ORGANIZE YOUR TAX RECORDS 

The key to a smooth tax season is 

to keep your tax records organized. 

Use our Tax Prep Checklist to 

help gather all of the documents 

needed for your return. Collect 

any tax documents you receive in 

the mail and store them in a safe 

place with your prior year return 

so everything will be easy to find 

when you’re ready to file. 

MAX OUT YOUR RETIREMENT 

ACCOUNTS 

You have until April 18, 2017 

to contribute up to $5,500 

($6,500 if you’re 50 or older) 

to a traditional or Roth IRA 

for 2016. As long as you aren’t 

covered by a retirement plan at 

work, the full amount of your 

traditional IRA contributions can 

be deducted on your tax return. 

If you are covered by a plan 

at work, your deduction may 

be limited depending on your 

income. Roth IRA contributions 

won’t lower your tax bill but 

the withdrawals will be tax-free 

when you retire. 

ITEMIZE YOUR DEDUCTIONS 

For 2016, the standard deduction 

is $6,300 for singles and $12,600 

for married couples filing a joint 

return. Although it may be easier 

to take the standard deduction, 

you may actually save more 

money by itemizing instead. Not

PROVIDE THE CORRECT 

DEPENDENT INFORMATION

like the Child Tax Credit which is 

worth up to $1,000 per qualifying

If you and your ex-spouse both 

try to claim the same child on 

your return, one of the returns 

will be rejected by the IRS. 

FILE AND PAY ON TIME 

If you need extra time to prepare 

your taxes, you must request an 

extension by April 18th. This will 

give you until October 16th to 

file your return without facing 

a failure-to-file penalty. If you 

don’t file an extension and you 

owe the IRS, you will have to pay 

a failure-to-file penalty as well 

as a failure-to-pay penalty. The 

penalty for filing late is usually 5 

percent of the unpaid taxes per 

month, while the late payment 

penalty is usually 0.5 percent of 

the unpaid taxes per month.

Developing a Consistent Maintenance Schedule 

By doing some simple preventative maintenance, you can extend the life 

of your home and minimize costly repairs. 

Painting - It is important to put a good coat of paint on your home which 

may mean painting every three to five years on an average, depending

leaves and pine needles, they will not drain properly and will need to be 

cleaned. The extra weight will cause the gutter nails to become loose and 

the gutter will sag or fall from your home. Gutters are important as they 

protect the fascia boards. 

Landscaping - Trees, shrubs and seasonal flowers add a great deal to 

the value of your home and the community. Remember that over time 

trees and shrubs can become overgrown and unsightly. Please keep your 

landscaping well-trimmed and yard edged so that it enhances your home 

and does not interfere with the street.

BURGLARY PREVENTION TIPS 

FOR YOUR HOME AND VEHICLE 

• Acknowledge all callers through locked doors. 

• Keep doors, windows and garage doors closed and locked even when at 

home. 

• Draw all curtains or shades at night to prevent viewing from the street. 

• Never leave a house key in an obvious place such as a mailbox, under 

plants or a doormat. 

• When traveling, keep your home looking lived-in by having the grass cut 

regularly, mail and newspapers picked up and lights turned on and off. 

• Maintain a current inventory of all your valuables. Include photos or 

video, descriptions and serial numbers of all electronic equipment. 

• Do not advertise on social media the exact dates you may be away from 

your home due to traveling. 

Doors and Windows 

• All exterior doors should be solid core or 

of metal construction. 

• All entry doors should be equipped with 

a good quality deadbolt lock having a 

minimum of a one inch throw. 

• A good quality double cylinder deadbolt 

lock should be used if there is glass within 

40 inches of the lock. If using a double 

cylinder deadbolt lock, make sure a key is 

readily accessible in case of an emergency. 

• Use a heavy duty strike plate secured with 

number 12 gauge three-inch wood screws. 

• All exit doors with outside hinges should have their hinges pinned. 

• Install a peephole with at least a 180-degree viewing area. 

• Secure all sliding glass doors with an anti-lifting device and a secondary 

locking device. 

• Windows have latches and not locks, therefore, install secondary locking 

devices on all windows.

Exterior and Landscape 

• Install lights in areas around doors, walkways and driveways. 

• Locate outside lights high and out of reach. 

• Use inexpensive timers or photo electric cells to automatically turn the 

lights on and off at dusk and dawn. 

• Trim shrubbery and trees so doors and windows are visible from the 

street. If there is a second floor, prune the trees so that a thief cannot use 

them to reach a second floor window. 

• To discourage an intruder, plant thorny hostile plants along fences and 

near windows. 

• Do not leave ladders, tools or other equipment outside as they can assist 

a person in gaining entry. 

• Keep your fences maintained. 

• Gates on fenced yards should be locked with good quality padlocks. 

Alarm Systems 

• Choose a reputable, well-established company. 

• Learn how to use your alarm system properly to reduce false alarms. 

Fines can be assessed for excessive false alarms. 

• Do not write your alarm code/ password on or near the alarm keypad. 

• Put a warning sign on windows and entrances. 

• Make sure your alarm call back list is always up to date. 

Vehicle 

• At home, park your vehicle in your garage or in your driveway. 

• Always keep the doors locked and the windows rolled up, especially 

overnight.

IMPORTANT NOTICE 

Cypress Mill Park I - basketball/tennis court area - located on Cypresswood 

has been vandalized. One major damage is to 13 or 16 lights on poles that 

face basketball/tennis courts direction that have been shot out. Due to 

these damages and amongst others, the Board has directed the area to be 

locked until further notice. The Board has approved the repair work and 

currently work is on schedule.

NOTICE OF SAFETY ISSUE 

It was brought up to the HOA Board’s attention at the last meeting about 

the parking situation on streets. As a kind reminder to residents of Cypress 

Mill, if possible, please try to park your vehicles in your driveway. It is 

causing a safety situation, obstructing the view of passing children and 

may cause an issue for emergency vehicles. 


CYPRESS MILL HOMEOWNER’S ASSOCIATION 

BOARD OF DIRECTORS’ MEETING MINUTES 

DATE: January 25, 2017 

CALL TO ORDER 

The Board of Directors meeting of the Cypress Mill Homeowners 

Association Inc. was held on January 25, 2017 at Cypress Mill Recreation 

Center, 14710 Mills Park Lane, Cypress, Texas. Those in attendance 

were Larry Ramirez, Alan Parinello, Beverly McGaughey and George 

Rogers. Emma Deatherage and Angela Rivera were also in attendance 

(representing Principal Management Group). Meeting was called to order 

at approximately 6 PM. 

CONSTABLE ADDRESS 

Sergeant Lance Rogers introduced himself to the owners present. Sgt. 

Rogers reported on the recent crime events in the area. 

HOMEOWNER/CONTRACTOR FORUM 

High Tech Lawn: Bradley Reid reported on the common area landscaping. 

He is currently cleaning up the dead plants due to freeze and has sprayed 

mold removal on perimeter fencing in noted areas. He will be scheduling 

the crepe myrtle trimming, mulching and the seasonal plantings. 

MTZ Systems: Steve Bernard discussed the current camera system in plan 

at the clubhouse. The proposals to add camera systems to the Basketball 

Court/Tennis Court Area and additional system in Clubhouse were 

discussed. 

Mike Anderson: A representative from the neighboring Queenslake 

Homeowners Association addressed the Board with the issue regarding a 

business opening involving food trucks and a beer garden. This business 

would have port-a-potties and live bands on their property. This impacts 

the residents in the area. Mr. Anderson is requesting the Cypress Mill 

Board to issue a letter in support to keep this business from opening. The 

Board stated they would discuss and advise him of their decision. 

Homeowner present addressed issue with the needed fence repairs 

along Cypresswood Drive. The Board reported they are in discussions of 

improvements of the fence. 

President, Larry Ramirez reported the MUD District has offered to replace 

the concrete fences behind the owners’ property adjacent to Walgreens 

with a stipulation of the Association taking the responsibility of the 

maintenance of the fence in the future. 

Homeowner present addressed the need to repair the Tennis Court lights. 

The Board stated they had this item on the Executive Session agenda and 

would review at that time.

Minutes of the October 26, 2016 meeting were reviewed, discussed and 

approved. 

Treasurer’s Report 

Emma Deatherage presented the December 2016 Financials. The 

Financials were accepted as presented.

Homeowners scheduled for the Hearing before the Board were discussed 

and noted actions will be taken. 

Board reviewed and approved the following proposals: 

• Cypress Creek Mosquito Control for 2017 at $121 per application to be 

scheduled weekly. 

• Jr. D Construction: proposal for replacement of the light fixtures at 

Basketball/Tennis Courts was approved for $6,680. 

• Jr. D Construction: proposal for Exploratory/Water Test for $145 and 

Interior Window Sill Repairs in Fitness Room for $1,892 were approved. 

Board discussed the pool tags for 2017 pool season. The Board approved 

to have 2 tags given to each household that is current on their maintenance 

fees. The tag would allow 3 people to enter pool. PMG will look into prices 

of a 3-year pool tag and forward information to Board for review.

There being no further business to come before the Board, the regular 

business session of the meeting was adjourned at 9:05 PM.

WATER CONCERN 

The district has two water production facilities. The wells associated with 

those facilities produce differing levels of hardness. One of these facilities 

was taken out of service for renovation and expansion about a week ago. 

So currently all of the water is now coming from Water Plant 2. The well at 

that facility has a much lower ‘hardness’ level, which is the difference the 

residents have noticed. 

Softer water is considered more desirable by most customers, as there is 

no scaling and spotting associated with it. In fact, many customers install 

water softeners to remove the hardness.

TRASH COLLECTION DAYS 

Trash is picked up on Mondays and Thursday except for public holidays 

(Christmas, New Year’s Day, Thanksgiving, Memorial Day, Labor Day, July

April Gardening Tips 

Mulch - If possible, buy Bagged Mulch. Bagging helps eliminate a great many 

pests that die from various causes while in the bag. When you buy ‘loose’ 

mulch that is trucked to your home, you are also buying ants, roaches, 

termites, etc… Spend a little more on bagged material and save lots of future 

pest problems. Keep your mulch at least 4” - 6” below the top of your homes 

exposed foundation edge/side. This will aid in minimizing pests in your home 

and allow for quick and accurate termite inspections. 

Shrubs, Flowers and groundcovers - Trim all shrubs/plants at least 12” - 18” 

back from your home. Do your best to create a plant free zone that is 18” - 24” 

wide around your home. The exception is your lawn - it can grow up next to 

the slab as long as you keep it 4” - 6” below the top of the slab. The most 

conducive to termite infestation are groundcover plantings, growing high 

against your homes exterior or (especially) ivy that grows on your walls. 

Trees - Spray your trees at least twice annually. The spring spray eliminates 

overwintering pests and fungi while preparing trees to resist the pest 

onslaught of summer with residual pesticides. The fall spray also kills pests 

from the summer, prevents most fungi from occurring over the winter and 

puts your valuable asset off to a healthy winter’s dormancy. 

Lawn - Spring is the perfect time to do a fungicide treatment to stop brown 

patch in its tracks along with other fungi. If your lawn is thin and weak in 

some areas, here are some important fundamentals: a) lawn aeration b) 

fertilization c) weed control. 

Most important is proper watering: 

• Water once per week (unless you get a 1/2” rain or more - then do not water.) 

• Water heavily (1” - 2”) for total lawn coverage. 

• In severe drought, water every 5 th day. 

• Water from 5 AM to 7 AM in the morning - NOT AT NIGHT. 

• A heavy deep weekly watering makes the turf grow deeper, stronger and 

more drought resistant roots. 

• Less watering also saves you money!!

The sixth annual Wine Fair Cy-Fair presented by H-E-B and The Lippincott 

Team returns to Cypress Village Station on Saturday, April 22, 2017, 5:30- 

8:30 PM. Kicking off Wine Fair festivities is One Fine Affair presented by 

Mercantil Commercebank on Thursday, March 30 th , 7-10 PM at Lindsay 

Lakes. The elegant theme, “Opening Night…Walk the Red Carpet,” 

will attract the desired audience to raise funds for a worthy benefitting 

organization, Reach Unlimited, Inc. 

Wine Fair Cy-Fair celebrates Cy-Fair businesses and residents with 

interactive anchor areas, sponsor displays, home zone exhibitions, vendors, 

local artisans and live music. Some of the few sponsorships still available 

for Saturday evening include one of three Co-Presenting Naming Rights,

as well as a very unique anti-aircraft gun trailer exhibit from the Battleship 

Texas. Our hangar’s WWII museum will also be open and docents will be 

available to help all ages enjoy the museum’s displays. 

West Houston Airport is located at 18000 Groschke Rd., 2 miles north of 

I-10 and between Hwy. 6 and Barker Cypress, will be the place to visit 

on Saturday and Sunday, April 22 nd and 23 rd from 10 AM to 5 PM. The 

admission fee is $10 per car, which goes to supporting the organizations 

efforts to keep these aircraft flying. The airport gates will be open from

SATURDAYS IN NATURE 

This program is held on the second Saturday of each month at the Edith 

L. Moore Nature Sanctuary. Arrive anytime between 9 and 11:30 AM. The 

program ends at 12 noon. A guided nature walk will begin at 10 AM. No 

reservations required. Donations are encouraged. This is a “whole family” 

program; parents or other adult guardians should participate with their

THE TITMOUSE CLUB 

The Titmouse Club is a nature program for children ages 2 ½ to 5 sponsored 

by the Houston Audubon Docent Guild. The program is offered every

until mid-May at the Edith L. Moore Nature Sanctuary, 440 Wilchester

Melt Chicken butter broth and saute onions, peppers & celery until tender. Add crawfish, 

1/4 cup simmer chopped 10 min. jalapenos stirring (optional) occasionally. Add garlic, parsley, flour and 

cream - mix well. Simmer on low heat 30 min. stirring occasionally. Add 

cheese Melt butter & stir and until saute melted. onions, peppers & celery until tender. Add crawfish, 

simmer 10 min. stirring occasionally. Add garlic, parsley, flour and

Zucchini Bread 

You could make this on National Zucchini Bread Day April 25 th ! 

INGREDIENTS: 

3 cups all-purpose flour 

1 teaspoon baking soda 

1/2 teaspoon baking powder 

1 teaspoon salt 

2 cups sugar 

1 cup vegetable oil 

3 eggs 

1 teaspoon vanilla extract 

1 cup sour cream 

2 cups shredded zucchini 

1 cup chopped walnuts 

DIRECTIONS: 

Preheat oven to 350 degrees F (175 degrees C). Lightly grease two 

9x5 inch loaf pans. In a large bowl, sift together flour, baking powder, 

baking soda and salt. 

In a large bowl, beat together the sugar and oil. Stir in the eggs one 

at a time, beating well with each addition, then stir in the vanilla. 

Blend this mixture into the flour mixture, alternately with the sour 

cream, stir just to combine. Fold in the zucchini and nuts, mixing just 

enough to evenly combine. Pour batter into prepared pans. Bake in 

preheated oven for 80 minutes or until a toothpick inserted into the 

center of the loaf comes out clean.

Toffee Cookies 

You could make this on National Oatmeal cookie Day April 30 th ! 

INGREDIENTS: 

1 cup butter, softened 

1 cup brown sugar 

1/2 cup white sugar 

2 eggs 

1 teaspoon vanilla extract 

1 1/2 cups all-purpose flour 

1 teaspoon baking soda 

1 teaspoon ground cinnamon 

3 cups rolled oats 

1 cup raisins 

1 cup crushed toffee candy 

DIRECTIONS: 

Preheat oven to 350 degrees F (175 degrees C). Grease cookie sheets. 

In a large bowl, cream together the butter, brown sugar and white 

sugar. Beat in the eggs, one at a time then stir in the vanilla. Combine 

the flour, baking soda and cinnamon, stir into the creamed mixture. 

Blend in the oatmeal and toffee bits. Drop by rounded spoonfuls 

onto the prepared cookie sheet. Bake for 8 to 10 minutes in the 

preheated oven. Allow cookies to cool on baking sheet for 5 minutes 

before removing to a wire rack to cool completely.
