3.3 Physical Environment 3.3.1 Soils and Geotechnical Stability A detailed Geotechnical Study has not been prepared for the site. Conclusions can therefore only be drawn from the physical appearance of the site. As stated previously, the saddle-like appearance of the landform defines the site with a small poron of the site in the eastern corner filled to the same level as the adjacent Hay Road/Tibradden Circle. The City of Belmont’s Engineer has advised that the site would require the compleon of a comprehensive geotechnical report and Acid Sulfate Soils (ASS) report prior to any future development of the site. 3.3.2 Water Bodies Centrally, the subject land looks to be low lying; however, the City of Belmont Environmental Officer has advised that there are no registered wetlands located on the site. As stated previously, a dampland with associated vegetaon is located in the centralwestern poron of Lot 603. There is a created drainage pond on the ‘Parks and Recreaon’ reserve outside the site (to the west) which is likely to be contribung to the retenon of some water on the subject land, however any future development of the site would require appropriate fill and drainage to be provided. The City’s Engineering Department has provided relevant Floodway and Flood fringe mapping (refer Figure 11) which shows that the central poron of the site is located within the Flood fringe. Lots 6, 7, 244 & 245 Fauntleroy Avenue are not impacted upon by either the Floodway or the Flood fringe. The Water Corporaon have advised that any residenal development within the Flood Fringe would need to achieve RL5.15 to be above the 1 in 100 year flood level.
