2.0 PLANNING CONTEXT 2.1 Statutory Planning Context 2.1.1 Metropolitan Region Scheme The subject site is zoned ‘Urban’ in the Metropolitan Region Scheme (MRS) (refer Figure 3). Land to the north, south and east is also zoned ‘Urban’ in the MRS with land to the west reserved for ‘Parks and Recreaon’ (Garvey Park) and the ‘Primary Regional Road’ reservaon of Great Eastern Highway further to the south. The Western Australian Planning Commission has advised that Lot 603 Tibradden Circle is ideally suited for residenal development, given the proximity of the site to exisng services and infrastructure and its locaon within an exisng established residenal area.
