2014-2015 President, Chicago Association of REALTORS ®<br />
In our fast-paced industry, we seldom have an<br />
opportunity to take time to pause and reflect on our<br />
accomplishments as professionals.<br />
That’s why our annual Sales Awards is one of my<br />
favorite C.A.R. events, as it provides each and every one<br />
of us an opportunity to honor excellence in our industry<br />
and recognize how we each have an individual role to<br />
play in our collective success.<br />
Whatever your industry niche - whether you primarily<br />
serve renters, buyers, sellers or investors – the Sales<br />
Awards remind us that our business goals are aligned<br />
to help our industry as a whole succeed.<br />
Each of us contribute to the industry in our own unique<br />
way. What we share is a dedication and desire to serve our<br />
clients by helping them fulfill their expectations and goals.<br />
What is important to recognize is how the work we do<br />
today can help lay the foundation for tomorrow. When<br />
we serve renters, we are working with young professionals<br />
who will likely become future homeowners. When we<br />
help professionals purchase their first home, we may be<br />
helping a future real estate investor.<br />
Similarly, the work we do at the Chicago Association of<br />
REALTORS ® can only be elevated if we bridge new connections<br />
with other real estate organizations. This, too,<br />
will help set a foundation for our future and the livelihood<br />
of our business.<br />
The potential to strengthen alliances with BOMA/Chicago,<br />
homebuilders and neighborhood apartment associations<br />
is strategic to our overall mission as Chicago REALTORS ® .<br />
The real estate business will benefit if we see our goals as<br />
related, and approach them together to achieve more.<br />

Sales Awards is a chance to celebrate<br />
this cooperation amongst practitioners. Whether you<br />
are a residential or commercial broker, it’s time for your<br />
colleagues to recognize your accomplishments and share<br />
in your success. This is an occasion to celebrate achievements,<br />
but also a platform for new practitioners to visualize<br />
their potential.<br />

FROM THE EDITOR-IN-CHIEF<br />
Giving Back to<br />
Enrich Communities<br />
Over the last year in my role as president of All Chicago,<br />
I’ve been privileged to be part of an organization that<br />
brings together a committed community of service<br />
providers, advocates, volunteers, consumers and donors<br />
who collectively make a uniquely powerful impact on<br />
homelessness in Chicago.<br />
Working to ensure the stability of<br />
home for everyone is my passion, and<br />
fulfills my lifelong commitment to<br />
volunteerism.<br />
On a personal note, I was fortunate to<br />
learn the value of how one profound<br />
small act can make a difference when<br />
I began volunteering at a young age.<br />
The importance of looking at small<br />
ways to help the community was as<br />
clear to me then as it is now.<br />
I believe there is an opportunity for<br />
everybody to spend a few hours to give<br />
back through some act of kindness -<br />
whether large or small. Giving back is<br />
something Chicago REALTORS ® do so<br />
well. Our membership played a major<br />
role in last year’s holiday drive helping<br />
Advocates for Adolescent Mothers<br />
(AFAM).<br />
Your generous contributions made<br />
it possible for the nonprofit group to<br />
provide the following to young mothers<br />
facing homelessness and their<br />
children:<br />
• 246 toys, balls, games and puzzles<br />
• 88 coats<br />
• 83 hats, gloves and scarves<br />
• 76 books<br />
As Chicago REALTORS ® with strong<br />
neighborhood ties, it’s a natural fit that<br />
you should all be thinking of community<br />
engagement. We recently asked<br />
how you give back, and we received<br />
200 responses.<br />
Here’s what you told us about how you<br />
volunteer your time and money:<br />
• 62 percent say the primary reason<br />
they volunteer is to give back, with<br />
19 percent saying it makes them<br />
feel good.<br />
• 71 percent volunteer in some way.<br />
• Three-quarters volunteer in the<br />
community where they live, while<br />
nearly half volunteer in the community<br />
where they work.<br />
• One-third of respondents volunteer<br />
for three or more organizations.<br />
• Four in 10 volunteer for an hour or<br />
more every week.<br />
• Volunteer ties run deep with 43<br />
percent saying they have been<br />
volunteering more than 10 years.<br />
It’s extremely encouraging to know so<br />
many Chicago REALTORS ® already<br />
devote free time to volunteerism. If you<br />
don’t already, challenge yourself to give<br />
back. Find what you’re passionate about<br />
and pursue opportunities. Volunteer<br />
efforts enrich our communities, and a<br />
stronger community can only serve our<br />
real estate industry well.<br />

The Ethics Citation Program allows members of the public and REALTORS ® to report unethical conduct and<br />
enables C.A.R. to more quickly discipline violations.<br />
How the Ethics Citation Program Works<br />
1. A REALTOR® or member of the public files<br />
a complaint against a C.A.R. member.<br />
• The complaint can be anonymous.<br />
• The complaint must have documentation/evidence.<br />
2. A C.A.R. citation panel meets to review the complaint.<br />
3. If the panel determines there is enough evidence, it will<br />
fine the REALTOR® based on the Citation Violation Schedule.<br />
4. The REALTOR® can pay the fine or appeal.<br />
5. After an appeal, the complaint will proceed to the<br />
Code of Ethics hearing process.<br />
6. If payment is not received within the time-frame<br />

If we dig a little deeper, the next logical landing spot for<br />
liability might be the renter’s insurance; however, the<br />
“commercial purpose” clause included in most policies<br />
probably means they will not cover the injured guest. In this<br />
case, the odds are possible that liability could potentially land<br />
on the landlord’s plate. If you plan to allow your tenants to<br />
use Airbnb, please make sure you pay close attention to<br />
these ongoing policy changes.<br />
So I know what some of you are thinking: Why don’t I, the<br />
landlord, just place my vacant units on Airbnb directly to<br />
better mitigate liability and earn the profits myself? Good<br />
question, but the risks remain.<br />
In the age of apps, C2C business is more prevalent<br />
than ever. Services like Uber and Lyft have cut out the<br />
middleman to provide easier and more efficient ways<br />
of doing business. The housing market has its own services like<br />
Airbnb and Couchsurfing. But did you know these services could<br />
put landlords at risk?<br />
New York City officials estimate three-quarters of all Airbnb<br />
rentals in the city are illegal, violating zoning or other laws,<br />
with commercial operators supplying more than one-third<br />
of the units and generating more than one-third of the<br />
revenue. The scale has gotten so large that New York City has sued<br />
the owners of two buildings for essentially running illegal hotels.<br />
The extra income sounds nice, but at the cost of added scrutiny,<br />
violations and lawsuits - you may want to take the pragmatic<br />
approach and simply forbid short-term sublets in your lease. Many<br />
Chicago landlords, myself included, already have.<br />
Airbnb defines itself as a trusted community marketplace for people<br />
to list, discover and book unique accommodations around the world;<br />
whether it is a villa for a month, or an apartment for a night.<br />

Generally speaking, an individual property owner uses the service to<br />
find short-term renters looking for vacation housing at a price more<br />
affordable than nearby hotels.<br />
Having used Airbnb, I can say it is a fabulous service and an<br />
affordable way to stay in a luxury beach house in California for a<br />
few nights. But as a landlord myself, I also understand the inherent<br />
problems. It is possible that you currently have a tenant within your<br />
portfolio subletting his or her apartment to a stranger, at a profit,<br />
unbeknownst to you.<br />
One woman in New York reportedly rented five different properties<br />
from five different landlords, and used them as Airbnb rentals to<br />
make significant profits. One of her five landlords had a strong lease,<br />
and was actually able to evict her once he found out about the illegal<br />
sublets. Disaster averted for that landlord.<br />
The liability for a landlord does not stop at just having illegal renters.<br />
What happens if one of these guests is injured during his or her<br />
stay? Airbnb now includes up to $1 million in coverage, but this is<br />
only secondary insurance.<br />

Kristopher J. Anderson served Cook County<br />

As a licensed REALTOR ® and instructor, I find it amazing that many agents are only touching<br />
the surface of connectMLS . Using tools that you already have is the best way to build a<br />
business. Whether you’re new to the real estate industry, seasoned or reinventing yourself as an<br />

1. Go paperless! Go paperless! Did you know that our<br />
MLS has a transaction management tool? Most agents<br />
don’t! Whether you’re on the listing or sale side of a<br />
transaction, you can manage your deal from contract<br />
to close using connectMLS . Store public and private<br />
documents, track transaction history, invite your<br />
buyers, sellers, attorneys, loan officers, inspector or<br />
anyone that is a party to the transaction to view<br />
documents, history and updates. Yes, you can also<br />
email updates to your participants. Take advantage<br />
of the tool you log into every day when you sign up<br />
for the “Digitally Track Your Transactions - Paperless<br />
Organization” class.<br />
2. Need a good CRM? The MLS is more than a place to<br />
list homes and search for homes. Real estate agents<br />
are able to manage their customer relationship management<br />
database. Agents have the ability to categorize<br />
each client from active, closed, family, friends,<br />
sphere of influence, custom lists and more. From these<br />
lists, you can track where your business comes from,<br />
email your database and print mailing labels. What are<br />
you waiting for? Take the connectMLS “Automated<br />
Prospecting and Farming” class today.<br />
3. Looking for more listings and buyers? If you answered<br />
“yes,” then make sure you’re proficient in Realist ® . Did<br />
you know you can search for expired properties,<br />
pre-foreclosures, move up buyers, tax exemption, map<br />
rubber band searches and more? You can also print<br />
labels, export a list or – do both – in minutes. This is<br />
one of my favorite tools in connectMLS . Why pay for<br />
leads when you can build your own lead generation<br />
mailing lists?<br />
4. Share your listings on social media. The Share My<br />
Listings widget feeds your active listings into a social<br />
media tool that includes share features for Facebook,<br />
Twitter, LinkedIn, Google+, Pinterest and more. Share<br />
your listings automatically to your Facebook Business<br />
Pages. When a home is listed, it auto feeds to Facebook.<br />
When it closes, the home is removed. This is a great<br />
way to market your seller’s home.<br />
5. Become a market expert. With InfoSparks, agents can<br />
share real time data to social media, websites, blogs<br />
and email. Live stats are at your fingertips.<br />

Cybercriminals can strike at any time, targeting<br />
vulnerable computer systems. It makes little difference<br />
to them whether they attack the systems of a<br />
government agency, Fortune 500 company, small<br />
business or an individual.<br />
By following these simple steps, you can minimize<br />
your chances of an incident.<br />
Set strong passwords, change them regularly,<br />
and don’t share them with anyone.<br />
Do not include your name, your kids’ or pets’<br />
names, or other well-known information about<br />
yourself in your password;<br />
Avoid using common words in your passwords<br />
or passphrases. Instead, break up<br />
words with numbers and punctuation marks<br />
or symbols. For example, @ can replace the<br />
letter “A” and an exclamation point (!) can<br />

Use a combination of upper and lower<br />
