2012 LIST OF ACCOMPLISHMENTS

It seems like just yesterday that I was writing my first

President’s article and now I am writing my last. It has

been a great pleasure and honor serving you as your

President this year.

I’m proud to report on the many accomplishments that

were successfully implemented this year.

I enjoyed working with your 2012 Board of Directors. As

diverse as they are, they were able to come together, with

one voice, on many hard decisions.

We have seen the worst of times over the last few years

and it has been difficult to not blame our problems on

others. You are definitely resilient. The Members who

have chosen to stay in this profession will mostly likely

succeed in future years.

If you are not active in the Association, I encourage you

to think about joining one of the many - some new -

committees available to you and get active. There is a great

reward when you give and share your talents with your peers.

As promised, following please find a scorecard with a list

of items that were accomplished this year. A few programs

are still in process and will be completed next year.

GOALS

• Target educational programming to stages of career

development and ensure relevance to changing market

conditions

• Evaluate GLVAR Member services to focus on value

and provide Members with more accessible, affordable

and customizable services

• Focus on positive reinforcement and prevention with

regard to Member professionalism and compliance

• Define needs of leaders and cultivate the development

of committed, qualified volunteers

engagement of Members in the work of the Association

ACCOMPLISHMENTS

• The Board of Directors voted unanimously to extend

a $40 credit to each REALTOR ® Member of GLVAR in

November.

• The 2013 budget has also been approved and is

published in the December SNR.

• Directors voted to contribute $5,000 to each state

of New York and New Jersey through the National

Association’s Disaster Relief Fund. GLVAR was among

the first to step up and provide assistance after the

unprecedented storm hit the northeast.

• GLVAR has worked with Fannie Mae to set up a Short

Sale Assistance Desk for our Members.

• Another new Member benefit is Fusion.This system

is replacing MLXchange with numerous enhancements.

Monthly classes are scheduled to familiarize the

Membership with this new version of their multiple

listing service.

• The Commercial Alliance has contracted with

Xcelligent, a new and fully researched property data

base that will provide Members with documentation

of all commercial properties in Las Vegas. The new

benefit will greatly enhance the ability of commercial

REALTORS ® to research, lease and sell properties.

• The Association has contracted for Clareity’s Single

Sign On product that will enable Members to login to

one portal and access all of the integrated applications

that the Association provides during a single browser

session. This will give Members a clear picture of all

of the services, tools and applications available while

saving them time.

• Created a One Step to Recovery initiative to help the

community climb out of the recession

• Created three new and highly relevant committees:

Global, Green and Market Conditions

• In its first year, the Global Committee was recognized

by NAR this month with the Gold Level Award of

excellence for their organization and programming.

• Reduced prices and included free classes to help the

Membership in the current economy and offered seminars

on timely marketplace issues. Over 400 sessions have

served approximately 2,200 Members each month.

• Conducted an overall assessment on the health of the

Association

• Reviewed and updated Bylaws, Policies and Procedures

for clarity and consistency

• Conducted an expanded annual financial audit which

was published to the Membership in September

• Developed a Strategic Plan through a series of sessions

with an outside consultant

• Developed a Condo Certification verification through

the MLS

• Hired a new CEO

• Moved to a neutral third-party electronic election service

• Appointed a Presidential Advisory Group to research

a new consumer-based public website which is up for

approval by the Board at their December meeting

• Changed CPA firms

• Changed insurance brokers

• Reviewed all service contracts

• Selecting a new outside law firm

• Researched additional new service providers

• GLVAR was chosen for a visit from Michael Wellsmore, an

international REALTOR ® Ambassador from Australia who

was visiting several markets in the United States.

Wellsmore is past president of theAustralian equivalent

of our National Association of REALTORS ® .

• The Commercial Alliance conducted their annual

Educational Symposium featuring national speakers

who attracted a large Member turnout.

• On the Global front, GLVAR was able to host the

five-day CIPS (Certified International Property

Specialist) Designation. This Designation is becoming

more important locally with the recognition of

Las Vegas as the second most searched city in the

U.S. by foreign investors.

• The Association was honored by the dedication of

a classroom at the College of Southern Nevada. The

room is named for GLVAR in appreciation of the

more than $120,000 in scholarships donated by the

Association over the years. It is the first classroom

to be dedicated to an organization at the College.

• GLVAR hired a new Parliamentarian, Past President

Dale Puhl.

• President Kelley was invited to represent the real

estate industry on deliberations at the new Regional

Development Agency where plans are being made

for the next five years of economic, education and

infrastructure development in southern Nevada.

Again, GLVAR has a seat at the table.

• RETechnology has been added as a Member benefit.

It features reports on up-to-the-minute real estate

technology and tools.

• Officers and the CEO began making visits to

Member offices to discuss benefits and respond to

questions and concerns

• December 2nd marks the 65th Anniversary of

GLVAR’s founding. Press releases will highlight the

long tradition of community involvement by GLVAR

Members that has helped make Las Vegas an attractive

place to live, work, play and retire.

GLVAR WILL BE WORKING ON:

• Revising Candidate training for 2013

• Evaluating major programs and services

• Providing regular training on the use of realtor.com

features and tools noted under Smartlinks on the MLS site

• Increasing voter registration by 20 percent

• Launching a Pathways to Professionalism campaign

• Conducting an expanded Board and Committee

training session

• New Member and Broker Orientations are being

reviewed and revised

• Visits to Members in their offices continue to be

scheduled in order to listen to their needs and raise

their awareness of existing benefits

• Through NAR online programs, a baseline of

information is being established for all Staff to use in

assisting Members

GLVAR IN THE COMMUNITY

GLVAR had a visit from Michael Wellsmore,

an international REALTOR ® Ambassador from

Australia who was visiting several markets in the

United States. Wellsmore is past president of the

Australian equivalent of our National Association

of REALTORS ® .

On the first day of his visit, his commercial real

estate questions were answered during the

national C.C.I.M. conference hosted in Las Vegas.

Commercial Alliance President Nancy Anderson

and CCIM Chapter President Ryan Martin lead

the event with Bobbi Miracle serving as program

chair. On the second day, Wellsmore attended the

Homebuilders Rally for Home Ownership and met

with leaders of GLVAR on residential issues.

The Commercial Alliance also conducted their

annual Educational Symposium featuring national

speakers who attracted a large Member turnout.

On the Global front, GLVAR was able to host the

CONGRATULATIONS TO THE GLOBAL BUSINESS COMMITTEE

GLVAR’s Global Business Committee received national

recognition when it was named a Gold Council by the

National Association of REALTORS ® at their Annual

Convention in November. This distinction was part of

NAR’s Global Business Council Achievement Program. Over

100 councils applied but only 10 were honored as a Gold

Council while only four achieved Platinum Council status.

This is a stellar achievement since the Global Business

Committee was only recently formed at the beginning of

2012. The Global committee put a lot of hard work and

time to earn this level. The Members of the committee

expect to reach Platinum level in 2013. Congratulations to

the Global Business Committee for their outstanding efforts

and representing GLVAR at the national level! n

CSN NAMES CLASSROOM AFTER GLVAR

On October 20th the College of Southern Nevada (CSN)

honored GLVAR and its Members by naming a classroom

the Greater Las Vegas Association of REALTORS ® classroom.

CSN unveiled the official naming in a dedication ceremony

during a live class at the West Charleston Campus where

2012 President Kolleen Kelley and GLVAR CEO Nelson Janes

answered questions and shared anecdotal information about

the REALTOR ® profession and real estate industry.

GLVAR received this honor for its commitment over the

years to provide substantial resources to fund scholarship

endowments and student enrichment programs at CSN. This

is the first time CSN has ever dedicated a room in the name

of a business entity. n

2012 FORMS IN

REVIEW

Several GLVAR forms were added, amended or

deleted in 2012 to address member requests,

reflect market realities and for periodic updates.

This article is a brief recap of those changes.

RESIDENTIAL LISTING/SALE TRANSACTIONS

The Buyer Brokerage Agreement received a periodic update

including a new, shorter title for easier understanding and

retrieval in ZipForm ® . Other refinements were: (1) clarifying

language for the flat fee portion of the broker’s commission

to avoid any RESPA traps that may be lurking with an

open, free-verse field; and (2) giving specific permission

and agreement to use digital signatures as required by NRS

720. Additionally, the form was reduced from three pages

to two, per Member requests.

Due to the recent shift from non-judicial to judicial foreclosure

proceedings, the Short Sale Addendum to Purchase

Agreement has been updated to reflect the potential for a

court action. The seller will now have to indicate whether a

Notice of Default has been served, and whether a summons

and complaint has been served. Both scenarios must be

addressed, since it is impossible to determine which route

the lender will take. Click here to read more about the


differences between judicial and non-judicial foreclosure.

The form was also updated to allow for an automatic return

of the earnest money deposit to the buyer without further

instructions from the parties where (1) the buyer chooses

to wait a specified amount of time before Lender Approval

is received, and (2) cancels when the approval is not

timely received. This section previously required the seller

to execute cancellation instructions, which in practice was

causing major delays in the rightful return of earnest money.

Both the Counter Offer and Addendum to Purchase

Agreement offered too little space to write requested or

necessary terms for today’s market. To provide more space in

those transactions where it’s needed, both the Counter Offer

and the Addendum forms now refer to additional page(s).

The idea is this: where more space is needed on the form,

the agent writing the counter or addendum will check the

new box labeled, “ADDITIONAL PAGE(S) ATTACHED.” This

new language specifies that the counter offer/addendum is

not complete without the additional terms on the attached

pages. The revised forms provide a blank to indicate the

number of attached pages.

In tandem with this change, two new forms were created—

Counter Offer No. _____ Additional Page and Addendum

No. ______to Purchase Agreement Additional Page. The

additional pages each provide more than 30 lines of space

to write as many terms as the parties may like. Please note,

a warning at the top of the page indicates it is not valid

without the first page of the Counter Offer or Addendum.

There are no signatures on the additional page, but the

parties must initial at the bottom of the page.

The additional pages for both the Counter Offer and the

Addendum appear in line with the respective parent form.

LAND TRANSACTION FORMS

Most recently, two forms related to vacant land transactions

have been revised. The Vacant Land Purchase Agreement,

which had not been updated since 2007, was substantially

updated where applicable to reflect the changes made to the

Residential Purchase Agreement in 2009 and 2011 to ensure

consistency across GLVAR purchase forms. Changes include:

• Providing for a cash purchase;

• Expanding information regarding the Foreign

Investment in Real Property Tax Act (FIRPTA), including

a seller’s declaration;

• Clarifying and separating the licensee disclosure for

buyer’s side and seller’s side;

• Disclosing the existence of a buyer’s broker flat fee

portion of commission payable by the buyer;

• Consolidating signatures, delivery and notice provisions

in one section, and allowing for digital signatures; and

• Relocating the Confirmation of Representation to the

signature page.

The optional Vacant Land Disclosure form was slightly

tweaked with a few changes in line with the SRPD, upon

which the form is based. The additions include: (1)

identifying the type of seller; (2) asking if there is a Private

Transfer Fee obligation; and (3) asking whether the property

was used for the production of methamphetamine.

PROPERTY MANAGEMENT FORMS

The Residential Lease Agreement (RLA) was tweaked to

more closely follow statutory language regarding security

deposits. NRS 118A.240 defines “security” as any payment

that is to be used for: (1) remedying any default of the

tenant in the payment of rents; (2) repairing damages to the

premises other than normal wear and tear; and (3) cleaning

the unit.

Therefore, rather than calling for a forfeiture of the security

deposit upon early termination, the lease agreement now

reads (in Section 9) that any early termination of the lease or

improper notice of termination is “a default in the payment

of rent for the remainder of the lease term, which may be

offset by the Security Deposit.”

DISCLOSURES & INFORMATION

Based on broker demand, GLVAR published a new form,

Buyer’s Acknowledgement and Release for use in those

transactions where no Seller Real Property Disclosure

(SRPD) is provided or the SRPD is incomplete. These are

the only situations where this form should be used!

Designed to help educate and inform the buyer, while

seeking to protect the buyer’s broker, the form first

recaps the requirements of NRS 113 regarding SRPDs.

Such information includes the duty of the seller to

provide the form, the prohibition against asking the

buyer to waive receipt of the form and the availability of

certain remedies.

The form also reminds the buyer that his/her agent cannot

explain the legal ramifications of waiving any of the

remedies in NRS 113.150.

Next, with all of these explanations, if the buyer

independently chooses to move forward with the

transaction without an SRPD or with an incomplete SRPD,

the buyer should initial where indicated.

Finally, the form includes release and hold harmless

language indicating that the buyer is releasing the buyer’s

broker and agent (not the listing side!) for any damages that

may be due to disclosed or undisclosed defects.

Several brokers around the state had developed their own

forms and GLVAR’s form presents a standardized form

that may be used. Like other GLVAR forms, it’s a tool not a

requirement.

The new Hold Harmless Agreement may be used in

situations where the buyer has never personally, physically

visited the property, but insists on purchasing it. The form

is also designed to accommodate a lease situation, as many

renters also view properties and makes decisions online.

In signing the form, the buyer agrees that he/she is not

relying on any statements or representations made by

the broker or agent; agrees to conduct such tests, walkthroughs,

inspections and research deemed necessary; and

to seek advice from professionals of his/her choice, such as

legal counsel and inspectors.

The buyer further agrees to hold the broker and agent harmless

for any liability regarding the location, physical and aesthetic

condition, use, value and conditions affecting the property.

Although no form is a perfect shield from a lawsuit, the Hold

Harmless Agreement could be an effective part of a defense

to show that the buyer was informed of the potential pitfalls

in purchasing a sight unseen home, and chose to move

forward anyway.

In its previous iteration, the CIC Request for Resale Package

form was known as the “Addendum to Listing Agreement for

Common Interest Communities.” The form was headed for

deletion: since the requirement for the seller to provide the

resale package is now in the body of the listing agreement

itself, there was no need for the additional form. But,

Members indicated that they still liked and used the “Dear

Association” language at the bottom of the form to request

the resale package from the homeowners’ association.

Therefore, the form was revamped from an addendum

to a request form to be addressed to the CIC. Much the

verbiage is the same as the old form, but it has been moved

around


to fit the new, specialized use of the form. Click here

As 2012 draws to an end, I would like to take

this opportunity to thank youfor the privilege

of serving as your 2012 MLS Committee

Chair. I would also like to thank the entire MLS

Committee and the Quality Control Work Group

for all their tireless efforts to help bring about the

positive changes we have seen this past year!

Below are some bullet points of the MLS Committee

accomplishments and work still in progress.

2012 NEW PROGRAMS AND RELEASES

• In mid-January the RatePlug program was launched.

This tool allows Members to provide financing

information on the client report.

• February 1st the MLS Wireless application was launched

to replace Kurio. This application is more compatible

with smart phones and tablets.

• In mid-February Realtor.com launched their QR code

program. This new feature allows Members to use QR

codes on their individual listings for marketing

purposes. GLVAR hosted two training sessions in

March on the new QR code program.

• On August 14th Corelogic’s Realist tax based program

was launched to Members.

• On October 2nd Fusion, GLVAR’s new MLS system,

added the CMA and Tax functionality so the general

release was implemented for all Members. CoreLogic

is currently offering ongoing training sessions for these

programs at GLVAR.

• Also on October 2nd the Fannie Mae Short Sale

Assistance Desk tool was launched. This service provides

Members with help to facilitate quicker short sale closings.

• On October 31st 2012 RE

is in production now. This feature will allow Members

to enter one sign in portal to access all MLS tools

currently available in one central location. This program

is expected to be released by the firstquarter of 2013.

SPECIALIZED WORK GROUPS

• The MLS Committee has formed a work group to

foster meetings with the new home builder community,

to determine if they would join GLVAR via a special

Membership in order to offer their new home inventory

to be displayed in the MLS. This collaboration will

provide Members access to more inventory.

• The MLS Committee has formed a special workgroup

with the Property Management Committee in an effort

to bridge the gap between Property Management

issues as they relate to the MLS. At these meetings,

property managers are able to provide input to changes

they would like to suggest to the MLS Committee. As

a result of this collaboration, a Rental Tool Box is

currently under development. The project is expected

to be released during the second quarter of 2013.

POLICY REVISIONS

The MLS Committee implemented the Mechanical Lockbox Authorization

Form for agents to complete when a mechanical lockbox will be used to

access a property. If a mechanical box is the only box used to access a

property, a mechanical lockbox code must be provided. This will assist

Members with easy access for showing purposes.

The MLS Committee, with ratification from the GLVAR Board of Directors,

implemented a reduced filing rate for Professional Standards complaints

when the commission is $500 or less.

The MLS Committee, with ratification from the GLVAR Board of Directors,

implemented the policy that any rental compensation should be paid

within 30 days of the property being leased, so Members receive

payments for rental commissions more timely.

In closing, items identified in this brief year in review are some of

the accomplishments by your MLS Committee initiated for you. I am

confident that 2013 will bring more enhancements to the MLS system.

Please do not forget to come to our regularly scheduled Quarterly MLS

Committee Open Forum meetings. Members who attend these forums

have the opportunity to discuss ideas and suggest recommendations

they would like to see to the MLS system directly to the MLS Committee.

GLVAR ANNOUNCES THE 2013 ANNUAL BUDGET

In accordance with Article XV of the Bylaws, (Committees, Section 4, Special Committees, (a.) Finance

Committee, (2) Duties, (D), “The Finance Committee shall publish the annual budget in the Association

publication and/or mail to the REALTOR ® Members at least ten (10) days prior to the regularly scheduled

December meeting of the Board of Directors”.

The Finance Committee is pleased to present the 2013

Annual Budget approved by the 2012 and 2013 Directors

on November 15th. It has been prepared with input from

the incoming leadership, committees and staff.

The Greater Las Vegas Association of REALTORS ® 2013

Annual Budget includes funding for a broad array of products

and services to assist Members in running successful

businesses. Following is a detailed list of products and

services included in the budget:

AFFILIATE PARTICIPATION A variety of opportunities for

Members to interact with Affiliate Members for their mutual

benefit.

BROKER PROGRAMS Broker Forums providing Brokers with

valuable information about trending real estate topics that

can be used and shared with agents in their offices. The

Broker Orientation program for new Brokers joining the

Association contains essential information about GLVAR

products and services Brokers receive with their Membership.

COMMERCIAL ALLIANCE LAS VEGAS Commercial Alliance Las

Vegas (CALV) is excited to begin a NEW partnership in

2013 with Xceligent. Members will be able to add current

listing content through their CIE. Xceligent’s proactive model

will provide Members with market analytics, property

information, all active lease and sale listings, verified sales

comparables, verified tenant information, lease comps

and demographics. CALV will continue to provide our

Commercial practitioners with a commercial ZipForm

library, commercially-based education courses, and a

Government Affairs team to address legislative and political

issues facing commercial real estate in Southern Nevada.

COMMUNICATIONS GLVAR’s Communication Department has

been restructured to ensure all communications sent from

the Association to Members, the public and Members of

the Media are processed through one department using all

of GLVAR’s communication systems. The communications

department is responsible for reviewing, evaluating, and

implementing strategies that best communicate information

about GLVAR to its membership, prospective Members, the

public, and members of the media. It is also responsible

for establishing and monitoring metrics to measure the

effectiveness of GLVAR’s communication efforts. GLVAR

uses several platforms to communicate, including:

• REALTOR-BYTES GLVAR’s weekly e-mail newsletter sent to

all Members containing Association news, important

updates, and information about GLVAR events and

programs.

• SOUTHERN NEVADA REALTOR ® (SNR) ONLINE MAGAZINE The

SNR is the official publication of GLVAR. This monthly

publication includes timely articles and information for

the real estate practitioner in Southern Nevada

• LASVEGASREALTOR.COM The GLVAR website is a

multifunctional platform used to inform Members about

GLVAR services, products, programs, news, educational

opportunities and events. The site is updated frequently

with the latest information from GLVAR.

• SOCIAL MEDIA PLATFORMS To keep up with the popularity

of the social media engagement, GLVAR uses its

Facebook, Twitter, LinkedIn, and GLVAR YouTube

channel accounts to share information with its

Membership, the public and members of the media.

• PR FIRM The Communications Department manages

B&P Advertising, GLVAR’s PR firm. In collaboration with

GLVAR communication staff, the firm works with

GLVAR spokespersons and leadership to deliver key

messages about GLVAR and its Members to the media

and the public.

• CONSUMER WEBSITE With the launch of the new

consumer-based site, the communications department

will be tasked with providing useful content for the

consumer.

• CONSUMER NEWSLETTER GLVAR provides Members with

a complimentary consumer newsletter that they can

send to previous, current or potential clients. This

marketing tool is customizable so Members can brand

the piece with their contact and business information.

• LAS VEGAS HOUSING MARKET STATISTIC VIDEO Every

month, GLVAR produces a local housing market video

with the key takeaways from the monthly MLS

statistical reports for Members, the media, and

members of the public.

• MONTHLY LAS VEGAS HOUSING STATISTICS Every month

GLVAR produces a seven page statistics report with data

captured in the MLS from the previous month. The reports

are posted in the Newsroom at LasVegasRealtor.com.

EDUCATION GLVAR offers a wide variety of CE courses at

minimal cost to meet your needs. Educational opportunities

include:

• RISK REDUCTION GRADUATE (RRG) CERTIFICATION COURSES

Earn your RRG certification to interpret and gain a better

understanding of contracts and the laws that govern them.

• 24 HOUR CONTINUING EDUCATION CRASH COURSES ($120.00

package). This program is offered once a month. Most

schedules are completed in only three days. The

schedule includes day and evening courses to meet our

Members’ needs.

• 5-DAY POST LICENSING (1ST YEAR LICENSEES) CRASH COURSES

($175.00). GLVAR offers the opportunity for first year

licenses to complete the required 30 hours of post

licensing education, every other month, in a bundled

format.

• NAR CERTIFICATION/DESIGNATION COURSES GLVAR

provides an affordable option for Members to obtain

NAR certifications and designations at a convenient

location.

• COMPLIMENTARY SEMINARS on timely real estate topics.

GLVAR developed a seminar series to ensure Members

receive current information on timely real estate-related

issues presented by industry experts.

• MONTHLY $10 C.E. SPECIALS These monthly specials allow

Members to earn six hours of C.E. credits by attending

two courses in one day at a discounted price.

• SINGLE TOPIC EDUCATION SCHEDULES The Education

Department offers several schedules on specific topics

Members can take to enhance their professional

education. For example, there are schedules of classes

for Property Management license renewal, specialized

Broker courses and schedules for Members wishing to

expand their knowledge of foreclosure and short sales.

EVENTS Members are able to attend a variety of events

throughout the year from a wide range of interests. Events

are held to support interaction between fellow Members,

Affiliates and vendors. Members are encouraged provide

input on future events or programs they like to attend to

assist them with their businesses.

GENERAL MEMBERSHIP MEETINGS These meetings are held for

the benefit of the Membership at large and include programs

showcasing timely topics, National speakers, lunch,

required Membership votes and CE classes. Members who

GLVAR’s MLS introduced the SSAD to help Members

and their clients better manage their Short Sale

transactions.

NEW COMMITTEES TO MEET NEEDS OF FORWARD THINKING MEMBERS

Budgeted for 2013 are the Global Business Committee, the

Green Committee, and the Market Conditions Committee.

GLVAR is committed to being responsive to the needs of

PROFESSIONAL MANAGEMENT GLVAR has secured a top notch,

professional staff to ensure that programs, products and

services are delivered in the most cost-effective manner

while maintaining a leadership role among REALTOR ®

organizations and keeping our REALTOR ® Members in the

forefront.

PROFESSIONAL STANDARDS GLVAR’s Professional Standards

staff coordinates arbitration, ethics and mediation dispute

resolution. The staff is looking forward to celebrating the

2013 Centennial Celebration of the Code of Ethics. Watch

for more information and historical tidbits throughout the

year at GLVAR.

REALTOR.COM Recognizing that an increasing number of

homebuyers use the internet to search for homes, GLVAR

continues to make a commitment to “Showcase” our

Members’ listings in REALTOR.com. This enhancement,

which would cost an individual Member hundreds to

thousands of dollars annually, give them the ability to

feature their listings as never before and directs prospective

buyers directly to them. The showcase service allows

Members to upload up to 35 photos with 80 character

captions, headlines, scrolling text, and display listing

videos. All GLVAR Members have complimentary access to

this marketing tool that clients appreciate.

REAL STORE Located in the lobby of the GLVAR building, the

REAL Store offers a wide variety of specialty merchandise

including sign riders, open house signs and banners, a stock

of closing gifts, REALTOR ® branded t-shirts, jewelry and real

estate-related books. An improved online version of the

REAL Store will be launched by the end of the first quarter of

2013. Members will be able to browse an online catalog of

supplies and place orders at their convenience any time of

day. All online orders include next day local delivery.

SCHOLARSHIPS Reinstated in 2012, a variety of scholarships

are available to assist REALTORS ® in obtaining professional

designations. College scholarships are also available for

REALTORS ® or members of their families pursuing higher

education degrees.

SUPRA LOCKBOX SYSTEM Display boxes and keys to assist

with listing management

YPN (YOUNG PROFESSIONALS NETWORK) Added in 2011,

GLVAR has a local chapter of NAR’s “Under 40” Member

group. A budget has been provided for 2013 to grow the

Membership and participation.

ZIPFORM GLVAR uses ZipForms to provide Members with

online forms from listing contracts to duties owed. The

service also includes training and support. Utilizing the

most current technology at the best value, GLVAR has

incorporated ZipLogix’s Digital Ink product with unlimited

usage for all Members. This product incorporates digital

signatures with actual ZipForm documents.

The 2013 Annual Budget also includes the following.

• Funds have been allocated for capital expenditures

to replace some computers and upgrade audio visual

equipment.

• Late in 2012, the Association added Cyber Liability

Coverage to better protect the Association and its

Members in the event of a data breach.

• The budget for Staff Training has been increased for

2013 to train our staff through an internet-based

training that will cover federally mandated training on

discrimination and harassment, OSHA, safety, as well

as specific topics such as customer service.

SQUARE FOOTAGE DATA CHANGES

On November 1st square footage data had several

changes incorporated. Appx SF was renamed to

AppxLivArea in the MLS system but it remains Living

Area in Tax . The current calculations of the primary

residence + finished basement are the same. The price

per square footage calculations will continue to be

based on this field according to the county’s appraisal

division.

Additional Liv Area Sqft is now ApproxAddLivArea

in MLS and this field has been added in Tax. It will

add the casita, detached guest quarters or additional

building square footage together. Both MLS and Tax

now have the new field ApproxTotalLivArea which

adds the two previous fields together.

Use Tax autopop to add your new listings so that data will

be entered in all three fields. Approximate Living Area is

a required field and it triggers data to be added into the

other two fields which are locked.

You will not be allowed to manually enter the three

square footage fields. Please fax the MLS Department at

(702) 732-3154 the county tax or appraisal report for

them to manually correct any square footage issues.

Wow…what an exciting time in real estate

and for our Las Vegas Chapter of WCR!

It has been an amazing year with much

professional growth and leadership

development. We have also had some

incredible changes in programing and also within our

governing Board. This is a direct reflection of the real estate

industry.

With great honor and privilege on Friday, November 2nd

our 2013 WCR LV Chapter governing board was installed:

Brandon Roberts, 2013 President; Chantel Tilley, 2013

President Elect; Marie Cling, 2013 Treasurer and Marie

Harrod, 2013 Secretary.

Brandon is the WCR LV Chapter’s first male president. He is

coming to WCR with incredible talent and ability to grow our

Chapter. Brandon believes that a balanced life is extremely

important. He is bringing to the WCR LV Chapter expert

training and tools that are unsurpassed in the industry. This

addition will allow his team and WCR Members to grow and

develop rapidly at all levels.

We at WCR want you to know that we truly appreciate

everyone who participated, volunteered, or sponsored us

in-kind or financially. We could not have done it without

you. Thank you so very much.

We would also like to give a HUGE thank you to Henderson

Mayor Andy Hafen for his attendance and for leading us

MAKING A DIFFERENCE IN SOUTHERN NEVADA

GLVAR’s Commercial Alliance held their

semiannual Graffiti Cleanup Day on

Saturday, October 27 at the West Flamingo

Park to coincide with National Make a

Difference Day.

The Clark County Parks department provided Members

with paint and supplies. CALV Members and their families

cleaned and painted over graffiti in the park as part of their

continuing efforts to maintain local neighborhood parks and

to improve the quality of life in Southern Nevada.

The Commercial Alliance will continue to organize similar

clean-up efforts at local parks. If you would like to volunteer

for a future cleanup day, contact Commercial Alliance at
