By adapting the new development to the existing structures on a<br />

number of levels:<br />

• New buildings blend in with existing context<br />

• Building heights are an important factor; in Station Area<br />

the average height of the surrounding buildings is at three<br />

storeys, in Collstrop Site the average height is at two<br />

storeys of mainly industrial structures, whereas at Søndre<br />

Havn the heights range from two to three storey housing<br />

units to the west of the site up to 22 m tall industrial<br />

structures like the ØA-Building at the harbour front. In<br />

general, we adapt the height of the surrounding for the<br />

new buildings; only at the Collstrop Site we propose a<br />

<strong>den</strong>ser development that exceeds the context of the<br />

existing.<br />

• Careful analysis of current and proposed uses that<br />

complement the existing. The strategy is to strengthen the<br />

existing, for example shopping in the city centre or adding<br />

new uses that are missing in the surrounding like day-care<br />

in Søndre Havn or large scale office space in Station Area<br />

and Collstrop.<br />

• The typology of the buildings takes into account the local<br />

context and history and is inspired <strong>by</strong> the existing and at<br />

the same time takes it further to meet the demand of the<br />

market for new and innovative typologies that provide<br />

answers to the changing lifestyle of future citizens.<br />

Benchmark We propose a wide range of different building types and sizes.<br />

The amount of building units depends on the context and use<br />

and therefore differs from site to site.<br />

• Station Area: Total Floor Area 57.000 m² ~ 45 units (mixed<br />

use) Ø 1.270 m² / unit<br />

• Collstrop Site: Total Floor Area 48.500 m² ~ 12 units (mainly<br />

offices) Ø 4.040 m² / unit<br />

• Søndre Havn: Total Floor Area 215.000 m² ~ 122 units<br />

(mainly housing) Ø 1.762 m² / unit<br />

• Total construction area: Total Floor Area 320.500 m² ~ 179<br />
