Fasken Martineau DuMoulin, Vancouver’s largest law firm,

wanted a contemporary office that would set them apart from the

traditional offices of their competitors. They also wanted the space

to harmonize with the natural materials of the west coast.

Given Vancouver has some “gray” days during the winter months,

the lawyers wanted to add colour to the offices - thus coloured

glass panels in blue, red, green and yellow were incorporated into

the office front sidelites.

IBI GROUP

A limited palette of materials was used - starfire glass, coloured

Accura glass, terrazzo, stone, white caesar stone surfaces,

buff-polished aluminum, and unstained quarter-cut elm. A Client

Services area was created with Reception / Concierge service and

numerous boardrooms that “morph” into different sizes with Skyfold

walls and modular tables. All lawyers have universal offices with

modular work walls.

FRASER MILNER CASGRAIN LAW

Fraser Milner Casgrain’s relocation from First Canadian Place to

the iconic Royal Trust Tower designed by architect Mies Van Der

Rohe presented IBI Group with a very unique design challenge.

IBI GROUP

Guiding principles included leveraging knowledge capital by

fostering interpersonal contact, collaboration, and mentoring in

a relaxed culture. A series of vertical community zones are linked

via feature interconnecting stairs between floors. Universal office

planning for all perimeter lawyer offices permitted maximum

flexibility and growth.

A timeless palette of materials seamlessly integrates with the

building’s modernist vocabulary. Embedded technology

throughout the premises permits staff to work better, faster,

and more efficiently.

RICHARDSON GMP

Following a merger with Richardson, the Private Client group at

GMP became Richardson GMP. The decision was made to expand

onto a contiguous floor of the GMP office and create a space to

reflect the culture of the new brand. The existing interconnecting

staircase was extended to provide access between the existing

Private Client floor and the new reception area which would be

used by Richardson GMP clients and staff.

IBI GROUP

The warm limestone floor and walnut wood tones were carried up to

the new floor while new carpet and stone finishes were introduced

to create a bright, fresh aesthetic. Full-height glass office fronts and

sliding doors were also carried through the office space to maintain

a level of consistency with the existing floors.

The project succeed in achieving the goal of creating a harmonious

blend of existing features and amenities while reflecting the new

brand of Richardson GMP.

HEWLETT PACKARD

In 2009, IBI Group was awarded the contract to become the

Designer of Record of Hewlett Packard’s offices across Canada.

HP is undertaking an ambitious global campaign to update and

unify their office portfolio, based on a program developed by

Gensler in the U.S. To date, IBI Group has completed projects in

nine locations, amounting to over 300,000 sq ft of renovation or

new leaseholds.

HP’s goals for these updated premises are to provide a unified

look and feel that emphasizes the HP brand, and to create a

more efficient and effective workplace that inspires creativity,

fosters collaboration, and quickly adapts to a rapidly changing

business model.

HP’s Ottawa portfolio includes a renovated 110,000 sq ft office in

Kanata, as well as 80,000 sq ft in the downtown core. The Kanata

premises were completely refurbished in 2010, incorporating an

enhanced reception area and “E Club” (staff lounge), a call centre,

and a high security service centre.

CANACCORD GENUITY

TORONTO, ONTARIO, CAN

Canaccord Financial was expanding their business as it joined

forces with Genuity, a wealth management firm, located in another

building in the downtown Toronto core. A decision was made

to increase the Canaccord space at TD Canada Trust Tower by

adding a 4th floor to accommodate the expansion.

IBI GROUP

The merger presented the Interiors Team with the challenge to

create an integrated environment, while promoting a high quality

of service and professionalism. A new flavour was needed to

represent the latest brand.

A graceful staircase was designed to connect the private client

departments on two floors in order to bridge the new groups and

encourage interaction. The elegant limestone floor was carried into

the new space while both dark and light wood were used to create

a fresh and timeless look.

MANITOBA HYDRO

WINNIPEG, MANITOBA, CAN

Manitoba Hydro has just undergone a complete consolidation of

offices from 14 different locations into a new 22-storey purpose-built

complex in Winnipeg. The mandate was to create a world-class

sustainable project while also focusing on revitalizing Winnipeg’s

downtown core. Innovative technologies not previously attempted in

North America were utilized throughout the building to help reduce

the carbon footprint as well as achieving a LEED ® Platinum rating.

IBI GROUP

Specialty areas developed in the building included a large

conference complex in the podium level, complete IT floor with

data centre, trading areas for power transactions, and central

library / training complex. Complete new workplace guidelines

were established that helped foster a collaborative cultural

change but still respected the building’s unique nature and

architectural language.

A universal “kit of parts” approach provided a single-station

footprint with variation determined by job function only. Community

spaces were developed throughout the floor plates with more open

“public” activities occurring at the core areas and more enclosed

“owned” spaces happening within the groups.

WeirFoulds is a Toronto law firm that was founded 150 years ago.

In September 2012, the firm moved into 68,000 sq ft of a new

office space, in the iconic TD Tower, designed and managed

by IBI Group. In moving to new offices, WeirFoulds was

interested in not only updating the “look and feel” to reflect their

new brand identity but also create space efficiency, to meet a

mid-range budget.

IBI GROUP

IBI Group designed a 12,000 sq ft client centre complete with

Skyfold walls in several boardrooms for maximum flexibility. To

conceal base building washroom and stairwell doors, the designers

commissioned the Toronto artist Dennis Lin to design and fabricate

a 40 ft structure of black steel “leaves”.

On the practice floors, partners and associates reside in universal

offices with semi-translucent glass fronts to let daylight into the

interior areas. Unifor furniture from Italinteriors was used for all the

offices and secretarial workstations.

ROGERS PUBLISHING

TORONTO, ONTARIO, CAN

The Rogers Publishing project was driven by the physical

reorganization of over 40 magazine titles, including the company’s

high profile mastheads: Maclean’s, Chatelaine, Flare, and Hello.

By increasing space efficiency and utilizing new, smaller but more

efficient workplace footprints, four floors were condensed into three,

shedding about 25% of the original space. This reduction in space

and the associated long-term real estate savings is what ultimately

funded the project.

The new organizational model creates a synergy between the

varying groups in an open, collaborative environment that increases

the number of meeting areas on a per capita basis.

When this project was fully completed in November 2011, it became

a landmark office in Canada. Not only does it occupy a remarkable

new LEED ® Platinum building that expands the business core

boundary south of the historical King & Bay area, but it challenges

all the planning and space standards developed by accounting and

professional firms across North America.

IBI GROUP

The office environment is neutral except for the client’s branding

colours that have been used uniquely on the floors in glass

meeting rooms. The only interior offices that are 120 sq ft are for the

partners, with glass sliding fronts and fritted glass. All other staff

is accommodated in 6 ft x 8 ft workstations, all on the perimeter

windows – allowing natural light to penetrate the entire office. One

floor is devoted to training and a large staff lounge complete with

outdoor patio.

HICKS MORLEY

Hicks Morley is one of Canada’s leading mid-size legal firms,

specializing in Labour and Pension law. IBI Group was retained in

2009 to conduct a Strategic Study, along with Jones Lang Lasalle,

in order to determine the best real-estate strategy for the firm. In the

end, they decided to relocate, after 24 years, to TD Centre, Tower 2.

IBI GROUP

The main objectives of the design were to update the firm’s look

and feel to better reflect their position in the market, to create a

client-focused conference area that would incorporate a flexible

space to run large corporate training events that previously

necessitated off-site rental of space, and to provide more effective

workspaces for administrative staff.

IBI Group was challenged by KPMG to create a contemporary

office environment that would set them apart from the offices of

their competition and align with the company’s prestigious

reputation. The resulting new premises capture their professional

image in a modern and classic space.

IBI GROUP

The design team was responsible for programming, strategic

planning, full design services, and relocation for 300,000 sq ft

of office space on 12 floors in the Bay-Adelaide Centre for the

Toronto headquarters of this international accounting firm. A full

Client Services floor offers flexibility with Skyfold walls and

state-of-the-art equipment and and audio-visual technology.
