1. Welcome

Dear Student,

We hope that you had a good journey and we want to offer you a warm welcome

to Sweden. You will now move into your new home and we hope that this booklet

will help you during your time as a tenant of the International Housing Office

(IHO).

If you have any questions you are most welcome to contact us, but please refer

to the information offered in this booklet first.

We wish you a great time in Lund and hope you will feel at home soon.

Sincerely,

The Team of the International Housing Office

5

2. General Information

2.1 Arrival Information

Welcome to your new home! Please read the following information. It will help

you with getting settled in and to remember important matters.

Inspection report

Please inspect your accommodation when you move in. Check that everything

is fine or if you have to report damages or missing items. Fill in the inspection

report, which was provided when you picked up the key, and return it to the IHO

within your first week as our tenant. The report is for our own documentation,

which is important when you move out. It will not lead to any reparations or

replacements. If you want missing items to be replaced or problems to be fixed

please make a Fault report.

Fault reports

For more information see Contact information section 2.5 and 2.6

Mailbox

Please fix a temporary note with your name onto the mailbox. It can take some

time before the caretaker puts the right names on all the mailboxes.

Caretaker

Maintenance by the caretakers is free of charge.

If you contact the caretaker at the beginning of the semester, you might need

some patience. The caretakers usually have a lot to do when many tenants

move in at the same time. Be aware that urgent problems will be prioritized.

Light bulbs

If the light in your room is not working, please see if the light bulbs are working

(and if there are some). You are responsible for buying and changing of light

bulbs.

What is included in the rent?

All rooms have basic furniture: bed, wardrobe, desk, chair and sometimes

armchair. (Bed sheets, towels and shower curtains are not included.)

Electricity, water and heating costs are included in the rent.

Internet is available in all rooms but not necessarily included in the rent.

7

2.2 Contract

Terms of tenancy

Please consider the terms of tenancy and accommodation regulations. We rely

on your responsibility and good judgment. Consider your neighborhood and

cleanliness, otherwise we will get complaints and you might risk your contract.

§1 I am obliged to pay the monthly rent on or before the last weekday before the

turn of the month. If I fail to pay the rent, the International Housing Office has the

right to terminate the housing contract. Costs in connection with this action, (as

court costs, legal fee) will be paid by me.

§2 I have the right to, without any rental cost or other charge, cancel this contract

within three days of the start of the contract. (If the contract begins on the 1 st day

of the month the cancellation must be done on or before the 4 th day of the

month). In order for the cancellation of the contract to be accepted it must be

done in person at the International Housing Office within the given time period.

The keys to the apartment must be returned at the same time. Rental payments

made prior to moving into the room will be repaid by the International Housing

Office. If the last day for a cancellation falls on a Saturday, a Sunday or on a

public holiday the next working day will be considered as the final day to cancel

the contract.

§3 I am fully responsible for the student room/apartment that I rent. I will pay

repair costs for damage caused by carelessness by me or any other person

visiting. I understand that if this is not done the rental contract will terminate. I am

aware that the International Housing Office does not provide insurance, which

will cover the loss of my belongings. It is therefore my responsibility to acquire a

suitable insurance policy.

§4 I am obliged to observe the rules within the building set up to preserve the

good conditions where I rent the student room/apartment.

§5 I am obliged to check the room for vermin regularly and report to the

International Housing Office immediately if I suspect an infestation. Costs for

pest control will be covered, according to agreement with Anticimex, by the

International Housing Office.

§6 I am aware that all rooms are single occupancy, and that it is only permissible

for the contract holder, to live there. I am aware that I´m not allowed to sublet the

room/apartment.

§7 I will not have any pets in the student room/apartment.

8

§8 The student room/apartment is equipped with a fire alarm installed in the

ceiling and I am responsible to check that the alarm is working and in case it is

needed, replace old batteries. If any other fault other than old batteries would

occur, I am obliged to report to the caretaker without delay.

§9 I will fill out the “Inspection Report” on the condition of the room and its

contents and return it to the International Housing Office within three days (The

International Housing Office will provide me with a report).

§10 I am not allowed to make any changes in the student room/apartment

without consulting the International Housing Office.

§11 Upon moving I will leave the room/apartment clean and in good condition. If I

do not clean the room/apartment properly before departure, I am obliged to

compensate the International Housing Office for any costs for cleaning and/or

repairing. My home university will be contacted as well as local authorities if I do

not fulfil this obligation.

§12 I will return the key to the International Housing Office latest noon on the day

the contract terminates. If I leave outside office hours, I will contact the office for

other arrangements. If I fail to leave the key, I will have to pay for a new lock and

damages made by people who have been able to enter the room after I have

left.( Approx. cost for lock change is between SEK 1500-2500)

§13 I am aware that in the case of unacceptable behaviour on my behalf, such

as breaking this contract or disturbing my neighbours, my Lund University

department and my home university will be notified.

§ 14 To cancel the contract for the apartment you have to give one full calendar

month‟s notice and the termination of the contract will always be at the end of a

month. This means that when you terminate your contract it will end at earliest at

the end of the following month. To cancel the contract you have to come to the

International Housing Office to sign the cancellation in person. Please bring your

copy of the housing contract.

§ 15 I am aware that I will not receive a rent reduction for any period when the

landlord carries out normal maintenance of the room, apartment or building.

9

Changing your mind about your room after signing the contract?

As you are not able to view the room before signing your contract you have the

possibility to decline your room within three days after the starting date of the

contract, without any cost. Any cancellation request has to be noted on the

contract and signed by the IHO and the tenant within the stated three days. Any

prepaid rent will then be refunded.

Can I change my room for another one?

Unfortunately the IHO cannot make any room changes. If you are unhappy with

your room you can of course cancel your housing contract, but please note that

we will not be able to offer you an alternative. More information about cancelling

your housing contract can be found below.

Am I allowed to share a single room with a friend or partner?

Single rooms are for one person only. You are not permitted to share with

anyone in single rooms. The housing contract you sign is for you and for you

alone. Unfortunately, we cannot offer family accommodation.

Can I sub-let my room/apartment?

No. The housing contract you sign is for you and for you alone.

Once we discover that someone else is living in your room we will terminate your

housing contract.

Can I extend my contract?

If you wish to stay longer than the agreed initial period, an extension may be

granted by the IHO for additional periods, maximum until the end of the

academic year (beginning of June) with an extra extension for summer until the

middle of July. The University apartments are intended for international students

who study at the university during a limited time.

Please note that tuition fee paying students have the possibility to keep their

accommodation for their full period of study.

For non fee paying students staying longer than one year

Do not forget to immediately sign up for the queuing system offered by other

accommodation providers. Independent of the start of your contract, all contracts

within International housing office will end either in June or in July. There is no

possibility to extend your contract further.

You find information about other housing companies at

http://www.lunduniversity.lu.se/housing

10

Cancelling your contract

To cancel your current housing contract you have to give one full calendar

month‟s notice and the termination of the contract will always be at the end of a

month. This means that when you terminate your contract it will end at earliest at

the end of the following month. To cancel the contract you have to come to the

International Housing Office to sign the cancellation in person. Please bring your

copy of the housing contract.

Ex: If you come to the office to cancel during the month of February your contract

will run until the last day of March

2.3 Special Requirements for Tenants at

AF Bostäder

(Areas of Delphi, Kämnärsrätten, Parentesen, Sparta, Ulrikedal, Vildanden)

As a tenant in one of the buildings of AF Bostäder you will have access to fault

report and booking of a laundry session through their website:

www.afb.se

To access this service you need to register at their website. Log in-information is

sent out individually to each student by e-mail.

Membership Requirements

As a tenant in one of the buildings of AF Bostäder a membership of Studentlund

is required. For registration and more information please visit

www.studentlund.se/eng. The registration is also needed for participation in the

student life in Lund.

If the study and membership requirements are not met (AF Bostäder checks this

on an ongoing basis), a tenant may forfeit his or her tenancy contract.

12

2.4 Payment of Rent

Payment forms

You have to pay your rent in advance. This means that you receive a bill for the

coming month at the end of the present month.

You can make the payment at any bank or at Forex (located across the street

from the central station) using the invoice you receive.

However, you do not need the invoice to pay the rent. You can instead use the

information below to make the payment. If you state your name as a reference

we will be able to identify your payment.

Please make a bank transfer to:

International Bank Account Number (IBAN) SE 71 9500 0099 6026 0504 4896

with Nordea Bank Sweden AB, SE-105 71 Stockholm, Sweden.

SWIFT address: NDEASESS.

Beneficiary: International Housing Office. Account no: 50 44 89 - 6.

Clearing number: 9960.

Please indicate full name with your payment. Note: Cheques will not be

accepted.

Please note! You have to pay your rent every month, even if you did not receive

any bill. If you did not receive a bill at the end of the month, use the payment

information above or contact the IHO and they will give you a copy of the invoice.

The amount payable will reflect the monthly price which appears on your

contract. However your final payment will differ from that amount as it is unlikely

that your tenancy period will be for an exact period of months. It may also be that

fluctuations in currency conversion rates have led to you paying too little or too

much when making payments during the tenancy period.

You are of course welcome to pay the full amount due for the entire or remaining

period at any point during the tenancy period. In order to do this please come to

the office to collect an invoice for the amount due.

Due to difficulties in securing housing contracts for our students, rental costs

may vary somewhat and the variations do not necessarily correspond to size or

standard.

2.7 General Rules and Regulations

General

As a tenant you are expected to take good care of the building and appliances as

well as the furniture. Living with other international students is a great opportunity

to broaden your views but also means that you should show respect for each

other. Pick up after yourself when you have been using the common facilities

such as the laundry room. Do your best to create a good living environment.

Please note that the general rule in the housing area is no disturbance after

22.00 at night.

Bicycles

Bicycles are to be parked in the bicycle stands or in the bicycle garage (if

applicable). Due to fire regulations no bicycles are allowed in the corridors or

rooms. Bicycles left in the wrong place will be removed

Emergency exits

Entrances, stairwells and corridors should not be blocked, as the building must

be evacuated quickly in the event of a fire or other emergencies. Objects

blocking exit paths will be seized and returned at a fee. Tenants who are found

to be repeatedly blocking emergency exits may have their contracts terminated.

Entrance doors

Propping corridor or main entrance doors open is prohibited (break-ins and thefts

are common in dormitory areas). This is also important for the purpose of

preventing the spread of fire.

Fire protection

Tenants are not allowed to tamper with the fire detectors, as they are sensitive to

touch, which might cause them to sound the alarm.

Fire alarms triggered by carelessness will be charged to the tenant in question.

Tenants should pay special attention when cooking.

All appliances used in the kitchen or bathroom must have a grounded plug.

Any lamps that can cause fire if unattended are not allowed.

Furniture

Rooms are fully furnished with a bed, wardrobe, desk, chair. Bed linen, towels

and a shower curtain are not provided. You can buy a pillow and/or blanket at

the International Housing Office. A pillow (60 x 50 cm) costs SEK 50 and a

blanket (150 x 200 cm) SEK 150.

Moving furniture between rooms/corridors is not allowed. Damaged common

furniture will be replaced and the cost will debited to all the tenants in the corridor

in question.

Furniture for indoor use may not be taken out onto terraces or balconies

16

Guests staying overnight

The corridor and room is the residence of contracted tenants only, which means

that no overnight visitors and no parties are allowed. Only a person who holds a

contract with International Housing Office is allowed to reside in these premises.

Key

Keep your key in a safe place. In the event of lost key the tenant will be charged

for the costs incurred. It is recommended to keep the door to your room locked if

you are not in the vicinity.

You will be issued one key per room (General policy).

If you lose your key please see section 2.12 for more information.

Kitchen equipment

In private apartments with a kitchenette kitchen utensils are included. In some

rooms you need to buy kitchen utensils (on international corridors all standard

kitchen utensils are provided). It is possible to find utensils at a reasonable price

in Lund.

Do not use pans that are smaller than the heating ring. This can damage the ring

and uses more electricity than necessary. You should clean around the rings

with a damp cloth immediately after use. There is a child protection device on the

oven door. Use the stove ventilator to eliminate cooking smells.

The Refrigerator and freezer will use less electricity if they are defrosted

regularly. It will also help to keep food fresh. Never hack away ice because this

can damage the freezer coils.

Laundry

Use of the laundry rooms is free of charge. Maintenance, rules and opening

hours should be respected. Please see chapter 2.13 “Laundry” for more

information.

Your own electrical items and other equipment

All appliances used in the kitchen or bathroom must have a grounded plug.

Any lamps that can cause fire if unattended are not allowed.

Parties

It should be quiet after 22.00. There are to be no parties or gatherings that can

disturb the neighbors in the surrounding corridors or buildings.

Tenants are not only responsible for their own conduct but also for their guests‟.

If you invite friends home, you may be charged for damage caused by your

guests. In case of repeated disturbances, you can be charged the call out fee of

security officers

Tenants should be aware of the number of people who are allowed in the

corridor on a single occasion, as these rules are posted in every corridor. If this

limit is exceeded, the police or the fire brigade may/can vacate the premises.

Police/Ambulance/Fire

In emergencies only call telephone number 112 (SOS)

17

Smoking

Smoking in the rooms/corridors is prohibited. We have a “Non smoking policy” at

Lund University. Any cost of restoring/cleaning the room from cigarette smell and

residue will be charged to the tenant in question (approx. SEK 4500).

Ashtrays should be used when outdoors. Smoking outside is also prohibited

when it is done near windows and ventilation shafts.

Storage

The accommodation areas do not have storage facilities. You will need to

contact a storage company in Lund to see if they can help you

Windows

Remember to close the windows when you are not in your room. Please

consider the risk of break in and a sudden rainfall can cause water damage to

the window or furnishings in the room. This applies to the sitting area as well.

Vermin control

In case of vermin infestation, tenants are obligated to contact the caretaker or

the IHO immediately. If you do not take appropriate action your housing contract

will be at serious risk. Make sure that you do not spread the vermin to any other

room. Objects which you suspect of being infested with vermin are not allowed to

be brought into the building.

Bed bugs is a growing problem throughout the world. We ask you to pay extra

attention to any signs of bed bug infestation and contact us immediately at any

suspicion, such as bites on your body or blood stains in your bed.

Cost for pest control will be covered, according to agreement with the pest

control company, by the International Housing Office.

18

2.8 Special Rules when Living at a

Corridor

Kitchen duty

As a responsible corridor mate you are expected to take your turn on kitchen

duties. There is usually a list in the kitchen on which you can sign up for the

week(s) that you will be expected to see that the counters, stove top, oven, oven

ventilator, refrigerator, freezer and tables are cleaned. A green sponge should

absolutely NOT be used as it can damage the surfaces. You should also vacuum

the rug and dust/wipe the windowsills. If applicable the person on kitchen duty

should also clean the communal toilets and shower rooms. Use environment

friendly detergents. You are expected to buy other cleaning supplies. Often the

students living on the corridor have a common fund to buy common supplies.

Garbage and other waste

There are special containers in the kitchens so you can separate glass, plastic,

metal, paper and food wastes. Note that bottles, cans and cartons should be

washed and dried before placing them in the containers. Follow the instructions

in your housing area. It is prohibited to store things in entrances staircases,

corridors or balconies.

Cleaning – corridors, common kitchens, living rooms, toilets and shower

rooms, terraces/balconies.

- No waste in any of the rooms or common areas. Use waste separation

containers

- Always keep the stove clean

- Clean the floors at least once a week

- Remove things that do not belong in any of the rooms/ common areas

- Empty bottles and cans should be removed regularly

If the cleaning is not acceptable, a cleaning company will be called in and the

cost will be charged to the tenants on the corridor in question.

19

2.9 Special Rules when Living in an

Apartment

Kitchen equipment

Do not use pans that are smaller than the heating ring. This can damage the ring

and uses more electricity than necessary. You should clean around the rings

with a damp cloth immediately after use. A green sponge should absolutely NOT

be used as it can damage the surfaces.

You should also clean the floor and dust/wipe the windowsills. Use environment

friendly detergents. You are expected to buy other cleaning supplies. There is a

child protection device on the oven door. Use the stove ventilator to eliminate

cooking smells.

The refrigerator and freezer will use less electricity if they are defrosted regularly.

It will also help to keep food fresh. Never hack away ice because this can

damage the freezer coils.

Garbage and other waste

There are special containers so you can separate glass, plastic, metal, paper

and food wastes. Note that bottles, cans and cartons should be washed and

dried before placing them in the containers. Follow the instructions of the area.

It is prohibited to store things in entrances, staircases, corridors or balconies.

2.10 Insurance

What kind of housing insurance do I need?

For housing you will need an insurance that covers third-party liability.

Make sure that this is covered for your stay.

Ask at your home university if they have information concerning this.

If you cannot find information regarding this at your home university you should

purchase insurance with third-party liability of your own choice.

20

2.11 General Fire Regulations

In case of fire

- If possible rescue people in danger

- If possible warn other people in the building

- Call 112

- Try to put out the fire if possible with the fire extinguishers

Evacuation

You should leave the building via the nearest smoke free exit.

Do not use the elevator under any circumstances.

Preventive measures

There are fire extinguishers located in the building. Do not touch them unless in

the event of fire. Lives are in danger if the fire extinguishers are empty. If the fire

extinguishers have been used, then please contact the caretaker immediately.

Keep the exits clear.

Keep the fire doors closed at all times. These doors are not allowed to

be left open. The fire doors will isolate the fire and prevent the fire from

spreading to other parts of the building.

Use timers for the coffee maker, kettle and toaster.

Do not forget to switch off the cooker and oven. Do not keep any

flammable liquid or material near the cooker.

Do not place any paper near the lights.

Keep an eye on candles at all times, even tea lights. Do not place

candles on the television or on bookshelves or tea lights direct on any

surface. The lights put close together could easily produce large flames.

Do not leave televisions on standby. Remember to dust the television

regularly.

Extension leads can cause fires if crushed.

Only a limited number of people can visit the corridors at the same time

as the corridors have to be evacuated quickly in the events of a fire.

21

Smoke alarms

All rooms are equipped with smoke alarms. If the alarm sounds once every ten

minutes, then the battery needs replacing. Please replace the batteries

immediately.

Tenants at North or South Spoletorp, Klostergården

Please see the specific fire information in the chapter about your

accommodation.

2.12 Loss of Keys

During workdays

If you lose your key during office hours please come to the International Housing

Office. The International Housing Office is contactable Monday to Friday 08:30 to

17:00 on 046-222 0100.

The lock must be changed if a key is lost or stolen and not recovered within two

weeks after the key has been reported missing; the tenant will be charged for the

cost incurred.

During weekends/ nights

Call LU- Security (046- 222 07 00). They do not have a general key to open your

room, but they will give you the number of a lock smith. The locksmith will open

the room for you. You will have to pay the cost for opening the door plus any cost

for changing the lock if the key is not recovered within two weeks. You will be

expected to pay the cost of the service plus the cost of a lock change at the

room.

2.13 Laundry

In all student houses you will find common washing facilities (tvättstuga). You

have to book a time in advance in order to do your laundry. The use of laundry

facilities is included in your rent, therefore the use of the laundry rooms is free.

You will however have to buy your own washing detergents. There is a limit to

how many times you can book a laundry time per month. The laundry rooms are

often situated in the basement or in small buildings at your housing area.

If you do not understand the laundry instructions, please ask your neighbours.

If you live in an AFB building you book a laundry session online through their

website www.afb.se

If you prefer to book outside the laundry room the instructions are shown below.

2.14 Waste Separation Guidelines

The city of Lund is forward looking in its environmental thinking. Most housing

areas have some sort of waste separation in order to minimize the negative

effect on the environment; this also applies to the accommodation areas offered

through the International Housing Office.

In this section you will find information on how to separate and discard your

household waste in the proper way.

The proper containers for separation will be found in the collecting houses/

points beside the building.

Please, do NOT throw any waste outside of the bins/ containers, as this will

attract rats, birds and other animals.

Domestic waste

For example diapers, tampons, sanitary towels, dust-bags, dish-brushes,

chinaware, plastic toys, Swedish snuff, cigarette butts, leftovers, flowers and

flower soil, wet paper, coffee filters and tea bags.

Magazines and paper

This recycling category includes newspapers, journals, catalogues, leaflets,

envelopes and writing paper. Paper bags should be put in the cardboard bin.

Cardboard

Empty milk-, sour milk- and juice packing, egg-boxes, paper bags, corrugated

cardboard and more. The packing needs to be cleaned/washed when you throw

it away. Brown envelopes and padded envelopes/bags should be put here as

well.

Hard Plastic

Shampoo- and soap bottles, detergent bottles, margarine boxes, cottage cheese

packing, ice-cream boxes, food boxes, plastic lids, and soda- or squash bottles

which you cannot get a refund for. The packing should be dry and clean when

thrown away, to make it easier for the sanitation company.

Soft plastic

Plastic bags, empty toothpaste tubes, cling film, soft refill packing, cellophane,

Styrofoam.

Glass

Coloured glass and clear glass should be put in different containers. Deposit the

bottles which you can get a refund for in the local supermarket.

Metal

This is where you put tins, metal lids, tubes of metal, (for caviar, toothpaste etc),

aluminum foil, aluminum forms, bottle caps and tubes for tablets.

24

Batteries

All regular household batteries as well as small batteries (in watches, hearing

devices etc), rechargeable batteries, and lead batteries should be put in a certain

battery disposal bin.

Car batteries can be returned to the authorized dealer or to the closest recycling

centre (read more under “dangerous waste”). Devices with built-in batteries are

recycled as electric waste (read more under “electric waste”)

Heavy waste

For example bicycles, furniture and electronic waste should be handed in at

recycling centers.

Dangerous waste

For example toxic glue, paint, oils, domestic chemicals, dissolvent, car batteries,

fluorescent lamps and light bulbs. Never flush down dangerous waste in the toilet

or in the sink, since it can cause great damage. Dangerous waste is handed in at

the recycling centers.

Electric waste

Electric devices such as toys and tools often have materials which are

dangerous for the environment. Therefore, they have to be taken care of in the

right way. Electric waste must be returned to special points. Electric waste is for

example vacuum cleaners, computers, watches, cell phones, cameras, light

bulbs, low-energy bulbs and fluorescent lights. For radio, TV, videos, tape

recorders, loud speakers, clock radios and other similar devices, there are new

rules. If you buy a new device, you should return your old one to the store. If not,

the old device should be taken to the recycling centre.

Medicine

You can return old or residual medicine to the pharmacy.

25

2.15 Parking

properties, mark “Internet Protocol (TCP/IP)”, properties, chose automatic IP

address and DNS, press OK.

2.17 Internet at AFB and Micklagård

Getting started

AFB and Micklagård are both connected to Lunds Energi Urban network.

Internet is not included in the rent for tenants within AFB and Micklagård. You

have to register with an internet operator yourself. This is very easy:

Plug in your computer to the internet socket in your room

Open the web browser.

Different internet operators will be presented to you. See below for

recommendation, which one to choose.

After choosing and registering with an operator, you will be able to go online.

Payment of internet (Internet connection not included in the rent)

Not all International students have access to a Swedish bank account with

Internet service. Therefore you need to apply for a paper invoice when you

activate the internet connection of your choice. This will cost an additional 20 to

25 SEK per month from the company in question and a cash payment fee from

35 SEK (FOREX) to 80 SEK (Your Bank) for each invoice paid in cash.

It might be a good idea to choose an operator that offers long invoice periods

and accepts your LU ID number.

We advise that you base your choice on your specific needs and preferences i.e.

speed of connection, security or cost.

Problems with your internet

Please note that the staff at the International housing office cannot answer

questions regarding Internet connection. If you have not selected a service

provider, call Lunds Energi Open City Network Getting Started Support on

046-35 60 50. If you have selected a service provider, call the service provider‟s

customer service/support line.

Tenants in international corridors:

Leave common areas and kitchens clean and tidy, including washing your

dishes. Make sure to throw away everything you don‟t intend to bring with

you when you leave.

International housing office Cleaning inspection

The International housing office will be making an inspection of your room after

your departure. This inspection is made primarily to approve the cleaning you

have carried out but also in order to assess the general condition of your room.

We are planning the introduction of room inspections where the tenant will be

present. This system will be introduced gradually during the Autumn of 2011 and

Spring 2012. More information about whether this applies to you will be found in

the departure information, sent to you approximately one month prior to your

departure date.

Your responsibility as a tenant:

We refer you to point 11 of the Terms of tenancy which appear on the back of

your housing contract. Leaving the room „in good condition‟ means cleaning the

room properly and not leaving things in the room which were not present on your

arrival. If the inspection shows that you have not met the standards required you

will be liable to pay for any additional cleaning or the cost of disposing of items.

Cleaning properly will mean you avoid paying unnecessary costs:

You must clean the room thoroughly prior to your departure. Please note that

there will only be one „cleaning inspection‟ so you must see that you meet the

standards required when the inspection takes place.

Please use the cleaning checklist (PDF document) as your guide as to how to

clean your room. The inspection will be based upon the checklist so please refer

to it carefully. Some of the items may not be relevant to your room/apartment but

be sure to fulfill the criteria for all items which are present.

If you fail to clean properly the International housing office will charge you for any

additional cleaning which must take place. Below are listed some examples for

cleaning charges incurred if you do not clean properly. Prices are in Swedish

crowns and are subject to change.

Cleaning of bathroom SEK 675

Intensive cleaning of 1 room + kitchenette SEK 1560

Cleaning of shower stall SEK 430

34

Cleaning of refrigerator/freezer SEK 430

Cleaning of toilet, wash basin and mirror SEK 430

Cleaning of floor drain SEK 290

Prices given are examples. Actual costs will depend entirely on how much time it

will take to clean the room to a standard which the International housing office

deems as proper. Please note that it is the International housing office‟s

inspector who decides whether a room/apartment has been cleaned properly.

You are obliged to inform us, before you leave, if you suspect an infestation of

vermin in the room. This will allow us to try and address the problem before the

next tenant moves in. Cost for pest control will be covered, according to

agreement with the pest control company, by the International Housing Office.

We thank you in advance for your cooperation!

Evacuation alarms have been installed within the area Nordanvinden 3.

Smoke detectors with an inbuilt siren have been placed in the ceilings within the

flats and common areas.

When a smoke detector is activated

- The red diode will start to blink on the activated detector in the room

where there is a problem.

- All sirens on the same level as the activated detector will begin to

sound.

- The fire doors will be closed.

In the event of a fire

- Alert the emergency services by telephoning 112.

- Extinguish the flames if the opportunity arises.

- Close all doors

If there is smoke in the corridor, stay inside your room and close the door. The

rooms are built to protect you from fire for four hours. Therefore it is safer to stay

inside the room than to go out in the smokey corridor. Leave the building by

using the stairs. Never use the elevator in case of fire!

If the fire alarm is activated by mistake

The person who lives in the room/ flat where the detector has been activated

should call:

8 am – 4 pm: Caretaker 046-222 03 48

After 4pm: LU- Security 046- 222 07 00

Don´t try to turn off the fire alarm yourself. This can damage the fire detector and

will put your safety at risk. There are no batteries installed in the fire detectors

therefore it is just the caretaker who can turn it off.

Please note

Be aware that if you do not close the bathroom door while showering, steam

from the shower can set off the alarm. Cooking without using the fan or opening

the window can activate the fire alarm as well
