Stockland “Change for Life” Promotion – Terms and Conditions
PART A – THE PROMOTION
1. In these terms and conditions and all advertisements relating to the Stockland ‘Change for Life’ promotion (Promotion), Stockland means the Stockland entity selling land at
the relevant residential community and its related entities (for details of the Stockland entity, contact a Stockland Sales & Information Centre).
2. The Promotion runs from 12 January until 25 February or until all of the Home and Land Packages are sold (refer to paragraph 3 below), whichever is the earlier (Promotion Period).
3. The Promotion applies only to selected home and land packages at participating Stockland residential communities (each a ‘Home and Land Package’). The Stockland
residential communities participating in the Promotion are
4. McKeachie’s Run, Murrays Beach, Bayswood’s Beach, Brooks Reach and Waterside.
5. The Promotion is available to each person (referred to as a Buyer) who:
(a) in respect of a Home and Land Package (within New South Wales):
(i) pays a holding deposit as required by Stockland during the Promotion Period;
(ii) within 14 days after the date the Buyer or its representative receives the Land Contract from Stockland:
(A) enters into the Land Contract; and
(B) pays to Stockland the balance of the deposit required under the Land Contract; and
(iii) completes the Land Contract in accordance with its terms.
PART B – HOME AND LAND PACKAGES
1. Each Home and Land Package included in the Promotion consists of land and a home which are sold separately. Stockland is responsible for the sale of the land only.
A Buyer wishing to purchase a Home and Land Package will need to enter into a Land Contract with Stockland and a separate contract or building tender with the relevant
builder (Builder) for construction of the home (Building Contract). For details of the Builders, contact the relevant Stockland Sales & Information Centre.
2. To get the benefit of the home component of a specific Home and Land Package the Buyer will need to enter into the Building Contract for the selected Home & Land package
by 25 February 2013. and that contract must be unconditional in relation to the obligations of the Buyer by such date as may be nominated by the Builder.
3. The Builders are not subsidiaries or related entities of Stockland. Stockland makes no representations and gives no warranties about the Builder’s ability to enter into or
perform the Building Contract. Stockland will not be liable for:
(a) any failure by the Builder to enter into or perform the Building Contract;
(b) any delays in construction;
(c) any representations made by the Builder; or
(d) any loss suffered by the Buyer or any other person in any way arising out of or relating to the Building Contract.
4. Any advertised Builder ‘upgrade bonus’ or any other Builder ‘extras’, incentives, concessions or rebates, whether in cash or in kind, are offered by the Builder alone and
Stockland accepts no liability or responsibility with regard to them. They are subject to such eligibility criteria and terms and conditions as may be imposed by the Builder.
Buyers should make appropriate enquiries with the relevant Builder.
5. The advertised price of a Home and Land Package is only valid during the Promotion Period, and:
(a) is based on the Builder’s standard specifications and inclusions for the home, details of which can be obtained from the Builder;
(b) unless otherwise advertised, may be subject to exclusions such as landscaping, fencing, and any other exclusion nominated by the Builder. The price of the home
may also vary in other circumstances as set out in the Building Contract. Buyers should make appropriate enquiries as to exclusions and variations with the Builder
prior to purchase;
(c) does not include stamp duty on the Land Contract or the Building Contract, registration fees (including registration fees in relation to the transfer of the land), local
government change in ownership fees and any other fees or charges (including legal fees or the costs of other services) incidental to the acquisition of land or a home
or the construction of a home. Buyers will need to pay these fees and charges separately;
(d) is subject to adjustments under the Land Contract including, but not limited to, council rates, land tax and other statutory charges; and
(e) is correct as at the time of publication, but may change as a result of variations in the inclusions or specifications of the home required by the Buyer or due to any
other circumstances that may affect the price as set out in the Building Contract, or changes in local, state or federal government laws or requirements applicable
to the acquisition of land or a home or the construction of a home.
6. Where a specific home and land combination is advertised, Buyers will not be able to choose alternative homes or land for the Home and Land Package unless otherwise
agreed by Stockland (in which case, advertised prices and incentives may change). Each such Home and Land Package is unique and is only available until sold.
7. Photographs and illustrations in advertisements are intended to be a visual aid only and may show inaccuracies in respect of the description, identification and/or boundaries
of the land, or items or inclusions which do not form part of a particular Home and Land Package. Advertisements may also refer to features which are not available for
all Home and Land Packages. Stockland gives no warranty and makes no representation as to the accuracy or sufficiency of any description, illustration, photograph or
statement contained in any advertisement and will not be liable for any loss or damage suffered or incurred by a Buyer or any other person who relies upon the information
in any advertisement except for any liability which cannot be excluded by law. Buyers should make appropriate enquiries with their Stockland Sales Representative and the
Builder regarding the full description and specifications of the Home and Land Package they are interested in prior to purchase.
8. Building covenants and design requirements apply to the land. Each completed home must comply with all building covenants and design requirements applying to the land.
If a Buyer wishes to make alterations to the standard specifications of a home, then the Buyer must ensure that such alterations comply with all applicable building covenants
and design requirements.
PART C – VISA PRE-PAID GIFT CARD
1. Subject to the terms and conditions set out in this Part, each Buyer is entitled to receive on selected Home and Land Packages:
(a) a Universal pre-paid gift card (Universal Gift Card) to the value of $5,000 from Stockland if they enter into a Land Contract in accordance with these terms and
conditions; and
(b) a Universal Gift Card to the value of $5,000 from participating Builders if they enter into a Building Contract with a participating builder in accordance with these
terms and conditions.
The Universal Gift Card from Stockland will be received on or around the time of settlement of the Land Contract. The Universal Gift card from the Builder will be received on or
at the time of the final progress payment under the Building Contract.

2. In order to receive the Universal Gift Card, the Buyer must:
(a) enter into a Land Contract and a Building Contract in accordance with the terms set out in these terms and conditions;
(b) satisfy any other condition of eligibility to receive the Universal Gift Card as set out in the Land Contract or as otherwise specified by Stockland of the Builder or the
issuer of the Universal Gift Card; and
(c) complete the Land Contract in accordance with its terms.
A Buyer will not be entitled to receive the Universal Gift Card if entry into, or settlement of, the Land Contract is extended at the request of the Buyer or delayed as a result of the
Buyer’s default or if they do not comply with these terms or conditions relating to the Building Contract or any other terms and conditions which may be imposed by the Builder.
3. The Universal Gift Card is subject to terms and conditions imposed by Pinpoint Pty Ltd ABN 49 002 693 656, and the issuer of the card, Heritage Building Society Ltd

4. The Universal Gift Card cannot be used in certain retail outlets. Stockland does not accept any liability or assume any responsibility in any way arising out of, or in relation to,
the use of the Universal Gift Card, or for any card faults or defects or if the Buyer is unable to use the Universal Gift Card for any reason including if the Universal Gift Card is
damaged or lost.
5. Stockland will only offer one Universal Gift Card for each Land Contract. Where more than one person is noted as the Buyer in the Land Contract, then the Universal Gift
Card will be offered jointly to all persons noted as the Buyer in the Land Contract. The Universal Gift Card is personal to the Buyer, and is not transferable, exchangeable or
redeemable for cash.
6. The Universal Gift Card will be made available on settlement of the Land Contract and card activation details will be posted separately to the Buyer within two weeks of settlement.
7. A Buyer may at any time up to 14 days before settlement of the Land Contract by notice in writing to Stockland request to apply the value of the Stockland component of the
Universal Gift Card to the purchase price payable by the Buyer to Stockland under the Land Contract in lieu of receiving the Universal Gift Card. If the Buyer gives a notice
requesting that the value of the Universal Gift Card be applied to the purchase price under the Land Contract, then subject to the prior consent of Stockland (which may be
given or withheld by Stockland in its absolute discretion), the value of the Stockland component of the Universal Gift Card (inclusive of any GST) will be set-off the purchase
price as an adjustment in favour of the Buyer at settlement of the Land Contract. The Buyer may also make arrangements with the Builder to apply the value of the Builder
component of the Universal Gift card to the Building Contract
8. The Buyer is responsible for informing their lender about the Universal Gift Card. If the Buyer’s lender requires that the whole or any part of the value of the Universal Gift card
must be applied to the purchase price payable by the Buyer to Stockland under the Land Contract or any amount paid under the Building Contract, the Buyer acknowledges and
agrees that the amount of the Universal Gift Card (or part thereof) will be set-off the purchase price as an adjustment in favour of the Buyer at settlement of the Land Contract.
9. Any taxes which may be payable as a consequence of receiving the Universal Gift Card are the sole responsibility of the Buyer.
PART D – REDUCED DEPOSIT OFFER
1. Subject to the terms and conditions set out in this Part, the Promotion entitles each Buyer to elect to pay an initial deposit of $5,000 on entry into their Land Contract (Reduced Deposit).
2. In order to receive the benefit of the Reduced Deposit, the Buyer must:
(a) consult by telephone or face-to-face meeting with a Stockland Home Finance Specialist during the Promotion Period. Please visit http://www.stockland.com.au/

(b) prior to entering into the Land Contract, present to their Stockland Sales Representative a $5,000 Land Deposit Certificate issued by Stockland Home Finance; and
(c) enter into a Land Contract in accordance with the terms set out in these terms and conditions.
3. All applications for finance are subject to the relevant lender’s normal credit approval criteria, and will vary subject to each individual’s personal financial situation. Full terms

PART E – FIRST HOME OWNERS GRANT AND STAMP DUTY SAVINGS
1. First Home Owners purchasing a Home and Land Package may be eligible for the $15,000 First Home Owner Grant and a transfer duty exemption or concession.
2. The First Home Owners Grant and applicable transfer duty exemptions or concessions are Government initiatives and are not Stockland promotions. Eligibility and date

PART F – GENERAL TERMS
1. The Promotion is not available in conjunction with any other promotion or offer by Stockland.
2. The Promotion is subject to any other terms and conditions contained in the Land Contract or the Building Contract.
3. To the extent permitted by law, Stockland is not liable and does not accept any responsibility for any loss or damage suffered or incurred by a Buyer or any other person:
(a) by reason of any incorrect or incomplete information which may be communicated in the course of the Promotion;
(b) who relies upon the information in any advertisement relating to the Promotion or participates in the Promotion; or
(c) due to the inability of Stockland to provide any aspect of the Promotion as a result of the act of any third party.
4. To the extent permitted by law, Stockland may cancel or make changes to the Promotion at any time without notice. Such changes may include adding or withdrawing a
Home and Land Package or shortening or extending the Promotion Period.
5. These terms and conditions supersede any prior terms and conditions for the Promotion.
PART G – PRIVACY CONSENT
1. Stockland collects personal information in order to conduct the Promotion, to assist in providing the products or services an individual has requested (if any), and to improve its
products and services. Stockland may use the information for promotional, marketing, publicity, research and profiling purposes, and may be in touch by any means (including
telephone, email or SMS) at any time to let you know about products, services or promotional activities which may be of interest to you until you inform Stockland otherwise.
2. Stockland may also share individuals’ information with other persons or entities who assist it in providing its products or services or running competitions or trade promotions.
Stockland may also disclose personal information to third parties’ as required by Australian regulatory authorities.
3. Stockland is bound by the National Privacy Principles in the Privacy Act 1988 (Cth), and by participating in the Promotion, each participant is taken to consent to its privacy
