In Northeast Florida, homes on the Atlantic Ocean and Intracoastal Waterway provide upscale waterfront living. Rivers such as the St. Johns, St. Marys, Trout, Ortega, Nassau, Guana and Tolomato form a network throughout the area that is ideal for boaters, birdwatchers, kayakers, paddle boarders and nature lovers. In addition to natural waterways, numerous subdivisions have manmade lakes for recreation. Nationally, waterfront homes are worth more than double the value of homes overall. Florida is reported to have some of the lowest prices for waterfront homes. In 2016, Zillow published a study that showed the median value for a waterfront single-family home in Ponte Vedra Beach was $462,700 as compared to a non-waterfront home at $273,400. Epping Forest on San Jose Boulevard has a yacht club, access to a private marina and residences from $500,000 for a condominium to single-homes in the millions. Homes at Queen’s Harbour Yacht and Country Club, with a navigational freshwater lock system on the Intracoastal Waterway, typically start just above $300,000 and can go as high as $4 million. If you’re looking to live on the St. Johns River, prices for properties located on the St. Johns tributaries start at $200,000 for smaller homes either on the Northside of Jacksonville or much further south towards Palatka. To get a St. Johns riverfront home with deep-water access and stretching views, prices start at $400,000 and go much higher (think into the millions). Waterfront condos and townhomes are also popular in the area because they typically require less maintenance, but still offer all the beauty and convenience of living on the water. Channelside Luxury Waterfront Townhomes is a 30- unit waterfront townhome community, located just off Beach Boulevard. The townhomes offer unobstructed views of the Intracoastal Waterway and start in the $600,000s. In Nassau and St. Johns counties, the story is much the same. Homebuyers will pay a premium price for oceanfront properties, and marsh, river and creek frontages are in high demand. Area developers are also carving out enclaves for those who want a small private neighborhood with a water view. Living on the water is desirable to many. For those who want a rush, it’s easy to enjoy water sports such as wakeboarding and water skiing. HOUSING Homeowners associations Homeowners associations — commonly known as HOAs — exist to protect property values and ensure the consistent, attractive appearance of a community. A covenant of restrictions consistent with local codes are incorporated into the purchase transaction. The groups are backed by Florida law. Residents pay monthly dues for landscaping, pool maintenance, taxes, power costs, and other maintenance and repair items. Nonpayment of dues can lead to liens or foreclosure of your home. Professional management groups are often hired to oversee finances, seek bids for services and act on behalf of the community’s interests. A volunteer board of directors meets each month, and other members may serve on architectural review, communications, beautification and welcoming committees. Restrictions vary but frequently include the following covenants: • Garbage cans must be concealed on non-trash-pickup days. Restricted hours when garbage cans may be placed at the curb. • Exterior of house and lawn must be maintained. • Inoperable or unlicensed vehicles, boats and recreational vehicles may not be allowed in yard or on driveway. • Houses may not be used to breed animals. • Neighborhood home colors must be approved. • Vehicles must be parked in the garage, not in the driveway. • Restricted hours for contract labor (lawn maintenance, plumber, construction, etc.) to be allowed into the community. • Mailboxes and “For Sale’’ signs must be a certain type for consistent look in community.
