This month’s <strong>Bay</strong> <strong>of</strong><br />

<strong>Plenty</strong> <strong>Business</strong> <strong>News</strong><br />

features stories from<br />

Tauranga and Rotorua demonstrating<br />

the scale <strong>of</strong> growth<br />

going on, but also some <strong>of</strong> the<br />

challenges that go with that<br />

growth.<br />

Tauranga is now New<br />

Zealand’s fifth largest city and<br />

the expansion shows no sign<br />

<strong>of</strong> slowing with extra impetus<br />

coming from the signing with<br />

Government late last year <strong>of</strong> a<br />

Housing Accord.<br />

The Housing Accord is an<br />

important means for council<br />

to address the lack <strong>of</strong> affordable<br />

housing which has become<br />

an unfortunate by-product<br />

<strong>of</strong> the housing boom. The<br />

accord won’t be a silver bullet<br />

but over time it will at<br />

least ensure there is sufficient<br />

housing supply to meet the<br />

demand.<br />

Meanwhile this month<br />

we also feature Pukeroa<br />

Oruawhata Trust’s $200 million<br />

lakefront spa and hotel<br />

which will build on the city’s<br />

reputation as an international<br />

spa and wellness location. It<br />

is just one <strong>of</strong> many significant<br />

projects lined up for Rotorua<br />

this year. But the onus will<br />

also be on Rotorua Lakes<br />

Council to ensure infrastructure<br />

- such as new roading<br />

to reduce congestion issues<br />

- also remains a major focus.<br />

In the last issue <strong>of</strong> <strong>Bay</strong> <strong>of</strong><br />

<strong>Plenty</strong> <strong>Business</strong> <strong>News</strong> I briefly<br />

touched on the reasons as<br />

to why property owners should<br />

consider commercial property<br />

management.<br />

This article will focus on<br />

examples <strong>of</strong> why owners have<br />

made the transition to pr<strong>of</strong>essional<br />

property management<br />

for their commercial investments.<br />

Out <strong>of</strong> town investors purchase<br />

investments outside the<br />

cities or towns that they live and<br />

would usually invest in <strong>of</strong>ten to<br />

provide them with more opportunities<br />

and more favourable<br />

yields.<br />

Managing a property under<br />

these circumstances can be very<br />

daunting. More <strong>of</strong>ten than not<br />

owners do not have any knowledge<br />

or relationship with local<br />

contractors when issues arise<br />

with tenants and the building.<br />

Having no relationship with<br />

local contractors leaves landlords<br />

open to poor advice, poor<br />

workmanship and over charging.<br />

Without that preferred contractor<br />

relationship a lack <strong>of</strong><br />

response times on urgent matters<br />

can arise.<br />

Owners start to realise that<br />

the distance between them and<br />

their investment property leaves<br />

them vulnerable to issues arising<br />

that they are either unaware <strong>of</strong><br />

or cannot keep a close watch on.<br />

Once investors have settled<br />

into the benefits <strong>of</strong> having a<br />

property pr<strong>of</strong>essionally managed<br />

many are deciding to bring<br />

their other properties into the<br />

management portfolio to ensure<br />

their house is in order should<br />

ill health strike. Sudden death<br />

or long-term illness is stressful<br />

enough for families without having<br />

to try and take over management<br />

<strong>of</strong> their loved one’s investment<br />

portfolio. They believe this<br />

will create panic and stress for<br />

their already struggling family<br />

members. Pr<strong>of</strong>essional management<br />

will keep the properties<br />

running smoothly, income coming<br />

in and data and accounts<br />

readily accessible for family<br />

members, accountants and lawyers.<br />
