Welcome New PAII Board Member: Your PAII Board of Directors (interim)<br />

meets in a weekly phone conference to address 2 priorities: association operations,<br />

and our services to you – the members. We’ve recently welcomed John P.<br />

Finneran, Jr. to the Board, and as a CPA / CFO, he’ll focus on PAII’s financial<br />

management and progress to non-profit status. John’s 14 room Inn, the awardwinning<br />

Caldwell House Bed and Breakfast, is located near West Point; he is<br />

currently President of the New York State Bed and Breakfast Association<br />

(ESBBA), and serves on regional lodging and tourism boards. You – as a PAII<br />

member - have well versed and dedicated leadership!<br />

Let’s Get Organized: 275 – that’s the approximate number of webinars on the PAII website under<br />

the Resources tab. And, what a resource this is – what topic isn’t covered? But, we realize that finding<br />

a topic isn’t especially quick or convenient – so, we’re undertaking the task of organizing the webinars<br />

by topic and presenter.<br />

Largest Attendance Yet: Speaking of webinars – our <strong>July</strong> 8 webinar “Social Media for B&B Associations”<br />

had the highest attendance yet! Your State / Regional B&B group typically invests resources<br />

into promoting member inns, and this PAII webinar included tips on where to find content, how to<br />

aggregate content, and prioritizing which sites to utilize. We’ll regularly offer educational webinars to<br />

B&B Associations – and while we’ve made sure that each association is in our database and should<br />

be receiving our communications, we know that leaders change. So, we’re asking for your help – if<br />

you are a member of your state/regional association, please forward this publication to the leaders –<br />

and, leaders please contact me (kris@paii.org) if the association contact information needs updating.<br />

Airbnb News - Part 3:<br />

PAII is getting a lot of questions from members about how to address the so called "Sharing Economy"<br />

Airbnb issues with their local and state Governments so that they can level the playing<br />

field. Here is one possible solution from Steve Unger, a fellow B&B Owner and PAII member - a<br />

"how to" manual: Airbnb: The Good, The Bad and The Ugly<br />

This 23 page e-book provides a comprehensive guide, both for Cities attempting to appropriately<br />

regulate Airbnb, and for neighbors and legal B&B owners who are concerned about the impact of<br />

Airbnb rentals on their neighborhood.<br />

The author worked with the City of Portland, Oregon for two years to develop a new short-term<br />

rental ordinance to accommodate Airbnb Hosts. By the end of the process he had assembled a<br />

great deal of information and realized that cities around the world were dealing with the same situation<br />

as Portland – How to appropriately regulate Airbnb rentals - so he created a BLOG – The Airbnb<br />

Analyst (www.airbnbanalyst.com ) - and wrote a short "how to" book - Airbnb: The Good, The Bad<br />

Airbnb News - Part 1:<br />

Recently, PAII Board member Jack North met with AH&LA (American Hotel & Lodging Association),<br />

and met with legislators, advocating a ‘level playing field’ for all lodging properties – watch for his<br />

PAII is aware of the recent Google changes to it's Knowledge Graph Box where Bed and Breakfasts<br />

were shown to have "No Known Availability". This was very recently changed to "Check website<br />

for rates and availability", but there are still some ongoing issues with the listings and we understand<br />

there are potential lawsuits as a result of lost business because of this.<br />

We will post more information about this situation shortly.<br />

Vendor Conference Spotlight<br />

– they will point to the environment. Owners Gene and Karen Faul don’t just talk about<br />

On Quilts and Coverlets: Understanding the Difference<br />

What’s the difference between a quilt and a coverlet?<br />

That’s a query we encounter from time to time here at InnStyle, and it’s certainly a fair enough question. Let’s start with<br />

a general description of a quilt, which, traditionally speaking, is essentially a cover that can be used in many different<br />

ways.<br />

What else?<br />

A quilt has a layer of batting — or padding — which is placed between two layers of fabric and then stitched into a specific<br />

pattern or design to hold the layers in place. Batting (or padding) is a soft, bulky assembly of fibers that provides loft<br />

and a layer of insulation.<br />

There are actually two different types of quilts. One type of quilt uses a single piece of fabric for the top layer. A piecework<br />

quilt, meanwhile, joins smaller sections of fabric together to create its top layer. The underside of a piecework quilt<br />

will generally be a one-piece (solid color) fabric.<br />

Pieced quilts are made from fabrics that may have been used previously as clothing, upholstery, drapery, bedding, or<br />

any other fabric that’s no longer being worn or used in its original form. Some quilters will purchase bolts or yards of<br />

fabric, and then cut that fabric into smaller pieces to create a quilt of their own design. This style of quilt often makes an<br />

interesting cover for a bed, couch, throw or chair.<br />

Coverlets can be a solid, a print, a stripe or one of many types of fabrics including Matelassé. Most Matelassé products<br />

are of a heavier cotton fabric (although some are made with a cotton/polyester fabric) which can give the appearance of<br />

padding, although they’re not filled with batting of any sort. This look is meant to mimic the style of hand-stitched quilts<br />

made in France.<br />

Specialty jacquard looms or quilting machines are used to give a Matelassé fabric a unique appearance of intricate designs,<br />

raised patterns, indentations, and the padded look often associated with quilts.<br />

Quilts and coverlets are shorter in both length and width than a bedspread, and lighter in weight than a comforter. That<br />

makes them easier to change, and it simplifies the bed-making process as well. Also, most quilts and coverlets are washable.<br />

Be certain to check the washing instructions, though, before washing and drying.<br />

Both quilts and coverlets are sized differently depending on the manufacturer. To choose the correct size for your particular<br />

bed, measure the depth and width of your mattress, as you need to cover the depth of your mattress.<br />

The next step would involve measuring the depth from your box spring to the floor, assuming you’re using a box spring,<br />

of course. (Some beds sit on a platform and don’t use a box spring). If you do have a box spring, however, you don’t want<br />

to leave it exposed — you’ll want to use a decorative box spring cover that completely covers<br />

your box spring (InnStyle offers these on our Bed Scarves & Bed Skirts page) or a bed skirt that<br />

will go underneath your mattress and over the top of your box spring.<br />

If you decide to go with a bed skirt, it will drape to the floor with either a ruffle or a box pleat<br />

finished look. Before purchasing a bed skirt, measure the drop that you will need by measuring<br />

from the top of the box spring to the floor. Bed skirts come in many drops from 14″-22″ and<br />

longer.<br />

Creating The Scene – Using live models during a video shoot<br />

There’s no doubt that video, as an online travel planning resource, is increasing. No longer will<br />

stunning still shots convert the Millennials, Gen-Xers and their parents alike. Video has taken<br />

hold and professional videography rules the day. With technology and mobile devices allowing<br />

travelers access to your product when and where they want it, you need to make available to them<br />

a good illustration of what your product is. Yes, stunning accommodations, mouth-watering food<br />

and breathtaking grounds all show very well in a digital format and placed throughout your online<br />

presence via photos and videos, but is that enough? Does that tell the whole story? NO, if that<br />

were the case then TV commercials would be a lifeless, impersonal and ineffective waste of 30 seconds.<br />

Long have marketers known that staging video with live action will create an environment<br />

that the viewer can picture themselves in the place of the model/actor.<br />

So when you plan your next video shoot for your property, plan on calling in some favors.<br />

Here are a few tips to help make your next video project come alive to potential viewers.<br />

Ask your videographer: Most videographers have a list of actors they can bring in to assist in filling<br />

the scene. There most likely will be an additional cost to this, but the possible ROI with using<br />

professional resources should be worth the investment.<br />

Call in some favors: No doubt as an Innkeeper you are asked for favors, maybe you have family<br />

and friends that you have let experience your property, time to call in a favor of your own.<br />

Business networking: Maybe you belong to a business or professional group that you can resource<br />

or exchange services.<br />

Focus on the key demographics of the potential viewers: Your guests very well be women 48-65,<br />

though we do want a final product that will reflect and appeal to that demo, be sure you know who<br />

will ultimately watch the end project and what demographics will be more likely to drive the future<br />

of your property. The popularity of Inns and Bed and Breakfasts is quickly working its way down<br />

the age demographics and nothing will tell that professional 30 something couple that this is not<br />

grandmas place than a video of their peers enjoying your fantastic property.<br />

Plan, storyboard and plan some more: Work with your videographer or whoever is hired to produce<br />

the project. This is probably the most critical step, knowing who, when and where you have<br />

actors and for what scenes is vital. The continuity your project will gain by planning is worth the<br />

time and effort.<br />

Is Your Internet Attitude Attracting New Guests?<br />

Often a guest's first impression comes from the Internet so it's important to have a Web site that is<br />

as clean, interesting and comfortable as your inn.<br />

Successfully marketing a bed and breakfast experience means selling travelers on your unique accommodations,<br />

your services, your location and you.<br />

Does Your B&B Look Like a Winner?<br />

It's a fact that people are attracted to those who are confident and successful. One obvious way to<br />

portray success is a professional, uncluttered Web site that is easy for guests to navigate. Features<br />

like great pictures, logical organization, online booking, easy to find phone numbers, address and<br />

directions shows that you have your act together. If your Web site looks like an afterthought or it<br />

hasn't been updated since 2001, it tells the public you can't manage your business and you don't<br />

really care what they think.<br />

Part of portraying a successful and well run business is attention to detail. When your Christmas<br />

specials are over, you must be able to take them off your Web site promptly. Make sure all your B&B<br />

directory listings are accurate and match your Web site. If you update your rooms, update the images<br />

on both your Web site and on your B&B directories.<br />

Confidence Attracts Guests<br />

A confident attitude assures guests that they will enjoy meeting you and staying at your B&B. The<br />

"About" page on your Web site, helps prospective guests gain a comfort level with you. Tell a little bit<br />

about yourself but don't make up an unbelievable and sensational story. A few personal details (not<br />

too personal) can help people relate to you. If you collect antique cars, for example, some people will<br />

really relate to that.<br />

If you are insecure about certain aspects of yourself, don't hide. By revealing your personality with<br />

just a hint of imperfection, you appear to be both confident and genuine. Also remember that social<br />

networking is seen by everyone and not just your friends. Don't say anything on Facebook or Twitter<br />

that you don't want your prospective guests to see.<br />

Gain Trust with Genuine Content<br />

Show lots of both professional and candid pictures. Candid shots on review sites or galleries helps<br />

to ensure that the inn really looks like the professional shots. Avoid surprising guests with details<br />

that some find bothersome. A bad surprise experience can turn into a bad online review. For example,<br />

if you have cats everywhere, show a cat picture on your Web site to remind the allergic guest to<br />

ask about the cats before booking with you. Make sure your Web content matches the facts presented<br />

in online guest reviews. If your Web site says you have a full gourmet breakfast every morning<br />

and the guests report a continental breakfast, the "red flag" goes up for Internet travel searchers.<br />

Make sure your Web site, directory listings, Facebook, Twitter and<br />

videos all tell the same true and accurate story.<br />

fax transmissions, regular and email response; checkin<br />

and check-out procedures; daily inquiries and reservations;<br />
