AMP6 Affinity Water – ‘Water Saving
Programme Support’ Contract Award
We are delighted to announce that we
have been successful in winning Affinity
Water’s Water Saving Programme Support
Contract to help deliver their universal
metering programme, alongside home water
efficiency visits to reduce consumption.
This framework will help deliver one of Affinity Water’s key outcomes
for AMP6 – ‘Making sure our customers have enough water whilst leaving
more water in the environment; both for today and for the future’. As a
local contractor, we are proud to be working with Affinity Water to help
deliver an essential part of their AMP6 business plan for the community.
The programme involves installing
75,000 meters in the remaining 3
years of the AMP6 programme and
the agreement has a potential 3 year
extension into AMP7. We will deliver
our work with a strong emphasis on
health, safety and well-being and
customer service.
Health, safety and well-being
is a key focus on this framework
and we are working hard to drive
the ‘zero harm’ message by improving
the technology, equipment, training
and processes we use to plan and
undertake the works. The occupational
health of our staff is very important to
us and we will start the contract with
health checks for all, and continue with
regular ongoing support.
We have invested in our people by
engaging with customer service
experts, Blue Sky, to train our customer
facing staff and have seen an excellent
response from the team involved in the
metering works done to date. We are
working outside, and within customer
properties and often inside their homes
so ensuring we communicate
well with and deliver a high quality
‘right first time service’ is essential.
Managing Director, Paul McMahon
says, “This was one of our main
strategic goals of 2017 and we believe
our offer of providing an excellent
service starting right from survey stage,
and delivering with real emphasis on
health safety, well-being, and customer
service has been well received. We look
forward to working closely with our
Affinity Water colleagues for the next
3 years and beyond. It’s an important
win for us and we are very proud that
Affinity Water has chosen us”.
Eyes Up – Blue Sky Customer Training
J Browne and Affinity Water are
working with Blue Sky, a multi
award winning consultant who
specialise in customer service
improvement, to improve
customer service and SIM
performance on Affinity Water’s
AMP6 Water Saving Programme.
Blue Sky deliver customer and
business performance improvements through process review
and driving behavioural change. The process has included
making a number of educational and hopefully light
hearted clips that demonstrate the process from a customer’s
viewpoint with Affinity Water and J Browne staff making
their film debuts! This is being used as a fun and effective
reminder to all our people that the customer must be kept
in mind at all times.
J Browne’s Head of Customer, Ceara Lavey has been
instrumental in introducing Blue Sky to the business.
Ceara says “Working with Blue Sky is a fantastic learning
opportunity for J Browne and we are looking forward to
working with them to drive these improvements” Amanda
Reynolds, Director of Customer Relations for Affinity Water
says “It is refreshing to see one of our contractors taking
customer service as seriously as we at Affinity Water do”.

BUSINESS UPDATE
Paul McMahon
Managing Director
The last year has been a development year for the business. Having
mobilised our new contracts and brought several new people in to
support the growth of the business, we are now in a great place
to move forward again.
In April, we extended the South-East
Water Reservoir Maintenance contract
for the maximum two years. This is
a great vote of confidence in our
delivery team who have been working
very effectively with their counterparts
in SEW.
In August, we extended the Waste
Water Network Services contract
in support of the Lanes Group and
Thames Water. This marked the start of
a big resource increase to address the
higher volumes being generated on
the network in the last year. We have
tripled the resource on WNS in the last
two years.
In November, we were awarded
a place on the Affinity Water Non-
Infra civils minor works framework.
Our relationship with Affinity Water
is going from strength to strength,
as we are already underway in the
delivery of a programme of 16,000
meter installations in the region due to
complete in June of 2017.
In March, we secured the longerterm
Affinity Water Metering Term
Contract to install 25,000 meters per
year over the next three years, with the
possibility of extension for a further
three years.
In securing this additional volume,
we now expect turnover to be
approximately £62m this year, rising
to over £70m in the new financial
year. We have increased our long
term orderbook to circa £400m,
which includes possible extensions to
existing frameworks. This provides
a great baseload to further develop
the business, as we look beyond
the current AMP and our current
workstreams for future opportunities.
Including our share of JV’s we now
have circa 550 people working for the
business. The commitment we receive
from our people is being reciprocated
through programmes for well-being,
language courses for our non-UK
workers, trade training, and continuous
professional development. We will
continue to invest in bringing our staff
forward, and in keeping them healthy.
In the next year, we are making further
steps forward on our behavioural
programme (CBS) as we extend it out
to our JVs and supply chain. It is very
important to us that our leaders in the
field have the tools to drive the right
behaviours, and CBS achieves that for
us. We hope that our staff, enjoy the
programme and embrace the thinking
to make our work environments and
our actions the safest we can. Twenty
seconds to review your task and
environment before you act will be
time well spent.
Customer service is one of our key
values, and we want to make sure our
approach and our processes are fit for
purpose in the modern utility service
environment. In the year ahead, we
will be extending out our customer
service training programme, “Eyes
Up”, supported by Blue Sky. We expect
that this will enhance the service we
offer for the customer and bring very
positive benefits.
Technology development continues
at a pace in the business. Corona
will be utilised on our high-volume
contracts going forward, as the main
job management system for the
business. This is currently in place
on our Southern Water and eight2o
contracts, and is being configured
for our metering and reservoir
maintenance contracts. These should
be in place and working in early 2017.
The Yellow Jacket software will be the
main tool for the business on HSEQ
inspections, audits, hazard reporting
and management of statistics. More of
our core systems will be moved to the
cloud in the year also. The aim with
our systems investment is to give our
management team the best available
systems support, delivering up-to-date
information to improve how we work,
and to give our customers the best
ultimate outcome.
We are looking forward to 2017/18, in the
knowledge that the building blocks are in
place for another successful and safe year.
Best Wishes for the year ahead
Thames Tideway Tunnel
J Browne has been working for Thames
Tideway Tunnel since 2013 and we have
delivered a number of high profile and
challenging projects. The core team members
delivering this work include Bob Read – Site
Manager, Duncan Groombridge – Contract
Manager, father and son team – Pat and James
Tees, Martin Daly – Electrician and Mish Hoque
– Commercial Manager.
The team recently finished their Thames
Tideway Tunnel induction EPIC 2 project
induction day with a boat trip on the River
Thames on Friday 7th October. The trip
followed the route of the tunnel from London
Bridge to Putney and back to Greenwich. It
showed the enormous environmental and
water quality improvements that the new
tunnel will give to London, its residents and
visitors. The project will dramatically improve
sewer capacity and the water quality of the
tidal River Thames and we are proud to have
been involved from the very start of the
contract. The day was a great success and
explained the size of the task ahead in the
next 5 years to deliver this £4 billion project.
DEVELOPER SERVICES
As 2017 begins, we reflect on an extremely busy time for all at
J. Browne Developer Services Limited (JBDS). Landmark projects
have been completed within budget and project timescales.
ODEON LEICESTER SQUARE DEVELOPMENT
Diversions of a large culvert, deep sewer and BT ductwork
were all completed as per the client’s requirements. Working
as a design and build partner for our client, Reachactive
Limited, the entire design/approval/adoption process was driven
by JBDS in a project which lasted a full 12 months. This early
involvement allowed us to value engineer the proposal and
get agreement from all third party stakeholders. Director, Pat
Kavanagh said “JBDS were involved by the client three months
prior to works commencing. This foresight by the client allowed
us to value engineer the proposal and get agreement from all
third party stakeholders. The project was complex and involved
exceptional challenges”.
BBC TELEVISION CENTRE,
SHEPHERDS BUSH
As part of the new Stanhope development
at the now defunct BBC TV Studio, JBDS
completed a number of project critical
diversions/installations. This included
construction of a deep caisson shaft for
a new pumping station, the construction
of BT chambers and a multi-utility trench
including gas, water and 18 way BT ducts.
The works also included the construction
of a sheet piled retaining cofferdam,
petrol interceptor tank and pump
chamber. JBDS Site Manager Paschal Carey
says “The works were carried out within a
site inhabited with McGee, Keltbray, Laing
O’Rourke and Carey, who all needed space
to work. Careful management of logistics
was critical to the success of this project”.
2400mm Caisson Shaft being
hydraulically jacked down.
MCLAREN CONSTRUCTION,
EDGWARE ROAD
As part of a multi-million pound
supermarket development, JBDS were
employed by McLaren to divert 200m of
375mm diameter foul sewer and 450mm
diameter surface water sewer which
ran underneath the newly constructed
Morrison’s supermarket. This also included
the construction of 15 1200mm diameter
manholes. Francis Heslin, Commercial
Manager, commented, “The site was heavily
congested with other contractors working
on site. The works were inaccessible from
the carriageway so all materials and spoil
had to be transported through the building
into a holding area. Heavy rainfall caused
the site to become like a swamp and
conditions were far from ideal”.
STAFF
The year has seen the number of
staff within JBDS increase and we
welcome Site Agents Paul Cairns and
Dmitruu Lacatus. 2016 has been a
busy year and 2017 is looking even
busier, so be prepared!
GREENWICH PENINSULA
DEVELOPMENT
After successfully completing the enabling
works at phase 1 in 2015, JBDS are now
carrying out a similar package in Phase 2.
Early involvement in this £8 billion project is
seen as a great opportunity for future works.
The autumn also saw the start of
Paul Cairns’s and Francis Heslin’s sailing careers with the completion of RYA
Start Sailing Course. Further to completing the remaining assessments in 2017,
they will obtain “Competent Crew” qualifications. Francis commented, “It
was difficult at times but it showed the importance of teamwork. You had to
learn to trust and depend on your team mates to ensure you sailed efficiently
and, more importantly, safely!”
Projects
Enisca Browne South East
Water Framework Update
John Sanders and his Enisca Browne team have been very busy in recent
months delivering South East Water’s Minor and Intermediate Capital Treatment
Frameworks. The growing team is co-located to facilitate collaboration and ensure
we deliver South East Water’s AMP 6 business plan safely, on time and to budget.
The programme involves helping our client upgrade their treatment works, pumping
stations and reservoirs to ensure a reliable and safe supply of drinking water for their
customers across Sussex, Kent and Surrey and Hampshire.
The individual projects cover all
aspects of non-infrastructure delivery
including booster stations, filtration
plant upgrades, borehole maintenance,
health and safety enhancements,
flowmeter install, and various electrical
and mechanical project works including
panel manufacture. The service provided
also includes a full mechanical and
electrical in-house design capability.
One of the challenges is operating in a
large geographic area and makes good
planning essential to ensure our resources
are utilised efficiently. Our dedicated
planning team work closely with SEW to
plan, prioritise and continually refine a
large and varied workload.
John says “We are now in year 2 of
the AMP and we are starting to see
some real efficiencies; we are very
pleased with the progress to date. We
enjoy working as part of the South
East Water team and we feel working
collaboratively is delivering tangible
benefits particularly at the preconstruction
and planning stage”.
Ensica Browne were recently engaged
to design and construct a new pumping
station at Mount Reservoir including
new booster pumps, new MCC, new
pipework and valves, new control
system, and upgraded power supply.
eight 2
O Project Hampstead
Reservoir – Thames Water Site
We have been busy at Hampstead
reservoir in North West London installing
a new intelligent membrane over the
existing reservoir structure for eight 2
O
and Thames Water. Hampstead Service
Reservoir is a wonderful example of mid
Victorian architecture and epitomises
the specific genre of public works found
throughout Great Britain.
The reservoir was constructed in 1856 for the New River Company to serve
Hampstead, with the water being delivered by pipes from Highgate. The company
was absorbed into the Metropolitan Water Board in 1902. We are working around
the meteorological station, observatory and beekeeping hives, all of which have
been located on the land under Thames Water’s Consent for many years.
The reservoir comprises of two brick built underground holding cells that supply
water to the Hampstead area. The work is being phased over two sections, with
a temporary sealed membrane being placed on Cell B, so that overburden soils
stripped to allow for the new Intelligent Membrane layers and perimeter drainage
to be installed on Cell A. We have also been awarded some additional remedial
work within Cell A, following an inspection by Thames Water once the structure
was drained to allow the work to commence.
The decorative cast iron perimeter railing surrounding Hampstead water reservoir
forms part of the site heritage and is protected under listed status. Extreme care
and consideration was required to mitigate any lifting and material movements.
A temporary works loading platform was constructed to the east of the site at
Hampstead Grove. This was to ensure lifting was controlled as the reservoir is
elevated 10 to 15m above road level. Handover of the first phase of the work took
place in December 2016, with phase two commencing in January 2017.
Barry Jones
new Head of
Operations
We are delighted to announce
that Barry Jones has joined us
as Head of Operations. Barry
has over 15 years’ experience
working in utilities and was
most recently working as part
of the senior management
team for Thames Water’s
Infrastructure Alliance. Barry
will take responsibility for the
operational delivery of the
business with a focus on safe,
efficient project delivery. He will
place a big emphasis on helping
to deliver excellent customer
service and SIM performance
for our clients. We wish Barry
the best in his new role and
welcome him to the business.
our staff to become more active.
Drugs and Alcohol (D&A) Testing
– Our testing regime involves training
our Managers and Supervisors in Point
of Contact testing for D&A so that they
are aware of the legal implications of
what’s expected of them. This training
is delivered by Team Prevent.
Eye Care – We have partnered with
Vision Express Opticians to offer eye
tests and a £45 contribution towards
frames and lenses for our staff. This
includes safety glasses which are paid
for by the Company in bifocal and
varifocal when required.
celebrates Living Wage
Commitment
The Living Wage
Foundation is pleased to
announce that J Browne
Construction has been
accredited as a Living
Wage employer.
The Living Wage commitment will
see everyone working at J Browne
Construction, regardless of whether
they are permanent employees or
third-party contractors, receive a
minimum hourly wage of £8.45 –
significantly higher than the national
minimum wage of £6.95 and the new
minimum wage premium for over 25s
of £7.50 per hour set to be introduced
this April.
The Living Wage is an hourly rate
set independently and updated
annually. The Living Wage is calculated
according to the basic cost of living
using the ‘Minimum Income Standard’
for the UK. Decisions about what to
include in this standard are set by the
public; it is a social consensus about
what people need to make ends meet.
J Browne’s Managing Director, Paul
McMahon, says “We are extremely
pleased to be part of this scheme. We
are a family business and our success
over 45 years has been the result of
the efforts of a talented and dedicated
team who work hard every day for the
business and our customers. We want
to ensure they are valued properly and
we believe committing to be a Living
Wage employer is an easy decision and
the right thing to do”.
Employers choose to pay the Living
Wage on a voluntary basis. The Living
Wage enjoys cross party support, with
public backing from the Prime Minister
and the Leader of the Opposition.
Living Wage Foundation Director,
Katherine Chapman, said “We are
delighted to welcome J Browne
Construction to the Living Wage
movement as an accredited employer.
The best employers are voluntarily
signing up to pay the Living Wage
now. The Living Wage is a robust
calculation that reflects the real cost
of living, rewarding a hard day’s work
with a fair day’s pay”.
Congratulations to Terry Beeston and
wife Ashley who got married on 25th
June 2016. Surrounded by family and
friends, they said ‘I do’ in the unique
space of Devonshire Terrace in the
City of London.
Lenny’s Leap
of Faith
J Browne had a successful
coffee and cake charity event
on 22nd September 2016 at our
Enfield HQ with staff baking a
various assortment of goodies
from Jamaican Rum Cake to
Salt Fish Fritters!
This was all in aid of a very
good cause. ‘Lenny’s Leap of
Faith’ is a fundraising campaign
for Lenny, the cousin of Amy
Baker who works in the
Accounts Department at
J Browne’s Head Office.
Lenny suffers from Cerebral
Palsy. Lenny’s only option
to improve his condition
permanently is to pay for an
SDR operation as the NHS has
stopped funding in this area.
J Browne’s staff raised a grand
total of £1200 for Lenny’s cause
with the Company matching
what was made on the day.
Amy was very thankful. “It’s
been a successful day for such
a great cause. Lenny will be so
pleased with the support he
has received and I know his
parents are very grateful.
I would like to thank everyone
that took part”.
Thanks to the generosity of
friends, family and fundraisers,
Lenny has reached over £36,000
of his target. Lenny has now
had his operation and is
recovering at Great Ormand
Street. He starts his intensive
physio in the Spring.
Health & Safety News
J Browne
presents at
Thames Water
Waste Safety
Summit
J Browne was delighted to play a
significant part in the recent Thames
Water Safety Summit held at Ascot
Racecourse on 23rd September 2016.
It involved Thames Water’s main waste
network and treatment partners, both
Tier 1 and 2 getting together to devote
a full day to improving health, safety
and well-being of all our people on this
work. We deliver this work through our
Cappagh Browne joint venture.
Many of Thames Water’s senior
management, including Managing
Director of Waste Water, Lawrence
Gosden and Head of Safety Karl Simons,
were in attendance as well as owners
and senior management of their supply
chain partners.
We contributed to the day by
organising a breakout session with
actors performing a street theatre scene
based around visible leadership on a
typical street works site. The sketch
demonstrated the opportunity that
senior managers and leaders can make
(both in a positive and negative way) to
influence the safety environment on our
sites. As well as being a lot of fun for the
audience who could become ‘armchair
directors’ and direct how the various
characters behaved, we think it got the
message across in a clear and thoughtful
way. It was well attended with over
150 people participating in the three
individual sessions and the feedback
from the attendees was very positive.
Technology helps
us to dig safely
Hitting a cable or high pressure gas pipe remains
one of the biggest risks our teams face in the
field. We have used a number of innovative
technologies to improve the ability of our staff
to accurately trace where a utility service runs
prior to beginning excavating. Two of our most
important initiatives on safe digging have been
recently launched:
JBUP
J Browne has developed a
system to radically improve
the quality of utility plans
available to our digging
teams. It also improves the
distribution of plans to
the teams. The application
called JBUP (J Browne Utility
Plans) is installed onto the
crews tablets, and enables the Street Works Co-ordination
department to send electronic colour utility plans directly to
the tablets of the operatives on the ground no matter where
they are. We have launched the system on our Affinity Water
WSP contract with great results.
The response from the crews has been extremely positive.
Team Leader Tony Steele says “I love it, you can zoom in and
see every detail, including cross sections and dimensions that
weren’t legible on all paper plans. The tablet is so easy to walk
around the site with and much easier to handle and store
than the paper packs”.
Our Framework Manager Brian Buckley said “Not only are we
improving Health & Safety for our crews, the savings in paper
and printing costs have been substantial. The environmental
benefit of not printing and then transporting paper plans is
huge. We are saving a substantial amount by not printing
the maps, and we are improving our carbon footprint”.
GCAT
We have taken the decision to move to the next generation
of cable detection devices to ensure that our personnel
have the best technology to help them work safely around
underground utility equipment. This new device has all the
latest detection technology and we can now also check usage
patterns remotely. The previous model required a weekly
download which was time consuming and inevitably led to
delays in monitoring usage. The new system will ensure that
we can monitor our teams’ usage on a daily basis to ensure
compliance. Louisa Harris, Technical and Business Support
Manager, explains “This is a major advance in the technology
and will help ensure that the teams are working safely in realtime
as well as saving a lot of time in teams coming in to have
their information downloaded. It is a fantastic bit of kit and
I’m sure it will improve safety on our sites”. These devices will
be rolled out from February 2017.
