Enjoy the Fall Season!! Fall is here!! Although<br />

the weather is cooling down, the real<br />

estate market continues to be sizzling hot!!<br />

I hope my fellow Realtors are enjoying the fall<br />

season while still busy helping people realize<br />

the American Dream of homeownership.<br />

VPAR is still keeping busy with providing<br />

their services and education offerings to you.<br />

We had a very busy September and looking<br />

ahead for <strong>October</strong>, it will be even more<br />

robust! Many thanks to our sponsors and<br />

vendors for ALL of our events in September!!<br />

We had a very successful Night Court<br />

from our Risk Management Committee as<br />

well as a successful Chip Dicks Q&A Session<br />

from the Property Management Committee<br />

and a phenomenal VPAR Social at Buffalo<br />

Wild Wings!! If you did not make it to Realtor<br />

Fest, then you missed a treat!! It was a<br />

great event and fun to see vendors and a few<br />

“brave” Realtors travel back in time through<br />

the decades with VPAR… from the 30’s to the<br />

2000’s!! We had a “Blast”!!!<br />

Here is what’s to come in <strong>October</strong>…Another<br />

New Member Indoctrination class is scheduled<br />

for <strong>October</strong> 9th. We are anticipating<br />

over 30 attendees!! Sounds like VPAR is still<br />

It’s VPAR Campaign Season!!! Be sure to<br />

check out your candidates who are running<br />

for the Board of Director and President Elect!!<br />

By now they should be in the throes of their<br />

campaigning. We have some really good<br />

Realtors vying for these seats. Please make<br />

sure you get to know them and see what their<br />

vision is for VPAR. Election Day for VPAR is<br />

<strong>October</strong> 16th. Members, this is your opportunity<br />

to cast your vote for the VPAR 2018<br />

President-Elect and Board of Directors (4<br />

seats), and affirm the VPAR Charitable Foundation<br />

Board. Voting will be done electronically<br />

in person at VPAR or on your personal<br />

computer. Stay tuned for an email form VPAR<br />

variety of HOA/POA/COA issues, including<br />

the complaint process, filing complaints,<br />

complaint trends/commonalities, etc. You do<br />

drive with the American Red Cross. If you<br />

would like to donate blood, please contact<br />

On that evening of <strong>October</strong> 19th, the VPAR<br />

RPAC Committee is having a “Beer RPAC<br />

Fundraising Event” at Traditions Brewery<br />

near City Center from 5pm to 7pm. Admission<br />

is $20 to get you in the door for free beer<br />

(2 ticket limit) and a Virginia Realtor RPAC<br />

pin. The food will be catered by El Coqui,<br />

a catering company that is the food vendor<br />

who will have its food truck on site that<br />

night. The $20 investment in your business<br />

and industry will benefit you more<br />

than you would ever imagine!! It was RPAC<br />

that helped to stop legislation in Virginia that<br />

would have cost real estate professionals<br />

thousands of dollars in fines for directional<br />

signs to your open houses!! This is just one of<br />

the many successes Realtors have had because<br />

of contributions made to RPAC!! I hope you<br />

will come out and support the event. Please<br />

<strong>October</strong> 24th, VPAR is having another Lunch<br />

& Learn by Professional Development Committee.<br />

This will be a presentation on Home<br />

On <strong>October</strong> 26th, the YPN Committee is having<br />

a mixer at Avenue Blue in Towne Center<br />

HELLO! The VPAR Charitable Foundation<br />

(VPARCF) is alive and thriving. While many<br />

of you know about your Charitable Foundation<br />

and all the great works it has done on<br />

your behalf over the years, there are many in<br />

our Association who have never heard of the<br />

VPARCF. It is one of our goals for the remainder<br />

of <strong>2017</strong> and into 2018 to rectify this<br />

situation.<br />

The VPARCF is an 8 member Board of Directors<br />

made up of Association volunteers.<br />

The Foundation was started in 1994 and is<br />

dedicated to improving the quality of life of<br />

those in need by providing housing related assistance<br />

and service for the Greater <strong>Peninsula</strong><br />

Residents. We do this through both financial<br />

and hands-on assistance to various housing<br />

related charitable organizations in our local<br />

area.<br />

1. Your Foundation now has raised a<br />

little over $75,000 in recent times that will all<br />

be used to benefit local housing related charities<br />

2. 2018 fundraising events will include<br />

the highly successful annual golf tournament,<br />

a Bowlathon, Casino Night and a Movie Theater<br />

night. Most likely, a Silent Auction will<br />

be added to either the Casino or Movie Night.<br />

In our <strong>October</strong> meeting, we will actually pick<br />

dates in 2018 for these fundraising events.<br />

3. Also in our <strong>October</strong> meeting, we will<br />

be picking out 4 non-fundraising months to<br />

conduct our hands-on assistance to these<br />

housing related charities. For example, we<br />

could be helping Habitat for Humanity with a<br />

home construction project or LINK and their<br />

winter homeless shelter program.<br />

4. In November at the VPAR Installation<br />

Banquet, we will present the donated funds to<br />

the charities. This will be a big night for us all.<br />

Morals vs. Ethics, The Dilemma<br />

Your ETHICS is what<br />

keeps you selling real<br />

estate, your MORALS<br />

allow you to put your<br />

head on the pillow and<br />

sleep at night.<br />

Webster defines Ethics<br />

as "principles that<br />

govern a person's or<br />

group's behavior" while<br />

morals is defined as "a<br />

lesson, especially one concerning what is right<br />

or prudent, that can be derived from a story, a<br />

piece of information, or an experience". Many<br />

will say they are the same thing. I wouldn't<br />

disagree if you were a member of the “general<br />

public”. We although are not the “general<br />

public”. We are REALTORs who subscribe to<br />

the REALTOR Code of Ethics.<br />

The Code of Ethics does not exist to hinder<br />

our abilities to work or do business, it is there<br />

for the protection of the Public, the Clients &<br />

Customers and to govern ourselves, the REAL-<br />

TORS. We all struggle with right and wrong.<br />

Going 65 on the highway when its 55, IS<br />

SPEEDING, even if you don’t get caught. So our<br />

Ethics can become blurred if we do not think<br />

about and practice them every day.<br />

We must make decisions on what to say daily.<br />

A lot of those conversations are based on the<br />

ethics we are entrusted to protect. The question<br />

is, “Are you prepared to Speak?” What<br />

will you say if you’re asked this question or<br />

that question. The issue arises when we become<br />

‘rocks’ and have no prepared responses.<br />

We may not always have the right answer<br />

but we need to be prepared to respond, and<br />

sometimes that response just might be “That’s<br />

a great question, please let me get the answer<br />

for you!”! We as a professionally licensed service<br />

industry must do a better job of preparing<br />

ourselves for our daily public interactions.<br />

So many people are defaulting to non-verbal<br />

communication as the primary form of communication,<br />

(heck your reading this even),<br />

that when people are in a face to face, voice<br />

to voice situation they are not prepared. And<br />

when we become stressed and are not prepared<br />

we default to what lets us sleep at night,<br />

our Morals, rather than remembering we are a<br />

professional Realtor who has a Code of Ethics<br />

to adhere. If I can’t sleep at night, I want it<br />

to be because my favorite team just won the<br />

championship not because I wasn't prepared<br />

and I said something that violated one of the<br />

17 Articles that I agreed to abide by when I<br />

chose to affiliate with my REALTOR firm.<br />

So, while it might “feel” like the right thing to<br />

do for a listing or selling agent, it is their ethical<br />

responsibility to point out to the clients<br />

and or customers only those things that are<br />

allowed and expected under the Code of Ethics.<br />

It is our Ethical responsibility that everyone<br />

is made aware of the disclosures that the<br />

Commonwealth has mandated and we have to<br />

know our limitations in regard to whether we<br />

are working with a seller or a buyer. It is not<br />

our Moral responsibility to insure we interpret<br />

the information. It is our Ethical responsibility<br />

to make sure they are provided with the<br />

information they need to make an educated<br />

decision.<br />

Morals is how we live our life, Ethics is how<br />

we work. When you conflict with your Ethics<br />

and Morals, take the right path, be it your<br />

Morals and offer out the referral and choose<br />

not to violate your Ethics for someone else.<br />

And hopefully in most cases your Morals line<br />

up with your REALTOR Code of Ethics.<br />
