The key to a smooth tax season is<br />

to keep your tax records organized.<br />

Use our Tax Prep Checklist to<br />

needed for your return. Collect<br />

any tax documents you receive in<br />

the mail and store them in a safe<br />

place with your prior year return<br />

so everything will be easy to find<br />

when you’re ready to file.<br />

MAX OUT YOUR RETIREMENT<br />

ACCOUNTS<br />

You have until <strong>April</strong> 18, <strong>2017</strong><br />

to contribute up to $5,500<br />

($6,500 if you’re 50 or older)<br />

to a traditional or Roth IRA<br />

for 2016. As long as you aren’t<br />

covered by a retirement plan at<br />

work, the full amount of your<br />

traditional IRA contributions can<br />

be deducted on your tax return.<br />

If you are covered by a plan<br />

at work, your deduction may<br />

be limited depending on your<br />

income. Roth IRA contributions<br />

won’t lower your tax bill but<br />

the withdrawals will be tax-free<br />

when you retire.<br />

ITEMIZE YOUR DEDUCTIONS<br />

For 2016, the standard deduction<br />

is $6,300 for singles and $12,600<br />

for married couples filing a joint<br />

return. Although it may be easier<br />

to take the standard deduction,<br />

you may actually save more<br />

money by itemizing instead. Not<br />

itemized deductions so you can<br />

PROVIDE THE CORRECT<br />

DEPENDENT INFORMATION<br />

return. If you don’t, your return<br />

will be rejected and you’ll miss<br />

out on money saving credits<br />

like the Child Tax Credit which is<br />

child. Remember, if you’re<br />

divorced, only one parent can<br />

claim the child as a dependent.<br />

If you and your ex-spouse both<br />

try to claim the same child on<br />

your return, one of the returns<br />

will be rejected by the IRS.<br />

FILE AND PAY ON TIME<br />

If you need extra time to prepare<br />

your taxes, you must request an<br />

extension by <strong>April</strong> 18th. This will<br />

give you until October 16th to<br />

file your return without facing<br />

a failure-to-file penalty. If you<br />

don’t file an extension and you<br />

owe the IRS, you will have to pay<br />

a failure-to-file penalty as well<br />

as a failure-to-pay penalty. The<br />

penalty for filing late is usually 5<br />

percent of the unpaid taxes per<br />

month, while the late payment<br />

penalty is usually 0.5 percent of<br />

the unpaid taxes per month.<br />

Developing a Consistent Maintenance Schedule<br />

By doing some simple preventative maintenance, you can extend the life<br />

of your home and minimize costly repairs.<br />

Painting - It is important to put a good coat of paint on your home which<br />

may mean painting every three to five years on an average, depending<br />

on the quality of the paint. Painting obviously improves the appearance<br />

of your home and protects your wood or hardiplank from the elements<br />

reducing rot. Don’t forget your ACC application along with paint color<br />

samples, which must be processed and approved first!<br />

Power washing - Take a walk around your property. If you see green<br />

or black mildew on your home and driveway, you can power wash the<br />

mildew off your gutters, home exterior, driveway and sidewalk. This small<br />

step of maintenance can keep your property looking well maintained.<br />

Gutters - Gutters need to be cleaned out on a regular basis. This time<br />

of year they fill up with pine needles and leaves. If the gutters are full of<br />

leaves and pine needles, they will not drain properly and will need to be<br />

cleaned. The extra weight will cause the gutter nails to become loose and<br />

the gutter will sag or fall from your home. Gutters are important as they<br />

protect the fascia boards.<br />

Landscaping - Trees, shrubs and seasonal flowers add a great deal to<br />

the value of your home and the community. Remember that over time<br />

trees and shrubs can become overgrown and unsightly. Please keep your<br />

landscaping well-trimmed and yard edged so that it enhances your home<br />

and does not interfere with the street.<br />

BURGLARY PREVENTION TIPS<br />

FOR YOUR HOME AND VEHICLE<br />

• Acknowledge all callers through locked doors.<br />

• Keep doors, windows and garage doors closed and locked even when at<br />

home.<br />

• Draw all curtains or shades at night to prevent viewing from the street.<br />

• Never leave a house key in an obvious place such as a mailbox, under<br />

plants or a doormat.<br />

• When traveling, keep your home looking lived-in by having the grass cut<br />

regularly, mail and newspapers picked up and lights turned on and off.<br />

• Maintain a current inventory of all your valuables. Include photos or<br />

video, descriptions and serial numbers of all electronic equipment.<br />

• Do not advertise on social media the exact dates you may be away from<br />

your home due to traveling.<br />

Doors and Windows<br />

• All exterior doors should be solid core or<br />

of metal construction.<br />

• All entry doors should be equipped with<br />

a good quality deadbolt lock having a<br />

minimum of a one inch throw.<br />

• A good quality double cylinder deadbolt<br />

lock should be used if there is glass within<br />

40 inches of the lock. If using a double<br />

cylinder deadbolt lock, make sure a key is<br />

readily accessible in case of an emergency.<br />

• Use a heavy duty strike plate secured with<br />

number 12 gauge three-inch wood screws.<br />

• All exit doors with outside hinges should have their hinges pinned.<br />

• Install a peephole with at least a 180-degree viewing area.<br />

• Secure all sliding glass doors with an anti-lifting device and a secondary<br />

locking device.<br />

• Windows have latches and not locks, therefore, install secondary locking<br />

devices on all windows.<br />

Exterior and Landscape<br />

• Install lights in areas around doors, walkways and driveways.<br />

• Locate outside lights high and out of reach.<br />

• Use inexpensive timers or photo electric cells to automatically turn the<br />

lights on and off at dusk and dawn.<br />

• Trim shrubbery and trees so doors and windows are visible from the<br />

street. If there is a second floor, prune the trees so that a thief cannot use<br />

them to reach a second floor window.<br />

• To discourage an intruder, plant thorny hostile plants along fences and<br />

near windows.<br />

• Do not leave ladders, tools or other equipment outside as they can assist<br />

a person in gaining entry.<br />

• Keep your fences maintained.<br />

• Gates on fenced yards should be locked with good quality padlocks.<br />

Alarm Systems<br />

• Choose a reputable, well-established company.<br />

• Learn how to use your alarm system properly to reduce false alarms.<br />

Fines can be assessed for excessive false alarms.<br />

• Do not write your alarm code/ password on or near the alarm keypad.<br />

• Put a warning sign on windows and entrances.<br />

• Make sure your alarm call back list is always up to date.<br />

Vehicle<br />

• At home, park your vehicle in your garage or in your driveway.<br />

• Always keep the doors locked and the windows rolled up, especially<br />

overnight.<br />

• Keep all valuables and packages in the vehicle out of sight.<br />

• Use auto theft deterrents such as car alarms, kill switches, steering wheel<br />

and column locking devices.<br />

IMPORTANT NOTICE<br />

<strong>Cypress</strong> <strong>Mill</strong> Park I - basketball/tennis court area - located on <strong>Cypress</strong>wood<br />

has been vandalized. One major damage is to 13 or 16 lights on poles that<br />

face basketball/tennis courts direction that have been shot out. Due to<br />

these damages and amongst others, the Board has directed the area to be<br />

locked until further notice. The Board has approved the repair work and<br />

currently work is on schedule.<br />

NOTICE OF SAFETY ISSUE<br />

It was brought up to the HOA Board’s attention at the last meeting about<br />

the parking situation on streets. As a kind reminder to residents of <strong>Cypress</strong><br />

<strong>Mill</strong>, if possible, please try to park your vehicles in your driveway. It is<br />

causing a safety situation, obstructing the view of passing children and<br />

may cause an issue for emergency vehicles.<br />

BOARD OF DIRECTORS’ MEETING MINUTES<br />

DATE: January 25, <strong>2017</strong><br />

CALL TO ORDER<br />

The Board of Directors meeting of the <strong>Cypress</strong> <strong>Mill</strong> Homeowners<br />

Association Inc. was held on January 25, <strong>2017</strong> at <strong>Cypress</strong> <strong>Mill</strong> Recreation<br />

Center, 14710 <strong>Mill</strong>s Park Lane, <strong>Cypress</strong>, Texas. Those in attendance<br />

were Larry Ramirez, Alan Parinello, Beverly McGaughey and George<br />

Rogers. Emma Deatherage and Angela Rivera were also in attendance<br />

(representing Principal Management Group). Meeting was called to order<br />

at approximately 6 PM.<br />

CONSTABLE ADDRESS<br />

Sergeant Lance Rogers introduced himself to the owners present. Sgt.<br />

Rogers reported on the recent crime events in the area.<br />

HOMEOWNER/CONTRACTOR FORUM<br />

High Tech Lawn: Bradley Reid reported on the common area landscaping.<br />

He is currently cleaning up the dead plants due to freeze and has sprayed<br />

mold removal on perimeter fencing in noted areas. He will be scheduling<br />

the crepe myrtle trimming, mulching and the seasonal plantings.<br />

MTZ Systems: Steve Bernard discussed the current camera system in plan<br />

at the clubhouse. The proposals to add camera systems to the Basketball<br />

Court/Tennis Court Area and additional system in Clubhouse were<br />

discussed.<br />

Mike Anderson: A representative from the neighboring Queenslake<br />

Homeowners Association addressed the Board with the issue regarding a<br />

business opening involving food trucks and a beer garden. This business<br />

would have port-a-potties and live bands on their property. This impacts<br />

the residents in the area. Mr. Anderson is requesting the <strong>Cypress</strong> <strong>Mill</strong><br />

Board to issue a letter in support to keep this business from opening. The<br />

Board stated they would discuss and advise him of their decision.<br />

Homeowner present addressed issue with the needed fence repairs<br />

along <strong>Cypress</strong>wood Drive. The Board reported they are in discussions of<br />

improvements of the fence.<br />

President, Larry Ramirez reported the MUD District has offered to replace<br />

the concrete fences behind the owners’ property adjacent to Walgreens<br />

with a stipulation of the Association taking the responsibility of the<br />

maintenance of the fence in the future.<br />

Homeowner present addressed the need to repair the Tennis Court lights.<br />

The Board stated they had this item on the Executive Session agenda and<br />

would review at that time.<br />

APPROVAL OF MINUTES<br />

Minutes of the October 26, 2016 meeting were reviewed, discussed and<br />

approved.<br />

Treasurer’s Report<br />

Emma Deatherage presented the December 2016 Financials. The<br />

Financials were accepted as presented.<br />

Management Report<br />

Emma Deatherage review the Covenants Status Count Report.<br />

ADJOURN TO EXECUTIVE SESSION<br />

RECONVENE FROM EXECUTIVE SESSION<br />

The following items were discussed during the executive session.<br />

Motions were made and seconded and passed unanimously to:<br />

Homeowners scheduled for the Hearing before the Board were discussed<br />

and noted actions will be taken.<br />

Board reviewed and approved the following proposals:<br />

• <strong>Cypress</strong> Creek Mosquito Control for <strong>2017</strong> at $121 per application to be<br />

scheduled weekly.<br />

• Jr. D Construction: proposal for replacement of the light fixtures at<br />

Basketball/Tennis Courts was approved for $6,680.<br />

• Jr. D Construction: proposal for Exploratory/Water Test for $145 and<br />

Interior Window Sill Repairs in Fitness Room for $1,892 were approved.<br />

Board discussed the pool tags for <strong>2017</strong> pool season. The Board approved<br />

to have 2 tags given to each household that is current on their maintenance<br />

fees. The tag would allow 3 people to enter pool. PMG will look into prices<br />

of a 3-year pool tag and forward information to Board for review.<br />

There being no further business to come before the Board, the regular<br />

business session of the meeting was adjourned at 9:05 PM.<br />

Next meeting will be Wednesday, February 22, <strong>2017</strong>, <strong>2017</strong> at 6 PM.<br />

WATER CONCERN<br />

The district has two water production facilities. The wells associated with<br />

those facilities produce differing levels of hardness. One of these facilities<br />

was taken out of service for renovation and expansion about a week ago.<br />

So currently all of the water is now coming from Water Plant 2. The well at<br />

that facility has a much lower ‘hardness’ level, which is the difference the<br />

residents have noticed.<br />

Softer water is considered more desirable by most customers, as there is<br />

no scaling and spotting associated with it. In fact, many customers install<br />

water softeners to remove the hardness.<br />

So all customers on the system will experience the softer water until we<br />

are able to get Water Plant 1 back in service, which will be sometime late<br />

this year if all goes according to plans. The harder water will return in a<br />

TRASH COLLECTION DAYS<br />

Trash is picked up on Mondays and Thursday except for public holidays<br />

(Christmas, New Year’s Day, Thanksgiving, Memorial Day, Labor Day, July<br />

4 th ). On those days, trash will be collected on the next regular collection day.<br />

<strong>April</strong> Gardening Tips<br />

Mulch - If possible, buy Bagged Mulch. Bagging helps eliminate a great many<br />

pests that die from various causes while in the bag. When you buy ‘loose’<br />

mulch that is trucked to your home, you are also buying ants, roaches,<br />

termites, etc… Spend a little more on bagged material and save lots of future<br />

pest problems. Keep your mulch at least 4” - 6” below the top of your homes<br />

exposed foundation edge/side. This will aid in minimizing pests in your home<br />

and allow for quick and accurate termite inspections.<br />

Shrubs, Flowers and groundcovers - Trim all shrubs/plants at least 12” - 18”<br />

back from your home. Do your best to create a plant free zone that is 18” - 24”<br />

wide around your home. The exception is your lawn - it can grow up next to<br />

the slab as long as you keep it 4” - 6” below the top of the slab. The most<br />

conducive to termite infestation are groundcover plantings, growing high<br />

against your homes exterior or (especially) ivy that grows on your walls.<br />

Trees - Spray your trees at least twice annually. The spring spray eliminates<br />

overwintering pests and fungi while preparing trees to resist the pest<br />

onslaught of summer with residual pesticides. The fall spray also kills pests<br />

from the summer, prevents most fungi from occurring over the winter and<br />

puts your valuable asset off to a healthy winter’s dormancy.<br />

Lawn - Spring is the perfect time to do a fungicide treatment to stop brown<br />

patch in its tracks along with other fungi. If your lawn is thin and weak in<br />

some areas, here are some important fundamentals: a) lawn aeration b)<br />

fertilization c) weed control.<br />

Most important is proper watering:<br />

• Water once per week (unless you get a 1/2” rain or more - then do not water.)<br />

• Water heavily (1” - 2”) for total lawn coverage.<br />

• In severe drought, water every 5 th day.<br />

• Water from 5 AM to 7 AM in the morning - NOT AT NIGHT.<br />

• A heavy deep weekly watering makes the turf grow deeper, stronger and<br />

more drought resistant roots.<br />

• Less watering also saves you money!!

School attendance zone. Hours available are 6:30 AM to bus pick up time<br />

and again from bus drop off to 6:30 PM. Upon arrival, After-School Children<br />

recite the Lord’s Prayer and ask God’s blessings before their afternoon<br />

snack provided by Club FOF. For those who wish to do their homework<br />

after school, study time is provided in the homework room. Children also<br />

have outdoor play in our spacious playground, as well as indoor activities<br />

in our full sized gym. Secured clock in/out system for safety. Now enrolling<br />

One of the largest non-celebrity tournaments in the Houston<br />

area, the B.F. Adam Golf Classic is a prime example of our<br />

to raise scholarship funds for students of <strong>Cypress</strong> Fairbanks<br />

ISD. This tournament has successfully raised over 2.7 million<br />

dollars. CFEF was established in 1970 as a non-profit to raise<br />

money to fund a scholarship for high school graduates in<br />

the area. Over the past 46 years, the Foundation has grown<br />

tremendously through the efforts of the Board of Trustees<br />

and the generosity of the Cy-Fair Community. The Foundation<br />

has awarded more than $7 million in scholarships to 1,400<br />

graduating seniors. CFEF is a 501(c)3 non-profit organization,<br />

event provides a rare opportunity for the public of all ages to immerse<br />

themselves in the sights and sounds of WWII and other authentic vintage<br />

military aircraft, which played a huge role in our American history.<br />

In addition to aircraft, several historic military vehicles will be on display<br />

as well as a very unique anti-aircraft gun trailer exhibit from the Battleship<br />

Texas. Our hangar’s WWII museum will also be open and docents will be<br />

available to help all ages enjoy the museum’s displays.<br />

West Houston Airport is located at 18000 Groschke Rd., 2 miles north of<br />

I-10 and between Hwy. 6 and Barker <strong>Cypress</strong>, will be the place to visit<br />

on Saturday and Sunday, <strong>April</strong> 22 nd and 23 rd from 10 AM to 5 PM. The<br />

admission fee is $10 per car, which goes to supporting the organizations<br />

efforts to keep these aircraft flying. The airport gates will be open from<br />

10 AM to 5 PM. Food, drinks and souvenirs and vintage aircraft rides will<br />

PRESCHOOL-AGED CHILDREN<br />

SATURDAYS IN NATURE<br />

This program is held on the second Saturday of each month at the Edith<br />

L. Moore Nature Sanctuary. Arrive anytime between 9 and 11:30 AM. The<br />

program ends at 12 noon. A guided nature walk will begin at 10 AM. No<br />

reservations required. Donations are encouraged. This is a “whole family”<br />

program; parents or other adult guardians should participate with their<br />

children. Upcoming programs include <strong>April</strong> program on Bird Watching<br />

(Build a Bird Feeder).<br />

THE TITMOUSE CLUB<br />

The Titmouse Club is a nature program for children ages 2 ½ to 5 sponsored<br />

by the Houston Audubon Docent Guild. The program is offered every<br />

Tuesday and Wednesday morning, 10 to 11 AM, from mid-September<br />

until mid-May at the Edith L. Moore Nature Sanctuary, 440 Wilchester<br />

Boulevard. Each week features a different nature theme and may include<br />

Melt Chicken butter broth and saute onions, peppers & celery until tender. Add crawfish,<br />

1/4 cup simmer chopped 10 min. jalapenos stirring (optional) occasionally. Add garlic, parsley, flour and<br />

cream - mix well. Simmer on low heat 30 min. stirring occasionally. Add<br />

cheese Melt butter & stir and until saute melted. onions, peppers & celery until tender. Add crawfish,<br />

simmer 10 min. stirring occasionally. Add garlic, parsley, flour and<br />

Meanwhile cream - mix cook well. noodles Simmer in on chicken low heat broth 30 min. and stirring creole occasionally. seasoning, Add drain<br />

and cheese combine & stir until with sauce. melted. Pour into 2 - 3 quart greased casseroles.<br />

INGREDIENTS:<br />

3 cups all-purpose flour<br />

1 teaspoon baking soda<br />

1/2 teaspoon baking powder<br />

1 teaspoon salt<br />

2 cups sugar<br />

1 cup vegetable oil<br />

3 eggs<br />

1 teaspoon vanilla extract<br />

1 cup sour cream<br />

2 cups shredded zucchini<br />

1 cup chopped walnuts<br />

DIRECTIONS:<br />

Preheat oven to 350 degrees F (175 degrees C). Lightly grease two<br />

9x5 inch loaf pans. In a large bowl, sift together flour, baking powder,<br />

baking soda and salt.<br />

In a large bowl, beat together the sugar and oil. Stir in the eggs one<br />

at a time, beating well with each addition, then stir in the vanilla.<br />

Blend this mixture into the flour mixture, alternately with the sour<br />

cream, stir just to combine. Fold in the zucchini and nuts, mixing just<br />

enough to evenly combine. Pour batter into prepared pans. Bake in<br />

preheated oven for 80 minutes or until a toothpick inserted into the<br />

center of the loaf comes out clean.<br />

INGREDIENTS:<br />

1 cup butter, softened<br />

1 cup brown sugar<br />

1/2 cup white sugar<br />

2 eggs<br />

1 teaspoon vanilla extract<br />

1 1/2 cups all-purpose flour<br />

1 teaspoon baking soda<br />

1 teaspoon ground cinnamon<br />

3 cups rolled oats<br />

1 cup raisins<br />

1 cup crushed toffee candy<br />

DIRECTIONS:<br />

Preheat oven to 350 degrees F (175 degrees C). Grease cookie sheets.<br />

In a large bowl, cream together the butter, brown sugar and white<br />

sugar. Beat in the eggs, one at a time then stir in the vanilla. Combine<br />

the flour, baking soda and cinnamon, stir into the creamed mixture.<br />

Blend in the oatmeal and toffee bits. Drop by rounded spoonfuls<br />

onto the prepared cookie sheet. Bake for 8 to 10 minutes in the<br />

preheated oven. Allow cookies to cool on baking sheet for 5 minutes<br />

before removing to a wire rack to cool completely.<br />
