Welcome to Healdsburg<br />
H ealdsburg is a small and wonderfully<br />
diverse real estate market where<br />
home ownership spreads over a wide<br />
financial realm. In other words, there<br />
is something for everyone!<br />
Although our beautiful town has<br />
grown to be a sought after<br />
“destination” it is simply not true that<br />
home ownership in Healdsburg is<br />
restricted to the wealthy.<br />
Bob and Dianne have taken on the<br />
Healdsburg statistics – as well as<br />
surrounding environs- to help bring to<br />

Very few conclusions can be drawn from the<br />
statistics illustrated below other than we have<br />
a strong real estate market in Healdsburg and<br />
we are recovering nicely from the mortgage<br />
crisis in 2007. Prices have risen 24% as<br />
compared to five years ago, the relative<br />
number of homes sold has gone up accordingly<br />
and the time a property is on the market (days<br />
on market-DOM) is down. This tells us that<br />
buyers are anxious to purchase and move into<br />
their homes without delay! It is important to<br />
note that the "word on the street" is that there<br />
is no inventory so why<br />
bother even looking for a home. The truth is,<br />
there are plenty of homes to choose from and<br />
with a creative real estate professional leading<br />
the way, you will find the property that you<br />
desire.<br />
In reviewing recent past years’ real estate sales<br />
statistics, Bob and Dianne noticed a significant<br />
spread between the minimum and maximum<br />
price of homes sold in the Healdsburg real estate<br />
market. Our goal is to de-mystify these statistics<br />
and find you a home in a desirable neighborhood<br />
at a price point that works for your budget.<br />

The Healdsburg Real Estate Market<br />

this category has continued to<br />

There are more starter homes being<br />
built in Healdsburg due to the<br />
increase of buyers<br />
The prices have climbed in the last<br />
couple of years but have not gone<br />
out of reach<br />
Of the 51 starter homes that were<br />
sold in 2013, 42 of those were under<br />
$500,000!<br />

Mezzo Market<br />

The mid-range or Mezzo Level<br />
homes have sold steadily,<br />
increasing in volume since 2010.<br />
This level of home was least<br />
impacted by the mortgage crisis<br />
as the buyers that would normally<br />
be “moving up” stayed in their<br />
starter homes as did the Mezzo<br />
range homeowners until the crisis<br />
abated. Therefore the activity in<br />
these two categories of homes<br />
was much lower until 2010 and<br />
beyond.<br />
This category serves a very large<br />
group in Healdsburg as do the<br />
starter homes belying the notion<br />
of “restricted to the wealthy”<br />

The Healdsburg Real Estate Market<br />
Downtown<br />
T housands of<br />
years ago, this<br />
beautiful, lush<br />
area called<br />
Healdsburg was<br />
home to the<br />
Pomo Indians. These early<br />
residents built their village in the<br />
open, fertile valleys along the<br />
Russian River. They hunted the elk,<br />
bears, and mountain lions that<br />
roamed the dense oak and<br />
madrone forests along the<br />
meandering river. Occasional visits<br />
of European sailing vessels on the<br />
California Coast from the 1500's to<br />
early 1800's had little impact on<br />
the area. The mid-1800's, however,<br />
brought new settlers.<br />
The Russians built Fort Ross on the<br />
coast, and the Mexican<br />
government established the vast<br />
48,000-acre Rancho Sotoyome.<br />
This enormous land grant was<br />
awarded to sea captain Henry<br />
Delano Fitch in 1841 ( Fitch<br />
Mountain was named in his<br />
honor).<br />
Fitch promptly hired trapper Cyrus<br />
Alexander to manage his bountiful<br />
Fitch rancho (the magnificent<br />
Alexander<br />
Valley is named for<br />
this early tenant).<br />
The California gold<br />
rush of 1849<br />
brought itinerants,<br />
squatters, and<br />
failed miners to the<br />
more generous<br />
farming land here.<br />
Over the years, these squatters<br />
settled on the verdant land owned<br />
by the family. In 1857, a fight<br />
named the "Westside Road Wars"<br />
commenced among the squatters.<br />
One of the winners of this colorful<br />
conflict was Harmon Heald, an<br />
Ohio entrepreneur. In a stroke of<br />
inspiration, Harmon Heald mapped<br />
out a large, Spanish style plaza*<br />
for the center of the town in 1857.<br />
Today that plaza is still the hub of<br />
all activity in the area, 152 years<br />
later!<br />

Just about every day a visitor<br />
comes in to our offices at the corner<br />
of North and Healdsburg Avenue.<br />
They are enchanted by the<br />
"Spanish Style Plaza*", bandstand,<br />
charming shops, tasting rooms,<br />
and restaurants. They predictably<br />
declare: "I would like a home that<br />
is walking distance to downtown!"<br />
This is a common goal and somewhat<br />
challenging to achieve. However,<br />
with a bit of patience, a<br />
ready bank account statement,<br />
pre-authorization from your lender,<br />
and ability to move quickly<br />
when the time comes, a "walk to<br />
the Plaza home" could be yours!<br />
In reflecting on the statistics below<br />
you will find that the volume<br />
of sales is steady and the prices<br />
continue to rise. This is all the<br />
more reason to act quickly when a<br />
home that works for you comes<br />
available! In addition many of the<br />
homes purchased near the Plaza<br />
are considered "Land Value"<br />
meaning they will be torn down<br />
and replaced with a larger home.<br />

The Healdsburg Real Estate Market<br />
The River and Fitch Mountain<br />
A nother neighborhood that<br />
is very eclectic and charming is the<br />
Fitch Mountain/Russian River<br />
community.<br />
In the 1920’s a road was extended<br />
from Healdsburg’s plaza eastward<br />
several miles, opening up a<br />
roadway that allowed people to<br />
drive all the way to the river, to<br />
the spot where a physician named<br />
Rose established a resort he<br />
named, “Camp Rose”, and this<br />
region’s Russian River Resort era<br />
began, bringing tourists and locals<br />
alike to the beach resort for<br />
summer swimming and boating,<br />
meals and lodging.<br />
The road from Healdsburg, which<br />
dead ended at Camp Rose, was<br />
eventually extended by 1935 to<br />
reach all the way around the<br />
impassable “wilds” of Fitch<br />
Mountain, opening up riverfront<br />
lots for the building of summer<br />
cabins, most frequently by<br />
residents of San Francisco, and<br />
thereabouts, wanting a restful<br />
vacation home away from the<br />
city.<br />

Healdsburg Land Market<br />
Land up to 5 acres<br />
T he land market experienced a sharp dip<br />
during the financial crisis. During the years<br />
of 2007-2010 homes in this area were<br />
selling for less than it would cost to build<br />
them. Therefore investing, building, or<br />
lending on land was greatly reduced.<br />
Fast forward! Land is now very much in<br />
demand. New homes are appearing where<br />
old homes exhibiting deferred<br />
maintenance once stood.<br />
Thanks to the planning and architectural<br />
review departments in the town of<br />
Healdsburg the new homes continue to<br />
maintain the charm of our historic town.<br />

Meet Dianne and Bob<br />
W hen a client chooses to<br />
work with Agents Bob Pennypacker<br />

Pennypacker is that rare real estate<br />
professional who is both an<br />
accomplished sales and marketing<br />
professional and a world-class<br />
architect, providing his clients with<br />
property insight on not only the skin<br />
and bones of a potential purchase,<br />
but its DNA as well.<br />
Pennypacker, a SF Bay Area native,<br />
traces his interest in architecture to<br />
the mid-1960’s, when his mother<br />
briefly threw her hat into the homeselling<br />
arena. “Everything was<br />
on paper then, of course. I used to<br />
pore through the binders filled with<br />
her listings. I think that’s really where<br />
my love for structures began,<br />
particularly residential homes.”<br />
Later, while studying architecture at<br />
UC Berkeley, Bob embarked on a<br />
student exchange program that<br />
took him to Sweden, where he was<br />
given his first exposure to—and<br />
discovered his passion for—<br />
architectural history. “It was<br />
absolutely a life-changing<br />
experience, he recalls.<br />
In Sweden, I learned to look at a<br />
house in a completely different<br />
way, to see where its design roots<br />
originate. That epiphany continues<br />
to inform my work today.” That<br />
school year in Sweden was<br />
followed by a summer in Norway<br />
and a spontaneous bout of<br />
employment. “I was walking along<br />
a village in a remote fjord, saw an<br />
architect’s office, and went in and<br />
asked if they were hiring,”<br />
Pennypacker laughs. That first year<br />
in Scandinavia was the beginning<br />
of a successful, nearly 30-year long<br />
career in architecture.<br />
After returning to the states to<br />
complete his undergraduate<br />
studies at UC Berkeley, he moved<br />
to New York to obtain his graduate<br />
degree at Columbia University. His<br />
architecture career took off<br />
immediately, and Pennypacker<br />
spent the next thirty years indulging<br />
his passion for architecture and<br />
design. Contracted by several<br />
prominent corporations that<br />
included Bechtel and NBC<br />
Universal, he traveled the globe to<br />
service clients in locales that<br />
included France, the Middle East<br />
and Japan.<br />
In 2000 Pennypacker returned to<br />
California and settled in historic<br />
Healdsburg, a charming, wine<br />
country destination located in<br />
Sonoma County. His first order of<br />
business was to design and build a<br />
home for himself. Upon completion<br />
of his own home, he designed and<br />
built another, this time to sell. He<br />
obtained his Real Estate License,<br />
sold the home, found the business<br />
compelling and got hooked.<br />
Enter his business partner Dianne<br />
Vernon. Prior to becoming a<br />
REALTOR®, for twenty years Dianne<br />
directed an international team of<br />
sales and marketing professionals<br />
addressing the Fortune 500<br />
software market.<br />

For the last 10 years she had successfully<br />
sold Real<br />
Estate in the Silicon Valley. Over<br />
these last ten years, Dianne also<br />
studied architecture, building, and<br />
design; no surprise her meeting and<br />
teaming with Bob.<br />
Relocated to Healdsburg she now<br />
combines her passion for real estate<br />
and as an EcoBroker, is a<br />
pioneer of the eco-friendly real estate<br />
and prefab home ethos.<br />

Today both Dianne and Bob are a<br />
world away from the jet-setting corporate<br />
culture of high tech companies<br />
and professional design firms.<br />
They are very happy with the kind<br />

theme parks and endless hours incorporate<br />
meetings are no match<br />
for the real connection we enjoy<br />
meeting new people, selling real<br />
estate and building homes in<br />
