TENANT SELECTION<br />

Successful property management starts with selecting the right tenants.<br />

While the rental price is critical to your investments performance, we<br />

consider a high quality tenant on a long lease to be just as important. Our<br />

high standards, experience and thorough approach help us to continually<br />

select the most suitable tenants for your property.<br />

Following a guided inspection of your property, applicants complete<br />

a tenancy application form, inserting details of previous rental history,<br />

employment, 100 points of identification and referees. Unlike some of<br />

our competitors, we do not hand out keys under any circumstances, so<br />

all prospective tenants are accompanied to the property by our staff. All<br />

employment, rental, business and personal references are verified and<br />

confirmed.<br />

Ultimately, as the landlord, the final decision on accepting a tenant to<br />

lease your property is yours. We prepare lease agreements, assist the<br />

tenant in connecting utilities, complete a detailed condition report both<br />

written and video and submit the relevant bond forms to the Residential<br />

Tenancies Bond Authority.<br />

We were proud to announce that on 14/05/2017 only 4 of our 2600+ tenants<br />

were in arrears. This is a testament to the benefit of thorough tenant selection.<br />

TENANCY AGREEMENT & BOND<br />

The tenants must sign a Residential Tenancy Agreement, setting out the specific<br />

terms of the tenancy along with a copy of the essential terms and conditions to the<br />

agreement. As your agent, we will sign the Residential Tenancies Agreement on your<br />

behalf and a copy will be placed on MRE Online for you to view.<br />

Your property manager will inspect the property and complete a comprehensive video<br />

and written Condition Report which is signed by both parties. The video Condition<br />

Report will be sent to you. The bond is lodged with the RTBA (Residential Tenancies<br />

Bond Authority). This is a government authority that holds all bonds. No interest is<br />

paid on bonds.<br />

The maximum bond we are permitted to hold during the tenancy is the amount<br />

equivalent to one month’s rent for properties whose rent is up to and including $350<br />

per week. Where the rent is over $350 per week the amount of bond collected is<br />

negotiable (normally five weeks). We consult with you at the end of the tenancy once<br />

a final inspection and video is completed before releasing the bond to the tenant.<br />

CONDITION REPORT<br />

The Condition Report establishes the state of the property at the commencement<br />

of the tenancy. This document, completed with a video is used as a comparison<br />

at the end of the tenancy and is the basis on which the bond is refunded. We<br />

provide a copy of this report to the tenants at the start of the tenancy. Tenants<br />

have 3 working days after the commencement of the tenancy to check and<br />

return this report.<br />

Your tenants deserve the highest standard of care and therefore we offer<br />

Upon signing a lease with us, your tenants will be given a comprehensive<br />

leasing pack. We assist the tenants in connecting all related services and<br />

utilities. This pack includes:<br />

• Maintenance Request Forms<br />

• Conditions of tenancy<br />

• Renting a Home - ‘A Guide for Tenants and<br />

• Landlords’ - Consumer Affairs Victoria (in accordance with the<br />

Residential Tenancies Act 1997)<br />

SECURING YOUR INCOME<br />

Your tenants will pay their rent using a direct debit system<br />

ensuring prompt rental payment and eradicating the issue of<br />

tenants forgetting to pay. Moreover, if tenants miss a payment<br />

they will incur bank fees. Any arrears are dealt with swiftly and<br />

you are kept informed every step of the way. Your funds will be<br />

transferred to you on the same day they clear into our account.<br />

ONGOING SERVICE<br />

As a landlord, your principle objective is to maximise the return<br />

on your investment. Your property manager will keep abreast of<br />

the rental market and will conduct regular and accurate rental<br />

reviews of your property. Part of each inspection of your property<br />

is a rental review which will provide you with a six monthly guide<br />

to your properties rental value. Any suggested increases are<br />

based on current market values, based on our knowledge of<br />

similar properties.<br />

REPAIRS & MAINTENANCE<br />

There will be times when general repairs and maintenance are required.<br />

Items such as tap washers and door handles are the responsibility of the owner to<br />

replace although the tenant does have a responsibility to care for and not cause<br />

excessive wear and tear.<br />

We will ensure the tenants are maintaining the property and will check if any<br />

maintenance is required through tenant notification and routine inspections. This<br />

ensures clients’ properties are well maintained and provide the maximum return on<br />

investment, both in terms of rental revenue and capital gains.<br />

To minimise the risk, we engage only professional trades people who carry Public<br />

Liability Insurance. We are happy to use trades people of your choice if preferred,<br />

provided they have similar insurance.<br />

You will be notified of any works required or you can give us the authority to carry out<br />

routine maintenance and repairs within the cost limit you have authorised. Minor and<br />

major renovations can be quoted on, and supervised by us, with as much or as little<br />

involvement by you as you wish.<br />

ROUTINE INSPECTIONS<br />

Routine inspections are carried out by your Property Manger three months after<br />

every new tenancy and then six monthly intervals and a written report complete<br />

with a video report will be provided to you after each inspection and available at<br />

MRE Online.<br />

This will detail the internal and external condition and presentation of the property,<br />

the manner with which the tenants are maintaining the property, any maintenance<br />

that may be required in the foreseeable future and our recommendations regarding<br />

Lease Renewal and Rent Reviews.<br />
