LAND USE PLANNING(a)(b)(c)(d)(e)(f)(g)Prior to the certification of the first stage (Stage One) of thedevelopment, all common areas are to be fully constructed,including driveways, car parking areas and landscaping of thesite, including the construction of retaining walls on constrictedsites.Prior to the certification of the first stage (Stage One) of thedevelopment, all excavation works for all latter units are to beundertaken and, where required, footings poured on constrictedsites.Prior to the certification of the first stage (Stage One) of thedevelopment, at least the initial developer-nominated units ofthe development and preferably the first two units must be fullycompleted, with all relevant Certificates issued as requiredunder the Building Act 2000.Prior to the certification of the first stage (Stage One) of thedevelopment, substantial fencing between Stage 1 and the bulkof the site is to be erected.No further works within the land area of the first stage (StageOne) are to be undertaken in subsequent stages without theconsent of Council.Prior to the certification of any subsequent stages of thedevelopment all Lots are to have full reticulation of services.Prior to the certification of any subsequent stages of thedevelopment, all units must be totally completed, with allrelevant Certificates issued as required under the Building Act2000.4.5 That, for staged multi storey developments, the following requirementsare to be met in accordance with the planning permit issued:(a)(b)Prior to the certification of the strata plan for each and everysubsequent stage of the development, each floor level must befully completed, with all relevant Certificates issued under theBuilding Act 2000 and all of the common areas finished for thatlevel of the development.The whole of the road frontage common areas to the relevantdevelopment stage are to be completed.Waratah-Wynyard Council – Staged Development Applications under the Strata Titles Act 1998Policy – Page 2
