THAILAND LOOKING MORE TO<br />

TOURISM REVENUE THAN ACTUAL NUMBERS<br />

In what is almost certainly a logical strategic<br />

move within the key tourism industry, moves are<br />

under way to encourage a minimum increase in<br />

tourism revenue of five percent annually, rather<br />

than simply tout ever-increasing numbers.<br />

The Bank of Thailand has forecast 34.9 million<br />

tourist arrivals for 20<strong>17</strong>, which will represent an<br />

increase of around seven percent over 2016.<br />

The expectation is that in 2018 tourist numbers<br />

will expand even further, to an estimated 37.3<br />

million. The numbers alone will mean Southeast<br />

Asia’s second-largest economy will expand by<br />

3.5 percent this year and 3.7 percent in 2018.<br />

All good numbers of course, but those tasked<br />

with managing the tourism sector know that<br />

Thailand needs to also become a quality tourism<br />

destination. They know that rising wages<br />

and an appreciating baht will quickly erode the<br />

‘cheapest destination’ tag. While Bangkok and<br />

Thailand in general are still viewed as being<br />

relatively inexpensive places to visit, this will<br />

change over time, and the country needs to be<br />

prepared for this.<br />

The government has stressed that quality tourism<br />

is not simply about attracting people with<br />

plenty of money to spend. It’s about catering<br />

properly for a variety of budgets with the aim of<br />

making Thailand a destination to which visitors<br />

will return, hopefully more than once.<br />

According to the Ministry of Tourism and Sports,<br />

figures based on total foreign tourism receipts<br />

of 1.6 trillion baht in 2016 showed that China<br />

accounted for a massive 28 percent, more than<br />

any other single country. Receipts from the rest<br />

of Asia totaled 30 percent while Europe contributed<br />

27 percent and six percent came from the<br />

Americas.<br />

While China is now the single most important<br />

country for tourism receipts, with 8.8 million arrivals,<br />

it is visitors from the Middle East who are<br />

the biggest per capita spenders.<br />

Visitors from the United Arab Emirates (UAE)<br />

and Saudi Arabia spend around 7,000 baht<br />

per day while those from Kuwait spend around<br />

6,800 baht per day, according to figures produced<br />

by the Tourism Ministry for the 2016 calendar<br />

year.<br />

Visitors from Hong Kong spend a touch over<br />

6,000 baht per day while those from Singapore<br />

spend a similar amount, as do those from China<br />

and, perhaps surprisingly, Egypt.<br />

As far as countries where English is the dominant<br />

language, it’s Australians who spend the most<br />

per capita, parting with an average 5,831 baht<br />

each. Australians also stay an average of 14 days,<br />

which is the longest of any of the top 10 nationalities<br />

included in the biggest spending list.<br />

Tourism accounts for around 18 percent of GDP<br />

but the government is well aware of the pressures<br />

presented by the rise of Myanmar and,<br />

especially, Vietnam as Southeast Asian visitor<br />

destinations.<br />

In 2013, Thailand briefly overtook Malaysia<br />

as Southeast Asia’s top tourism destination,<br />

dropped back into second place in 2014 but has<br />

since surged clear.<br />

Nonetheless, Malaysia, as well as Singapore<br />

and Indonesia have continued to show steady<br />

tourism growth numbers and even the Thai government<br />

recognises that the country cannot just<br />

keep growing numbers per se, as the tourism<br />

infrastructure will be unable to cope. Hence the<br />

swing away from sheer numbers to a more selective<br />

attempt to attract ‘quality’ tourists. Only<br />

time will tell if they will be successful.<br />

SURVEY SHOWS THAI PROPERTY<br />

PRICES EXPECTED TO RISE UP TO<br />

10% OVER THE NEXT FIVE YEARS<br />

According to a recent consumer<br />

sentiment survey by DDproperty,<br />

a leading online property portal and<br />

a subsidiary of Singapore-based<br />

Property Guru Group, most Thai<br />

respondents expect to see an average<br />

of up to 10% appreciation<br />

in property prices over the next<br />

five years, even though there are<br />

concerns about the near term outlook.<br />

Forty Nine per cent of those that<br />

took part in the survey expected<br />

the increase to be up to 10% and<br />

another forteen per cent of respondents<br />

expected prices to<br />

climb even more than 10%.<br />

Even in spite of the upbeat assess<br />

ments, more than half, (sixty per<br />

cent), said they expected some<br />

turbulence in the market in the<br />

short term due to economic factors.<br />

Indeed, a satisfaction index that<br />

measures real estate market sentiment<br />

in Bangkok has been moving<br />

steadily lower recently, from<br />

68% in 2015 down to 62% in 2016<br />

and further down to 57% in the<br />

early part of 20<strong>17</strong>.<br />

Kamolpat Swaengkit, country<br />

manager of DDproperty, was<br />

quoted as saying, ”We see mixed<br />

sentiments in the survey, with<br />

people focused on economic<br />

pressures today and expressing<br />

concern about Bangkok being<br />

an over-priced market,” adding,<br />

“But we also see very strong longterm<br />

optimism about the Bangkok<br />

market, and we attribute this to<br />

recognition that urbanization will<br />

continue in Thailand,”<br />

Kamolpat Swaengkit was also<br />

quoted as saying, “This will drive<br />

demand and ultimately make<br />

Bangkok one of the best cities in<br />

the region to buy property, especially<br />

condos.”<br />

The survey also uncovered some<br />

other interesting facts about buyer<br />

sentiments in the capital. First<br />

amongst those was location. Already<br />

known as the most important<br />

aspect amongst developers,<br />

it seems clear that customers<br />

also highly prize the location of<br />

any potential property they may<br />

be looking to purchase. Proximity<br />

to rail services such as the<br />

BTS and MRT are still considered<br />

very much a priority. A whopping<br />

94 per cent of participants cited<br />

location as well as amenities, infrastructure<br />

and price as the primary<br />

factors affecting their buying<br />

decisions.<br />

At the same time, sixty per cent of<br />

respondents also wished for the<br />

government to address affordability<br />

issues in the capital where it<br />

is seen that housing is becoming<br />

unaffordable for many.<br />

Kamolpat Swaengkit, was further<br />

quoted as saying, “From a regulatory<br />

standpoint, we believe<br />

respondents like things such as<br />

the programme for first-time buyers<br />

and the elimination of housing<br />

transfer and mortgage fees,”<br />

adding, “We also believe people<br />

may be seeking relief from the<br />

challenges involved in obtaining a<br />

mortgage.<br />

The USD/JPY cross continued its fall from the<br />

recent range top and the 111.47 area has given<br />

way to a retracement back towards 109 with<br />

a counter trend pullback currently seeing the<br />

109.20 to 110 mark come into focus. A drop in<br />

global stock markets took place recently and<br />

this often makes the Yen regain its status as a<br />

safe haven currency and inflows could be seen<br />

which would take the exchange rate lower.<br />

(The more expensive the yen the less yen can<br />

be bought with the dollar so the exchange rate<br />

moves down on yen buying). Against the Thai<br />

baht the yen remains in a tight range between<br />

0.3003 and 0.3044 with some brief forays<br />

below the key 0.300 mark.<br />

FOREIGN CURRENCY UPDATE<br />

The US Dollar’s extended weakness has leveled<br />

off with the DXY Dollar index, (an index<br />

that measures the dollar’s strength compared<br />

to a basket of other currencies), dipping to just<br />

below 93 before stabilizing at between 93 and<br />

93.5. This is not much of a rebound but it does<br />

show that the US Dollar may have found a level<br />

at which further losses are less likely to materialize,<br />

at least for now. Against the Thai baht,<br />

the US Dollar has leveled off, albeit at its lows,<br />

at around the 33.20 to 33.30 range, a very tight<br />

range for much of the last few weeks.<br />

The British pound marched up to hit 1.3220 to<br />

the USD as a resumption of the rally based on<br />

hawkish views from some central bank members<br />

and also taking its cue from some bullish<br />

economic data, but it topped out there only<br />

to return to the 1.2880 level where is has remained<br />

fairly steady. Against the Thai Baht, the<br />

rise was also evident as was the subsequent<br />

retracement with the British pound now fetching<br />

42.73 at the spot rate. Expect the spread at<br />

currency exchange booths to be wider due to<br />

continued volatility.<br />

The Russian ruble weakened from 58.8 to<br />

move to 60.8 to the USD before regaining<br />

strength back to 58.76. Against the Thai Baht<br />

it has remained in a tight range of 0.562 to<br />

0.545. Volatility has increased and the boundaries<br />

of the recent range have expanded<br />

again, but there still appears to be no clear<br />

direction for forward movements. Oil prices<br />

have rebounded which may help the ruble to<br />

strengthen and may also account for some of<br />

the volatility of late.<br />

The Euro had several calls for 1.20 to the USD<br />

for the middle of next year and almost reached<br />

that level much earlier than expected. It continued<br />

to show strength and the sharp rally from<br />

1.12 propelled the EUR USD rate all the way<br />

to 1.1914 before dropping back to 1.<strong>17</strong>67 with<br />

the counter trend started by bullish US Jobs<br />

data. Against the Thai baht the Euro came<br />

close to the 40 mark at 39.60 before dropping<br />

back slightly to 39.07.<br />

Whilst many businesses are now looking forward to the upcoming ‘high<br />

season’, and indeed many have truly struggled through the past few months,<br />

here at Liberty we have been very fortunate in that our sales of POS systems<br />

hasn’t dropped at all. We think that may be this is because more and more<br />

business owners realise the key to success is control of their business.<br />

Here is a list of 10 things to consider<br />

if you don’t already have a POS<br />

system:<br />

1. Point of sale systems simplify the<br />

accounting process. Old fashioned<br />

cash registers force accountants to<br />

sort through hundreds of receipts,<br />

but with a point of sale system financial<br />

personnel can simply use the<br />

built in reports or create their own.<br />

2. Unlike a cash register, a point of<br />

sale system often includes an overall<br />

inventory management system.<br />

Store owners can use a point of<br />

sale system to track their biggest<br />

sellers and reorder those products<br />

when stock gets low.<br />

3. It is easy to look up past transactions.<br />

If you need to know how<br />

much you sold last Tuesday a point<br />

of sale system can give you that information<br />

in a snap. It would take<br />

many hours of laborious work to<br />

find the same answer using a cash<br />

register.<br />

4. You can use a point of sale system<br />

to create your own purchase<br />

orders, eliminating an extra step in<br />

the ordering process. You can even<br />

automate the ordering process to<br />

make sure you never run out of your<br />

hottest selling products.<br />

5. Modern workers are often more<br />

comfortable with point of sale devices<br />

than old fashioned cash registers.<br />

The generation now entering the<br />

workforce never knew a time without<br />

computers, and as a result they<br />

are very comfortable working with<br />

computerized technology like point<br />

of sale devices.<br />

6. Point of sale devices provide<br />

faster service than old fashioned<br />

cash registers. Every part of the<br />

process, from authorizing a credit<br />

card transaction to printing a customer<br />

receipt, is faster on a point of<br />

sale device.<br />

7. Customers receive more informative<br />

itemized receipts with a<br />

point of sale devices. Many cash<br />

registers can only print the date and<br />

the amount of the sale, but since<br />

point of sale devices are tied into<br />

the inventory control system they<br />

can provide much more detailed<br />

information, including a description<br />

of the item, the list price and the<br />

sale price.<br />

8. Point of sale devices can cut<br />

down on user errors. Hitting a wrong<br />

key is always a risk when ringing a<br />

sale, but point of sale devices have<br />

built in checks to ensure that the<br />

information is entered accurately.<br />

9. You can see real time inventory<br />

with a point of sale device, something<br />

that even the best cash registers<br />

simply cannot do. In fact,<br />

many companies have found that<br />

implementing a point of sale system<br />

virtually eliminates the need for a<br />

costly hand count.<br />

10. The maintenance and repair<br />

costs are often much lower on a<br />

point of sale device than a cash<br />

register. The number of companies<br />

that repair cash registers is dwindling,<br />

and that means that repair<br />

costs can be rather high. There are<br />

many vendors who repair point of<br />

sale devices, and that can keep repair<br />

costs low.<br />

In 2016, digital advertising (and this includes<br />

advertising which appears on computers,<br />

both desktop and laptop, mobile phones, tablets<br />

and any other devices connected to the<br />

internet, made up 15.1 percent of total spending<br />

in Thailand. By comparison, the figure in<br />

Singapore was 20.5 percent, the most in the<br />

Southeast Asian region. Malaysia, with <strong>17</strong>.0<br />

percent, the Philippines with 16.2 percent and<br />

Vietnam with 16.0 percent were next in line.<br />

JUST THE STATISTICS<br />

While bar charts, line graphs and simple numbers<br />

are hardly capable of providing the defining<br />

answer to many economic, social and political<br />

questions, they are certainly a good way of<br />

obtaining a general overview of any particular<br />

subject.<br />

Each month the Business Supplement will look<br />

into a brace of statistical information and provide<br />

readers with what we consider to be the central<br />

elements of these figures. Readers are encouraged<br />

to dig deeper for greater perspective.<br />

Tourism<br />

According to the World Travel & Tourism Council,<br />

travel and tourism revenue in Southeast Asia<br />

was worth US$301 billion in 2016 and contributed<br />

11.8 percent to GDP in the region.<br />

This was compared to a massive $US1.9<br />

trillion spent across Europe, an amount which<br />

represents 9.9 percent of European GDP and<br />

US$1.7 trillion spent in North America, representing<br />

8.4 percent of GDP.<br />

Travel and tourism within Southeast Asia is<br />

expected to grow by around 8.3 percent while<br />

travel and tourism in South Asia is expected<br />

to rise by 7.9 percent in coming years, making<br />

both regions the fastest growing in tourism<br />

terms on the planet.<br />

Digital Advertising<br />

There is a growing belief that digital advertising<br />

has just about annihilated print, radio, and<br />

television marketing, or is about to. While it’s<br />

certainly true, and obvious, that digital advertising<br />

has risen enormously as a percentage of<br />

total media advertising spending, the reality is<br />

that it still has some way to go before becoming<br />

the behemoth many expect.<br />

The expectation is that 20<strong>17</strong> will see Thailand’s<br />

digital advertising percentage number rise to<br />

<strong>17</strong>.5 and then grow to 19.8 percent in 2018.<br />

Singapore is expected to run at 23.8 percent<br />

this year, rising to 27.2 percent in 2018. Malaysia<br />

and the Philippines are both expected to<br />

stay ahead of Thailand during 2018, reaching<br />

22.3 and 21.0 percent respectively.<br />

Online Adoption and Speeds<br />

According to the Akamai State of the Internet<br />

Report for the first quarter of 20<strong>17</strong>, Thailand<br />

saw a massive 83 percent year-on-year surge<br />

in broadband internet adoption of speeds of<br />

10Mbps or better, ranking it second in Southeast<br />

Asia behind Singapore.<br />

Thailand also ranks in a very reasonable 21st<br />

place in global rankings of average connection<br />

speeds, running at 16Mbps, a 49 percent jump<br />

year-on-year.<br />

At the top of the world is South Korea<br />

(28.6Mbps), while Hong Kong rates<br />

fourth (21.9Mbps) and Singapore seventh<br />

(20.3Mbps).<br />

Private purchasers more<br />

than welcome at<br />

While Luca Marchetti, the genial mine host of the Toscana<br />

Italian restaurant on Beach Road in central Pattaya, makes<br />

good use of the produce of his organic vegetable and natural<br />

animal farms for the meals that he serves to diners, he is also<br />

very open to supplying outside orders for non-diners.<br />

Toscana is arguably about the only restaurant<br />

in Pattaya which can trace the vast majority of<br />

its food products from the ‘soil to the table’ and<br />

the ‘cradle to the grave’ as it were.<br />

The commitment to providing genuine quality<br />

to diners is evidenced by the continuing popularity<br />

of both Toscana and its associated Moom<br />

Talay Thai restaurant. The key to running any<br />

successful business across the longer term is<br />

to have repeat custom, and that’s what Toscana<br />

certainly achieves.<br />

One little-known aspect of the operation is the<br />

preparedness to sell a vast range of the produce<br />

of the two farms to customers who might want<br />

to get the Toscana food experience but not<br />

necessarily come in night after night to dine at<br />

the restaurant itself.<br />

A classic example would be the free-range<br />

eggs, whether the standard chicken eggs, or<br />

the more exotic quail or guinea fowl eggs.<br />

While the chicken eggs which Luca<br />

sells are 10 baht each, so 120 baht for<br />

the dozen, the quality is unmatched. As<br />

Luca points out, “The chickens people buy<br />

cheaply in the market have been fasttracked<br />

to growth, maybe they’re a kilo<br />

in weight after only a month. My chickens<br />

are allowed to grow naturally and it<br />

takes my stock around six months to<br />

get to that size.”<br />

Being allowed to grow naturally, the hens are<br />

also allowed to lay eggs as naturally as possible.<br />

As Luca notes, it is easy to check the quality<br />

of an organically-farmed egg compared to its<br />

possible in order to be sent to market in<br />

as short a time as possible is not going<br />

to cost as much as one which is allowed<br />

to mature naturally. So, the actual turnover of<br />

chicken numbers on Luca’s organic farm is far<br />

less than a standard commercial operation.<br />

more production-line sibling. “Each organic<br />

egg will be slightly different in size and texture.<br />

When it’s broken open for eating the colours will<br />

vary slightly, all because of what the hen was<br />

eating before it laid the egg.”<br />

Luca said, “My chickens lay a lot less eggs<br />

than a typical factory-farmed chicken. So, yes<br />

I charge 10 baht an egg, compared to maybe<br />

3.5 baht for a factory chicken, but the difference<br />

is in the quality and, of course, the more natural<br />

vitamins and minerals which are in the eggs<br />

from my farm.”<br />

While hens will lay eggs all year round, “provided<br />

it’s not too hot or too cold,” according to Luca,<br />

guinea fowl only lay their eggs between March<br />

and September, as do pheasants and turkeys.<br />

non-diners can order rabbit, quail, pigs<br />

and almost any product from the other<br />

creatures that Luca has on his farm. All<br />

Thailand’s growth forecast increased<br />

to 3.5 per cent by the World Bank<br />

According to the World Bank, the Thai economy<br />

is expected to grow 3.5 per cent this year.<br />

This was an upward revision from a prediction<br />

in April that stood at 3.2 per cent.<br />

Behind the rise was an expectation that farm incomes<br />

were increasing, tourism was increasing<br />

and exports were also moving higher.<br />

The World Bank was quoted as saying in a<br />

statement, “Thailand has the potential to raise<br />

growth to above 4% by addressing structural<br />

bottlenecks -- education equality, services liberalization<br />

and public infrastructure management.”<br />

Risks that were cited for the near term included<br />

a global slowdown and the possibility of increased<br />

trade barriers as well as increased<br />

competition from China where export markets<br />

were concerned.<br />

Sena Development Plc. to launch<br />

three new projects by year-end<br />

Thai Property developer Sena Development<br />

Plc. plans to launch three new projects by the<br />

end of this year with a value of 4.86 billion baht.<br />

The launches are expected to come as early<br />

as late September. These come on top of 6<br />

other projects launched so far this year with a<br />

combined value of 4.1 billion baht.<br />

Deputy chief executive Kessara Thanyalakpark<br />

was quoted as saying, “We postponed<br />

one project launch to early next year because<br />

it will be a better time than the final month of<br />

the year.”<br />

Infrastructure has played its part too. The completion<br />

of the short rail service connecting the<br />

Purple and Blue lines has removed the need<br />

for a 30-minute bus ride, making it ripe as an<br />

investment area.<br />

Kessara Thanyalakpark was also quoted as<br />

saying, “Clear-cut infrastructure will have a<br />

strong impact on sales of residential projects<br />

in locations it will pass,” adding, “The missing<br />

link is expected to also help absorb the current<br />

[unit] supply along the Purple Line.”<br />

The company expects to generate 2 billion<br />

baht in presales during the remainder of this<br />

year.<br />

Kessara Thanyalakpark was further quoted as<br />

saying, “Concerns about risk factors remain<br />

but the overall property market is in an upward<br />

trend”, adding, “Developers should build their<br />

own identity to differentiate from others to increase<br />

competency in a highly competitive<br />

market.”<br />

TOYOTA TO MAKE THAILAND<br />

ITS HYBRID PRODUCTION HUB<br />

Toyota has pledged to make Thailand<br />

its emerging market Hybrid<br />

Production Hub, and as such, the<br />

plans to produce a large number of<br />

Hybrid Electric Vehicles (HEV’s) in<br />

the kingdom are being discussed<br />

with the Board of Investment.<br />

To further its plans, the company<br />

will apply for Board of Investment<br />

HEV privileges, announced at a<br />

recent meeting. Production numbers<br />

and budgets for investment<br />

are yet to be announced.<br />

BoI privileges for companies that<br />

produce HEVs include a tariff exemption<br />

for imported machinery.<br />

For companies who make plug<br />

in HEVs (or PHEVs), privileges<br />

extend further to include corporate<br />

income tax exemption for<br />

three years as well as the above<br />

mentioned tariff exemptions on<br />

machinery that is imported into<br />

Thailand.<br />

For PHEV manufacturers that<br />

make more than one key model<br />

of vehicle, an additional year of<br />

corporate income tax exemption<br />

is available under the scheme,<br />

but the combined tax exemptions<br />

cannot exceed six years in total.<br />

Toyota is hoping to beat all the<br />

deadlines for submission of BoI<br />

HEV privileges, which is 29th<br />

December 20<strong>17</strong> for HEVs and the<br />

end of next year for PHEVs.<br />

Michinobu Sugata, the newly appointed<br />

president of Toyota Motor<br />

Thailand, was quoted as saying,<br />

“Toyota also wants to develop the<br />

Thai market with high-tech and<br />

eco-friendly vehicles like EVs,<br />

as has been successfully done<br />

in Japan and the United States,”<br />

adding, “At present only the Camry<br />

Sedan model has been made under<br />

the HEV platform in Thailand,<br />

but this model is categorized in<br />

the high end segment due to its<br />

high pricing”<br />

Other measures that may be in<br />

the offing, such as a 50% excise<br />

tax discount to local buyers would<br />

help to attract Thai customers to<br />

buy HEVs that are locally made,<br />

according to Toyota Motor Thailand<br />

Chairman, Ninart Chaithirapinyo.<br />

On the 20th June 20<strong>17</strong>, the government,<br />

with an aim to reduce<br />

vehicle emissions and to increase<br />

HEV and PHEV take up, announced<br />

excise cuts in a range<br />

of 5% to 25% based on CO2<br />

emissions. For example passenger<br />

pick up vehicles and double<br />

cab pick ups that have a CO2<br />

emissions release of less than<br />

<strong>17</strong>5 grams per kilometre will see<br />

reduced taxes at 23% and 10%<br />

respectively, down from 25% and<br />

12%.<br />

Ninart Chaithirapinyo was quoted<br />

as saying, “For the Thai market,<br />

Toyota not only plans to massively<br />

produce HEVs, but also<br />

waste management facilities for<br />

batteries and wrecked vehicles<br />

to support future HEV development,<br />

which is expected to kick off<br />

around October”.<br />

being worked on as well with the hotel’s main<br />

building in the back being renovated and the<br />

wing on the left side of the property completely<br />

razed.<br />

What the final incarnation will be is anyone’s<br />

guess but there’s still plenty going on there.<br />

There’s also plenty going on across the street<br />

and down the soi a bit as the hotel on the corner<br />

of Soi 6 has been going up very quickly,<br />

already at about the seven-storey level or so.<br />

It’s got a unique design, at least that’s the way<br />

it looks now, and we’ve no idea as to the final<br />

size. Across from this spot is a big, new coffee<br />

place as the area’s thirst for this beverage<br />

seems to show no signs of abating.<br />

SUKHUMVIT NEWS<br />

Plenty going on this month as some of the sois<br />

in the area continue to undergo major facelifts<br />

with major projects moving forward as well as<br />

small changes being made here and there. Sois<br />

4, 11, 22 and 31 have all seen plenty of changes<br />

in the near past and some are still evolving.<br />

Take a walk down Soi 4, for example, and you’ll<br />

see no less than three major projects underway<br />

within 300 meters from Sukhumvit Road.<br />

The Rajah Hotel project is still evolving but it’s<br />

hard to say exactly what’s going on here. The<br />

large area right on Soi 4 in front of the hotel (the<br />

old Strikers spot) is now home to just one business,<br />

the newest incarnation of Hillary 1 since<br />

the business in front, which was only there for a<br />

number of months has now departed. Actually,<br />

it wasn’t even there long enough to establish a<br />

name at all although we think it was Night Witch.<br />

Anyway, it’s now in the process of being gutted<br />

and word is that the Hillary group is taking<br />

over the lease. Another place has opened at the<br />

side of the same parking lot that has several<br />

names it appears. This is where the 7-11 used<br />

to be, it having moved across the soi to the old<br />

Jools site. And the rest of the Rajah property is<br />

And over on the corner of Soi 13 work still<br />

progresses at an incredibly slow rate. The<br />

project started when George W. Bush was<br />

running the U.S and probably won’t be finished<br />

until sometime in the 2020s. Across the street<br />

we’ve been enjoying Chuwit Park now that it’s<br />

reopened as have many other residents. We<br />

can only hope it stays this way.<br />

And there are two new Isaan restaurants in the<br />

Soi 8 area, one on the soi a way down on the<br />

right and one around the corner from the soi<br />

next to Bangkok Bank. The Sukhumvit Road<br />

location also features a band playing Isaan<br />

tunes. We’ve yet to sample the food in either<br />

place but plan to soon and we’ll file a report.<br />

And, September should bring more visitors<br />

so area businesses are starting to looking forward<br />

to high season, always a happy time in<br />

Sukhumvit.<br />
