The project has received approximately $14 million in fundingthrough HUD Section 202 Program to build 85 affordable rental units for seniors over the age of62. La Casa de Felicidad began construction in the December of 2004 and will be occupied in thefall of 2006. Each floor in La Casa will include a large day room. The ground floor will contain anumber of large community rooms for a variety of senior services and activities. There will also beground floor security and management offices, a laundry room, tenant lounge, and conciergedesk. Full time security and a resident social service coordinator will also be provided. On-siteparking will be provided for 10 cars, and landscaped outdoor sitting areas will be located in thebackyard.BOSTON ROAD APARTMENTS1033 Boston Road at 165 th StreetBronx, NYARCHITECT: MagnussonArchitecture and PlanningCONTRACTOR: LettireConstructionThe joint venture of Phipps Houses/NosQuedamos received notification of theaward of this new project in February2002. The project envisions the creationof 42 dwelling units for occupancy bylow-income and formerly homeless families. The building will contain a laundry room anda community room for tenant social, educational and recreational functions. On-siteparking and planned open space will also be incorporated. Rents for the formerlyhomeless families will be set at the public assistance levels; rents for the low-income unitswill be set at levels affordable to families earning less than 60% of Area Median Income.Priority will be given to community applicants for 20% of the apartments. Public reviewsare complete. Construction will start in July 2005, with occupancy in the summer of 2006.Financing derives from low-cost mortgage funding from State and City sources, as well asequity from syndication of Low Income Housing Tax Credits. Total project cost isanticipated to be approximately $10 million.Via Verde (Brook Ave and 156 th )- in the pipeline
