The Playz is incredible and it is an<br />
invaluable community asset.”<br />
The winner will be announced on 27 June.<br />
PRYDE were also shortlisted as finalists<br />
from over 140 entrants for <strong>the</strong> North<br />
Ayrshire Community Group Award at The<br />
Provost’s Civic Pride Awards in March.<br />

A Warm Welcome for Carol<br />
<strong>Riverside</strong>’s new Chief Executive, Carol Mat<strong>the</strong>ws was given a warm Scottish<br />
welcome when she met with tenants at The Playz, Kilwinning in March. Carol,<br />
originally from Glasgow, travelled up from Liverpool to meet staff and tenants<br />
and get a tour <strong>of</strong> <strong>the</strong> Association’s local communities.<br />
Carol Mat<strong>the</strong>ws, Chief Executive,<br />
<strong>Riverside</strong>: “I was pleased to be<br />
able to spend some time getting<br />
to know Irvine’s tenants and<br />
community representatives and<br />
would like to thank everyone who<br />
took <strong>the</strong> time to meet me over<br />
lunch at <strong>the</strong> superb ‘The Playz’<br />
centre. My visit to IHA has made<br />
a lasting impression!”<br />
Since last October 16 boys have gone on to<br />
<strong>the</strong> Targeted Pathways to Apprenticeship<br />
programme – a 13-week paid placement<br />
with local construction companies. Of <strong>the</strong><br />
13 who have completed <strong>the</strong>ir placement so<br />
far, 11 have moved on to sustainable<br />
employment.<br />
Workingrite is also running an<br />
employment programme, funded by North<br />
Ayrshire Council, which has attracted<br />
some female candidates. Emma Wilson is<br />
working as an Admin Assistant across<br />
various departments at Irvine Housing<br />
Association. “One day I can be filing and<br />
<strong>the</strong> next out taking photos or helping<br />
Working Well<br />
organise an event. It’s a really good<br />
opportunity and I am enjoying<br />
every minute.”<br />
Dylon Robinson was taken on by<br />
Plumbase in January. After an initial<br />
13-weeks, his placement has been<br />
extended until July.<br />
General Manager, James Black didn’t<br />
hesitate to extend Dylon’s contract,<br />
“Dylon’s come on leaps and bounds in <strong>the</strong><br />
15 weeks he’s been with us. He came in as<br />

Carol expressed her thanks to all involved<br />

and all <strong>the</strong> effort that went into making this<br />

The 2011/12 Workingrite initiative to get young people into paid work placements<br />
with our contractors and local businesses has been a great success!<br />
greatly and this achievement has been<br />
driven by Dylon himself. Plumbase is<br />
keen to take part in youth employment<br />
initiatives and Dylon is a great example<br />
<strong>of</strong> what can be achieved if you want<br />
to learn.”<br />
Dylon’s role involves general warehouse<br />
duties, assisting at <strong>the</strong> trade counter,<br />
booking in orders, as well as receiving and<br />
dispatching deliveries. “I’m really enjoying<br />
<strong>the</strong> experience <strong>of</strong> learning new things and<br />
meeting new people. I get on well with <strong>the</strong><br />
rest <strong>of</strong> <strong>the</strong> team here and I’d like to thank<br />
Pat Hayes who’s been my mentor and<br />
supported me through my placement.”<br />
<strong>Riverside</strong> update<br />
Since we joined <strong>Riverside</strong> in October, our staff have<br />
been busy linking up with <strong>Riverside</strong>’s IT systems. All<br />
new systems were successfully in place by April and by<br />
sharing systems we are saving over £100,000 a year!<br />
Savings made are being invested in new<br />
services and posts. Plans are in place to<br />
introduce a handyman service, money<br />
advice service and employment <strong>of</strong>ficer.<br />
None <strong>of</strong> this would have been possible<br />
had we not joined <strong>Riverside</strong>.<br />
We are also working on enhancing our<br />
‘out <strong>of</strong> hours’ service, now provided by<br />
<strong>Riverside</strong>. Currently you can report<br />
emergency repairs out with <strong>of</strong>fice hours,<br />
however we are working on extending <strong>the</strong><br />
service so you can pay your rent and<br />
make general enquiries after 5pm and at<br />
weekends.<br />
We said we would build a minimum <strong>of</strong> 115<br />
new homes over 5 years. As soon as we got<br />
<strong>the</strong> ‘yes’ vote we began consulting on <strong>the</strong><br />
demolition <strong>of</strong> <strong>the</strong> <strong>Pennyburn</strong> Flats and we<br />
have also been able to start developing on<br />
Arran with <strong>Riverside</strong>’s backing. Ano<strong>the</strong>r<br />
potential site for development is being<br />
explored in Dumfries, as well as discussion<br />
to progress <strong>the</strong> development <strong>of</strong> new<br />
homes in Tarryholme, Irvine.<br />

will be issued to <strong>the</strong> community to find<br />

service are being introduced.<br />
Drongan<br />
We have budgeted for an estate<br />
caretaker/ handyman post to<br />
commence in summer 2012.<br />

The Right<br />
to Buy<br />
We recently wrote out to<br />
let you know that we had<br />
made an application to<br />
<strong>the</strong> Scottish Government<br />
to extend <strong>the</strong> suspension<br />
<strong>of</strong> <strong>the</strong> Modernised Right<br />
to Buy.<br />
The Housing (Scotland) Act 2001<br />
introduced <strong>the</strong> Modernised Right to Buy<br />
(MRTB). Anyone with <strong>the</strong> MRTB could not<br />
apply to buy <strong>the</strong>ir home until September<br />
2012. The Act allowed for a fur<strong>the</strong>r 10 year<br />
extension, if <strong>the</strong>re was evidence to support<br />
an application.<br />
We discussed <strong>the</strong> application with our<br />
Registered Tenants Organisations who all<br />
agreed that we should apply to <strong>the</strong><br />
Scottish Ministers in order to protect <strong>the</strong><br />
provision <strong>of</strong> affordable housing to people<br />
in need, now and in <strong>the</strong> future.<br />
In May, consent was given by <strong>the</strong> Scottish<br />
Ministers to extend <strong>the</strong> suspension for<br />
a fur<strong>the</strong>r 10 years, until 30 September<br />
2022, as:<br />
• we have demonstrated that <strong>the</strong> demand<br />
for social housing is greater than supply<br />
in our communities;<br />
• loss <strong>of</strong> stock would affect our ability to<br />
re-house those in housing need;<br />
• and we have consulted appropriately<br />
with our communities.<br />
This suspension does not apply to<br />
properties bought by <strong>the</strong> Association after<br />
September 2002, properties built with<br />
grant funding which was <strong>of</strong>fered after this<br />
date, or tenancies with a Preserved Right<br />
to Buy.<br />
It should also be noted that new tenants to<br />
social housing are no longer <strong>of</strong>fered <strong>the</strong><br />
Right to Buy in line with <strong>the</strong> Housing<br />
(Scotland) Act 2010 and that properties<br />
built or acquired after June 2008 are<br />
classed as ‘new supply’ so tenants taking<br />
up tenancy in <strong>the</strong>se properties will not be<br />
able to purchase <strong>the</strong>ir home.<br />
The Right to Buy rules are now very<br />
complex and depend upon where you live,<br />
<strong>the</strong> type or age <strong>of</strong> property you live in and<br />
when you became a tenant. If you need<br />

Pest Control<br />
This summer many <strong>of</strong> you will inevitably have problems<br />
with ant and insect infestations. The Association does not<br />
<strong>of</strong>fer a pest control facility and tenants are asked to treat<br />
<strong>the</strong> problem <strong>the</strong>mselves. Most infestations can be dealt<br />
with by using a generic insecticide, available from<br />
supermarkets and DIY stores. There are o<strong>the</strong>r electronic<br />
devices, however, <strong>the</strong>se are a little more expensive. If you<br />
do wish any infestation to be treated by your Local<br />
Authority, you can contact your Local Authority<br />
Environmental Health Department direct. There may be a<br />
charge for this service.<br />

Following <strong>the</strong> success <strong>of</strong> <strong>the</strong> initial<br />
consultation event on <strong>the</strong><br />
demolition <strong>of</strong> <strong>the</strong> <strong>Pennyburn</strong> Flats<br />
held in October 2011, we held a<br />
planning consultation event in<br />
April to review <strong>the</strong> proposed plans<br />
for <strong>the</strong> new housing development.<br />
Our Design Team, Architect, Steering<br />
Group and Regeneration Working Group<br />
met with <strong>the</strong> community at The Playz,<br />
<strong>Pennyburn</strong> to get <strong>the</strong>ir thoughts and<br />
feedback on <strong>the</strong> proposed plans to allow<br />
us to prepare an application for planning<br />
consent for <strong>the</strong> new houses.<br />
The 48 flats are to be replaced with<br />
approximately 22 two and three-bed<br />
houses on <strong>the</strong> existing footprint <strong>of</strong> <strong>the</strong> flats<br />
and car park area to <strong>the</strong> front.<br />
As well as consultation on <strong>the</strong> plans, John<br />
Brennan, Technical Officer (Estates) got<br />
feedback from <strong>the</strong> community on <strong>the</strong><br />
wider regeneration <strong>of</strong> <strong>the</strong> estate, including<br />
play areas and recreational facilities, car<br />
parking and <strong>the</strong> demolition <strong>of</strong> lock ups.<br />
Cr<strong>of</strong>t Goode Architects donated a £20<br />
Argos voucher for <strong>the</strong> Design Your Ideal<br />
Home competition. The winner was seven<br />
year old Lee Smith. Lucky tenant, Mr Greig<br />
won a £30 Morrisons voucher for<br />
completing a survey regarding his opinion<br />
<strong>of</strong> <strong>the</strong> proposed plans.<br />

We were selected by North<br />

The 56 new build development in Lamlash has been<br />
funded with £2.4m <strong>of</strong> Scottish Government Innovation<br />
and Investment funding, topped up by £798,280<br />
provided by North Ayrshire Council.<br />
Work will start on site this summer and <strong>the</strong> expected<br />
completion date is Spring 2014. When complete, <strong>the</strong><br />
development will comprise <strong>of</strong> 40 units for social rent<br />
