PAE - DAP 27227.02.13ITEM 7.8040/2308/12 - MR GEORGE NOURIDIS, CONTD.RECOMMENDATIONThat the Port Adelaide Enfield Development Assessment Panel resolves that:1. That pursuant to Section 35(2) of the Development Act, 1993, the proposal is NOTconsidered to be seriously at variance with the relevant provisions of the Port AdelaideEnfield (City) Development Plan.2. Pursuant to Section 33 of the Development Act, 1993, Development Application No.040/2308/12 by George Nouridis for Additions and alterations to existing detacheddependent accommodation including replacement of carport with additional rooms sitedalong eastern side boundary at 36 Manuel Ave, Blair Athol SA 5086 be GRANTEDDevelopment Plan Consent subject to the following conditions:2.1 Except where minor amendments may be required by other relevant acts, or byconditions imposed by this application, the development is to be established instrict accordance with the details and plans submitted in Development Application040/2308/12 and all works shall be completed to the reasonable satisfaction ofCouncil prior to the occupation and/or use of the development.2.2 All stormwater from buildings and paved areas shall be captured, stored, re-usedor disposed of in a manner and with materials to the reasonable satisfaction ofCouncil, prior to the occupation of the site.2.3 The carport/verandah shall not be enclosed on any side with any solid material,roller door, or the like, without the prior approval of Council.2.4 The building hereby approved shall only be used for domestic residentialpurposes in association with the existing dwelling, and not be operated as aseparate tenancy.2.5 The approval hereby given does not include approval for use of the site as amultiple dwelling.2.6 The building hereby approved shall not be provided with electricity, sewerage andwater services separate to those of the main dwelling.2.7 The external roof sheeting and wall cladding shall consist of sound, undamagedmaterials of uniform colour and appearance, to the reasonable satisfaction ofCouncil.2.8 The external materials and finishes of the new building shall match/becomplimentary to those of the existing building, to the reasonable satisfaction ofCouncil.2.9 The development shall be prepared and erected in a professional manner andmaintained in good repair at all times, to the reasonable satisfaction of Council.Advisory Notes• The granting of this consent does not remove the need for the applicant to obtain allother consents that may be required by other statutes or regulations.

Further information may beobtained from the Technical Services Department on telephone (08) 8405 6600.• This application involves development located on the boundary or within closeproximity to the boundary of the allotment. To ensure that the proposed development isconstructed within the allotment, it is recommended that a site survey be undertaken toconfirm the location of the relevant boundaries.• Multiple dwelling means 1 dwelling occupied by more than 5 persons who liveindependently of one another and share common facilities within that dwelling.Reason(s) for Approval• To ensure the proposal is established in accordance with the approved plans.• To ensure the development proceeds in an orderly manner.• To preserve and enhance the amenity of the locality.• To minimise the impact on adjoining residents.• To ensure stormwater is disposed of in a controlled manner.
