Working with the community to build for the future The Waterfront - continued The Marina A marina at Daedalus has the potential to add a new dimension and interest to the coastline and to support the marine employment and leisure uses planned for Daedalus. While a marina forms part of the emerging vision for Daedalus, it is likely that it would be delivered by private developers, in conjunction with the Crown Estate, who own the foreshore. SEEDA will work with these parties to ensure that any offshore development proposals enhance opportunities at Daedalus. The marina has the potential to: • complement and enhance the regeneration opportunities on the Daedalus site. The illustrations below show how these two key areas may look in the future • boost the attraction of the area as a marine sector destination. Local amenity benefits will include enhanced coastal and waterfront access, leisure facilities, education opportunities and the possible introduction of ferry and water taxi links within the Solent. • complement the existing marine leisure and commercial facilities provided elsewhere within the Solent and satisfy the demand for marina berths within the area. • enhance facilities for recreational users through the provision of improved access to the Solent and publicly available berths. • bring forward marine leisure and employment activity that is located within an under utilised area of the Solent away from commercial shipping activity. Working with the community to build for the future Hangars East Hangars East is located on the east side of the airfield and is accessed from Broom Way. This area currently consists of a large group of loosely clustered hangars and areas of hard standing adjacent to the airfield. It is an open, green area containing a number Proposed uses could include: • Aviation uses, utilising the site’s proximity to the airfield and existing hangar buildings • General employment use • Open space, retaining the character of the strategic gap • Potential for a new right of way • Environmental enhancements. General aviation Gliding of buildings which sit comfortably within Strategic Gaps i the landscape. It is located within the strategic gap - see box opposite. Strategic Gaps are designated through planning policy. They aim to prevent settlements from merging and provide areas of open space, which deliver environmental and social benefits. Proposed land use Employment-led Access and connections Main route Mixed use Local network Development principles • Development in this area should be sensitive to the strategic gap • Development will become progressively less dense the further north it extends across the site • Likely demolition/replacement of existing buildings with additional buildings, whilst ensuring that the open character of this area is maintained • New buildings should be carefully spaced and set within extensive planting to strengthen the green character of area • Development should meet the highest standards of sustainable construction and design • The strategic gap aims to protect the open countryside between Stubbington/Lee-onthe-Solent and Fareham/Gosport.
