Enjoy the Fall Season!! Fall is here!! Although
the weather is cooling down, the real
estate market continues to be sizzling hot!!
I hope my fellow Realtors are enjoying the fall
season while still busy helping people realize
the American Dream of homeownership.
VPAR is still keeping busy with providing
their services and education offerings to you.
We had a very busy September and looking
ahead for October, it will be even more
robust! Many thanks to our sponsors and
vendors for ALL of our events in September!!
We had a very successful Night Court
from our Risk Management Committee as
well as a successful Chip Dicks Q&A Session
from the Property Management Committee
and a phenomenal VPAR Social at Buffalo
Wild Wings!! If you did not make it to Realtor
Fest, then you missed a treat!! It was a
great event and fun to see vendors and a few
“brave” Realtors travel back in time through
the decades with VPAR… from the 30’s to the
2000’s!! We had a “Blast”!!!
Here is what’s to come in October…Another
New Member Indoctrination class is scheduled
for October 9th. We are anticipating
over 30 attendees!! Sounds like VPAR is still
growing!!
It’s VPAR Campaign Season!!! Be sure to
check out your candidates who are running
for the Board of Director and President Elect!!
By now they should be in the throes of their
campaigning. We have some really good
Realtors vying for these seats. Please make
sure you get to know them and see what their
vision is for VPAR. Election Day for VPAR is
October 16th. Members, this is your opportunity
to cast your vote for the VPAR 2018
President-Elect and Board of Directors (4
seats), and affirm the VPAR Charitable Foundation
Board. Voting will be done electronically
in person at VPAR or on your personal
computer. Stay tuned for an email form VPAR
regarding the details. Best of luck to all of the
candidates!! After the election, we will be
having our VPAR Social at Schooners Grill
12567 Warwick Blvd, Newport News from
5pm to 7pm.
October 17th, is our General Membership
Breakfast. We will announce the results
of the VPAR Election. Our guest speaker is
Heather Gillespie, the Ombudsman of the
Common Interest Community Board (CICB).
She will be sharing the inside scoop on a
variety of HOA/POA/COA issues, including
the complaint process, filing complaints,
complaint trends/commonalities, etc. You do
not want to miss this valuable information

October 19th is a Blood Drive here at VPAR
from 9am to 4pm. Our VPAR Partners

drive with the American Red Cross. If you
would like to donate blood, please contact
VPAR for more information.
On that evening of October 19th, the VPAR
RPAC Committee is having a “Beer RPAC
Fundraising Event” at Traditions Brewery
near City Center from 5pm to 7pm. Admission
is $20 to get you in the door for free beer
(2 ticket limit) and a Virginia Realtor RPAC
pin. The food will be catered by El Coqui,
a catering company that is the food vendor
who will have its food truck on site that
night. The $20 investment in your business
and industry will benefit you more
than you would ever imagine!! It was RPAC
that helped to stop legislation in Virginia that
would have cost real estate professionals
thousands of dollars in fines for directional
signs to your open houses!! This is just one of
the many successes Realtors have had because
of contributions made to RPAC!! I hope you
will come out and support the event. Please

this fun event or just stop by that evening!
October 24th, VPAR is having another Lunch
& Learn by Professional Development Committee.
This will be a presentation on Home
Staging by Trez Robinson. The event is also
from 12 noon to 1:30pm. Another opportunity

member benefit… information to help you
with your business!!
On October 26th, the YPN Committee is having
a mixer at Avenue Blue in Towne Center
from 5pm to 7pm. The event is being sponsored
by Towne Bank Mortgage. I hope you

the YPN Committee. It’s a change of pace and
you get to unwind from work while networking!!

VPAR Charitable Foundation Chatter
HELLO! The VPAR Charitable Foundation
(VPARCF) is alive and thriving. While many
of you know about your Charitable Foundation
and all the great works it has done on
your behalf over the years, there are many in
our Association who have never heard of the
VPARCF. It is one of our goals for the remainder
of 2017 and into 2018 to rectify this
situation.
The VPARCF is an 8 member Board of Directors
made up of Association volunteers.
The Foundation was started in 1994 and is
dedicated to improving the quality of life of
those in need by providing housing related assistance
and service for the Greater Peninsula
Residents. We do this through both financial
and hands-on assistance to various housing
related charitable organizations in our local
area.
1. Your Foundation now has raised a
little over $75,000 in recent times that will all
be used to benefit local housing related charities
2. 2018 fundraising events will include
the highly successful annual golf tournament,
a Bowlathon, Casino Night and a Movie Theater
night. Most likely, a Silent Auction will
be added to either the Casino or Movie Night.
In our October meeting, we will actually pick
dates in 2018 for these fundraising events.
3. Also in our October meeting, we will
be picking out 4 non-fundraising months to
conduct our hands-on assistance to these
housing related charities. For example, we
could be helping Habitat for Humanity with a
home construction project or LINK and their
winter homeless shelter program.
4. In November at the VPAR Installation
Banquet, we will present the donated funds to
the charities. This will be a big night for us all.

Morals vs. Ethics, The Dilemma

Your ETHICS is what
keeps you selling real
estate, your MORALS
allow you to put your
head on the pillow and
sleep at night.
Webster defines Ethics
as "principles that
govern a person's or
group's behavior" while
morals is defined as "a
lesson, especially one concerning what is right
or prudent, that can be derived from a story, a
piece of information, or an experience". Many
will say they are the same thing. I wouldn't
disagree if you were a member of the “general
public”. We although are not the “general
public”. We are REALTORs who subscribe to
the REALTOR Code of Ethics.
The Code of Ethics does not exist to hinder
our abilities to work or do business, it is there
for the protection of the Public, the Clients &
Customers and to govern ourselves, the REAL-
TORS. We all struggle with right and wrong.
Going 65 on the highway when its 55, IS
SPEEDING, even if you don’t get caught. So our
Ethics can become blurred if we do not think
about and practice them every day.
We must make decisions on what to say daily.
A lot of those conversations are based on the
ethics we are entrusted to protect. The question
is, “Are you prepared to Speak?” What
will you say if you’re asked this question or
that question. The issue arises when we become
‘rocks’ and have no prepared responses.
We may not always have the right answer
but we need to be prepared to respond, and
sometimes that response just might be “That’s
a great question, please let me get the answer
for you!”! We as a professionally licensed service
industry must do a better job of preparing
ourselves for our daily public interactions.
So many people are defaulting to non-verbal
communication as the primary form of communication,
(heck your reading this even),
that when people are in a face to face, voice
to voice situation they are not prepared. And
when we become stressed and are not prepared
we default to what lets us sleep at night,
our Morals, rather than remembering we are a
professional Realtor who has a Code of Ethics
to adhere. If I can’t sleep at night, I want it
to be because my favorite team just won the
championship not because I wasn't prepared
and I said something that violated one of the
17 Articles that I agreed to abide by when I
chose to affiliate with my REALTOR firm.
So, while it might “feel” like the right thing to
do for a listing or selling agent, it is their ethical
responsibility to point out to the clients
and or customers only those things that are
allowed and expected under the Code of Ethics.
It is our Ethical responsibility that everyone
is made aware of the disclosures that the
Commonwealth has mandated and we have to
know our limitations in regard to whether we
are working with a seller or a buyer. It is not
our Moral responsibility to insure we interpret
the information. It is our Ethical responsibility
to make sure they are provided with the
information they need to make an educated
decision.
Morals is how we live our life, Ethics is how
we work. When you conflict with your Ethics
and Morals, take the right path, be it your
Morals and offer out the referral and choose
not to violate your Ethics for someone else.
And hopefully in most cases your Morals line
up with your REALTOR Code of Ethics.
