Starting with a blank canvas is always exciting to create something new and exceptional. Starting with the plot, we can explore all the<br />

topography of that land; where the sun moves, where the light and shade appear and how best to optimise your views. apm has an excellent<br />

track record of completing many new construction projects and all with very specific requirements. We know which architects/builders<br />

and designers will work best for your project. Once a construction company is selected, the <strong>APM</strong> team coordinates and controls the entire<br />

construction phase on site, providing regular financial budget breakdown and a progress report with visual backup. We also assume the<br />

task of obtaining permits from the local authorities to ensure that the project meets local regulations.<br />

Located in Santa Ponsa the house is designed on two levels. On the upper floor there<br />

are 3 bedrooms plus a separate one bedroom guest apartment with its own access.<br />

The lower floor has an open plan design to join the main living areas to give a spacious<br />

feel. The kitchen leads onto the dining room with double fronted designer fireplace and<br />

this area joins the spacious living room that opens up onto an exterior terrace. All these<br />

areas are enhanced by the large floor to ceiling windows to complement the space and<br />

create light.<br />

heating and air conditioning systems.<br />

The exterior is distributed on different levels to create different areas. apm radically<br />

changed the plot to provide a large pool with a raised terrace to create a “chill out” area.<br />

running through the house which emanates from the inner courtyard where gently flowing<br />

Son Juvera is nestled in a private location on the outskirts of Andratx with wonderful views<br />

across Mallorca’s famous Sierra Tramuntana Mountains and it is an excellent example<br />

of apm’s work at its best; taking a historic 17th century Mallorcan finca and completely<br />

updating the building and the surrounding grounds to provide a superb country residence.<br />

The overall objective was to maintain the main structure and historic character of the<br />

<strong>architecture</strong> retaining many original features and this made the core refurbishment of the<br />

finca as demanding as a completely new construction.<br />

Traditional Mallorcan buildings have the inherent challenges of humidity and dark rooms<br />

as they were originally designed to keep out sunlight in order to maintain the interior<br />

cool in summer. One of the main tasks was to re organise the layout of the building<br />

to maximise space and light in the rooms and moisture was removed from the walls<br />

via a special drainage system. The original electrics and plumbing were scrapped and<br />

completely overhauled.<br />

Finally, the interior design and decoration of the property was imaginatively created to<br />

provide a comfortable, modern home in a unique environment. The exterior grounds and<br />

gardens were landscaped to offer maximum privacy whilst enjoying the privileged location<br />

and beautiful views. A new pool and sunbathing leisure area were created providing<br />

covered terraced areas for hot summer days and clever lighting for the evenings to enjoy<br />

outside dining.

In its own hidden grounds above Andratx, Tres Olivos commands stunning views with the<br />

mountains in the background; a stunning rural setting for an equally impressive finca<br />

which dates back to the 17th century.<br />

A good example of transforming an area of the house that was originally dark and cold<br />

is in the kitchen/dining area. Here we replaced an entire wall with a floor to ceiling glass<br />

paneled door which now opens up onto the exterior terrace dining area. We also inserted<br />

ceiling glass panels in between the wooden beams to let in yet light and sunshine.<br />

The objective of this project, which was completed in less than 15 months, was to<br />

maintain all the historic detail and combine it with subtle modern interiors and technology<br />

to offer all the modern day comforts for year round living. The restoration of this type of<br />

property can be more challenging than a new construction. However, the finished result is<br />

a triumph of today’s know-how with the timeless charm of a traditional Mallorcan finca.<br />

When apm acquired this detached villa in the exclusive Son Vida residential area, it looked<br />

very dated in the 1980’s Mediterranean villa style and in need of much attention. apm set<br />

to work to transform this tired looking property and completely refurbish and modernise<br />

it to the highest standards and quality right through to the installation of central heating<br />

and a solar power plant.<br />

Alcoraira features one main house with guest and staff apartments and two living areas.<br />

Although the original structure of the property has been maintained, all the interiors have<br />

been updated to offer a sleek, contemporary style which extends to the new exterior<br />

façade which now features elegant, clean white lines and natural stone trim around the<br />

terrace and windows. The two outside swimming pools were completely redesigned and<br />

a separate outdoor sauna was added. Finally, new planting has been carefully landscaped<br />

to establish a beautiful garden that offers privacy, colour and texture with the evocative<br />

scents of the Mediterranean.<br />

a new sauna area and a enlarged the exterior patio terrace. In keeping the with the<br />

property’s new fresh look, the grounds and planting were also redesigned.

This villa takes the name of Levante from one of the winds that blows across Mallorca<br />

in summer and like the wind, <strong>APM</strong> worked through this project at a steady pace looking<br />

at aspects of the building and decided on a radical refurbishment to completely<br />

modernise and increase the constructed area of the villa by approximately 150 m2.<br />

The entire exterior has been reshaped and now appears modern and much larger with<br />

a spacious natural stone tiled terrace for eating, relaxing, swimming and sunbathing.<br />

The main salon has been extended and now has attractive views of the pool and<br />

terrace area with a floor to ceiling chimney feature that separates the open plan<br />

layout of the kitchen and living area.<br />

Sirea is located in the heart of some of the best golf courses on the island and within<br />

walking distance of the Santa Ponsa Country Club.<br />

The task here was to optimise space, transform rooms and update the facilities<br />

using the best methods and technology available. The main house originally featured<br />

three bedrooms which have been converted into two large bedrooms with new<br />

ensuite bathrooms. The large, full height windows open up the space and let in light.<br />

Outside the large pool, lawns and gardens make the best of the property’s prime<br />

location and wonderful views across the mountains.<br />

This project has been a real transformation of what was previously a rather dark, ground<br />

floor apartment consisting of two apartments with an enviable location overlooking the<br />

community gardens and sea beyond. The challenge for apm was to completely refurbish<br />

the space and divide it once more into two separate apartments complete with their own<br />

kitchen, bathroom and two double bedrooms.<br />

The result is a spectacular, contemporary living area with clean, simple lines, which<br />

has been completely redesigned to provide light and space opening up the front of the<br />

apartment with a large, floor to ceiling sliding glass door to enjoy the uninterrupted sea<br />
