2nd quarter 2010 Market Report

The momentum continued in the real estate

market through the second quarter of

2010. Across the board, there have been

significant increases in the number of sales

of single-family homes and condominiums

throughout the state.

Gaining Momentum

As predicted, buyers were zealous about getting into the market early in the year to take

advantage of the Federal Stimulus Package for Homebuyers.

“Affordability and stability continue to be the driving forces for the housing market,” said Candace

Adams, President of Prudential Connecticut Realty. “Historically low interest rates and lower

home prices create the perfect environment for homebuyers and they continued to take advantage

of those factors.”

Sales On The Rise

In Connecticut, single-family home sales have increased by 28.9 percent year over year and

condominium sales have increased 35.5 percent year over year. Fairfield County continues to

lead the state with an increase in single-family home sales of 51.8 percent and an increase in

condominium sales of 43.9 percent. Median prices of single-family homes increased an average of

5.4 percent and condominiums remained relatively flat in most areas.

After the surge in April and May, the number of homes under deposit

fell in June in many towns throughout Connecticut as anticipated.

When compared to last June, however deposits are still ahead by

11 percent. It is likely that the stimulus pushed the demand forward

causing a stabilization of pricing and reduction of inventory, which

has led us into the second half of the year with a balanced market.

Inventory levels, the number of homes for sale but not yet sold, have

risen only four percent from last year which is typical for spring.

Supply time, or the number of months it takes to sell the available

inventory, is 50 percent lower this June from a year ago. And, while

new deposits are down this year from last year, we should see a level

market through the rest of the year.

The Wild Card, Jobs

The most important test to see if the housing market can stand on its

own without the stimulus package will depend critically on private

sector job creation in the second half of the year.

Through May of this year 495,000 net private sector jobs have been

created. The National Association of Realtors’ (NAR) forecast for

employment growth is approximately 1 million additional new jobs

over the balance of the year and another 2 million in 2011.

If jobs come back, the pace of home sales should pick up later this year and

reach a sustainable level of activity considering favorable affordability

conditions, according to NAR chief economist Lawrence Yun.

Other Factors

Foreclosures and short sales are clearing the market place of

inventory. Recently, The Commercial Record reported a 37 percent

increase in foreclosed homes in Connecticut. However, they also

reported that initial foreclosure filings, the first steps of the process,

have decreased, signaling the possibility foreclosures may start to

decline soon. There is still a lot of shadow inventory, homes owned

by banks but not yet offered to the public, as well as unsold newly

constructed homes. As the market begins to improve, it would be

slowed by additional inventory coming onto the market.

Building permit activity is up 55 percent through the first five months

of the year but is still well below historical levels. “We won’t see,

and probably shouldn’t see, a significant rise in permits until we

clear some of our current inventory,” said Terence Beaty, Director

of the New Homes and Land Divsion at Prudential Connecticut

Realty. “And, since new developments are typically fueled by new

job growth, one should keep an eye on new job formation as an

indicator of future growth in Connecticut.”

The current environment has created an unprecedented opportunity

for buyers. Historically low mortgage rates combined with

significantly decreased home prices won’t last. The pendulum will

ultimately swing back to a seller’s market.
