success of events for years to come. And with that comes an immense responsibility to “get it right.” The <strong>BMa</strong> team consists<br />
of the oldest and largest architectural name in East Tennessee, along with the largest architectural and interior design name<br />
in the world. <strong>BMa</strong>’s roots with the University can be traced back to the early nineteen twenties with a Stadium and Armory<br />
project, now Neyland Stadium. Our designers include four of the most experienced sports architects in the country. This<br />
experience consists of some of the largest, most complicated venues in the world of sports yet we also deliver unique, client<br />
focused solutions to smaller scale endeavors. What is important to us is not the scale of the project or if it is a collegiate or<br />
professional venue, but rather how we can magnify your vision through thoughtful, research-based, revenue centric, branded<br />

B. Qualifications<br />

B.1 Qualifications and Experience<br />
BarberMcMurry architects LLC (<strong>BMa</strong>) is a full<br />
service architectural, planning, and interior design<br />
firm located in Knoxville. We are a 28-person<br />
firm, with 14 licensed architects, who believe<br />
that the best ideas evolve from an engaged and<br />
collaborative design process with our clients, our<br />
consultants, and within our own firm.<br />
<strong>BMa</strong> has been designing facilities for the University<br />
of Tennessee Knoxville almost since our firm’s<br />
inception. This includes numerous projects for<br />
the UT Athletics Department, including the<br />
original Stadium and Armory prior to the move<br />
beginning Neyland Stadium. We take great pride<br />
in our 88-year relationship and look forward to the<br />
opportunity to collaborate with the University on<br />
the latest project at Neyland Stadium.<br />
This project team is a healthy blend of principals,<br />
seasoned veterans, and the most talented young<br />
designers. <strong>BMa</strong>’s project leader, Kelly Headden,<br />
is an equity partner who is committed to client<br />
accountability and responsiveness. Kelly realizes<br />
the magnitude, importance and time commitment<br />
required. He will have the major “hands on” role as<br />
Partner-In-Charge and Project Manager.<br />

knowledge across a wide breadth of industry<br />
sector coverage. Through our 29 practice areas,<br />
we deliver specific building and project types that<br />

Knoxville Campus<br />
Sustainable Design<br />
<strong>BMa</strong> and <strong>Gensler</strong> are proponents of sustainability<br />
and have dedicated staff who will integrally focus<br />
on the green side of the project as part of our<br />
design process. Megan Chafin, <strong>BMa</strong>’s sustainability<br />
coordinator, is very familiar with the State of<br />
Tennessee Sustainability Design Guidelines.<br />
Our team understands that the purpose of the<br />
guidelines is to provide guidance and requirements<br />
on all state projects. Chris Mundell of <strong>Gensler</strong><br />
is a LEED Fellow, the highest award bestowed<br />
from the U.S. Green Building Council, and was<br />
primarily responsible for the first LEED Platinum<br />
accreditation for a stadium, with his work on<br />
Apogee Stadium at the University of North Texas.<br />
He is a frequent speaker at sustainable conferences<br />
around the country, can assist in grant writing,<br />
has an immense knowledge of LEED, and other<br />
sustainability programs.<br />

Last year, <strong>Gensler</strong> signed the Paris Pledge for<br />
Action. Our agreement to this progressive climate<br />
change initiative means we will lead the design and<br />

change. In addition to this commitment, six years<br />
ago, we signed the Architecture 2030 agreement,<br />
which aims to achieve net zero in all new buildings<br />

Home of the Cleveland Browns since its opening in 1999,<br />
FirstEnergy Stadium needed to be modernized to accommodate<br />
new sponsorship revenue streams. Working closely with the<br />
Haslam family, the <strong>Gensler</strong> Sports team, led by Jonathan Emmett,<br />
developed a multi-phase, two-season effort that revitalized the<br />
stadium and fan experience. Renovations completed for the<br />
2014 season included state-of-the-art, 40’ x 192’ HD video board<br />
technology—roughly three times the size of the original boards, as<br />
well as ribbon-board displays, dedicated sponsor decks, improved<br />
circulation elements and a new sound system. Renovations<br />
for the 2015 season encompassed an extensive interiors and<br />
branding upgrade to the main concourse, concessions, suites and<br />
hospitality spaces, including full renovation of the stadium’s two<br />
clubs.<br />

Coinciding with TCU’s transition to the Big 12 Conference, Amon<br />
G. Carter Stadium was reconstructed within the original footprint<br />
of the existing stadium over three phases of construction. The<br />
initial masterplan effort was led by Byron Chambers with a focus<br />
on the original southwest art deco intent of the stadium when it<br />
was designed in the late 1920’s. Jerry Fawcett and Jonathan Kelley<br />
created the program document with several, in-depth meetings<br />
with multiple user groups. Lance Smith acted as the Project<br />
Architect and oversaw the development of the construction<br />
documents. The stadium now serves as source of pride and<br />
reflects the rich heritage of Texas Christian University, as well as<br />
the city of Fort Worth.<br />

In seeking ways to increase fan engagement, the NFL guaranteed<br />
teams a dollar-for-dollar match for stadium capital improvement<br />
projects as part of the league’s most recent bargaining agreement.<br />
Seizing this opportunity, the Philadelphia Eagles looked to <strong>Gensler</strong><br />
Sports for extensive upgrades and renovations to improve fan<br />
convenience, comfort and connections. Jonathan Emmett led<br />
the design team with the addition of 1,600 seats and two bridges<br />
which link the upper concourse and club levels, joining the home<br />
and visitor sides. Additional improvements include: end zone HD<br />
video boards—the highest resolution in the league; an upgraded<br />
sound system; LED ribbon-board displays; refreshed club, suite<br />
and marketplace spaces; and the introduction of the Touchdown<br />
Club.<br />

With a long wait list of Tiger fans desiring to upgrade into a<br />
premium seating environment, LSU chose to enclose the upper<br />
horseshoe of Tiger Stadium with 3,000 club seats, 1,500 general<br />

has become even more intimidating as one of the most raucous<br />

The Star in Frisco is a 91-acre, multi-use development located<br />
approximately 30 miles north of Dallas. Led by designer Jonathan<br />
Emmett, the cornerstone of this complex is 25 acres incorporating<br />
the Dallas Cowboys’ World Headquarters, The Ford Center—a<br />
12,000-seat, indoor multipurpose events center and Dallas<br />
Cowboys practice facility along with a 300-key Omni Hotel.<br />
This development is a culmination of the unique partnership<br />
among the Dallas Cowboys, the City of Frisco, and the Frisco<br />
independent School District, forming an unprecedented publicprivate<br />
partnership that is showing the incredible potential of<br />
parallel branding in a mixed use development.<br />

Smokies Baseball Stadium serves as home for the Smokies AA<br />
minor league baseball team, an affiliate of the Chicago Cubs.<br />
The stadium serves as a venue for other major events in east<br />
Tennessee. The 6,000-seat stadium includes the Sevier County<br />
Welcome Center, restaurant, concessions, gift shop, team offices,<br />
and 16 luxury sky boxes. Seating can be expanded to accommodate<br />
<strong>10</strong>,000 visitors for concerts and civic events. Similar to the<br />
Neyland project, this stadium had an extremely tight schedule.<br />
Kelly Headden served as the Partner-In-Charge and Project<br />
Manager to help expedite decisions. The first pitch was thrown<br />
out exactly 365 days after design began.<br />

Connected to UT’s basketball arena, the facility includes two fullsized<br />
courts divided by a retractable glass wall, etched with icons<br />
of both the men’s/women’s teams. The dual-court layout makes<br />
the facility desirable for recruiting, and allows simultaneous<br />
practice by both teams—eliminating scheduling concerns. Gym<br />
and overlooks provide elevated areas for observing practice.<br />
A two-story lobby is flanked with exhibits chronicling the rich<br />
basketball tradition. The facility includes spaces for recruiting,<br />
weight training, and film study—with controlled, 24/7 access<br />
for players and coaches. The program includes special recruiting<br />
spaces, and the lobby also includes multiple display and exhibit<br />
areas.<br />

This sports tournament destination features seven outdoor<br />
turf fields and <strong>10</strong> hardwood basketball courts, six of which are<br />
housed in a new state-of-the art building. The project includes<br />
the conversion of four existing full-sized fields to synthetic turf,<br />
continuing with the addition of three new synthetic turf fields,<br />
and culminating with the construction of an indoor facility with<br />
six courts, a climbing wall, a full-service indoor/outdoor café,<br />
team rooms, and more renovation and expansion of existing<br />
track to full eight lanes with new surface in the next future phase.<br />
Also included is the addition of 800 parking spaces and traffic<br />
improvements.<br />

The student union, in conjunction with a JV partner, includes the<br />
replacement of the existing center with a larger facility to meet<br />
the needs of a growing student body, while complementing the<br />
existing campus architecture. The building serves as a campus<br />
“gateway” and connections to the “Hill” and features a Tennessee<br />
Gothic design with checkerboard and brick patterns. It serves as<br />
a place for students to collaborate or interact. The design is an<br />
infrastructure intensive site with older buildings that were to be<br />
evaluated for reuse. The facility’s historic value did not outweigh<br />
the functional and budget challenges. They were recommended<br />
for phased demolition to allow campus critical functions to<br />
remain in operation until new areas were constructed. Complex<br />
elements included phased construction, campus-critical operating<br />
functions, multiple user groups, and site and infrastructure<br />
coordination.<br />

Design services for the addition to the historic 1800’s Custom’s<br />
House includes the restoration of a historic U.S. Custom House<br />
into a library, museum, office, and exhibit space. The addition<br />
houses rare book collections, county archives, and triples the<br />
current size of the Historical Society’s museum. The structure<br />
is connected to the original building on three of the addition’s<br />
five levels, and the new addition contains displays and exhibit<br />
spaces and provides a common main entrance for both facilities.<br />
Branding and graphics are displayed throughout the exhibits and<br />
open spaces.<br />

Jonathan has 24 years of experience focused on providing<br />
architectural construction documentation for sports projects,<br />
including arenas, stadiums, and event centers. As project<br />
manager, Jonathan will coordinate with all disciplines of the team,<br />
day-to-day administration, establish budgets and schedules, and<br />
monitor progress.<br />
Byron has focused his professional career on the design of sports<br />
and entertainment venues, including venues that are distinctly<br />
unique, that maximize revenue generation and fan experience,<br />
while enriching the team brand and fan loyalty. As designer,<br />
Byron will establish the overall design direction and character of<br />
the project.<br />
Jonathan has dedicated his career to the design of sports<br />
venues and training facilities, combining his extensive technical<br />
knowledge of these projects with his passion for great design<br />
to create exceptional venues for all major sports leagues. These<br />

Keith has served in multiple roles to add to the success of our<br />
projects. He will assist with the development of plans and<br />
concept designs, along with responsibility for the day-to-day<br />
development of all phases from SD to CD. Keith played a similar<br />
role in the design of UT’s Student Union, and will work with the<br />
project manager and designer to assist in work of all consultants.<br />
Lance has 17 years of experience including all phases of<br />
architecture. His experience in sports architecture centers<br />

C. Technical Services<br />
C.1 Designer Approach<br />
<strong>BMa</strong> and <strong>Gensler</strong> believe the greatest way to produce the best<br />
possible Neyland Stadium is to focus on the design process. This<br />
process is intended to be thorough, yet not be redundant to the<br />
work already completed.<br />
The process begins with program confirmation and then<br />
will quickly, and possibly simultaneously, jump into design.<br />
Our design process will be focused on the uniqueness of the<br />
University of Tennessee, the football team and its fans, and<br />
alumni. Showing you what we did on past projects is probably<br />
not relevant to you. We have that information and can share<br />
if needed but as stated in our cover letter, we want to be a<br />
mirror of you, and we would never force upon you what we<br />
have accomplished on past projects. That’s not what Neyland<br />
Stadium deserves, and it is not what we are about. Our focus<br />
is on creating the right design that reflects the unique heritage<br />
and passion found at the University of Tennessee. We are<br />
excited about the opportunity to pull from you the thoughts and<br />
aspirations to create the premier venue in college football.<br />
In addition, <strong>BMa</strong> proposes to dramatically shift its usual delivery<br />
organization to facilitate this project. Kelly Headden, one of<br />
the two senior principals at the firm, will transfer his project<br />
responsibilities (except for projects already in construction) to<br />
other partners to better facilitate the management and expedite<br />
the decision tree for all aspects of this project. This was also done<br />
for Smokies Stadium in Sevier County where the project was<br />
completed from design contract to first pitch on opening<br />
day in only 365 days.<br />
Program Confirmation<br />
The University and Populous have produced a wonderful start<br />
to the re-programming of Neyland Stadium. As a second set of<br />
eyes, the <strong>BMa</strong>-<strong>Gensler</strong> team can only strengthen what has been<br />
completed. Jerry Fawcett and Jonathan Kelley, with a combined<br />
experience of more than 65 years, will focus on the architectural<br />
program. They bring programming experience from projects like<br />
Amon G. Carter Stadium renovation at a collegiate level, to the<br />
programming of Lucas Oil Stadium. The thoroughness of the<br />
Lucas Oil Stadium program became the basis of all new NFL<br />
venues built since 2007. We suggest a series of programming<br />
and visioning sessions, where we work closely with Populous and<br />
the University of Tennessee to discuss amendments or minor<br />
alterations to the existing document. We do not foresee any large<br />
modifications, but a few tweaks such as with the area per person<br />
on the concourse, the POS ratio, and modifications that affect fan<br />
experience—including the introduction of branding and theming<br />
elements.<br />
Planning, Design and Architecture<br />
Neyland Stadium is an icon not only in college football, but in<br />
stadiums across the world. How does one bring it into the 21st<br />
century while highlighting its historical significance? It is a tall<br />
task and it starts with a design process, not by simply mimicking<br />
what has been done on other stadiums or venues. We will begin<br />
by enriching our understanding of the building as it sits today—<br />
but we will also research what it was like originally in 1921.<br />
Similarly, through research in the early design phase of the Amon<br />
G. Carter Stadium renovation, we discovered a treasure trove of<br />
original linen drawings that had been hidden away in archives. As<br />
such, the stadium was originally designed to have a southwest<br />
art deco motif as was customary in Fort Worth during that era.<br />
Unfortunately, even back then there was value engineering and<br />
the rich architectural language never made it to the construction<br />
in 1930. We brought this language to life with the renovation and<br />
it is now something that TCU, along with the city of Fort Worth,<br />
are extremely proud to showcase as part of their heritage and<br />
culture. Similarly, Neyland Stadium’s beautiful, graceful arcade<br />
is hidden behind a web of steel and concrete. Possibly, bringing<br />
those arches into the foreground of the Neyland Stadium would<br />
be transformative. The aesthetic needs to match the culture of<br />
Knoxville and the stunning context that surrounds it, such as the<br />
arched bridges over the Tennessee River south of the stadium<br />
and the collegiate gothic which can be found throughout campus.<br />
There are many similar examples we can discover together and<br />
bring to life with a deep dive into the history of Neyland Stadium<br />
and its former life as Shields-Watkins Field. We will begin this<br />
research immediately as it will be a design driver for everything,<br />
not just the exterior.<br />
Engineering<br />
Renovations of this size are complex. There are layers and layers<br />
of information that will be sifted through, multiple site visits,<br />
and verification of as-built information. Our MEP and structural<br />
engineers, SSR and KSi, have both completed work on the<br />
stadium and will use this historical information, as well as new<br />
information that will be discovered, to create an efficient, cost<br />
effective design that works cohesively with the architecture.<br />
Contract Documents and Specifications<br />
With multiple stadium renovations under our designers’ belts,<br />
the <strong>BMa</strong> team will set the proverbial stage with a cartoon set,<br />
a roadmap if you will, that will inform the entire design team<br />
as to what will be on every drawing sheet. As renovations vary<br />
from project to project, this cartoon set will be imperative as<br />
there are no past projects that will match what your aspirations<br />
for the future of Neyland Stadium are. As a unified design team,<br />
<strong>Gensler</strong> will be responsible for 70% of the work through Design<br />
Development, and <strong>BMa</strong> will be responsible for 30%. While in<br />
Construction Documents, our roles will reverse with <strong>BMa</strong> leading<br />
the effort and <strong>Gensler</strong> being in a support role with a focus on<br />
all details which are sports related. As a team, <strong>BMa</strong> will head<br />
up the specifications and again, <strong>Gensler</strong> will add sports specific<br />
sections or sections that our experience tells us to adjust. For<br />
example, after years of poor precast seating units, we met with<br />
concrete bowl precast fabricators and developed a seating bowl<br />
specification that controls camber and subsequent construction<br />
joints, which creates a much cleaner final product and solves<br />
multiple issues. The focus is to deliver the relevant and proper<br />
experience to the University of Tennessee at all phases to ensure<br />
a game-changing project.<br />

history to our youth and to act as touch points to enhance the<br />
fan experience. The design team has brought Advent, a Tennessee<br />
branding and theming firm who works on projects around the<br />
country, to lead this effort as we have worked collaboratively<br />
together on many recent endeavors, including work in the SEC<br />
with Texas A&M and at the The Star in Frisco with the Dallas<br />
Cowboys. Advent will be at the table with us in the initial<br />
stages, as we will have them engaged in the brand and cultural<br />
research of Neyland Stadium, the Football program, the Athletic<br />
Department and the University of Tennessee. They will then use<br />
this to create a brand story that will be propagated throughout<br />
the design of the building via messaging, graphics, and other<br />
touchpoints. The goal is to create a harmonious and integrated<br />
design that seamlessly tells your story.<br />

C. Technical Services<br />
Accessibility<br />
Ed Roether is recognized as one of the country’s most trusted<br />
and knowledgeable stadium accessibility consultants. As a<br />
former employee of Populous, Ed provided comments to the<br />
Department of Justice during the creation of the 20<strong>10</strong> Americans<br />
With Disability Act (ADA) Standards for Accessible Design and<br />
has multiple stadium projects on his resume. He has worked with<br />
members of <strong>Gensler</strong> for over 20 years and will be huge asset to<br />
the design team.<br />
AV/Data Services<br />
How and where we use video, fascia ribbon boards, multimedia<br />
displays and television monitors will be the creative job of the<br />
architect and University. The current program describes the<br />
work completed by the University and Populous which is well<br />
done. Our process will work through the final solution with that<br />
program document and our consultant, WJHW, one of the most<br />
experienced technical designers in the country. With multiple<br />
collegiate venues as well as nearly every NFL stadium on their<br />
resume, WJHW brings a depth of knowledge and a keen vision for<br />
the stadium of the future. They will build upon the work done to<br />
date and potentially create new opportunities, which will increase<br />
the fan experience and enhance revenue streams. Data will take<br />
on a similar process.<br />
Building Envelope – Overall Quality Management<br />
While the design team believes we have some of the best<br />
technical designers in the country, we are human. Mike Driskill<br />
from <strong>BMa</strong> and Erick Del Angel from <strong>Gensler</strong> are in-house quality<br />
management architects. At each stage of the project, we will<br />
submit the documents to them for review. As an added step, we<br />
will also engage Ed Roether Consulting as an outside consultant<br />
to review our documents from not only an ADA perspective,<br />
but for quality management. Ed led Populous’ quality assurance<br />
program for twenty years and if it has happened in a stadium, Ed<br />
has probably seen it. Along with Mike and Erick, they will provide<br />
written comments in memo form, as well as PDF markups directly<br />
on the drawings sheets. We have used Ed on numerous projects<br />
with great success, including projects this year at Texas A&M<br />
University and Texas Tech University.<br />
Interiors<br />
The <strong>BMa</strong> team has the capacity to provide exceptional Interior<br />
Design for this challenging project. <strong>BMa</strong> has a talented staff of<br />
five designers and our sports architects at <strong>Gensler</strong> have hundreds<br />
of the most talented designers in the world. Art <strong>Gensler</strong> began<br />
his design firm with the realization that interior design should be<br />
integral to the design process. His first client, The Gap, realized<br />
this as well and 52 years later is still a client. <strong>Gensler</strong> changed<br />
the paradigm for interior design and is recognized as the industry<br />
leader. Interior Design magazine, the top interiors trade magazine,<br />
dedicated an entire issue to <strong>Gensler</strong> in November of 2015 for<br />
<strong>Gensler</strong>’s 50th anniversary. One of the <strong>Gensler</strong> Board of Director<br />
members, and University of Tennessee alumni, Robin Klehr Avia,<br />
was recently inducted into the Interior Design’s <strong>2017</strong> Hall of<br />
Fame. <strong>Gensler</strong> is extremely proud to have such talent. Born from<br />
<strong>Gensler</strong>’s Hospitality and Workplace Interiors Practice Area,<br />
<strong>Gensler</strong> Sports Interiors has harnessed our incredible interior<br />
design talent in a way that brings new and refreshing thought<br />
processes and ideas to sports projects. Great interior design is<br />
not budget dependent, rather it’s about understanding the use of<br />
lighting, materials and focus to create significance. Additionally,<br />
our team’s designers are well-versed in costs of finishes and<br />
understand how to select products at substantial savings from all<br />
corners of the globe.<br />
Cost Estimating and Value Engineering<br />
We have engaged Richard Vermeulen to assist in cost estimating.<br />
Richard is well-versed with the local trades, market conditions,<br />
and local costs and has worked with both the University of<br />
Tennessee and <strong>BMa</strong> on past projects. His predictions for the<br />
Student Union were within 1.25% of the actual bids. Both <strong>BMa</strong>,<br />
a local Knoxville architecture fixture since 1915 with numerous<br />
contractor relationships, and <strong>Gensler</strong> have multiple projects to<br />
compare costs and will question, and defend when necessary,<br />
any anomalies we find with costs, including those from the<br />
construction manager. Our process consists of providing cost<br />
estimates at all major milestones. Prior to the University of<br />
Tennessee reviewing them, we will have in depth meetings with<br />
all consultants and review these costs line by line. If there are<br />
issues or variations, we intend to find them and bring them to<br />
your attention, along with solutions to correct them. We will<br />
attack the costs in terms of value engineering in a similar manner.<br />
We will bring solutions whenever possible and try not to simply<br />
remove items from the project to get in budget.<br />
Sustainability<br />
As described in Section B.1, page 3, <strong>BMa</strong> and <strong>Gensler</strong> are<br />
proponents of sustainability and as such have included two<br />
dedicated sustainability experts to this project. Please reference<br />
B.1 for further information.<br />

Locker Room Renovation<br />
Construction Administration<br />
The design team’s role in construction is of utmost importance.<br />
While the construction manager will lead this piece, we intend to<br />
have staff on site during all critical portions of the work. This will<br />
include architecture, MEP consultants, and structural engineers.<br />
We pride ourselves in turning around submittals and RFIs in an<br />
expedient manner. <strong>Gensler</strong> recently opened a 15,000-squarefoot<br />
locker room and training area for the Dallas Mavericks.<br />
Demolition began on July 5th and it opened September 30th.<br />
We worked extremely closely with the construction manager to<br />
make that happen, including the return of submittals and RFIs<br />
within hours instead of days or weeks. Similarly, we began design<br />
on football locker rooms for both the University of Texas and<br />
Texas Tech University. They were both open prior to the start of<br />
practice this Fall and have been hugely successful. We understand<br />
that sports projects have deadlines and there can be no delay<br />
for game day. Kelly Headden, Terry Morton, and Lance Smith will<br />
coordinate these efforts.<br />

Project Challenges<br />
Innovative Solutions<br />
With architectural renovation experience on multiple collegiate<br />
stadia, arenas, and ballparks, we have been faced with many<br />
challenges and found creative solutions for all. There will always be<br />
unknowns in renovations, and therefore challenges, but this vast<br />
experience will help to mitigate them.<br />
Accurate As-Built Building Survey<br />
We all know that renovations can be messy with items such as<br />
limited existing documentation or accurate information. Our goal<br />
will be to mitigate this as much as possible. We suggest a laser<br />
scan of Neyland Stadium be completed prior to work beginning<br />
as the stadium has probably shifted, sunk, deflected, and racked—<br />
and not all in a consistent manner. This early scan will allow us<br />
to create an accurate Revit model moving forward and hopefully<br />
save time and money in construction.<br />
Egress<br />
There will be multiple revisions and additions to Neyland<br />
Stadium. With this comes the need to address the egress of the<br />
existing venue, specifically when the new egress paths must<br />
take into account the egress of the existing. Stadium egress can<br />
be complicated and is something that a life safety consultant<br />
specializes in, and will assist <strong>Gensler</strong> and the University to<br />
achieve a safe design. We have chosen Howe Engineers as our<br />
consultant, and have worked with them on multiple projects,<br />
including the recent Cleveland Browns Stadium Renovation.<br />
Further complication can arise as some local and state code<br />
officials rarely see or experience large stadium projects and<br />
are unfamiliar with the building type. This can lead to a<br />
misunderstanding of egress codes by the local officials. Our goal<br />
would be to begin the dialogue early between our design team<br />
and the jurisdictional agencies to ensure proper understanding of<br />
egress codes in assembly venues.<br />
Incoming Utilities Capacity<br />
A project of this scale has the potential for exceeding the<br />
capacity of current existing utilities. SSR has seen and dealt with<br />
many undersized utilities on numerous projects and will present<br />
a variety of solutions—from inexpensive, quick fixes to more<br />
expensive, long-term solutions.<br />
Sanitary Sewer<br />
Understanding the current sanitary sewer system will be<br />
imperative with the addition of multiple new toilet fixtures. More<br />
toilets will be flushing at the same time than ever before.<br />
Energy Code<br />
Many times our designs create situations that are anomalies<br />
when viewed by the energy code. Examples include <strong>10</strong>0 percent<br />
outside air makeup within locker rooms to assist with humidity<br />
and odor control, and how vestibules are sometimes required<br />
even though our doors will essentially remain completely open as<br />
hordes of fans are exiting at the same time. These are examples<br />
of how the experience of SSR, and the fact that they have seen<br />
these issues multiple times in the past, will allow us to use<br />
developed “work-arounds” so that overall facility will fall within<br />
the energy code parameters.<br />
Utility Locations<br />
On past projects, we have seen utility relocations that are not<br />
recorded into the campus utility CAD plans and therefore are<br />
surprises. An in-depth utility survey will be extremely valuable<br />
due to the locations of these two structures and the existing<br />
utility corridors.<br />
Fire Alarm Systems<br />
On occasion, we have witnessed issues tying new alarm systems<br />
into existing systems as sometimes the new is not compatible<br />
with the old—even when both are by the same manufacturer. SSR<br />
will evaluate early on, and we will have a plan to address these<br />
types of situations.<br />
Existing Materials<br />
Matching an existing material is difficult, even when the new<br />
material is readily available. The existing material will be<br />
weathered to some extent while a new sample would not be.<br />
There are ways to manage this through design by creating<br />
clean breaks and separations between existing materials and<br />
new materials, and our designers are adept at recognizing and<br />
managing these situations. Matching brick on the University of<br />
Tennessee has been a severe challenge in recent years. We plan<br />
to work with local masonry suppliers early in design to develop<br />
palettes with an appropriate match for both the stone and brick<br />
as desired on the project.<br />
