Chapter 4: The Emergence of Leadership in Energy and Environmental Design (LEED) LEED is a third-party certification program, founded and administered by the U.S. Green Building Council (USGBC). It’s a voluntary program that was launched in 1998, just five years after the founding of the USGBC itself. The goal of LEED is to: • Establish a common standard of measurement to define “green building.” • Promote integrated, whole-building design practices. • Stimulate green competition. • Raise consumer awareness of green building benefits. • Transform the building market. LEED’s mission is to drive building trades toward the construction and renovation of buildings that are more energy efficient and environmentally friendly, and that provide healthier environments for their occupants. But, LEED also impacts the landscape industry. A portion of the credits outlined in its system to rate and certify green building projects deals with landscape and landscape-related activities. Program on a roll More than 175 U.S. cities now have green building programs. A typical example is Chandler, Arizona, which in the summer of 2008, mandated that all city buildings, including its then-under-construction, $6-million fire administration building, conform to LEED certification standards. “Chandler residents are expecting that the city be more environmentally sensitive,” Jason Crampton, city planner and green building coordinator, told the Arizona Republic. “We want to be a leader in green building so that private developers can follow.” Although LEED is aimed primarily at the construction industry, it impacts the green industry in several ways. Partnering opportunity “LEED is looking for our knowledge,” said Committee member Jay Fraleigh. “We should partner with LEED, not attempt to compete with it,” added Dean DeSantis. “It seems like every new building going up in Portland is going to 10 Green Industry ECOnomics
e LEED certified or they’re trying to get LEED certification,” said DeSantis, who sees landscape property management opportunities in the LEED-EB (Existing Buildings) category, especially. “We are starting to see property managers who have gotten a directive from above, saying they want to get LEED certification for their existing building, and part of that certification is under the category of operations and maintenance,” said DeSantis. “There is opportunity for us to have impact on those existing buildings and to partner with property managers to help them earn LEED points from a maintenance standpoint.” To that end, his company has developed marketing literature telling property managers how it can help them acquire points for certification in both the EB and New Construction (NC) categories. A range of categories LEED, which has become an internationally recognized program, has rating systems for a number of construction categories, including: • New Construction • Existing Buildings • Operations & Maintenance • Commercial Interiors • Core & Shell • Schools • Homes LEED for Retail was expected to launch in the first quarter of 2009. LEED for Neighborhood Development will have its post-pilot launch sometime in 2009, and a program for Healthcare Green Building was under review as this report was being written. At this time, only a few of the credits outlined in the LEED certification rating system impact the landscape industry and some of them indirectly. For instance, LEED New Construction and Major Renovations offer single credits for the following landscape or broadly defined landscape-related services: • Heat island effect, roof • Heat island effect, non-roof • Site development, protect or restore habitat • Site development, maximize open space • Stormwater design, quantity control • Stormwater design, quality control • Water-efficient landscaping, reduce by 50 percent • Water-efficient landscaping, no potable use or no irrigation What is “sustainability” and why do I care 11
