Partnerships<br />

2014-<strong>2015</strong> President, Chicago Association of REALTORS ®<br />

When I began my year as president of the Chicago<br />

Association of REALTORS ® , my overarching vision was<br />

to forge new partnerships with other Chicago-area<br />

real estate groups.<br />

This goal was built on an idea that our association and<br />

our entire real estate industry could benefit as a whole by<br />

working together rather than continuing down our separate<br />

paths. I feel too often our industry can appear scattered<br />

and fragmented since our various trade groups exist<br />

independently and often overlap in mission only.<br />

As real estate professionals, building relationships is part<br />

of our DNA. I have full confidence we can create a big tent<br />

for all real estate groups to work toward our mutual goals<br />

as one voice of real estate.<br />

I’m dedicated to forming more alliances, so we can advance<br />

and strengthen the industry, including building greater<br />

support for private property rights and other top issues.<br />

Bringing together organizations representing the greater<br />

real estate community represents a positive shift, and one<br />

that can serve as a platform for increasing opportunities.<br />

I’m pleased to report we’ve made significant progress.<br />

Our government affairs team worked in coalition with<br />

other real estate groups to propose changes to help<br />

minimize the negative impact of the city’s new Affordable<br />

Requirements Ordinance (ARO). As a result of this<br />

collaboration, the city also indicated a willingness to<br />

continue discussing our concerns.<br />

This past spring, we hosted an inaugural networking event.<br />

The organizations that attended represented the who’s<br />

who of the real estate industry: Chicagoland Apartment<br />

Association (CAA), Home Builders Association of Greater<br />

Chicago (HBAGC), Building Owners and Managers<br />

Association<br />

of Chicago<br />

(BOMA),<br />

Apartment<br />

Building<br />

Owners and<br />

Managers<br />

Association<br />

(ABOMA),<br />

Lincoln<br />

Park<br />

Builders<br />

of Chicago (LPB), Rogers<br />

Park Builders Group (RPBG) and the Edgewater Uptown<br />

Builders Association (EUBA).<br />

We came together to advance long-term dialogue with<br />

these colleagues from all corners of the real estate market<br />

to discuss how we can reach our collective goals.<br />

It was an important first step and one that I look forward<br />

to building on. If we can capture this momentum, we<br />

will achieve more for the real estate industry and our<br />

businesses. To quote Henry Ford, “Coming together is a<br />

beginning. Keeping together is progress. Working together<br />

is success.”<br />

Every year, we seek your feedback<br />

in our annual membership survey<br />

on education, communications, and<br />

programs, services and member<br />

benefits. Thank you for taking time<br />

out of your busy schedules to answer<br />

our questions!<br />

• More than half of you (53.3 percent)<br />

said you take your continuing<br />

education classes at the<br />

REALTORS ® Real Estate School.<br />

• Approximately 42 percent prefer<br />

a classroom setting, with nearly<br />

one-quarter saying they prefer<br />

our online classes.<br />

• The biggest reason Chicago<br />

REALTORS ® choose to attend<br />

RRES is our convenient location<br />

(67.8 percent), followed by the<br />

quality of instructor (43.3 percent)<br />

and quality of education<br />

(43 percent).<br />

What we also found is how eager<br />

Chicago REALTORS ® are to expand<br />

their knowledge and skillset. When<br />

asked if you would take a class that<br />

was interesting and helped you be<br />

more profitable, even if it wasn’t<br />

eligible for CE credit, an overwhelming<br />

majority (90.3 percent) said yes.<br />

When you were asked what you enjoy<br />

reading most in our quarterly <strong>CR</strong><br />

<strong>Magazine</strong>, you told us:<br />

• Real estate trends (i.e. distressed<br />

properties, online marketing) –<br />

76.4 percent<br />

Of the 60 contracts, forms and riders<br />

that C.A.R. has developed, about twothirds<br />

of members use C.A.R.’s forms<br />

Signing Off, For Now...<br />

After eight years at C.A.R., I have relocated to the<br />

Sunshine State to give love and marriage a try with a<br />

Greek-Floridian businessman, whose heart of gold made<br />

this relocation the right thing to do. That said, few things<br />

are closer to my heart than Chicago REALTORS ® , what<br />

we have accomplished, and the path your association<br />

has paved to ensure you have the tools and networking<br />

your business needs today and beyond.<br />

Our CEO, Ginger Downs, has been<br />

more than a boss to me –a true friend,<br />

a colleague, a cheerleader, and a<br />

second mother, who always trusted<br />

my judgment and guidance, and<br />

allowed me to work with our team and<br />

bring to you innovations that were<br />

always a little different than anyone<br />

else’s. Thankfully, our volunteer<br />

leadership over the years was equally<br />

enthusiastic and supportive.<br />

Some of my favorite initiatives over<br />

the last eight years include:<br />

The <strong>CR</strong> <strong>Magazine</strong> – You LOVE it in<br />

print, and we still bring it to you in<br />

print. It is really the heart of so many<br />

business-focused topics. I love this,<br />

and cannot wait to see what lies<br />

ahead in reshaping, redefining, and<br />

redesigning it for the next generation.<br />

Jim August, our 13 year graphic<br />

designer and for <strong>CR</strong>, our first labor<br />

of love – thank you for always being<br />

committed to do your best.<br />

Young Professional Network (YPN)<br />

– In 2009, my then-newest colleague<br />

(and soon to be right-hand on all<br />

things marketing communications)<br />

Jessica Kern and I took Matt Farrell,<br />

a newbie on our board of directors, to<br />

lunch at the bequest of then-president<br />

Genie Birch. Well, the rest writes itself<br />

– and this group STILL gets nationally<br />

recognized.<br />

A Revamped Sales Awards – The<br />

market changed, and so did we. Sales<br />

Awards, a once-coveted sit-down<br />

dinner, is now one of the hottest<br />

cocktail receptions of the year.<br />

Garnering nearly 1,000 people at<br />

each event, the energy is infectious;<br />

it has become a destination party for<br />

anyone in the business. Moreover, it<br />

is the perfect way to salute Chicago<br />

REALTOR ® Top Producers. Jeanne<br />

Darling, our events extraordinaire –<br />

for this, and every party – attendees<br />

thank you!<br />

Your Voice has become THE Voice<br />

– Chicago REALTORS ® are quoted<br />

constantly and consistently on the<br />

Chicago markets by local and national<br />

media. Nothing has made me prouder<br />

than to see so many of you be “The<br />

Voice” consumers see as preeminent<br />

for real estate in Chicago.<br />

Thank you C.A.R. for an incredible<br />

career. Thanks to my mom, Angela,<br />

for being just the best. Chicago will<br />

always be home. We will be shopping<br />

What<br />

Support is the key to every person who<br />

does anything great in any business.<br />

Private real estate coaching evolved out<br />

of agents’ need to get more support to<br />

be the best they can be. When the face<br />

of real estate offices changed from a few<br />

agents in most offices to often dozens, or<br />

even hundreds, the office often could no<br />

longer provide this support. Real estate<br />

coaching was born.<br />

If you are seeing a gap between where<br />

you are and where you want to be, then<br />

you absolutely should consider hiring a<br />

professional real estate coach to provide<br />

that support you need. A recent RISMedia<br />

survey found real estate agents with a<br />

coach close more business.<br />

Real state coaching is an umbrella term<br />

that usually includes three things: coaching,<br />

consulting and training. All should be<br />

considered when interviewing a coach.<br />

Here are 10 questions you should ask to<br />

determine if a potential coach is a good<br />

fit for you:<br />

was your best personal<br />

production, or team production as<br />

a sales agent, and when was that?<br />

The best coaches tend to be ones who<br />

have personal success and experience<br />

in the business, and may still be selling<br />

coach? A new coach just out<br />

of full time sales, trained and<br />

obtaining a coaching accreditation can<br />

still be great right from the start, and<br />

could have more time to spend with you.<br />

However, a seasoned coach who has<br />

helped many others already could be a<br />

better choice.<br />

What coaching training and<br />

accreditation have you<br />

completed? The best coaches<br />

have gone through professional training<br />

and have higher-level skills to offer. You<br />

also may ask if all coaches have the<br />

same training and accreditation<br />

yourself? Ask who their<br />

personal coach is and how often<br />

they meet. A coach who is paying<br />

for coaching really knows the<br />

your coaching contract?<br />

Is it a weekly, twice a<br />

month or monthly coaching call?<br />

Is it private or in a group? What<br />

else do you get for your investment?<br />

Many companies have number<br />

tracking programs, extra group<br />

calls, access to private chat groups<br />

and so on.<br />

How<br />

long is the contract<br />

and what is the policy<br />

on ending it early or<br />

changing programs? Do I need<br />

to sign a new contract when the<br />

minimum time period ends? Get<br />

clear before you start on the terms<br />

of your coaching contract. Ask what<br />

happens if you should need to end<br />

the agreement.<br />

How many agents do you<br />

coach now and may I talk<br />

with a few who started<br />

with you at my current level? Do<br />

your research. An over-eager coach<br />

selling you on their contract without<br />

allowing you due diligence can be a<br />

warning sign. By having conversations<br />

with existing agent-clients, you<br />

can get a candid assessment.<br />

Do you have any live<br />

events or classes available<br />

where I could meet you<br />

in person or deepen our training?<br />

Some get pumped by large events<br />

with hundreds or thousands of<br />

peers, and others thrive in smaller<br />

groups where they can talk with<br />

their coach personally for more<br />

than a “hello.” See what fits you<br />

best.<br />

9.<br />

Do you work with a lot of<br />

other people in my office<br />

or area? You may want a<br />

coach who isn’t providing the same<br />

services to a lot of your neighbors.<br />

A few in your market area can be<br />

fine and even encourage friendly<br />

competition. With options available<br />

for a coach anywhere in the country,<br />

consider time zone and choose<br />

the best for you.<br />

10.<br />

Do you have a system<br />

for me to follow, or will<br />

we be customizing one<br />

based on my strengths? This is<br />

really important. You want a coach<br />

who will not be trying to fit a round<br />

peg into a square hole. Discuss your<br />

strengths in the initial interview and<br />

see if the coach really wants to help<br />

you grow and improve, or if they are<br />

intent to change your entire way of<br />

doing business.<br />

Take notes and pay attention<br />

during the interview. Are you<br />

talking to the person who will<br />

coach you, or a salesperson for the<br />

company where you’ll be assigned<br />

a coach? Is this person a good<br />

listener and responding to your<br />

comments and questions, or are<br />

they using a canned script? Be sure<br />

they are focused on what you want<br />

from your coaching relationship,<br />

whether that be additional sales<br />

to pay for a lavish vacation, to<br />

raise your average per-transaction<br />

income, or to massively increase<br />

your business.<br />

Work the system.<br />

We ask clients to follow a very simple<br />

system for building relationships. It’s<br />

based on principles that don’t change,<br />

and how to take care of existing clients<br />

your services and refer you to others. This<br />

is the system, but clients have to work it<br />

every day. As the saying goes, “there is<br />

no elevator to success…you have to take<br />

the stairs.”<br />

Set goals.<br />

Agents need mindset, motivation and<br />

methodology in order to succeed. That’s<br />

why coaches should have every one of<br />

their clients set goals, both for their business<br />

and other areas of their life, so when<br />

times get tough, they know their “why”<br />

and their “how” to keep moving forward.<br />

Keep your competitive<br />

edge sharp.<br />

You can never stop training, refining<br />

and finding sources of motivation. The<br />

real estate business is hard. It can be<br />

an emotional roller coaster. Focus on<br />

your strengths and when you are enjoying<br />

what you are doing every day, you’ll know<br />

Make Corrections<br />

to your plan.<br />

Just because you set up a plan at the<br />

beginning of the year doesn’t mean there<br />

won’t be mid-flight corrections. There<br />

will be as life and events intervene. Don’t<br />

be shy in discussing what changes you<br />

think you need to your plan as you<br />

execute on it.<br />

If technology helps you optimize<br />

your tactical execution, advance<br />

your business strategies and<br />

Like any business, you have to<br />

as well as money. You must run<br />

your business like a business, which<br />

means understanding the return on<br />

Don’t get lost in<br />

social media.<br />

Many people have succumbed to<br />

the “shiny object syndrome”<br />

of social media and technology.<br />

They invest hundreds of hours<br />

each year in these mediums, and<br />

have very little to show for it.<br />

Having a presence is important,<br />

but it can become a distraction<br />

to the real work of building<br />

Know what you want.<br />

Everybody’s expectations are<br />

different; coaches don’t define<br />

success, you need to articulate<br />

what success looks like for you. It<br />

may be more money, a balanced<br />

work-life schedule or more vacation<br />

a year to those making $ 5.5 million,<br />

all clients want something different.<br />

Know what you want and a coach<br />

Make your focus small.<br />

Everyone needs a small win<br />

right now in the form of a good<br />

interaction with a client or maybe<br />

a referral. People should make a<br />

list of the top people they know<br />

or have done business with and go<br />

see them! Let them know you value<br />

way…remind them you are never<br />

Take, for example, Referral Maker, a <strong>CR</strong>M software designed<br />

for the real estate industry. Its “Business Dashboard”<br />

displays a variety of real-time metrics, including sales-toclose<br />

ratios, average commissions, outreaches per day and<br />

others. Individual agents can use this data for better insight<br />

into their long-term progress. Large agencies can gain<br />

better visibility into the company as a whole, or use it for<br />

better oversight of individual agents.<br />

While some look to <strong>CR</strong>M software simply to organize their<br />

contacts, it actually brings much more to the table. Smart<br />

Known as the birthplace of Chicago’s<br />

version of the Harlem Renaissance,<br />

Bronzeville appears to be enjoying<br />

a new renaissance in real estate<br />

and development.<br />

Chicago REALTORS ® who specialize in the<br />

Bronzeville neighborhood on Chicago’s South Side<br />

say it’s drawing more and more buyers with its<br />

convenient location and affordability – and this<br />

influx has helped drive new retail development.<br />

In the early 20th century, Bronzeville became<br />

known as the Black Metropolis and flourished<br />

between 1910 and 1920, during the peak of the<br />

Great Migration, when thousands of African-<br />

Americans left the south for Chicago in search<br />

of jobs. It became the city’s center for African-<br />

American culture, home to jazz clubs and the city’s<br />

African-American newspaper, the Chicago Defender.<br />

Bronzeville’s lush history earned it Chicago<br />

Landmark status as the Black Metropolis-<br />

Bronzeville District. The neighborhood is located<br />

in the Douglas and Grand Boulevard community<br />

areas on the South Side. The Illinois Institute of<br />

Technology (IIT) and Illinois College of Optometry<br />

are based in the neighborhood. It’s centrally located<br />

to public transportation, accessible via the Green or<br />

Red Lines of the Chicago Transit Authority or the<br />

Metra Electric District Main Line, and the Dan Ryan<br />

Expressway.<br />

for 14 years, and says buyers appreciate its historic<br />

roots. “It’s been what Harlem represented in New York City.<br />

That’s what Bronzeville is to Chicago,” Ellison said.<br />

Many pivotal figures in African-American culture<br />

called Bronzeville home, including Andrew “Rube”<br />

Foster, founder of the Negro National Baseball League,<br />

Ida B. Wells, a civil rights activist, journalist and<br />

organizer of the NAACP, Bessie Coleman, the first<br />

African-American woman pilot, Gwendolyn Brooks,<br />

famous author and first African-American recipient of<br />

the Pulitzer Prize, singers Sam Cooke and Lou Rawls<br />

and legendary trumpet player Louis Armstrong.<br />

That history continues to propel its future.<br />

“Now, we’re also seeing a lot of new single-family homes,”<br />

Ellison said. “It’s a nice mix of old and new properties.<br />

Older residents have seen the neighborhood change. A<br />

lot of new residents are looking to make sure Bronzeville<br />

returns to what it once was. They want to make sure<br />

there’s a bustling community for our children as well.”<br />

In 2006, Bronzeville experienced a condominium boom<br />

when a lot of residential apartments were converted.<br />

Then, the Great Recession caused a new construction<br />

cool down.<br />

In addition to new construction returning, other redevelopment<br />

projects are lovingly restoring historic properties. “A<br />

lot of older buildings are being renovated. They’re keeping<br />

the integrity of the community yet making it more modern,<br />

and exterior to keep the neighborhood,” Ellison said.<br />

In 2013, This Old House magazine ranked the neighborhood<br />

as the Midwest’s best neighborhood for finding<br />

a historic home with a lot of heart. Bronzeville is home<br />

to an array of period homes, including Queen Anne and<br />

Richardsonian Romanesque-styles built from 1881 to 1910<br />

during the Great Migration.<br />

Sheila Rugege Dantzler of Related Realty works and lives in<br />

the area, and says she’s seeing a resurgence in the market.<br />

“I started selling in Bronzeville in 2007. Developers were<br />

doing new construction and condo conversions. Then,<br />

condos everywhere took a hit. It’s been tough for the last<br />

couple years. However, it’s coming back,” Dantzler said.<br />

Less than 5 miles from the downtown and close to the<br />

lakefront, Bronzeville’s location and its affordability are<br />

strong selling points. The 31 st Street beach is just a jog<br />

or bicycle ride away.<br />

“It’s very close to downtown. It takes<br />

30 minutes tops to get downtown and<br />

offers affordable prices,” Belk said.<br />

With the IIT campus (3300 S. Federal<br />

St.) nearby, many of Bronzeville’s<br />

residents work or go to school there.<br />

Ellison sees a wide variety of clients,<br />

including those who are moving from<br />

out of town and looking to be close to<br />

transportation.<br />

Similarly, Dantzler is seeing a mix of<br />

clients.<br />

“It’s a diverse community and they want<br />

to stay,” Dantzler said. “They’re waiting<br />

for retail and commercial – so it can<br />

pick up the slack for the sparse lots.”<br />

Retail development also is gaining<br />

momentum in Bronzeville. A new<br />

Walmart Neighborhood Market opened<br />

last fall at 47 th Street and Cottage Grove<br />

Avenue. The neighborhood’s past and<br />

future converge at Pershing Road and<br />

King Drive, where a Mariano’s grocery<br />

store will be built on the land that once<br />

housed Chicago Housing Authority’s Ida<br />

B. Wells housing development.<br />

The planned Mariano’s is luring other<br />

retail to the area. More retail space is<br />

planned in a vacant lot across Martin<br />

Luther King Drive from the site where<br />

a new Mariano’s grocery store will be<br />

built. Mariano’s held a groundbreaking<br />

ceremony in January.<br />

“It’s just what the neighborhood needs<br />

– for more retailers to come in and<br />

populate the market,” Dantzler said.<br />

To catch a bite or coffee, locals<br />

frequent Ain’t She Sweet Café (526<br />

E. 43 rd St.), Sip & Savor Chicago (528<br />

E. 43 rd St.) and Pearl’s Place (3901 S.<br />

Michigan Ave.).<br />

Other popular spots around Bronzeville<br />

include the Harold Washington Cultural<br />

Center (4701 S. Martin Luther King<br />

Jr. Drive), which hosts movies, live<br />

jazz, blues and more. Washington Park<br />

is known for its numerous festivals,<br />

sporting events and performances<br />

throughout the summer.<br />

Other attractions are the Victory<br />

Monument, built in the late 1920s to<br />

honor African-Americans in the Illinois<br />

National Guard and the former location<br />

of the Sunset Café, a once prominent<br />

jazz club that’s now a hardware store.<br />

Bronzeville’s history, location and<br />

affordability continue to lure more<br />

residents who are increasingly engaged<br />

in the community. A group of residents<br />

formed the Bronzeville Neighborhood<br />

Collaborative to help restore parks for<br />

children in the neighborhood. With<br />

more retail on the way, signs point to<br />

a real estate resurgence.<br />

“It’s prime real estate. It’s centrally<br />

located,” Dantzler said. “Bronzeville is<br />

a good bet for people who want more<br />

space and more affordability.”<br />

There are simple tools that are generally effective. People<br />

live less in fear when they have a plan.<br />

• Put film on glass – For $ 26/square foot, help save<br />

somebody’s life. This guards an area from an<br />

assailant’s view. From a marketing standpoint, see<br />

a return on your investment by making the safety<br />

and security of a building your selling point.<br />

• Add locks to doors.<br />

• Advertise counter-surveillance measures to make<br />

sure potential assailants know they’re being watched.<br />

• Change routines in case someone is taking note.<br />

• Challenge people who come into your space not<br />

wearing proper IDs.<br />

Dollars and Sense<br />

• Roughly one-third of every dollar we spend on school<br />

construction goes to one form of fireproofing. Yet,<br />

there’s not the same financial commitment for<br />

countering target violence. This requires a multidisciplinary<br />

approach, and asking ourselves, “what<br />

can we do?”<br />

• There can be a negligence issue when you’re<br />

not prepared. We all have a responsibility<br />

to take proactive measures – not because of<br />

the balance sheet, but because of safety and<br />

security. Not doing so will impact balance<br />

sheets down the road.<br />

Summit: EB-5 Update<br />

For 25 years, the EB-5 visa program has worked as a catalyst to attract foreign<br />

investment in projects that create jobs for U.S. citizens.<br />

A packed room at the Asian Real Estate Association of<br />

America (AREAA) <strong>2015</strong> Global & Luxury Summit in<br />

April learned important updates about where the program<br />

is today.<br />

Launched in 1990 by the U.S. Citizenship and Immigration<br />

Service (USCIS), the program provides U.S. residency<br />

to investors who commit $ 500,000 to $ 1 million to a new<br />

business or project that will create at least 10 jobs.<br />

After approval, an investor receives conditional U.S.<br />

residency – with permanent residency possibly granted<br />

after two years.<br />

licensed with the U.S. Securities and Exchange<br />

Commission (SEC). Get registered so you can legally<br />

accept the income.<br />

• Three professionals are necessary for a successful<br />

EB-5 transaction:<br />

o Immigration lawyer – Never give your own legal<br />

advice to clients.<br />

o Tax attorney – Make sure clients know the tax<br />

implications if they become residents.<br />

o Investment adviser – Stay up to date on<br />

industry changes.<br />

What is the Ombudsman program?<br />

Now in its second year, the Chicago Association of<br />

REALTORS ® Ombudsman program has been successful<br />

in clearing up various disputes and misunderstandings<br />

and bringing the parties to a successful resolution. This is<br />

a free service that offers guidance on next steps to take,<br />

resources for information and can act as an intermediary<br />

in some disputes. This is an effective way to address<br />

disagreements before they escalate to a formal arbitration<br />

and/or ethics violation filing.<br />

How does it work?<br />

Any REALTOR ® or member of the public who has concerns<br />

involving a REALTOR ® or a real estate-related dispute can<br />

file for Ombudsman assistance. The case will be assigned<br />

to an Ombudsman – typically a member of the Professional<br />

Standards or Grievance Committees – who will contact<br />

the complainant. The Ombudsman will then contact the<br />

REALTOR ® respondent to inform them of the issue.<br />

A REALTOR ® who has a dispute with another REALTOR ®<br />

also can request assistance. An Ombudsman is extensively<br />

familiar with the REALTORS ® Code of Ethics and state real<br />

estate regulations; however, they do not provide legal advice.<br />

What are the results so far?<br />

In the past year, we had 67 formal requests for<br />

Ombudsman assistance – with more than 90 percent<br />

resolved to the satisfaction of the complainant. In many<br />

instances, the disagreement was due to a breakdown in<br />

communications between the parties. Our Ombudsman<br />

are able to act as an intermediary between the parties to<br />

find a successful resolution.<br />

Rounding out a busy spring, we took action on<br />

pro-landlord changes by fighting for judicial<br />

discretion and working in collaboration with the<br />

Home Builders Association of Greater Chicago,<br />

the Apartment Building Owners and Managers<br />

Association, the Chicagoland Apartment<br />

Association and the Chicagoland Chamber of<br />

Commerce. Together, we advocated for over two<br />

dozen changes to the Affordable Requirements<br />

Ordinance (ARO) that aldermen approved in March.<br />

We continue to look for ways to minimize the<br />

negative impact of residential energy benchmarking<br />

rules on developers for high-rise buildings. New<br />

private property rights issues continue to rise up,<br />

including smoke-free condo buildings, rules on<br />

medical marijuana and flight paths at Midway<br />

and O’Hare International Airports.<br />

Our aggressive lobbying was met with resistance<br />

in many cases by various interest groups that seek<br />

to reduce the role of REALTORS ® in real estate<br />

transactions. We are fortunate, thanks to your ideas<br />

and financial contributions to RPAC, to have held<br />

the line for REALTORS ® in every fight. In the<br />

coming weeks and months, we will be at the table<br />

fighting for you and your clients. Please continue<br />

to reach out to us about your ideas and issues.<br />

Don’t Miss Deadlines for<br />

Property Tax Appeals<br />

Have you considered letting your past clients know<br />

about the Cook County property tax assessment<br />

appeal process? Property tax appeals are in full<br />

swing as Cook County Assessor Joseph Berrios<br />

has started releasing the triennial property tax<br />

assessment notices for Chicago. Owners have<br />

just 30 days to appeal these notices. It’s important<br />

to note the assessor’s office won’t increase<br />

assessments simply because you appealed. If<br />

you have clients who are selling their property,<br />

appealing an assessment is a great opportunity<br />

to reposition a property more favorably from a<br />

property tax perspective.<br />

Educating clients with a simple reminder about<br />

the critical dates and process can help position<br />

new homeowners with a lower assessment and the<br />

potential for a lower rate. There is no doubt that<br />

your clients will see value in appealing ‒ and also<br />

Please take time to attend our Government Advocacy and Property<br />

Management Forums to learn more about important current issues.<br />

Our CommercialForum also hosts events throughout the year that<br />

encourage you to take a role in the RPAC fundraising committee and<br />

other workgroups, where the ideas you have become the policy of the<br />

membership. And those are just opportunities available at C.A.R.<br />

Through IAR, there are great events like the Public Policy meetings<br />

and the annual Capitol Conference, as well as opportunities to be a<br />

State Legislative Contact to get closer to those who represent you in<br />

New Cook County Zoning Rules<br />

A new rule requires the seller of any property in unincorporated<br />

Cook County to apply to the Cook County Department of Building<br />

and Zoning for a zoning use certificate. This excludes condominium<br />

or coop units. The requirement will help ensure that the parties in a<br />

real estate transaction have knowledge of the zoning and permitted<br />

use of the parcel in the transaction. We played a role in providing<br />

input to the building commissioner’s office on the new form, excluding<br />

condominium and extending the life of the certificate to six months.<br />

Cook County Rental Regulations<br />

The Cook County Board is focusing again on unincorporated<br />

Cook County to tighten up rental housing regulations. Recent<br />

meetings between C.A.R., the Illinois Association of REALTORS ®<br />

and the county have set a platform for future discussions focusing<br />

on building code, fair housing and other aspects of rental<br />

conditions. We will keep members advised as the issues and<br />

potential ordinance emerge.<br />

Land Bank Hires New Executive Director<br />

Robert Rose is the new executive director of the Cook County<br />

Land Bank. Rose comes to the Cook County Land Bank from<br />

the Chicago Community Loan Fund where he served as chief<br />

operating officer. He has a background in finance, underwriting<br />

and community development. The Chicago Association of<br />

REALTORS ® continues to work very closely with the land bank, and<br />

C.A.R. board member Sarah Ware holds a seat on its board.<br />

During her tenure at<br />

save you time. Recipes are simple connections<br />

between products and apps. For example, if<br />

you use Gmail, you can instruct IFTTT to save<br />

a copy of the email in your client’s folder on<br />

Evernote any time you receive an email from a<br />

client – and it’s done automatically.<br />

is essential to a successful business, and<br />

Google Calendar allows you to set up<br />

individual calendars for each of your clients,<br />

starting with their executed contract, to set<br />

up notifications for any contingency dates<br />
