3.4.4 Public Transport

3.4.4 Public Transport Well serviced public transport opportunies are provided within close proximity to the site (within an 800m radius), with two bus stops located on Great Eastern Highway between Lilian Grove and Fauntleroy Avenue. The Redcliffe Bus Depot is also located within close proximity to the site, approximately 1 kilometre south along Fauntleroy Avenue. 4.0 OPPORTUNITIES & CONSTRAINTS An Opportunies and Constraints Analysis has been undertaken for the site (refer Figure 15) which indicates a number of key consideraons in the development of the DA8 Structure Plan. As can be seen within the list below, the number of opportunies to developing the site far outweighs the constraints: 4.1 Opportunies Various opportunies were idenfied and, where possible, integrated into the design of the Structure Plan. Some of the idenfied opportunies are beyond the scope of this Structure Plan to fulfil; however, they should be recorded as possible future iniaves for the City of Belmont’s consideraon. • The subject site is zoned ‘Urban’ in the MRS and ‘Residenal R20’ within the City of Belmont TPS14. The Scheme also idenfies the site as a Development Area within which a Structure Plan is required prior to the approval of subdivision or further development; • The site is one of only a couple of remaining infill sites within the City of Belmont which has development potenal; • The site is located in a key strategic area, abung the Swan River and within close proximity to the airport and Great Eastern Highway; • A large area of the site is owned by one landowner (WAPC) who has previously considered design opons over their site. • Individual landowners fronng Fauntleroy Avenue are generally keen to consider increased development opportunies for their individual properes. • Surrounding residenal properes to the south and west have been developed with a smaller lot size than that historically associated with the suburb of Ascot. • Lilian Grove exists as an unconstructed road reserve which has previously been designed to connect with Tibradden Circle in plans prepared for the owner of Lot 603 Tibradden Circle (WAPC). • Opportunity for redevelopment of privately owned lots fronng Fauntleroy Avenue in a coordinated, rather than an ad hoc, manner prevenng the creaon of baleaxe developments. • The City of Belmont has advised that there are no significant environmental issues which would impinge development on this site (ie wetlands, vegetaon etc) • Good connecvity between the subject site and adjoining residenal developments and arterial roads. • Opportunies for linkages from the subject site to the Swan River via the exisng pedestrian access way to the north. • Development of the informal pedestrian link through the unconstructed poron of Lilian Grove (perhaps in a road reserve) picking up on the recommendaons within the Garvey Park Trail Plan. • Exisng public transport connecons along Great Eastern Highway within walkable catchment of the subject site • Preliminary advice provided to the Consultant team states that exisng services and infrastructure are able to be extended into the site, reducing construcon costs of the new development.
