THAILAND LOOKING MORE TO 

TOURISM REVENUE THAN ACTUAL NUMBERS 

In what is almost certainly a logical strategic 

move within the key tourism industry, moves are 

under way to encourage a minimum increase in 

tourism revenue of five percent annually, rather 

than simply tout ever-increasing numbers. 

The Bank of Thailand has forecast 34.9 million 

tourist arrivals for 2017, which will represent an 

increase of around seven percent over 2016. 

The expectation is that in 2018 tourist numbers 

will expand even further, to an estimated 37.3 

million. The numbers alone will mean Southeast 

Asia’s second-largest economy will expand by 

3.5 percent this year and 3.7 percent in 2018. 

All good numbers of course, but those tasked 

with managing the tourism sector know that 

Thailand needs to also become a quality tourism 

destination. They know that rising wages 

and an appreciating baht will quickly erode the 

‘cheapest destination’ tag. While Bangkok and 

Thailand in general are still viewed as being 

relatively inexpensive places to visit, this will 

change over time, and the country needs to be 

prepared for this. 

The government has stressed that quality tourism 

is not simply about attracting people with 

plenty of money to spend. It’s about catering 

properly for a variety of budgets with the aim of 

making Thailand a destination to which visitors 

will return, hopefully more than once. 

According to the Ministry of Tourism and Sports, 

figures based on total foreign tourism receipts 

of 1.6 trillion baht in 2016 showed that China 

accounted for a massive 28 percent, more than 

any other single country. Receipts from the rest 

of Asia totaled 30 percent while Europe contributed 

27 percent and six percent came from the 

Americas. 

While China is now the single most important 

country for tourism receipts, with 8.8 million arrivals, 

it is visitors from the Middle East who are 

the biggest per capita spenders. 

Visitors from the United Arab Emirates (UAE) 

and Saudi Arabia spend around 7,000 baht 

per day while those from Kuwait spend around 

6,800 baht per day, according to figures produced 

by the Tourism Ministry for the 2016 calendar 

year. 

Visitors from Hong Kong spend a touch over 

6,000 baht per day while those from Singapore 

spend a similar amount, as do those from China 

and, perhaps surprisingly, Egypt. 

As far as countries where English is the dominant 

language, it’s Australians who spend the most 

per capita, parting with an average 5,831 baht 

each. Australians also stay an average of 14 days, 

which is the longest of any of the top 10 nationalities 

included in the biggest spending list. 

Tourism accounts for around 18 percent of GDP 

but the government is well aware of the pressures 

presented by the rise of Myanmar and, 

especially, Vietnam as Southeast Asian visitor 

destinations. 

In 2013, Thailand briefly overtook Malaysia 

as Southeast Asia’s top tourism destination, 

dropped back into second place in 2014 but has 

since surged clear. 

Nonetheless, Malaysia, as well as Singapore 

and Indonesia have continued to show steady 

tourism growth numbers and even the Thai government 

recognises that the country cannot just 

keep growing numbers per se, as the tourism 

infrastructure will be unable to cope. Hence the 

swing away from sheer numbers to a more selective 

attempt to attract ‘quality’ tourists. Only 

time will tell if they will be successful.

SURVEY SHOWS THAI PROPERTY 

PRICES EXPECTED TO RISE UP TO 

10% OVER THE NEXT FIVE YEARS 

According to a recent consumer 

sentiment survey by DDproperty, 

a leading online property portal and 

a subsidiary of Singapore-based 

Property Guru Group, most Thai 

respondents expect to see an average 

of up to 10% appreciation 

in property prices over the next 

five years, even though there are 

concerns about the near term outlook. 

Forty Nine per cent of those that 

took part in the survey expected 

the increase to be up to 10% and 

another forteen per cent of respondents 

expected prices to 

climb even more than 10%. 

Even in spite of the upbeat assess 

ments, more than half, (sixty per 

cent), said they expected some 

turbulence in the market in the 

short term due to economic factors. 

Indeed, a satisfaction index that 

measures real estate market sentiment 

in Bangkok has been moving 

steadily lower recently, from 

68% in 2015 down to 62% in 2016 

and further down to 57% in the 

early part of 2017. 

Kamolpat Swaengkit, country 

manager of DDproperty, was 

quoted as saying, ”We see mixed 

sentiments in the survey, with 

people focused on economic 

pressures today and expressing 

concern about Bangkok being 

an over-priced market,” adding, 

“But we also see very strong longterm 

optimism about the Bangkok 

market, and we attribute this to 

recognition that urbanization will 

continue in Thailand,” 

Kamolpat Swaengkit was also 

quoted as saying, “This will drive 

demand and ultimately make 

Bangkok one of the best cities in 

the region to buy property, especially 

condos.” 

The survey also uncovered some 

other interesting facts about buyer 

sentiments in the capital. First 

amongst those was location. Already 

known as the most important 

aspect amongst developers, 

it seems clear that customers 

also highly prize the location of 

any potential property they may 

be looking to purchase. Proximity 

to rail services such as the 

BTS and MRT are still considered 

very much a priority. A whopping 

94 per cent of participants cited 

location as well as amenities, infrastructure 

and price as the primary 

factors affecting their buying 

decisions. 

At the same time, sixty per cent of 

respondents also wished for the 

government to address affordability 

issues in the capital where it 

is seen that housing is becoming 

unaffordable for many. 

Kamolpat Swaengkit, was further 

quoted as saying, “From a regulatory 

standpoint, we believe 

respondents like things such as 

the programme for first-time buyers 

and the elimination of housing 

transfer and mortgage fees,” 

adding, “We also believe people 

may be seeking relief from the 

challenges involved in obtaining a 

mortgage. 



The USD/JPY cross continued its fall from the 

recent range top and the 111.47 area has given 

way to a retracement back towards 109 with 

a counter trend pullback currently seeing the 

109.20 to 110 mark come into focus. A drop in 

global stock markets took place recently and 

this often makes the Yen regain its status as a 

safe haven currency and inflows could be seen 

which would take the exchange rate lower. 

(The more expensive the yen the less yen can 

be bought with the dollar so the exchange rate 

moves down on yen buying). Against the Thai 

baht the yen remains in a tight range between 

0.3003 and 0.3044 with some brief forays 

below the key 0.300 mark. 

FOREIGN CURRENCY UPDATE 

The US Dollar’s extended weakness has leveled 

off with the DXY Dollar index, (an index 

that measures the dollar’s strength compared 

to a basket of other currencies), dipping to just 

below 93 before stabilizing at between 93 and 

93.5. This is not much of a rebound but it does 

show that the US Dollar may have found a level 

at which further losses are less likely to materialize, 

at least for now. Against the Thai baht, 

the US Dollar has leveled off, albeit at its lows, 

at around the 33.20 to 33.30 range, a very tight 

range for much of the last few weeks.

The British pound marched up to hit 1.3220 to 

the USD as a resumption of the rally based on 

hawkish views from some central bank members 

and also taking its cue from some bullish 

economic data, but it topped out there only 

to return to the 1.2880 level where is has remained 

fairly steady. Against the Thai Baht, the 

rise was also evident as was the subsequent 

retracement with the British pound now fetching 

42.73 at the spot rate. Expect the spread at 

currency exchange booths to be wider due to 

continued volatility. 

The Russian ruble weakened from 58.8 to 

move to 60.8 to the USD before regaining 

strength back to 58.76. Against the Thai Baht 

it has remained in a tight range of 0.562 to 

0.545. Volatility has increased and the boundaries 

of the recent range have expanded 

again, but there still appears to be no clear 

direction for forward movements. Oil prices 

have rebounded which may help the ruble to 

strengthen and may also account for some of 

the volatility of late. 

The Euro had several calls for 1.20 to the USD 

for the middle of next year and almost reached 

that level much earlier than expected. It continued 

to show strength and the sharp rally from 

1.12 propelled the EUR USD rate all the way 

to 1.1914 before dropping back to 1.1767 with 

the counter trend started by bullish US Jobs 

data. Against the Thai baht the Euro came 

close to the 40 mark at 39.60 before dropping 

back slightly to 39.07.

Whilst many businesses are now looking forward to the upcoming ‘high 

season’, and indeed many have truly struggled through the past few months, 

here at Liberty we have been very fortunate in that our sales of POS systems 

hasn’t dropped at all. We think that may be this is because more and more 

business owners realise the key to success is control of their business. 

Here is a list of 10 things to consider 

if you don’t already have a POS 

system: 

1. Point of sale systems simplify the 

accounting process. Old fashioned 

cash registers force accountants to 

sort through hundreds of receipts, 

but with a point of sale system financial 

personnel can simply use the 

built in reports or create their own. 

2. Unlike a cash register, a point of 

sale system often includes an overall 

inventory management system. 

Store owners can use a point of 

sale system to track their biggest 

sellers and reorder those products 

when stock gets low. 

3. It is easy to look up past transactions. 

If you need to know how 

much you sold last Tuesday a point 

of sale system can give you that information 

in a snap. It would take

4. You can use a point of sale system 

to create your own purchase 

orders, eliminating an extra step in 

the ordering process. You can even

than old fashioned cash registers. 

The generation now entering the

6. Point of sale devices provide 

faster service than old fashioned 

cash registers. Every part of the 

process, from authorizing a credit 

card transaction to printing a customer 

receipt, is faster on a point of 

sale device. 

7. Customers receive more informative 

itemized receipts with a 

point of sale devices. Many cash 

registers can only print the date and 

the amount of the sale, but since 

point of sale devices are tied into 

the inventory control system they 

can provide much more detailed 

information, including a description 

of the item, the list price and the 

sale price. 

8. Point of sale devices can cut 

down on user errors. Hitting a wrong 

key is always a risk when ringing a 

sale, but point of sale devices have 

built in checks to ensure that the 

information is entered accurately. 

9. You can see real time inventory 

with a point of sale device, something 

that even the best cash registers 

simply cannot do. In fact, 

many companies have found that 

implementing a point of sale system 

virtually eliminates the need for a 

costly hand count. 

10. The maintenance and repair 

costs are often much lower on a 

point of sale device than a cash 

register. The number of companies 

that repair cash registers is dwindling, 

and that means that repair 

costs can be rather high. There are 

many vendors who repair point of 

sale devices, and that can keep repair 

costs low.

In 2016, digital advertising (and this includes 

advertising which appears on computers, 

both desktop and laptop, mobile phones, tablets 

and any other devices connected to the 

internet, made up 15.1 percent of total spending 

in Thailand. By comparison, the figure in 

Singapore was 20.5 percent, the most in the 

Southeast Asian region. Malaysia, with 17.0 

percent, the Philippines with 16.2 percent and 

Vietnam with 16.0 percent were next in line. 

JUST THE STATISTICS 

While bar charts, line graphs and simple numbers 

are hardly capable of providing the defining 

answer to many economic, social and political 

questions, they are certainly a good way of 

obtaining a general overview of any particular 

subject. 

Each month the Business Supplement will look 

into a brace of statistical information and provide 

readers with what we consider to be the central 

elements of these figures. Readers are encouraged 

to dig deeper for greater perspective. 

Tourism 

According to the World Travel & Tourism Council, 

travel and tourism revenue in Southeast Asia 

was worth US$301 billion in 2016 and contributed 

11.8 percent to GDP in the region. 

This was compared to a massive $US1.9 

trillion spent across Europe, an amount which 

represents 9.9 percent of European GDP and 

US$1.7 trillion spent in North America, representing 

8.4 percent of GDP. 

Travel and tourism within Southeast Asia is 

expected to grow by around 8.3 percent while 

travel and tourism in South Asia is expected 

to rise by 7.9 percent in coming years, making 

both regions the fastest growing in tourism 

terms on the planet. 

Digital Advertising 

There is a growing belief that digital advertising 

has just about annihilated print, radio, and 

television marketing, or is about to. While it’s 

certainly true, and obvious, that digital advertising 

has risen enormously as a percentage of 

total media advertising spending, the reality is 

that it still has some way to go before becoming 

the behemoth many expect. 

The expectation is that 2017 will see Thailand’s 

digital advertising percentage number rise to 

17.5 and then grow to 19.8 percent in 2018. 

Singapore is expected to run at 23.8 percent 

this year, rising to 27.2 percent in 2018. Malaysia 

and the Philippines are both expected to 

stay ahead of Thailand during 2018, reaching 

22.3 and 21.0 percent respectively. 

Online Adoption and Speeds 

According to the Akamai State of the Internet 

Report for the first quarter of 2017, Thailand 

saw a massive 83 percent year-on-year surge 

in broadband internet adoption of speeds of 

10Mbps or better, ranking it second in Southeast 

Asia behind Singapore. 

Thailand also ranks in a very reasonable 21st 

place in global rankings of average connection 

speeds, running at 16Mbps, a 49 percent jump 

year-on-year. 

At the top of the world is South Korea 

(28.6Mbps), while Hong Kong rates 

fourth (21.9Mbps) and Singapore seventh 

(20.3Mbps). 




Private purchasers more 

than welcome at 

While Luca Marchetti, the genial mine host of the Toscana 

Italian restaurant on Beach Road in central Pattaya, makes 

good use of the produce of his organic vegetable and natural 

animal farms for the meals that he serves to diners, he is also 

very open to supplying outside orders for non-diners. 

Toscana is arguably about the only restaurant 

in Pattaya which can trace the vast majority of 

its food products from the ‘soil to the table’ and 

the ‘cradle to the grave’ as it were. 

The commitment to providing genuine quality 

to diners is evidenced by the continuing popularity 

of both Toscana and its associated Moom 

Talay Thai restaurant. The key to running any 

successful business across the longer term is 

to have repeat custom, and that’s what Toscana 

certainly achieves. 

One little-known aspect of the operation is the 

preparedness to sell a vast range of the produce 

of the two farms to customers who might want 

to get the Toscana food experience but not 

necessarily come in night after night to dine at 

the restaurant itself. 

A classic example would be the free-range 

eggs, whether the standard chicken eggs, or 

the more exotic quail or guinea fowl eggs. 

While the chicken eggs which Luca 

sells are 10 baht each, so 120 baht for 

the dozen, the quality is unmatched. As 

Luca points out, “The chickens people buy 

cheaply in the market have been fasttracked 

to growth, maybe they’re a kilo 

in weight after only a month. My chickens 

are allowed to grow naturally and it 

takes my stock around six months to 

get to that size.” 

Being allowed to grow naturally, the hens are 

also allowed to lay eggs as naturally as possible. 

As Luca notes, it is easy to check the quality 

of an organically-farmed egg compared to its

When it’s broken open for eating the colours will 

vary slightly, all because of what the hen was 

eating before it laid the egg.” 

Luca said, “My chickens lay a lot less eggs 

than a typical factory-farmed chicken. So, yes 

I charge 10 baht an egg, compared to maybe 

3.5 baht for a factory chicken, but the difference 

is in the quality and, of course, the more natural 

vitamins and minerals which are in the eggs 

from my farm.” 

While hens will lay eggs all year round, “provided 

it’s not too hot or too cold,” according to Luca, 

guinea fowl only lay their eggs between March 

and September, as do pheasants and turkeys.

TrueMove H wins 2 awards 

TrueMove H has won two separate awards at 

the Asia Pacific ICT Awards 2017 organized by 

the business-consulting firm, Frost & Sullivan. 

The awards were “Mobile Service Provider 

of the Year” and “LTE Service Provider of the 

Year”, recognizing TrueMove H’s success as 

a leader within their business sector as well 

as recognizing outstanding customer service, 

technical innovation and product development.

Thailand’s growth forecast increased 

to 3.5 per cent by the World Bank 

According to the World Bank, the Thai economy 

is expected to grow 3.5 per cent this year. 

This was an upward revision from a prediction 

in April that stood at 3.2 per cent. 

Behind the rise was an expectation that farm incomes 

were increasing, tourism was increasing 

and exports were also moving higher. 

The World Bank was quoted as saying in a 

statement, “Thailand has the potential to raise 

growth to above 4% by addressing structural 

bottlenecks -- education equality, services liberalization 

and public infrastructure management.” 

Risks that were cited for the near term included 

a global slowdown and the possibility of increased 

trade barriers as well as increased 

competition from China where export markets 

were concerned. 

Sena Development Plc. to launch 

three new projects by year-end 

Thai Property developer Sena Development 

Plc. plans to launch three new projects by the 

end of this year with a value of 4.86 billion baht. 

The launches are expected to come as early 

as late September. These come on top of 6 

other projects launched so far this year with a 

combined value of 4.1 billion baht. 

Deputy chief executive Kessara Thanyalakpark 

was quoted as saying, “We postponed 

one project launch to early next year because 

it will be a better time than the final month of 

the year.” 

Infrastructure has played its part too. The completion 

of the short rail service connecting the 

Purple and Blue lines has removed the need 

for a 30-minute bus ride, making it ripe as an 

investment area. 

Kessara Thanyalakpark was also quoted as 

saying, “Clear-cut infrastructure will have a 

strong impact on sales of residential projects 

in locations it will pass,” adding, “The missing 

link is expected to also help absorb the current 

[unit] supply along the Purple Line.” 

The company expects to generate 2 billion 

baht in presales during the remainder of this 

year. 

Kessara Thanyalakpark was further quoted as 

saying, “Concerns about risk factors remain 

but the overall property market is in an upward 

trend”, adding, “Developers should build their 

own identity to differentiate from others to increase 

competency in a highly competitive 

market.”

TOYOTA TO MAKE THAILAND 

ITS HYBRID PRODUCTION HUB 

Toyota has pledged to make Thailand 

its emerging market Hybrid 

Production Hub, and as such, the 

plans to produce a large number of 

Hybrid Electric Vehicles (HEV’s) in 

the kingdom are being discussed 

with the Board of Investment. 

To further its plans, the company 

will apply for Board of Investment 

HEV privileges, announced at a 

recent meeting. Production numbers 

and budgets for investment 

are yet to be announced. 

BoI privileges for companies that 

produce HEVs include a tariff exemption 

for imported machinery. 

For companies who make plug 

in HEVs (or PHEVs), privileges 

extend further to include corporate 

income tax exemption for 

three years as well as the above 

mentioned tariff exemptions on 

machinery that is imported into 

Thailand. 

For PHEV manufacturers that 

make more than one key model 

of vehicle, an additional year of 

corporate income tax exemption 

is available under the scheme, 

but the combined tax exemptions 

cannot exceed six years in total. 

Toyota is hoping to beat all the 

deadlines for submission of BoI 

HEV privileges, which is 29th 

December 2017 for HEVs and the 

end of next year for PHEVs. 

Michinobu Sugata, the newly appointed 

president of Toyota Motor 

Thailand, was quoted as saying, 

“Toyota also wants to develop the 

Thai market with high-tech and 

eco-friendly vehicles like EVs, 

as has been successfully done 

in Japan and the United States,” 

adding, “At present only the Camry 

Sedan model has been made under 

the HEV platform in Thailand, 

but this model is categorized in 

the high end segment due to its 

high pricing” 

Other measures that may be in 

the offing, such as a 50% excise 

tax discount to local buyers would 

help to attract Thai customers to 

buy HEVs that are locally made, 

according to Toyota Motor Thailand 

Chairman, Ninart Chaithirapinyo. 

On the 20th June 2017, the government, 

with an aim to reduce 

vehicle emissions and to increase 

HEV and PHEV take up, announced 

excise cuts in a range 

of 5% to 25% based on CO2 

emissions. For example passenger 

pick up vehicles and double 

cab pick ups that have a CO2 

emissions release of less than 

175 grams per kilometre will see 

reduced taxes at 23% and 10% 

respectively, down from 25% and 

12%. 

Ninart Chaithirapinyo was quoted 

as saying, “For the Thai market, 

Toyota not only plans to massively 

produce HEVs, but also 

waste management facilities for 

batteries and wrecked vehicles 

to support future HEV development, 

which is expected to kick off 

around October”.

being worked on as well with the hotel’s main 

building in the back being renovated and the 

wing on the left side of the property completely 

razed. 

What the final incarnation will be is anyone’s 

guess but there’s still plenty going on there. 

There’s also plenty going on across the street 

and down the soi a bit as the hotel on the corner 

of Soi 6 has been going up very quickly, 

already at about the seven-storey level or so. 

It’s got a unique design, at least that’s the way 

it looks now, and we’ve no idea as to the final 

size. Across from this spot is a big, new coffee 

place as the area’s thirst for this beverage 

seems to show no signs of abating. 

SUKHUMVIT NEWS 

Plenty going on this month as some of the sois 

in the area continue to undergo major facelifts 

with major projects moving forward as well as 

small changes being made here and there. Sois 

4, 11, 22 and 31 have all seen plenty of changes 

in the near past and some are still evolving. 

Take a walk down Soi 4, for example, and you’ll 

see no less than three major projects underway 

within 300 meters from Sukhumvit Road. 

The Rajah Hotel project is still evolving but it’s 

hard to say exactly what’s going on here. The 

large area right on Soi 4 in front of the hotel (the 

old Strikers spot) is now home to just one business, 

the newest incarnation of Hillary 1 since 

the business in front, which was only there for a 

number of months has now departed. Actually, 

it wasn’t even there long enough to establish a 

name at all although we think it was Night Witch. 

Anyway, it’s now in the process of being gutted 

and word is that the Hillary group is taking 

over the lease. Another place has opened at the 

side of the same parking lot that has several 

names it appears. This is where the 7-11 used 

to be, it having moved across the soi to the old 

Jools site. And the rest of the Rajah property is 

And over on the corner of Soi 13 work still 

progresses at an incredibly slow rate. The 

project started when George W. Bush was 

running the U.S and probably won’t be finished 

until sometime in the 2020s. Across the street 

we’ve been enjoying Chuwit Park now that it’s 

reopened as have many other residents. We 

can only hope it stays this way. 

And there are two new Isaan restaurants in the 

Soi 8 area, one on the soi a way down on the 

right and one around the corner from the soi 

next to Bangkok Bank. The Sukhumvit Road 

location also features a band playing Isaan 

tunes. We’ve yet to sample the food in either 

place but plan to soon and we’ll file a report. 

And, September should bring more visitors 

so area businesses are starting to looking forward 

to high season, always a happy time in 

Sukhumvit.
