This iconic landmark in Midtown Manhattan is a staple of the New York City persona and culture that’s being revitalized into a<br />

premier office building. A capital improvement program is in place to provide the infrastructure necessary to meet the tenants’<br />

needs. Our work includes retail stores, tenant build-outs, prebuilt suites, white box spaces for landlord, corridor and bathroom<br />

upgrades.


Azoogle/Epic Advertising 15,500 SF Tuller McNealus Feld, LLC<br />

<strong>All</strong> <strong>Building</strong> <strong>Construction</strong> was selected General Contractor for the build-out of Epic Advertising’s Azoogle offices at 512<br />

Seventh Avenue.<br />

The scope of work for this 15,500 SF office included the build-out of the lobby, the reception and seating area, as well as the<br />

workstations, private offices and conference rooms. With Tuller, McNealus, Feld LLC as the designing architects, Epic<br />

Advertising’s office was transformed to reflect both the authority of its Fortune 500 clients and the energy and efficiency of its<br />

own corporate culture.


Confidential Financial Client 30,000 SF Ted Moudis Associates<br />

<strong>All</strong> <strong>Building</strong> <strong>Construction</strong> completed a full floor build-out for this international financial firm. The new space, which includes<br />

executive boardrooms, private offices and a lounge, is serving as this international firm’s U.S. Headquarters. Nearly every<br />

surface of the entire floor contains cabinetry and niche millwork; exotic woods and stones such as rosewood and onyx were<br />

used throughout.<br />

<strong>All</strong> <strong>Building</strong> <strong>Construction</strong> delivered the 30,000 square foot floor in only 11 weeks.


Troika-Dialog USA 13,000 SF Tuller McNealus Feld, LLC<br />

Trioka-Dialog USA (commly referred to as "Troika") is one of the oldest and largest investment banks in Russia and is<br />

primarily internationally based, weith offices in London, Kyiv, Almaty and Cyprus. <strong>All</strong> <strong>Building</strong> <strong>Construction</strong> was retained<br />

as <strong>Construction</strong> Mangaeer to build out the interior of Troika's corporate headquarters located a 152 West 57th Street.<br />

An aggressive 14 weeks schedule, the features of a high-end space include the installation of auto-tint LCD glass in the<br />

conference rooms to maintain a sense of prvac and a stainless steel "cage" that suronds the custom designed reception<br />

desk filled with dozens of Peruvian stones. In addition, a raised floor-system was constructed throughout the space with<br />

the exception of reception and building core facilities to accommodate the requirements of the trading desks and offices.


Quad Capital 15,000 SF JG Architects PLLC<br />

This project was a multi-million dollar build-out of 15,000 SF over two floors for this prestigious financial firm. The scope of<br />

work for this high-end interior project included demolition, drywall/carpentry, ceilings, flooring, stone work, ornamental glass<br />

and metal, extensive millwork, sprinkler, plumbing, mechanical, electrical, life safety and communication. A new internal<br />

staircase was created between the two floors which required shoring, structural steel, concrete and fireproofing work. The<br />

project also required heavy electrical, mechanical and data/telecom cabling services in order to meet the requirements for their<br />

trading facilities. Amenities in the space included a kitchen and gourmet kitchen with sleek dining room.

Columbia University - Lerner Hall 13,000 SF Stephen Yablon Architect PLLC<br />

<strong>All</strong> <strong>Building</strong> was selected General Contractor for the Lerner Hall 4th floor project at Columbia University. The project started<br />

immediately after the University’s Spring commencement ceremonies, and was completed in a limited time span of six (6)<br />

weeks to ensure that the offices were fully operational prior to orientation for the new school year. Considerations for the<br />

fourth floor fit-out of the space revolved around working with minimal disruption to Columbia University’s faculty, student<br />

body and surrounding community in addition to conforming to the University’s tight scheduling requirements.


CUNY School of Law 195,000 SF Kohn Pederson Fox Associates<br />

<strong>All</strong> <strong>Building</strong> <strong>Construction</strong> was selected General Contractor for the CUNY School of Law project. Founded in 1983,<br />

CUNY School of Law located at 2 Court Street in Long Island City consistently ranks among the top 10 law schools in<br />

the country in clinical training.<br />

This project included a complete build-out of interior spaces on the first six floors that consisted of new classrooms, a<br />

library, office and support spaces; reconfiguration of lighting, ceiling and mechanical systems. A new IT data center was<br />

installed, as well as complete<br />

AV / IT / BMS / security and communication systems with the latest technology.<br />

The work was performed during occupation of the spaces and completed within schedule.


Children’s Health Fund 10,500 SF Perkins + Will<br />

<strong>All</strong> <strong>Building</strong> <strong>Construction</strong> was selected General Contractor for The Children’s Health Fund (CHF). Which is a is a nonprofit<br />

organization that works to provide medical care to the nation’s most medically underserved population – homeless and<br />

disadvantaged children. Its network of 17 pediatric programs has treated more than 300,000 children nationwide. <strong>All</strong> Budingl<br />

<strong>Construction</strong> served as general contractor to renovate CHF’s new facility at 840 Westchester Avenue in the Bronx.


Yeshiva University 59,000 SF Hellmuth, Obata + Kassabaum, Inc.<br />

<strong>All</strong> <strong>Building</strong> <strong>Construction</strong> served as the General Contractor of this core and shell and interior fit-out six story building for<br />

Yeshiva University at 515 West 185th Street in Upper Manhattan. The Jacob & Dreizel Glueck Center for Jewish Study<br />

building consists of a two story Beit Midrash, which is a gathering location for religious learning that seats 500. The other four<br />

floors include two lecture halls, nine classrooms, three conference rooms, a seminar room, three student lounges, a faculty<br />

lounge, Dean’s suite, fifty faculty and administrative offices. <strong>All</strong> <strong>Building</strong> <strong>Construction</strong>I also worked on the cellar, which houses<br />

the mechanical plant as well as a state-of-the art climate-controlled library archival space for the retrieval of books and<br />

documents. Although Yeshiva University did not opt to pursue LEED certification for the building, sustainable design and<br />

construction were forefront in their design criteria.


School of Visual Arts Theater 25,000 SF Laurence G. Jones Architects<br />

This project was a historic transformation of the School of Visual Arts former theater space into a state-of-the-art audio visual<br />

entertainment center. The project consisted of upgrading two 25,000 square foot screen facilities and back-stage support<br />

areas, which included new mechanical systems, electrical services, up-to-date audio systems, theatrical lighting and overall<br />

theatrical décor. <strong>All</strong> <strong>Building</strong> <strong>Construction</strong> upgraded the space functionally and technologically while still maintaining the original<br />

1960’s era front doors, and lobby space.

Multiple Projects<br />

<strong>Building</strong> a solid reputation with Commerce Bank in 2003, <strong>All</strong> <strong>Building</strong> <strong>Construction</strong> continues to work for TD Bank following their 2007 merger. The<br />

scope of work includes the build-out of TD Bank’s NYC corporate office and flagship retail store at 317 Madison Avenue, which is in addition to their<br />

Nike 55,000 SF Studios Architecture<br />

This project included the interior fit-out of a corporate office, which included office space, conference rooms, merchandizing<br />

showrooms and meeting spaces that were designed using a sliding door system to accommodate future space demands.<br />

Floating wood floors, typically used in gymnasiums, were incorporated into the design. The design created the effect of a gallery<br />

with raised panels throughout serving as a backdrop for Nike’s extensive collection of sports memorabilia. A public assembly<br />

space to accommodate fashion shows, product lines launches for buyers and celebrity sporting events. One unique aspect of<br />

the project was a 6,500 SF auditorium build out which contained a stage with heavy lighting, audio visual, sound and acoustical<br />

systems. In addition to a temporary Certificate of Occupancy, the auditorium required a public assembly Certificate of<br />

Occupancy.

CNN Financial News 25,000 SF Studio Architecture<br />

CNN'S offices are among the list of projects that <strong>All</strong> <strong>Building</strong> <strong>Construction</strong> has built for Turner Broadcasting. The project for CNN<br />

Financials News at 440 Ninth Avenue included the company's offices as well as a broadcasting facility.<br />

The space features an open office plan with exposed ductwork, mechanical, electrical, and fire suppression systems as well as backup<br />

broadcasting studios to supplement their facilities at 5 Penn Plaza.<br />

<strong>All</strong> <strong>Building</strong> <strong>Construction</strong> was also commissioned to build-out the 21st floor at 5 Penn Plaza for CNN Financial News as well as a<br />

100,000 SF restacking project for Turner Properties at 420 Fifth Avenue. The multi-phased restacking project involved the<br />

renovation of the 4th, 5th, 6th and 7th floors, and all work was performed within occupied areas.

<strong>All</strong> <strong>Building</strong> <strong>Construction</strong> served as general contractor for the Everyday with Rachael Ray office including test kitchens. The<br />

space is located at 16 East 34th Street managed by SL Green Realty Corp, whom a long standing partner of <strong>All</strong> <strong>Building</strong><br />

<strong>Construction</strong> .<br />

This modern construction included office spaces for over 50 employees, conference rooms, a reception area, updated<br />

bathrooms and state-of-the-art kitchen installments utilized for test kitchen for the magazines receipes and presentations.


The New York Times 50,000 SF Tuller McNealus Feld, LLC<br />

<strong>All</strong> <strong>Building</strong> <strong>Construction</strong> was selected general contractor for this large media company. A subsidiary of The New York<br />

Times, Publishers Circulation Fulfillment, Inc. (PCF) has provided newspaper home delivery and distribution logistical<br />

services to publishers for 25 years. PCF is the largest independent newspaper home delivery distributor in the U.S.,<br />

arranging for the delivery of more than 11 million copies each week and serving over 60 clients, ranging from national<br />

newspapers to local and targeted specialty publications.

Sheffield<br />

Moed de Armas & Shannon/CetraRuddy<br />

This 57-story residential tower underwent a comprehensive renovation into a world-class condominium complex. Some of the<br />

dramatic changes in the conversion from rental to a 600-unit luxury condominium included replacing the exterior stone of the<br />

entire first floor with Italian granite; re-development of the plaza into a magnificent landscaped garden; and the expansion and<br />

reconstruction of the lobby into a modernist glass jewel that features Italian granite and Travertine flooring combined with an<br />

elegant coffered sycamore wood ceiling. The modern residences ranged from 600 SF studios to 1,700 SF three bedrooms,<br />

three bathroom residences. Kitchens were appointed with Calacatta marble countertops and Poliform Varenna all-glass<br />

cabinetry. Bathrooms featured marble flooring and custom-designed Watermark fixtures. Floors throughout each unit are solid<br />

plank Nordic ash, doors are from Tres Piu and the building’s electrical and plumbing systems are completely new.


The Exchange at 25 Broad 565,000 SF CetraRuddy<br />

<strong>All</strong> <strong>Building</strong> <strong>Construction</strong> was selected <strong>Construction</strong> Manager for the renovation of The Exchange at 25 Broad Street.<br />

The scope of work for the amenities consist of the renovation of the turn-of-the-century lobby featuring 18 foot coffered<br />

ceilings and terrazzo floors, the 24-hour concierge, residents only health club and day spa featuring luxury steam and sauna<br />

rooms, business resource center, catered residents' lounge and dining room, a tea room, private screening room, children's<br />

playroom and a tranquil viewing garden. This project is designed to cater to the platinum glove service where every need and<br />

interest is attended to.


Miraval Living 440,000 SF CetraRuddy<br />

<strong>All</strong> <strong>Building</strong> <strong>Construction</strong> was selected <strong>Construction</strong> Manager for the renovation of the River Terrace Condominium<br />

at 515 East 72nd Street. The scope of work for the amenities consist of the renovation and expansion of the lobby to<br />

over 6,300 SF, exterior façade with new entrance canopy, gym, health club, pool and surrounding pool area, gardens,<br />

cafe, spa, creative art studio and other amenities located on the third floor of the building. Miraval Living is the first<br />

authentic residence in Manhattan to embrace a lifestyle based on health and vitality, wellness and environmentally<br />

conscious living. For example, to ensure cleaner air, special air handling systems with HEPA filters will be installed in<br />

select common areas; the 50-ft heated indoor swimming pool features a saline filtration system to eliminate chlorine<br />

from the swimming experience; and has over 40,000 SF of amenity space, which includes access to over 100 lectures,<br />

classes and other programming in the residents-only Miraval Facilities.
