• Act as the sole contact for the Client and their suppliers for anything related to the<br />
Property;<br />
• Retain two spare sets of keys to the Property;<br />
• Act as first point of response to any alarms at the Property whilst vacant;<br />
• Conduct regular weekly visits to the Property or as otherwise agreed with the Client<br />
whilst vacant. Inspections to take place every 6 months;<br />
• Ensure accurate meter readings are taken at the start and the end of each tenancy and<br />
provided to the relevant utility providers;<br />
• Prepare a “Welcome to your Home” pack for New Tenants to include but not limited<br />
to, emergency telephone numbers, appliance manuals, alarm codes, useful numbers<br />
etc.;<br />
• Notify the local council of the change in tenants for the council tax;<br />
• Organise the renewal of any tenancy agreements or the implementation of a rental<br />
increase;<br />
• Provide a financial report to the client on a Monthly or Quarterly basis;<br />
If a tenant is introduced directly without a Letting Agent, Lake & Co reserve the right to<br />
charge the annual rent or market rate commission charged by Letting Agents in a similar<br />
location and value to the address of the property sold, whichever is the greater, for the<br />
successful introduction.
