BUILDING SPECIFICATIONS

DETAILED SPECIFICATIONS

Construction on the original structure began in 1983. Since

then, the space has undergone various additions and renovations

with the most recent additions to the property being

completed in 2002. The foundation on the main structure

consists of a 6” poured concrete slab floor and concrete

footers on grade and concrete block walls. Framing consists

of steel beam and masonry construction with the exterior walls

being exposed brick veneer. The interior walls throughout the

majority of the main facility consist of 5/8” drywall on steel

studs, and the roof is a built-up rubber surface with a gravel base.

Both the attached one-story office section and the two-story

office/file storage building are wood framing on top of a

concrete slab with a trussed singled roof. The HVAC system

is roof mounted and offers hot and chilled water (zoned).

There is also a forced air gas furnace in the existing file

storage building along with central air conditioning.

INTERIOR FINISHES

The finished portions of the building consist of drywall walls,

some acoustical and some drywall ceilings. The flooring is a

combination of carpet, commercial vinyl, and ceramic tile.

Lighting is mostly fluorescent, however there are a few areas

with recessed fixtures. There are also 12 skylights in various

locations throughout the building for additional natural light.

All windows are aluminium frame single pane thermos, irregular

in shape and size. All interior doors throughout the main

facility are fire proof while the main entrance and exit doors

are aluminium framed glass.

INGRESS / EGRESS

The property offers two separate parking areas, both of

which provide one point of ingress and egress. Both lots

provide direct assess off of and onto Wedgewood Drive.

UTILITIES

All public utilities are available. Electric is provided by Mon

Power, gas is provided by Dominion Hope, and water/sewer

is provided by Morgantown Utility Board. Cable and internet

are available through Comcast, and phone is available via

Frontier. Cat 5 wiring currently exists in the building, but

can be upgraded if needed.

PARKING

Some of the improvements to the property include concrete

sidewalks and walkways, and approximately 116 asphalt paved

parking spaces. Additionally, the parking lot area has concrete

curbs and various metal light poles and wall mounted lights for

night time accessibility and security. See Page 4 to view a site

LEGAL DESCRIPTION

The property is further described in Monongalia County’s

tax records as Morgan District, Tax Map 3, Parcel 25.4. It

is located outside Morgantown’s city limits so there is no

B&O tax. The property lies within West Run Planning

District and is currently classified as C-1. However, the

adjacent and surrounding properties are zoned R-4 which

suggests potential rezoning.

This facility totals 19,782 square feet The main portion of the

building was built in 1983-1984 and consists of 16,242 square

feet. This space is highlighted in blue and labeled, Main

COURTYARD ENCLOSURE

Included in the 16,242 square feet is 832 square feet (16’ x 52’)

which was originally an outdoor courtyard that was enclosed

in 2002 and has since become a staff lounge, chemotherapy

room and an atrium with four skylights. This space is highlighted

in yellow and labeled, Courtyard Enclosure.

ONE-STORY OFFICE / HALLWAY

In 1991, construction began on an 864 square foot one-story

storage building (8’ x 32’). This space is highlighted in purple

and labeled One Story Office. In 2002 it was renovated to

become finished office space and attached to the main building

by a finished hallway that totals 284 square feet (8’ x 32’).

This space is highlighted in green and labeled, Hallway.

FINISHED TWO-STORY OFFICE

Attached to the one-story office space is a two-story file/storage

structure that was developed in 2001. This building consists of

2,392 square feet (23’ x 52’). On the first floor, there is 528
