WHAT A DIFFERENCE A PHOTO MAKES 

Are you really taking photos of your listings 

with your smart phone? As Dr. Phil says, 

how’s that working for you? 

Research has proven that homes with 

professional listing photos have been selling 

faster and for more money than those with 

amateur photos. 

Remember to caution your sellers about 

the importance of curb appeal. Go so far 

as to counsel them to clean up and 

maybe even stage the home’s interior. 

While curb appeal is the home owner’s 

responsibility, the advertising appeal is 

the real estate agents’ responsibility. We 

have one chance to impress – a scant two 

seconds to grab a buyer’s attention without a 

photograph and 20 seconds with one. Do your 

property pictures make optimum use of those 

valuable seconds? 

While it could mean another expense or 

more of your valuable time, consider this: 

When you put a home on the market, 

you’re competing against lots of other 

properties. If those properties are 

highlighted with attractive, well-lit 

photos and yours isn’t, you’re going to 

have more trouble getting potential 

buyers in the door. This could cause your 

home to sit on the market longer than it 

would have otherwise — making what would 

be seen as a “fresh” property look stale.
