GENERAL DESCRIPTION
The Harold Klenke Trust is being offered in two
separate parcels.
Tract #1 features 45.51 tax acres, of which
44.57 are considered tillable. This tract is located
just north of Troy and is accessible from Riggin
Rd along its eastern border and Klenke Rd
along its western border. Troy’s long range
Comprehensive Plan zones this parcel “Heavy
Industrial” and “Residential” and it includes an
intersection for the proposed Outer Road.
Tract #2 is located two miles east of Tract #1
and is accessible from Staunton Rd, which runs
along the property’s western border. This tract
is 28.62 acres in size, according to real estate
tax records, of which 26.86 acres are currently
being farmed. A small waterway crosses
through the property and improves this tract’s
overall drainage. Interstate 70 runs parallel with
the property to the north.

policy in the amount of the purchase
price. The owner’s remaining interest, if
any, of any coal and mineral rights will
be conveyed with the land.
Possession
Possession will be granted at closing of
this transaction subject to the rights of
tenant in possession.
