A view from my heart
Dear friends,
It was about 12 years ago that I felt the need of building a residential housing
complex for post retirement affordable living for our silver citizens. This
thought emerged from a similar kind of concept in vogue in USA and Australia,
since 1980's.
I dreamt of a housing project where the senior citizens of our country would
enjoy:
A safe and secured life
A healthy and happy life
Where love will be in the air
Plenty of fresh air to breath
The setting will be that of a resort (Open & Green)
Where we will see senior citizens discussing, playing, enjoying and
laughing together
I was fortunate, God gave me a chance to fulfill my dream and we developed
our 1st Retirement Resort at Bhiwadi (Dist. Alwar, Rajasthan) near Delhi in
December 2004. The 640 family resort is complete and is already home to a
thriving and happy community. The response to this 100 crore project was so
overwhelming that we were spurred on to launching a similar one at Jaipur,
which in now under construction. The project at Lavasa is now being
launched with a great deal of enthusiasm and ambition acquired from our
previous experience.
We will do all that is possible to make your lives hassle free and full of fun.

Location Highlights
Lavasa is approximately an hour's drive (65 kms) from
Pune and almost 3.5 hours away from Mumbai (216 kms).
It is located at an altitude of 2000-3000 feet above sea
level, with state-of-the-art roads, robust infrastructure
and a salubrious climate all year round.
It is the largest Hill Station to be planned and developed
using the Geographical Information System (GIS).
Cradled in the heart of mystic Sahyadri mountain range,
there are five access routes to Lavasa, one of which is
enhanced and developed.
The Warasgaon Lake in Lavasa is 20 Kms long having a
maximum depth of 100 ft. with almost 90 streams coming
together to form this lake.
The winding hill roads of Lavasa extend to 126 kms.
Lavasa is embedded between 15 hills and valleys. The total
area of Lavasa is 25,000 acres, which makes it almost as

People Behind Utsav
Om Prakash Gupta (Managing director): Om Gupta a civil engineer, from BITS Pilani (‘69
batch) and Masters from Louisiana State University (USA),has always been the
entrepreneur. He has made the group grow from Patna to Jamshedpur, Delhi NCR
(Bhiwadi, Ghaziabad, Greater Noida and Gurgaon) and now to Jaipur, Jodhpur and
Lavasa. He is one of the pioneers in bringing professional maintenance of residential
complexes into India. His dream project, Ashiana Utsav, is of creating beautiful, serene
and secured environments for our valued seniors.
Vishal Gupta (Joint Managing Director): A product of Sydenham College (Mumbai) and
MBA from FORE school of management (Delhi), he has displayed an in-depth
understanding of the real estate business, customer psychology and the market behavior.
He has keen interest in conceptualizing, planning and detailing of new housing projects for
the company. He really has the eye for details.
Ankur Gupta (Wholetime Director): A Bachelor in business administration from Fairleigh
Dickinson University (USA) and an M.S. in real estate from New York University (USA). He
completed his education in real estate management where he did research for many
residential projects specifically for senior housing. After spending time at Ashiana, he has
developed his skills further and adds his experience in the development of Ashiana Utsav.
A.K. Mattoo (Director): Mr. Mattoo a mechanical engineer, has over 40 years of experience
in administration, project planning, project execution, maintenance and operations. He
has served in major organisations namely Border roads (GREF), Bharat Heavy Electricals
Ltd. (BHEL) and Tata Steel. As deputy director and director town services he maintained
the municipal services for Jamshedpur. Mr. Mattoo has also served as the Chairman of the
Jamshedpur notified area committee. A well known sports administrator who has led
India as chef-de-mission for the SAF Games (’84), Asian Games (‘86) & Olympics (‘00) and
he is the treaser of the Indian Olympics Assocciation .
C.K. Basu (Advisor): Mr. Basu, an engineer by qualification has over 37 years of varied
experience in the Indian Army, National Institute of Foundary & Forge Technology, and as
an Indian Administrative Services (IAS) officer. He has experience and knowledge in the
fields of project planning and project management, Sub-divisional, district, divisional
administration, hospitality industry, health-care, urban development and housing
finance. He last served in the Government of Bihar in the rank of chief secretary.

Varun Gupta (Director): A Bachelor in Science from Stern School of Business, NYU, Varun
majored in Finance and Management and graduated with the high academic distinction,
'Magna Cum Laude'. He then joined Citi Group in Commercial Mortgage Backed Securities
where he was underwriting commercial real estate. After a year and a half of this rich
experience, he has joined Ashiana where he is looking after Land and Finance and he is the
youngest member of the team
Sonal Mattoo (Director): An alumna of The Lawrence School, Sanawar, Sonal acquired
her BA. LLB (Hons) from the prestigious National Law School of India University,
Bangalore, (1991-1996: Five year integrated law course). In addition to specialised legal
work, Sonal has chosen to offer training programmes in particular soft skills to
companies. As Founder Director of Helping Hands an NGO working in the area of Legal
education and awareness & Preventing and Managing Sexual Harassment and Gender
Discrimination at the Work Place.
Ashok Gongopadhyay (VP ARVL): He served in the defence forces and para military
organization for over 25 years and now with Ashiana for over 12 years, has shown his
exemplary understanding of the real estate market and has shown the potential of
Bhiwadi to the customers of Ashiana. His extra curricular achievements include serving
as the secretary general of the Indian boxing federation and a member of the business
commission of international boxing association.
Shyamal Kumar Palit (General Manager Engg.): Civil (Engg.) Graduate with 21 years post
qualification experience in construction, have been working for Ashiana for last 16 years
from corporate office, overseeing construction related off-site construction management
activities. Prior to that, worked in field execution in diversified areas like high precision TV
towers, domical shell, bridge on tricky river of Assam, power plant in overseas project
and housing with Ashiana. Believe in continuous learning, reasonably flexible in human
