This car wash was constructed in 1992 as a 5-bay wand and brush type car wash. In 2005 one of the self<br />

service bays was converted to a touch free automatic bay. The wash bay equipment was upgraded to a<br />

low pressure system, wand and brush system in 2005-2006. All of the equipment for the self service bays<br />

was thoroughly renovated with modern equipment including credit card scanners in each bay. The PDQ<br />

Laserwash M5 Series Touchfree in-bay automatic that provides additional wash services to its customers<br />

and provides a superior car wash without having to exit the vehicle especially during colder weather<br />

seasons. The <strong>Wash</strong> Select auto cashier unit for the in-bay automatic accepts cash, credit cards, coins,<br />

tokens, token notes and provides change for overpayment automatically.<br />

Changers and validators are provided so customers may exchange cash for coins to operate any of the<br />

onsite equipment such as vacuums, vending units and activate the car wash bay equipment. Timers in<br />

each bay indicate to the customer the amount of money necessary to start the wash, time remaining for<br />

activated bay equipment and additional time that is added when more coins are deposited. The wash bay<br />

selectors are Ginsan Equipment with an integrated function selector, coin and credit card acceptor, timer<br />

displays and coin return functions. The wash function selections include tire cleaner/ engine cleaner,<br />

presoak, high pressure soap, foaming brush soap, high pressure wax, high pressure rinse, super shine<br />

conditioner, low pressure spot free rinse and stop. There is a centralized credit card processing unit that<br />

batch processes credit cards transactions each day. . Each self service bay has multilingual direction cards<br />

and color coordinated selector buttons that are labeled with the individual product or cycle to maximized<br />

customer convenience and satisfaction.<br />

The Atomic <strong>Car</strong> <strong>Wash</strong> features adjunct equipment such as Adams Industries three-motor upright “Turbo”<br />

vacuum units, upright shampooer/ vacuum units, fragrance machine with integrated upright vacuum unit,<br />

drop shelf vending units, Rowe changers and validators and much more. This equipment is provided to<br />

the car washing customer to provide customer convenience and to enhance the car wash experience.<br />

The car wash sits on a parcel located just off West Dahlia Street with ingress and egress from a common<br />

easement private road at the north side of the property. Customers may also exit wash bays to the right<br />

and exit directly on West Dahlia Street via another driveway owned exclusively by this property. The<br />

private road to the north of this property shares access with the Bank of the West located just to the north<br />

of the car wash property.<br />

The traffic counts and the traffic speeds are very good on West Dahlia and on Cherry Street with a posted<br />

speed limit of approximately 30 MPH. The car wash enjoys good visibility on Dahlia. Signage is limited<br />

by the City of <strong>Louisville</strong> to the backlit monument type sign located on the western property boundary<br />

along West Dahlia Street. On site traffic patterns allow for up to three cars to queue with one additional<br />

vehicle in the bay. The automatic may queue up four cars deep directly with additional queuing available<br />

overflowing into the car wash lot. Vehicles exit via the rear lane of the driveway to the egress (exit)<br />

apron on West Dahlia Street.<br />

<strong>Louisville</strong>, <strong>Colorado</strong> is located approximately 35 miles north of downtown Denver. <strong>Louisville</strong> is a<br />

smaller sized Front Range City with access to other communities via US Highway 36, State Highway 42,<br />

Northwest Parkway and others. <strong>Louisville</strong> has is mostly a research and development, software<br />

development, light manufacturing, engineering, distribution centers and is secondarily the bedroom<br />

community for other Front Range cities, namely Boulder and Broomfield. <strong>Louisville</strong> is considered by<br />

vans, specialty vehicles, RV’s, etc.<br />

<strong>Car</strong> wash competition in <strong>Louisville</strong> and surrounding areas is very limited due to commercial land costs,<br />

water and sewer tap fees, permitting and other expenses. There are presently two self service car washes<br />

in the area and one stand alone in-bay automatic at a fueling center.<br />
