CHILDREN’S SPECIALTY CARE CENTER
Children’s Medical Center Dallas hired Granite as the development
manager in December 2009 to evaluate 21 potential sites and provide
contract acquisition and site management to deliver the optimum site
to fulfill Children’s need for a specialty care center in Southlake, Texas.
As development manager, Granite also handled site zoning and
entitlement management with the City of Southlake, design team
management, general contractor identification, bidding and award,
and, finally, construction oversight through completion in June 2011.

Granite served as owner’s manager for this one-of-a-kind vaccine
production facility that utilizes tobacco plants rather than the current
egg-based technology to manufacture viral vaccines. The facility required
multiple hydroponic grow rooms, process spaces for inoculating and
harvesting plants, and clean room and laboratory space for extracting
the target vaccine proteins.

Granite was the master developer for the 17Seventeen McKinney mixeduse
project in Uptown Dallas. This twin tower project encompasses a full
city block in the heart of Uptown with dining, shopping, museums, sports
and entertainment venues all within easy walking distance. In partnership
with Gables Residential, Granite produced a true live-work-play urban
environment. Both the office and residential towers achieved Gold Level
LEED Certification. The project’s amenities include a one-acre deck park
on the seventh floor, street-level restaurant and retail, fitness center and
pool as well as parking for 1,500 cars.

Granite developed the Westchase II office tower adjacent to the existing
Westchase I tower constructed in 1981. The all-glass building provides
an elegant contemporary compliment to the original building it mirrors.
The flow-through lobby features limestone floors and walls accented by
art glass and commissioned paintings. Westchase II achieved Silver
Level LEED Certification.

Director of Development/Construction David R. Cunningham and Development Manager
Aaron Bidne lead the Granite Advisory Services team of professionals that represents over
110 years of combined experience.
David has more than 30 years of experience in property development, project design and
construction management that encompasses diverse client needs and many property types
ranging from 30,000 square feet to over 2 million square feet. David has been directly
responsible for the development and construction of more than 10 million square feet of
property. He has a bachelor’s degree in Construction Management and Architecture from
Texas A&M University.
Aaron has managed development of over 3.3 million square feet of office and industrial
properties in Dallas and Houston covering the full spectrum from land acquisition through
shell construction. Aaron is a LEED Accredited Professional and a leader in Granite’s
sustainability mission. He has bachelor’s degrees in Environmental Design and Construction
Science from Texas A&M University.
