The afternoon began with anhour of networking and Holiday Boutique shopping, where <strong>HIA</strong>-<strong>LI</strong>Members showcased their goods and services.The Sister Act, who performed hits to the sounds of BarbaraStreisand, The Supremes, Aretha Franklin, Tina Turner, Cher, DollyParton and Cindi Lauper shook the house. Born in the Bronx, thesereal life sisters, Andrea and Celeste were raised on the hits of their firstcousin Dion from Dion and the Belmonts. Before they settled downin the NY area, the sisters “took the show on the road”, and touredAtlantic City, Las Vegas, Miami Beach, and New York culminatingtheir 6-year long road life with a European tour.Several <strong>HIA</strong>-<strong>LI</strong> members and board members celebrated bybecoming part of the act! Whether it was Yves Michel imitating TinaTurner, Bruce Germano becoming a hillbilly with spoons or JohnKominicki dressed in a grass skirt and coconuts ( oh what a sight!)all realized how important it is to have some laughs particularly inthis economy.Two special recognition awards were given out. Suffolk CountyCommunity College has helped heighten the <strong>HIA</strong>-<strong>LI</strong> visibility andis certainly a valued partner with our manufacturing committee andTrade Show and Conference – John Lombardo, Director of CorporateTraining, was presented the award by CEO of GSE Dynamics and<strong>HIA</strong>-<strong>LI</strong> Board Member Anne Shybunko Moore. John Kominicki,President and Publisher of <strong>LI</strong>BN, was named an advocate for smallbusiness by the Small Business Administration and serves on severalboards that directly impact the betterment of <strong>LI</strong> business. He and histeam have been instrumental in bringing forward news – key issuesimpacting <strong>LI</strong> Business via <strong>LI</strong>BN. K E E P I N G C U R R E N TRewards and BenefitsMotivation Isn’tWhat It Used to BeJeff LevyDale Carnegie Training ofLong Island290 Motor ParkwayHauppauge, NY 11788631-415-9381jeff.levy@dalecarnegie.comwww.longisalnd.dalecarnegie.comIn the movie, Raiders of the Lost Ark,Indiana Jones is surreptitiously listeningto the Nazis decipher the writing on amedallion identifying the location of theArk of the Covenant (Chest the Hebrewsused to carry the Ten Commandments)when he excitedly decried: “They’redigging in the wrong place!” If you’vepaid attention to any of the research onhuman behavior released only duringthe last few years, you might say thesame thing about today’s organizationalleadership: they’re digging in the wrongplace.Reward Me – I’ll Work HarderOne of the more interestingbreakthroughs arose from studiesconducted some 40 years ago by EdwardDeci at Carnegie Mellon. He proved thetypical reward approach to motivation,that is, do this and you’ll get that, onlyworks for tasks that don’t require thinkingor creativity, like routine assembly work.Dan Pink wrote about this research in hismust-read book, “Drive.” Much of oursociety has relied extensively on extrinsicrewards like cash and gifts to motivatepeople. Deci’s studies confirmed almostthe opposite. “When money is used asan external reward for some activities,the subjects lose intrinsic interest for theactivity,” he wrote. The rewards provide ashort-term boost, like a can of Red Bull,but the effects quickly fade; even worse,reduce a person’s longer-term motivationto continue the activity.Although Deci’s work continued overmany years, his discoveries stayed withina small academic community. It’s beenreported that academic articles in journalsare read, on average, by only six people.Pink, in 2009, brought Deci’s thinking tothe masses. Not that this thinking didn’tget Deci in trouble 40 years ago fromother scientists and business leaders.Imagine implying rewards could have anegative effect. But today, the proof is justtoo compelling: businesses, governments,nonprofits and institutions continue tooperate from assumptions about humanpotential and individual performance thatare outdated. Extrinsic rewards might benice to receive, but they’re not effectivemotivators.Surprising BenefitsLong Island businesses suffered plentyin 2008 with sales for many practicallydisappearing. A good many organizationsassumed a back to basics approach, that is,don’t do and don’t spend unless absolutelynecessary. But instead of merely cutting,one manufacturer in Farmingdalealso employed a positive-leadershipapproach. This president gathered allemployees and spoke honestly about thepoor economic conditions and discussedpotential options. The employeesobviously favored avoiding layoffs andopted instead to try a four-day workweekto cut expenses. The president told meas the year progressed how proud andsurprised he was that his people not onlymade this change enthusiastically, butpitched in like he’d never expected. Hesaid they accomplished everything as ifa normal workweek. With the economynow picking up, he tells how wellpositioned the company is to seize eachnew opportunity.This real-life example demonstratesthe power of intrinsic motivation, broughtabout by being valued, having a say,feeling appreciated, and being challenge.From hundreds of scientific studieswe now know the significant bottomline-paybackfrom positive leadership– because it creates positive emotions.When leaders intentionally createpositive emotions, it benefits them, asleaders, as well as their employees. Doneregularly, organizations benefit from anupward spiral of positive, valuable andimportant outcomes. For one, positiveemotions make people think faster,more broadly, and more accurately. Thishas been proven across all professions,including accountants, lawyers, anddoctors. Today, knowing how to createpositive emotions must be a fundamentalrequirement of leadership.Beginning in <strong>2011</strong>, all leaders shouldproactively incorporate positiveleadershipactivities which will enablethem to more-effectively motivatepeople to perform beyond traditionalexpectations. Here are three simplepossibilities. One major caveat -all actions must be deliberate andintentional. While some gifted leadersmay do these things without thinking, it’snot good enough. When not deliberateand intentional, the leader doesn’treceive the full benefit:Create happiness. The mostimportantthing a leader can do. Ask anyperson, from CEO to apprentice, whatthey’d like for their child’s future and themost-often heard outcome is “happiness.”We all want it! Keep it simple. Oneidea - make it a point everyday to showappreciation. Not to everyone everyday.Maybe an employee, vendor, partner,friend, or client. After just a few weeks,the benefits speak loudly.Show employees meaning. How andwhy is what employees do important?Allow people to connect their values atwork. We all crave personal meaning –the ability to feel what we do matters; toknow we’re really making a contribution,to feel important. Find ways to makework meaningful.Enable mastery. People approachwork in three ways. A job, where thepaycheck is the reward. A career, wherethe paycheck is also vital, but there’s adesire to learn and advance. And forsome, it’s a calling, where satisfactionand joy come from the work itself.These people want to master what theydo because it leads to fulfillment. Neverhold people back from self-mastery.It’s <strong>2011</strong> and plenty to be happy about.We’ve come a long way. Back in his dayHenry Ford griped, “Why is it every timeI ask for a pair of hands, they come witha brain attached?” We know differentlytoday that business success dependsdirectly on human behavior. If you are in a sales, businessdevelopment, or ownership role, youmay be saying it too.The “it” I refer to is this: “We havethe best _______ in the markettoday.” You fill in the blank: product,service, quality, delivery, pricing,research, data, expertise, technology,flexibility, experience. You know thedrill.Too bad there are four big problemswith this kind of claim, regardlessof whether you believe what you’resaying, or have just been trained tosay itFirst, your claim may be untrue.Of course, you’re not intentionallymaking false claims. But if you arein any competitive business (and whoisn’t?), there are worthy competitorswho offer comparable - or evenbetter - products, services, features,and benefits.I’ve heard financial planners claimthat their firm’s expertise and researchare unsurpassed, and that’s why youshould invest with them. Softwarevendors claim their programs providethe fastest access to the database.CPA’s claim that their firm has thebest understanding of the tax law.Distributors claim to be able to get itto you faster. Direct mailers claim thehighest response rates. Print brokersclaim the broadest access to printtechnology. And who doesn’t claimthe highest quality and best service?There’s a lesson here, and I learnedit the hard way. As director ofmarketing for a major Long Islandtechnology company, I developed thebrochures our salespeople gave out toprospective customers. The brochuresproclaimed we were the fastest andthe most technically advanced. Wehad all the evidence these claimswere true. We trained everyone tospew these “superiorities” on theirsales calls.Yet when I examined ourcompetition’s marketing materials,what did I find? The same featuresand benefits as ours! It was likelooking in the mirror.By now, the second problem withmaking such claims should beevident: You sound like everyoneelse! It’s the furthest thing from thedifferentiation we all crave.The third problem: You sound likethe traditional salesperson, which –as you know – scares the heck outof most prospects. Think about howyou feel when you’re being “sold”.Finally, the fourth problem, and it’s abiggie: Your prospects couldn’t careless about your “best” ___________, until they can discover how it mightimpact them personally. That’swhat they care about -- themselves.Their issues. Their problems. Theirdreams. Their goals. Their world.How do you get them to revealtheir world to you? If you recalllast year’s goals (which tellingly maylook very much like this year’s goals) youprobably started out all pumped up andinspired. But, like most of us, you hit thewall, early on, and never fully got donewhat you had planned. There was thatone thing you were just not motivated byand never found the energy or enthusiasmto do it. So, here is that goal back on yourlist this year and unless you do somethingabout it will probably be there on <strong>January</strong>1, 2012.As a business therapist and motivationalspeaker, I’ve had the opportunity to meetmany very successful people. What I’venoticed about them, without exception,is that they know exactly where they aregoing and how they are going to get there.They can also pinpoint what it is theyhave to do to stay focused and preventthemselves from losing their drive. Onecommon trait they all have is that theydo something to program themselves forsuccess on a daily basis.There are a great many of waystop performers systematically keepthemselves fired up, focused andenergized. Here are just a few I foundthat work for me:1. Write your goals on index cards andlook at them twice every day2. Spend 10-15 minutes listening tomotivational tapes on the way towork3. Read something inspirational beforeyou go to work in the morning4. Set a daily goal and don’t go homeuntil you’ve achieved it. Make thatgoal the last thing you think of atnight and the first thing you think ofin the morning5. Use self rewards. Any behavior thatis followed by and connected to apleasurable experience is likely tobe repeated. It is easier to connecta given behavior to something thatprovides instant gratification than toa long term reward. That’s true eventhough ultimately long term rewardstypically are far more valuableand satisfying than short termgratification. To get your motivationto stick, you need to be reinforcedwith concrete, visible and satisfyingrewards all along the way. They willbe infinitely more behavior-changingthan rewards you have to wait weeksor months to receive. So, decide ona daily reward for yourself. Whatreward would you be willing to workfor today? How about a book orCD? I suggest skipping the cookiesand candy bars—that will just causemore problems down the road.6. Have and use an “accountabilitybuddy.” All of us, at times, needsomeone for more than advice.We need a rigorously honest andtrustworthy colleague or coach whois willing to hold us accountable todo the things we know we should bedoing. High achievers recognize thateven Olympic champions, the bestathletes in the world, have someonetokeep them on focus and motivated.Setting and achieving your daily goalscan be difficult but stick with it, oneday at a time. In a short while you’lltune out your internal complaints andaccomplishing your goals will becomepart of your daily routine. Fox, P.G.Vice PresidentDvirka and BartilucciConsulting Engineers330 Crossways Park DriveWoodbury, NY 11797516-364-9890tfox@db-eng.comwww.dvirkaandbartilucci.comNew York CityBrownfield Cleanup ProgramNew York City officially launched theirlocal Brownfield Cleanup Program (NYCBCP) in the summer of 2010, the first cityrunbrownfield cleanup program in the nation.Administered by the recently formed Mayor’sOffice of Environmental Remediation (OER),the overall goal of the NYC BCP is to fosterthe remediation and redevelopment of unusedproperties throughout the City that may havelight to moderate contamination but do not meetthe eligibility criteria of the New York StateDepartment of Environmental Conservation’s(NYSDEC’s) own Brownfield CleanupProgram. The City identified approximately7,600 acres of vacant and abandoned propertieslocated throughout the five boroughs that couldbe eligible for the City Program. These unusedblighted properties are eyesores and drag downthe value of surrounding properties. The Cityclearly recognizes that the redevelopment ofthese properties would improve the surroundingcommunity, increase property values andincrease overall employment.The OER designed the NYC BCP to be flexiblein its enrollment requirements and to provide fasttrack review and approval of remedial plans toallow the remediation process to move forwardas quickly as possible. In addition, to furtherfacilitate the growth of their program, OER hasdeveloped an on-line database referred to as theSearchable Property Environmental E-Database(SPEED) that provides detailed information onover 3,000 properties that could be potentiallyeligible for the NYC BCP. This easy to use,free and publicly accessible database providesa whole host of environmental and real estateinformation for each of the listed properties.NYSDEC Recognitionand Liability ReleaseOn August 5, 2010, New York City andthe NYSDEC signed an intergovernmentalMemorandum of Understanding (MOU) wherethe NYSDEC officially recognizes the CityProgram and agrees to collaborate with the NewYork City OER in its implementation. Of criticalimportance to the City Program’s success is theinclusion in the MOU of a liability release thatreleases the property owner from any furtherremedial requirements of the NYSDEC if theproperty has been successfully remediated underthe City Program. This release is granted whenall City Program requirements have been metand the OER has issued the property ownera Certificate of Completion. The NYSDECrelease also assumes all post-remediationrequirements are maintained at the property.These requirements may include administrativecontrols such as limiting the property to nonresidentialuses or engineering controls suchas maintaining a vapor control system for abuilding that was constructed on the remediatedproperty. This release will provide propertyowners, developers and investors with thelevel of assurance they need to move forwardwith developing a property or financing thedevelopment of a property.Brownfield Initiative Grant ProgramTo accelerate the NYC BCP, OER createdthe Brownfield Incentive Grant (BIG) Programto provide funding for the investigation andcleanup of contaminated properties in theCity. The eligibility requirements for the BIGProgram are not complicated and can be easilymet by numerous New York City properties thatare to be developed or redeveloped. Consistentwith the overall NYC BCP, there are a number ofconditions that could make a property ineligiblefor the BIG Program including if the property isa NYSDEC or USEPA Superfund site or if theproperty is already enrolled in the NYSDECBrownfield Cleanup Program.The City has approximately $10 million ingrant money to be issued to grantees over thenext two to three years. The total grant awardsfor each project under the BIG Program willvary depending on a number of eligibilitycriteria but will generally range between$60,000 and $100,000. However, the total grantcould be as high as $140,000 if additional BIGProgram criteria are met by the project. The BIGProgram offers flexible grants for a broad rangeof activities including:• Pre-Development Studies• Environmental Investigations• Environmental Cleanups• Environmental Insurance• Technical Assistance toNot-for-Profit DevelopersIn addition, the Program offers additionalgrant money for properties that are locatedwithin areas of the City that have beendesignated Brownfield Opportunity Areas(BOAs) by the New York State Department ofState (NYSDOS). The NYSDOS BOA Programprovides municipalities and community basedorganizations with technical and financialassistance to develop redevelopment plansfor a specific area or community that has beenaffected by brownfield sites. There are currently17 BOAs that have been established within thefive boroughs of the City. Furthermore, withfinancial support from the NYS DOS, OER iscurrently looking to add as many as 12 additionalBOAs in the City.Green Property Certificationand OER Green TeamThe OER will issue the program enrolleeswith a Green Property Certification upon thesuccessful completion of a site cleanup underthe City Program formally acknowledging thatthe property is fully protective to human healthand the environment given its intended use. Thiscertification may be used by the property ownerand their successors to communicate the highlyprotective status of the property to perspectivepurchasers, lessees and occupants.The OER has created the OER Green Teamto provide Program enrollees with assistance inobtaining the numerous city permits that may berequired in order to complete the investigationand remediation phase of a project. The GreenTeam will work directly with the various Cityagencies in order to obtain the needed permitsand avoid unnecessary delays that would resultwhile waiting for permit approvals.Key Benefits of the NYC BCP and BIGProgramIn summary, the key selling points of the NYCBCP and Big Programs are as follows:• Fast-track review process• Full liability protection from New YorkCity• A Release from future remedialrequirements from the NYSDEC• Grant money up to $140,000 perproperty• NYC Green Property Certification• Assistance from the NYC Green Team• “Comfort Letters” can be provided by theOER on behalf of the property owner toBanks or other lenders/investors• Flexibility before and after enrollmentIf you have an undeveloped property or intendto redevelop a property within New York City,chances are that any required environmentalcleanup of the site to be completed as part of thedevelopment can be completed under the City’sprograms. Thereceiving party is to then to pass it on by doing a gooddeed to another stranger, and so on. The staff at St.Catherine was inspired to support a hospital-wide fallfood drive. Additionally, the medical center’s nursingretention committee ran a special 50/50 raffle, wherehalf the proceeds went to a lucky winner and the otherfunds, totaling $500, were used to purchase additionalfood to be distributed to underprivileged families ingreat need. After all the food was purchased it wasdelivered to Deacon Francisco Diaz Granados ofSt. Francis De Sales Parish of Patchogue. He will bedistributing the food to families of the Parish who arein need. Deacon Granados stated, “This donation istruly a blessing and will benefit so many families.
