already realised this by our beautiful snow-related

cover) is skiing. We’ve explored the wintry virtues of

five top European countries before looking towards

five further mountain destinations across the USA and

Canada. While skiing and winter sports facilities are

Firm foundations

Racing drivers, rock stars and revolutionaries – the history of one

of the world’s most luxurious private villas in the Seychelles, Residence on the

Rocks, is the story of such people

the biggest heavy-weight boxing

match in history took place in

1974, in Kinshasa, Africa. Boxing

legend Muhammed Ali made his

comeback after knocking out world champ

George Foreman. In attendance was a young

Swiss hotelier, Karl Ammann, who had been

recruited as part of the match’s organising

team. Little did he know that his brush with

famous people would give rise to one of the

most extraordinary luxury hotel developments

in the Indian Ocean islands. Indeed, some

of the African art Amman collected while in

Kinshasa, now adorns Residence on the Rocks.

Three time-zones East from Kinshasa, lie the

115 islands of the Seychelles Archipelago. It is a

tropical paradise, and for years, land had been

acquired by foreigners for their annual retreat.

That is until revolution swept across the

African continent and the region. Much of the

undeveloped land held by foreigners, including

the most pristine swath around Intendance

Bay in the southern-most part of the main

island, Mahé, was nationalised. This land was

held by none other than George Harrison of

The Beatles and actor Peter Sellers. The title

deeds disappeared – tucked away in a local

attorney’s office.

A few years later, a chance encounter with

the racing driver Jackie Stewart resulted in

Ammann being introduced to George Harrison’s

business manager. Following discussions about

the Seychelles, negotiations ensued to regain

the property. By now new developments on

the island were gradually being approved

under very strict guidelines. When the original

deed was finally tracked down, an offer was

negotiated and the scene was set for the first

five-star luxury hotel to be built on Mahé.

As part of the transaction, Ammann retained

a high-lying piece of land overlooking the bay,

and set out to build one of the world’s most

ultra-luxurious villas, Residence on the Rocks.

Sparingly used by royalty and stars seeking

ultimate privacy, it offers the services of a

permanent caretaker couple while also gaining

access to the five-star Banyan Tree hotel below.

AC Silver via

These George III sterling silver wine coolers were made by the renowned

silversmiths Benjamin Smith II and James Smith III. They have a classic

Campania shaped form on to a knop and domed circular spreading foot and

retain their original detachable support frames, liners and push fit covers.

Their components were crafted in 1810 and, although the pair will have been

made in the same year, due to the hallmarking system all the components of

one wine cooler are struck with the date letter P, while the other bears Q.

Mayflower Antiques via

An extremely rare, early Charles II silver sugar

box which is full hallmarked for London 1662.

The ovoid box and lid sit on four little bun feet

while the arms on the lid are those of Offley

and were engraved somewhere between five to 15 years after

the piece was made. Only three earlier examples are recorded;

one of 1650 sold at Sotheby’s in 1974, another of 1651 which is

in the Worshipful Company of Goldsmith’s collection, and an

example of 1661 from the Charles L. Poor collection.

People, places and

worlds beyond

This thought-provoking exhibition presents

religious beliefs in a novel way not through

the doctrines but the objects and symbols

that people across time have created for

a wide range of devotional, superstitious,

cultural and ceremonial reasons.

The exhibition takes us on a meditative,

sometimes funny and often tragic journey

through the existential byways of the

human mind: there are shrines and signs,

masks and flasks and many a terror, such

as the Mexican Devil figure.

The oldest exhibit is Lion Man – a carved

figure, half man, half beast, made from

the tusk of a woolly mammoth. It is some

40,000 years old and is worn smooth

by handling, hence it is assumed to be a

devotional object. Lion Man was discovered

in an inner cave in 1939 in fragments.

Supported by the Genesis Foundation,

Living with Gods is part of a collaboration

with the BBC and Penguin Books.

Louvre Abu Dhabi

First impressions

More than 10 years in the making, and hugely anticipated, the opening

of the Louvre Abu Dhabi is a momentous event, a milestone for the

cultural enrichment of the Emirates and the first museum in the region

to present works spanning the whole of human history from Paleolithic

times to the 21st century. While the ‘rain of light’ effect of Jean Nouvel's

180-metre wide dome, a star patterned ‘parasol’ has seized the headlines,

the galleries are the real stars.

The ambition of the Louvre Abu Dhabi to be a 'universal museum' is

born to an extent from the problems of acquiring art worthy of such an

institution when great works are almost impossible to come by (whatever

your budget) and some artists are not available at all. The decision

taken at the outset to present the works in way that breaks conventions

as a cross-cultural series of chapters beginning with The First Villages

and moving to A Global Stage is a means of addressing the problem.

iMundi, now attributed by several – if not all experts – to Leonardo

da Vinci, we might suppose that Old Masters’ prices will

start to compete with those of contemporary works. Hence the

reason why Christie's entered the Leonardo into a contemporary

art auction. So an exhibition of one of the finest collections

of European paintings, including many Old Masters, ever formed in the

United States is timely. Interestingly authentication – at the heart of the

Leonardo story – is one of the key issues dealt with in detail here.

The works were gifted to Philadelphia in 1917 by John Gravel Johnson, a

great and wealthy corporate lawyer of the city. The roll call of Renaissance

greats is astonishing: works by Botticelli, Bosch and Titian rub shoulders

with those of Rembrandt and Hieronymus Bosch while 'modern' masters

include Manet and Monet.

The Last Drop – removed for aesthetic reasons but now recovered is

an example of how modern forensic investigation of paintings recovers

extraordinary facts: Johnson, who relied often on his own judgement as

an amateur art historian purchased no less than 10 works that he thought

were by the hand of Bosch, however examination by experts indicates

that only one is unquestionably authentic.

This show highlights the growing

investment by luxury brands in

contemporary art. Many of the famous

names – Gucci, Lagerfield, Agnes B among

them – have art foundations to show, curate

and catalogue their collections.

These bodies are also a valuable source

of funding for emerging and established

artists and this exhibition by the Thought

Council of the Fondazione Prada in Milan

is an example. It is the third of four shows

which Prada have given to Gelitin, a group

of four Austrian artists who are devoted

to the idea of subverting the ideas of

totalitarian art and its institutions. Exploring

the archetypes of classical architecture,

the exhibits play on ideas of the Arc de

Triomphe, amphitheatre and obelisk.

Victoan Pasons and Pursuits

One of Britain's most monumental English country houses and the

birthplace of Sir Winston Churchill, Blenheim is the only non-royal,

non-Episcopal building in England that enjoys the title of palace and

is a UNESCO World Heritage Site. It was built to celebrate the Duke of

Marlborough's victory over Louis XIV's army at Blenheim, on the Danube

and is the grandest expression of the short lived English Baroque style.

This latest exhibition showcasing examples of Victorian art features works

from the era of J.M.W. Turner and the Pre-Raphaelite Brotherhood through

to Richard Dadd and Aubrey Beardsley. Assembled by local collector Cecil

Higgins it shows the range of styles that came about in an era encompassing

Aesthetes, Pre-Raphaelites, Decadents and Exquisites as well as a collection

of botanical watercolours by the 5th Duchess of Marlborough. Several State

Rooms have been given a makeover to look as they would have done during

Queen Victoria's reign.

We consult two award-winning interior designers for advice on creating

lounges that are every bit as comfortable as they are stylish


Most lounges have

to perform two very different functions. While they have to

be a cosy place for the family to feel literally ‘at home’, they

also have to create an impact for entertaining guests. Based

in London, Cochrane Design individually tailors interiors

to create beautiful solutions for each client. When designing

lounges, Sean Cochrane, the firm’s director, advises that the

first major consideration is what the client will see when

they first walk in. “Whether it’s architectural, a piece of

furniture, or lighting, it’s the use of colours in interior spaces

as the translation of abstract colour schemes, theories and

meanings into real materials and surfaces. »


If you are going to use carpet, you have to consider

the other materials you have used, and make sure that it

doesn’t seem too like a bedroom

“It is very important to think

about lighting and how it can affect

the mood. Depending on the space,

and what you have to work with,

lighting can really induce a wow

factor. Whether it is a large chandelier

piece in the centre, or whether it is a

collection of smaller lights, or accent

lighting, highlighting a key area/piece

of art or furniture in a room. It can really change the mood of a space without

compromising functionality or affecting the comfort of the space.”

For a lounge, Sean suggests an open layout but with some select private

and coveted areas throughout the space. “It needs to be obvious to the clients

where they can go for a more private time and where they can interact socially,”

he says. “At present we have found darker, richer colours are more popular,

and work extremely well within high-end lounges. The rich and dark colour

schemes work well with the idea of luxury and plush spaces. Navy blues work

particularly well, but make sure to add a splash of colour here and there, whether

it is bright fabric on bar stools, or a bright sofa, make sure to not forget bright

colours completely.

“Rich velvets and other plush fabrics upholstered on to chairs and sofas are

good if you want to create a comfortable yet luxurious space. Bar stools are also

important to use, and appeal to those wanting to sit alone, or just wanting to perch

for a short time. Leather is a great and interesting material to use and creates a

wonderful natural pattern using texture. Material wall covering can also work

well and, if you are using tables, choose small ones to rest a drink on.”

Lastly, Sean advises that it is vital to think about acoustics when deciding

on the flooring. “If you are going to use carpet, you have to consider the other

materials you have used, and make sure that it doesn’t seem too like a bedroom.

We tend to go for a treated wooden flooring, which we sometimes finish with

a rug in certain areas of the space.”



Taking a

holistic approach

area is part of a wider context and

design. It is not a singular, detached

area and it shouldn’t be designed this

way. Rather, one should consider the

space itself, the surrounding areas, the

general feel of the home and what the

customer needs.”

As for the type of lay-out that

works best, Elena believes there is no

single correct answer. “What I can say

after more than 20 years of experience

is that good use of ‘corridors’ should

be made in the lounge. In other

words, making use of space and

the placement of furniture in a way

that divides the area and creates

pathways that subconsciously guide

the guest around the lounge and make

everything accessible.”

The centrepiece of the lounge, for

Elena, is the sofa and she says that this

should be functional and comfortable

but, most importantly, appropriate to

the overall design. “We then move on

to other comfortable furniture such

as armchairs, then coffee tables and

art pieces. The lounge area is usually


the most frequented space in the residence. The owners

usually spend most of their time there but it also serves as

the de-facto spot for accommodating visitors. This means

that the materials chosen must be durable enough to

withstand frequent use. As for the aesthetics of the carpet

and floor, it must be compatible with the overall concept

and the taste of the owner, or else it disturbs the overall

feeling of the room.

“For us, the wow factor is a lounge that gives off a complete

feeling of tranquillity where all your senses are harmonised,

allowing you to relax. By using the right materials that

respond to our vision as well as the customer’s, placing them

appropriately in the available space, and then making sure

that things like sound, smell, and visuals enhance the feeling

of comfort are addressed is part of our holistic approach. We

won’t use any incompatible colours that might disturb the

harmony of the room. Usually we find that earthly colours

work best for lounge areas, but always accompanied by art

pieces that break the sense of monochromy.”

The M90 Panacera excels at outdoor entertaining with an aft deck

complete with a big settee, dining table and built-in bar. The yacht also features

the next generation of Hatteras foredeck lounge, featuring a comfortable

cocktail/dining area and huge sun lounge. However, the flybridge is sure to

be the most popular spot for alfresco dining and entertaining onboard. A

large hardtop shades the fully equipped helm station, an adjoining table for

eight, a long settee, chair and bar.

HattCON, another Hatteras innovation, makes its debut in the M90

Panacera. The new, proprietary total ship management system fully integrates

the yacht’s navigation, vessel monitoring and automation systems into a seamless

touchscreen interface. The yacht also features a Crestron marine automation

system, putting intuitive ease of use of the yacht’s onboard entertainment right

at owners’ and guests’ fingertips. It will allow them to use the iPads provided

onboard to control audio source, volume, and acoustics anywhere in the yacht.

Similar functionality is present for the video distributed throughout the yacht’s

large interior TV screens and the equally impressive drop-down TVs on the

aft deck and flybridge.

jaguar’s SVO-developed XE SV Project 8 is now the world’s fastest four-door car,

following a production-intent prototype’s record lap of the Nürburgring Nordschleife.

The incredible time of 7 minutes 21.23 seconds is nearly 11 seconds quicker than the

previous fastest sedan around the legendary 12.9-mile German circuit and puts the

600PS Project 8 ahead of some of the world’s fastest two-door coupés and supercars.

Millbrook Proving Ground in Bedfordshire


he typical test drive offered to

prospective car buyers is a trip

up the highway with a salesman.

Within 20 minutes you are back at

the dealership being shown body and trim

options. Bentley offers a far more thrilling


alternative as you really need to appreciate

its cars’ capabilities. Some customers are

invited to the Millbrook Proving Ground

which is used to test everything from road

cars to armoured military vehicles and

passenger buses. The large variety of roads,

ditches, steep drops and surfaces are often

used by manufacturers before releasing

their vehicles to the market.

Bentaygas greeted drivers outside the

hospitality suite. Here a briefing was given

before taking the cars and accompanying

instructors on to the tracks. The car I chose

was the W12 petrol version. It had blue

lights discreetly hidden behind the grill and

windscreen headline which the instructor

explained was because it was a vehicle

used for VIPs.

public roads to a two-mile, banked, five lane

perfectly circular circuit. Here we quickly

reached 100mph at which point, if in lane

five with the steepest angle, the driver can

release the steering wheel and the car will

remain in position. We then drove on to

the alpine road where they filmed James

Bond’s Casino Royale then off to the mile

straight. This is where you experience how

quickly the Bentayga goes from zero to

over 150mph.

Next we went off-road on what could be

described as an assault course. Bearing in

mind the road tyres were not changed, the

car suffered no loss of traction. The secret is

the smart controls on hand to reset the car

for mud, ruts and slippery surfaces. Without

doubt, there is something delightful about

playing around in mud with a car worth

over £150,000.

classic brogues. Just around the corner in

Jermyn Street call in to Turnbull & Asser

for tailor made shirts and woven silk ties,

then over to Bruton Street in Mayfair for

a pair of cufflinks. A short walk into New

Bond Street will enable you to purchase a

Patek Phillipe watch which, according to

the brand you will never actually own, but

simply look after for your heir.

Alternatively, for the same amount

of money you could buy the latest

Lamborghini Huracán. You will be so much

happier if you choose the car as there is

a limit to the fun you will have wearing

expensive clothes, whereas you can have

endless fun in either the two-wheel or

four-wheel drive version of this extroverted

automotive icon.

Lamborghini has made it simple to

drive which is just as well if you are not a

professional racing driver on his weekend off.

This car is not far short of 600 brake horse

power generated from a V10 engine. The

designers have thoughtfully packaged the

options so the bold exterior colour scheme

can be faithfully matched in just the right

proportions in the trim and leather interior.

The central console has banks of jet

fighter style switches and the trademark

starter is accessed by flipping a lid

reminiscent of a missile launch button.

You can set the car’s ride and handling

according to your mood and alter the

exhaust note, suspension and steering. The

removable roof on the Spyder comes off in

seconds and there is plenty of directional

heating if you want to enjoy the open air

even on the coldest days. It is achingly

good looking and the only reason anyone

would walk away from it is because they

know they can return anytime they want to

carry on having fun.

The Aventador

This car is stunning to look at from any

angle which is why almost everyone who

gazes at it cannot peel their eyes away.

Our streets are filled with dull looking

buildings and cars so a rare glimpse of

such a colourful beauty is bound to raise

the spirits. Hats off to the design team at

Lamborghini for their original design. With

so many cars looking similar with only a

badge to tell them apart, the same could

not be levelled at the Aventador.

With 12 cylinders and a little under 700

horse power, this car occasionally needs a

drink and when pulling into the local Shell

filling station, there before me was a rare

sight, a pump attendant standing by the

banks of Gilbarco pumps offering to fill the

car. He took his time but I was in no rush.

After what seemed an age he told to me

that I had made his day – or even his week

as he quickly corrected himself.

Even as I stood in the queue to pay, the

attendant was taking pictures with his

iPhone. When I returned to the car, I invited

him to sit in the passenger seat. I then

climbed in, pulled the scissor door shut and

I asked him if he would he like to have a

short run. Seeing his face was worth it and

when we returned he declared it was the

experience of his lifetime.

The car is so quick that the brain

struggles to keep pace with what the eyes

register of the passing scenery, taking your

eyes off the road is not recommended if

you place more than the lightest pressure

on the accelerator. The car can reach the

benchmark 60mph in under three seconds

– very few cars can do that.

Go for green

A limited number of bespoke McLaren 570GT models have

become available to a fortunate few buyers in the UK and

Europe. Commissioned from McLaren Special Operations

as an MSO Collection, the six cars are finished in McLaren

historic ‘XP Green’ exterior paint – the same colour as the

famous F1 XP GT ‘Longtail’ homologation model built in 1997.

The Saddle Tan leather interior additionally features green

leather inserts in the seats and green contrast stitching, as

well as a dedication plaque mounted on the centre tunnel

beneath the infotainment screen identifying each car as one

of six in the Collection.

The exterior of the car is adorned with Saddle Tan aero

pin-striping edging the front aero blades, side skirts and

rear diffuser, while each door carries a stripe of the same

colour that runs rearwards from a subtle Union Jack emblem

Climbing into this car is the operative word as it

sits higher than all other comparably fast cars

capable of reaching over 180 mph. However, the air

suspension will allow it to drop down to allow those

wearing short skirts or kilts a degree of modesty to enter and exit

the car. Featuring the highest quality wood and leather British

craftsmanship, this luxurious SUV is beyond anything that has been

previously made. There are so many controls to take in that you

may have to curb your curiosity if driving in traffic and wondering

what various buttons will do. With so many options you can

specify, it will take new owners a few days to learn them all.

This is not only a very quick car but it will also go places no

sports car can. Much of the earth that is not covered in oceans is

now at your beck and call. Although many might dismiss the offroad

capability as they have no plans to take excursions off piste

or into the backwoods, it is precisely the car’s off-road handling

that makes it exceptionally safe for unpredictable occurrences

on the tarmac. That is what you pay for, peace of mind and the

safety of you, your passengers and other road users.

A multitude of switchable sensors offer warnings and help you

avoid wandering from lane to lane. Automatic breaking slows the

car if the vehicle ahead unexpectedly switches lanes or brakes;

night vision with infrared picks out people in yellow; and wing

mirrors emit warnings if cars enter your blind spot.

The roads in and surrounding many towns and cities are

more often than not laden with traffic, speed cameras, signs

and hazards so having a car which lessens the stress has to be

applauded. Another valuable safety device is the head up display

where the main instruments appear on the windscreen just below

the sight line. This allows drivers to keep their eyes on the road

rather than glancing down at the speedometer every time a

speed camera comes into view.

The ride height of many SUVs makes them wallow around

corners but the Bentayga feels like it is on tracks and the positive

feedback you get through the bends gives every confidence to

enjoy them. There are two engine options, either diesel or petrol.

The petrol W12 6 litre engine gives the highest performance while

the diesel will take you further for every litre.

Personalisation when buying new will give you a chance to

own a unique car but don’t be surprised if your two-seater sports

GT starts to gather dust at the back of your garage after the

Bentayga is delviered.

The latest Ski Property Report from Knight

Frank has found that ski resorts are investing

heavily in their facilities to establish themselves

as dual season resorts. With non-skiers now

estimated to account for 25% of alpine visitors resorts are

realigning their leisure offer, with water parks, spas and

mountain bike trails now broadening their appeal.

Knight Frank advises that buyers increasingly fall into

two camps; those seeking a dual-season resort to maximise

year-round rentals and those targeting high altitude resorts

offering reliable winter snowfall. Investment in ski and nonski

infrastructure is definitely influencing buyer demand.

Since it hosted the first ever Winter Olympic Games way

back in 1924, the town of Chamonix has been synonymous

with skiing during the winter months. However, the area’s

growing year-round appeal and rising property values means

that it’s no longer just powder-hounds who are taking an

interest in this beautiful pocket of France. Annick Dauchy,

property business development manager of FrenchEntree,

comments, “As Chamonix maintains its reputation as a yearround

destination, we’ve seen a marked increase in buyers

looking to part-fund their holiday home investment through

its rental potential. Values in prime areas of the valley are

rising swiftly and the promising underlying rental value is

opening the area up to an array of new buyers.”

Jessica Delaney of Alpine Marketing reports that,

currently, Austrian property prices are on average 28% below

those found in France and Switzerland. However, she warns

that it will not stay this way for long. “Demand and property

prices are growing quickly, and will continue to do so into

2018. With some Austrian resorts offering impressive rental

returns of up to 6% per year, there has never been a better

time to buy your dream chalet in Austria.”

Suvretta House

One of Switzerland’s most iconic heritage

hotels in St Moritz, is featuring a new

Olympic Experience to celebrate the

2018 Winter Games taking place in

PyeongChang this February.

Suvretta House (translated directly as

‘house above the woods’) is set in a pristine

private estate, and the only ski in, ski out

hotel in the resort. Built over 100 years ago

by Swiss hotelier Anton Bon the hotel was

originally designed to provide a tranquil

and exclusive retreat. With the likes of Evita

Peron, King Farouk of Egypt and the Shah

of Persia visiting for the winter months,

the destination soon became a jet-set

hub of cosmopolitan glamour, and to this

day remains one of the most decadent

mountain resorts in Europe.

Still owned by the fifth generation of

founder Anton Bon’s family and run by

husband and wife team Peter and Esther

Egli, the 181-room hotel has its own private

ski lift. This gives exceptionally easy access

to the Engadine Valley’s 217 miles of piste,

136 miles of cross-country ski trails and 93

miles of winter walking paths.


St Moritz is famous for its sparkling dry

climate and sunshine, the resort is known for

being the home of modern Alpine sport and

the only town in Switzerland to have hosted

the Winter Games in both 1928 and 1948.

To celebrate its Olympic heritage, Suvretta

Over the last decade, several European countries have introduced

initiatives to attract much needed investment through the purchase

of property from overseas buyers. We consult a number of property

experts who explain more about the Golden Visa programme

he global economic

crisis which hit in

2008 affected real estate markets

across a wide spectrum.

Since then, certain countries

have tried to stimulate their

economies and increase investment

flows using Golden

Visa programmes, through

which authorities grant citizenship

and residency for buying real estate.

Yulia Kozhevnikova, a property

expert from Tranio an international

real estate broker, explains, “A Golden

Visa gives holders the right to travel

freely across the EU, while owning a

‘safe haven’ asset, and profiting from


the investment. There are several ways

to gain residence in the European

Union, including obtaining a wealth

visa, which obliges applicants to

change their tax residency, opening a

business, or marrying a EU national.

“These strategies work for those

who plan on moving there. However,

many people want to obtain residency

for other purposes, such as to facilitate

interaction with foreign banks, travel

freely across the EU, or as a safety

precaution in case of an urgent need to

emigrate (this being one of the major

motives among Turkish, Iranian,

Russian and Chinese nationals).

“A good option in such cases is

the so-called Golden Visa; a residence

permit issued to buyers of real estate

or other assets above a certain value.

This is the easiest and the quickest way

to obtain a residence permit. The most

accessible immigration programmes

in the EU are those offered by Latvia,

Portugal, Spain, Greece and Malta.”

for European Golden Visas from the

Middle East, Asia and Africa, and

lately a great appetite for citizenshipby-investment

programmes. “Greece

is an incredibly attractive and popular

destination in Europe and provides

one of the best visa programmes

currently available,” she says. “The

country offers options for non-EU

citizens who purchase real estate

valued at €250,000 or more, offering

one of the lowest residency costs

in Europe.”

David Branch, managing director,

adds, “Every scheme is different;

in Portugal, a minimum property

investment of €500,000 is required

and you can apply for permanent

residence after five years and

citizenship after six years without

needing to live in Portugal.

“However, the rules in Spain are

slightly different in that a €500,000

real estate investment will gain family

residency. The Spanish investor visa

can be renewed every two years and

after five years investors can gain

permanent residency and citizenship

after 10 years. The Greek Golden Visa

is one of the newest having launched

in 2013. The visa is granted for five

years and can be renewed every five

years if the property investment is

retained. However, citizenship can

only be granted after seven years

of residency.

“In Italy, the government

introduced a non-domiciled regime

earlier this year to attract foreign

taxpayers to Italy. The initiative

exempts foreign income from Italian

tax in exchange for a payment of

€100,000 a year, with an additional

25,000 for each family member to

which the non-dom regime may be

extended. The new non-dom scheme

in Italy which was launched around

the same time the UK changed its

own non-dom rules, may suggest the

country is looking to entice high net

worth individuals who may be looking

to relocate after the UK leaves the

European Union.”

As for Cyprus, Pantelis M

Leptos, joint director of Limassol

Del Mar, comments, “For buyers

outside of the EU, citizenship is

acquired when purchasing property

for a minimum of €2 million in

total investment with full payment

in advance. Cyprus is unique in its

offering of citizenship within just six

months of such an investment and

paperwork can be started within

days of the investment. This grants a

Cypriot passport and EU citizenship,

allowing the freedom to work, travel,

study and live anywhere within the

EU including countries such as

Germany, France and the UK.

“The investment can be reduced

down after three years to just €500,000.

In addition to the real estate investment,

applicants will need a clear criminal

record. Qualifying family members

include spouses and children. Parents

can also qualify by making a further

€500,000 investment in real estate.

“Very simple documents are

required for the application. It is easy

to apply and there is no requirement

to stay in the country. The citizenshipby-investment

scheme is particularly

appealing to global butterflies who

spend their time between various

destinations, as it not only grants

the buyer citizenship to Cyprus but

also the right for the whole family to

obtain citizenship.”

If you’re looking for the ideal ski

home it’s likely that location,

reliable snowfall, varying levels

of runs and a full range of both

ski and resort facilities all feature

highly on your list of priorities.

According to the latest Knight

Frank Ski Report, Aspen heads

the list of most aspirational US ski

resorts, a position it has held since

it first opened in 1946. Spread across

four very different local mountains;

Aspen Mountain, Aspen Highlands,

Buttermilk and Snowmass, the

resort is now home to nearly 7,000

permanent residents.

Sotheby's International Realty, reports

that the Aspen real estate market has

enjoyed a phenomenal run over the past

seven plus years and thus far it doesn’t

look like any major changes are on the

horizon. “Sales of downtown Aspen

properties have experienced strong

demand as a result of a demographic

shift toward a desire for convenience,

particularly at the upper-end of the

market,” he explains.

“The West End and Red Mountain

neighbourhoods have also been

particularly strong and have further

established their foothold as the

priciest Aspen sub-markets. Prices

have increased approximately 5-10%

each of the past few years in these

areas. Sales at price points over $10

million and over $2,000 per square

foot have been on record pace. Supply

has also been on the decline, leaving

fewer options for buyers.”


Towards the future

An exciting segment of the Aspen real

estate market is the new development

projects currently under construction.

“Buyers are taking delivery of the first

five of 14 new townhomes at the base

of Aspen Mountain (The One Aspen),

The W Hotel is under construction in

downtown Aspen and two other new

lodge projects are winding their way

through the approval process,” says Mr

Ernemann. “The Base Village project in

Snowmass Village has some really great

momentum with a new Limelight

Hotel slated to open in 2018 as well

as numerous other new buildings and

improvements currently underway.”

Another interesting shift in the

Aspen real estate market over the past

several years has been an increased

focus on more contemporary design.

“The days of heavier mountain styles

and colour palettes have not faded

completely but are certainly in lower

demand. Lighter, brighter materials

and cleaner lines have found their

way into the recent slew of spec

homes that have sold or are currently

on the market. The style pendulum

is always in motion and presently

it looks like general preferences are

shifting toward a healthy balance of

contemporary design combined with

the warmth and ruggedness of the


Over in Canada, John Ryan has

been selling real estate in Whistler,

British Columbia for almost 30 years.

He advises that sales activity in the

Whistler marketplace continued to be

brisk throughout the third quarter of

2017, albeit at a slower pace than the

first half of the year.

Interest in an investment at

Whistler continues to be high and

this, combined with the restricted

supply, has led to a continued upward

movement in values. “The luxury

segment of Whistler’s real estate market

continues to be strong with significant

sales in the $5 million CDN plus price

range,” says Mr Ryan. “A low Canadian

dollar, historically low interest rates

and stunning quality residences have

attracted both international and

domestic demand.”

Following many judging sessions, we can now reveal the results of both the UK

and Europe Property Awards. There have been several outstanding, multiaward

OZAK REIT IS a leading development

its latest project, Buyukyali. The mixed-use

development is in a spectacular location on

the coastline bordering the Marmara Sea. It

promises to become a highly sought after new

residential quarter in one of the world’s most

exhilarating cities.

The challenge of Buyukyali’s masterplan was

to design an exciting and sustainable place to live

for families, singles and young couples. It had

to bring together all the elements of a city and

also outline the story of the neighbourhood of

Kazlicesme’s evolution from a derelict military

site into a complex urban community, bridging

the gap between the city’s edge and the sea.

The masterplan’s configuration therefore

consists of carefully located high-rise towers,

with all apartments provided with balconies,

streets leading to the sea with oriel windows,

south facing courtyards and garden courtyards

with colourful planting, rills, fountains and

reflective water features. One of the key areas

of its concept was to create a strong sense of

place, capitalising and enhancing the existing

character of the site.

The historic buildings, each of which has a

strong identity, are to be preserved. Through

careful adaptation, they have the potential

to convert to unique new residences and

community buildings that will invigorate

the masterplan with valuable historical and

cultural heritage, thus bringing a unique energy

to the development.

All functions of Buyukyali will be developed

to satisfy the needs and tastes of the targeted

upper-class market. These will include the

main component of the project which is

residential properties; a 250 – 260-room hotel

managed by an upscale international chain;

offices conforming to EU standards for national

and international companies; and commercial,

social and cultural areas.

A traditional palette of colour and materials

has been used, inspired by Istanbul’s historic,

defensive city wall. The masterplan uses

natural stone and brick materials to create

contemporary buildings with an enduring

character. The aim is that they will age

gracefully to preserve Buyukyali’s aesthetic

value for future generations to enjoy.

The development offers its inhabitants a

concept that is both safe and integrated with

social life. Four main gates in the project

allow safe entry into and out of the squares

and common areas. Furthermore, it provides

a concierge service, security check points,

vehicle recognition system, vehicle barrier

systems, a receptionist, doorman, camera

systems and private security to ensure

residents’ total peace of mind. Residences also

feature smart systems including touch and

mobile control panels.

Buyukyali is designed to be a sustainable,

self-contained urban community. Materials

used minimise the development’s impact on

the environment, solar panels are placed on

rooftops and A+ energy efficient white goods

are installed in residences. Open streets with

active edges interpret the traditional city in a

contemporary way, while an extensive and wide

variety of landscaping is incorporated as part

of the cityscape. These areas prove ideal for

walking, relaxing, playing and sheltering from

the sun. Overall, Buyukyali offers a state-ofthe-art,

21st century lifestyle for its residents

company’s two latest award-winning projects

is The Cond’Or in uptown Brussels, Belgium.

It involves the renovation of a disused series

of four abandoned 1960’s office buildings to

create a high-end residential ensemble of 78

units built above an existing retail gallery.

Additional free-form levels erected above

the original structure have created one-ofa-kind

glass-enclosed penthouse units with

360-degree views over the city’s skyline. The

use of white natural Marbella stone, bow

windows and a glass-enclosed crowning roof

have transformed the office block into an

attractive residential development which has

become part of the integrated urban fabric.

Gateway & Passport is a highly flexible

Grade A office complex right in the heart of

Brussels Airport which integrates as much as

possible of the obsolete terminal wings. The

chosen design also incorporates a newly built

wing, the existing 1958 air traffic control tower

(which is retained for emergency use only) and

the newly built additional upper levels of the

original wings.

Designed to accommodate prime tenants

such as Deloitte, KPMG and Microsoft,

both Gateway & Passport have a 25-metre

atrium space. This is effectively designed to

be an extension of the working and meeting

environment with a multitude of restaurants,

coffee shops, auditorium and meeting spaces.

Gateway was created in cooperation with

A2RC Architects and developed by Immobel

and Codic.

FOUNDED IN 1995, iki design group is an

internationally-renowned architecture

and design studio based in Istanbul,

Turkey. The company has enjoyed phenomenal

success, winning eight awards across five of its

latest mixed-use architectural projects.

The design approach for Bayramoglu was

totally dependent on creating a healthy and

sustainable waterfront town; an urban-escape

destination that harmonises green areas with

the blue sea. Located within the boundaries of

Kocaeli Municipality in Darica District, Turkey,

the 386,566m² plot had been granted permission

for a 720,000m² development. The client

brief required iki to design a new urban area

specifically as a healthy living space with ample

social and public spaces, large green areas and

recreational opportunities, residential units and

complementary urban functions.

The completed concept includes a marina,

waterfront landscape design, restaurants,

swimming pools, a theme park, dormitory

block, health centre, hotel, residential areas,

retail and working areas. Conserving the

natural coastal and historical characteristics of

Bayramoglu, iki has given the site an injection

of new urban life.

Kadikoy is on a site close to Kurbagalidere

stream which is being revitalised by a large-scale

recreation plan. This will connect the Fikirtepe

urban regeneration area with large recreational

areas exactly where the Kadikoy mixed-use

project is located. The neighbourhood culture

of Fikirtepe with its social relationships and

childhood friendships has always been central

to the design concept of the regeneration area.

This led the design for Kadikoy to emerge from

children playing games on their neighbourhood

streets; like a peg top spinning around in a

smooth and dynamic way.

Positioned between the surrounding

vernacular architecture and modern

architecture of both the future and regeneration

masterplan area, Kadikoy acts as a mediator

for these differing designs. Its three towers,

colourful façades emphasise the centre of the

development and balance its structure. Each

tower features a green roof while the office

building has a swimming pool at its crown.

Uskudar is located on the Anatolian side of

Istanbul which is noted for its historic value and

monumental bazaar and mosque architecture.

The project’s unique design represents earth,

water and sky. This is expressed by the earthy

terracotta coloured façade inspired by the

mansions, sea, hills and Uskudar’s traditional

houses. Representing a vibrant and new subcentre

for the district, the development’s multilayered

functions balance both day and night use.

The long, linear plot has been articulated into

three primary uses; a rectilinear form defines the

retail areas on the ground floor represents earth

with organic forms addressing the main public

or open spaces. Gentle terracing and landscaping

characterises water and refers to the dynamic

offices on the first floor. Lastly, the upper floors

with their residential units represent the sky

connecting to the ground.

Maltepe is situated alongside Istanbul’s most

famous Bagdat Boulevard with a design that

focuses on strengthening the mutual interaction

between the project site and its urban

environment. The development comprises four

blocks ranging from seven to 17 floors high, all

connected to the same base. Blending retail and

residential functions, Maltepe complements its

surroundings whilst also preserving residents’

privacy and creating an alternative ‘pocket’

retail axis at the same time.

Vadikoru consists of three residential

blocks, two office blocks and a retail base

in the Cendere Valley area, next to Maslak

Business District. Providing a new alternative

office development, the office buildings’

design has been inspired by the form of a

crystal with horizontal layers, while the

detailed glazed façade adds a unique touch.

The main aim of the project was to create a

modern working environment that provides

a strong identity by linking architecture and

landscape together.

20 to 41, with a dedicated residents’ club.

The project also includes the restoration of

Devonshire Row, a series of mid-Victorian

terrace buildings, which will be adapted for

retail and commercial use.

The hotel and residential accommodation

is set in a slender, high-rise tower, designed

to make a harmonious transition between the

lower scale of the Bishopsgate Conservation

Area to the north and that of the City’s tall

building cluster to the south. No existing

City facilities match the scale and quality of

those proposed for the hotel and residences

at One Bishopsgate Plaza. They therefore

offer a significant contribution as an attractive

location for business and commerce.

for the new Ibis Styles Grudziadz. The Ibis Styles

brand is based on the concept of storytelling –

in time to the Middle Ages. Hence, Ibis Styles

in Grudziadz, Poland refers to the knightly

traditions of the city. In this hotel, history blends

with modern design to create a guest experience

which is fun, active and vibrant for the entire

spectrum of customers with the Ibis Styles F&B

concept being easily available for all.

Tremend has injected a unique

atmosphere into the hotel through its

captivating design, numerous references to

the Middle Ages and a large dose of humour.

Starting in the lobby, the journey takes

guests back to the times of medieval jousting

tournaments, festive feasts and romantic

ballads. Curtains resemble colourful banners,

while modern illustrations of comical knights

welcome guests. Moving on to the bar, a

further knight is depicted in cartoon form,

suggesting guests enjoy another drink. In the

restaurant, long wooden tables and modern

chandeliers provide the distinct atmosphere

of a castle hall, while the hotel’s stylish and

comfortable bedrooms invite guests to sleep

like a prince or princess.

Georgios Nikolaou was commissioned

to design a stunning home which would

recreate a Bali-style house on the island of

Cyprus. The client, who has a family of five,

stipulated from the very start of the project

that money was not an issue in creating the

property of his dreams.

One of client’s main briefs was to provide

a physical and flawless interaction between

the interior and exterior of the living spaces.

Another significant requirement was for there

to be a clear view of the whole surrounding

environment, regardless of where you may be

standing. Water was yet another important

element to be included in the design as the

sound and movement of it helps to calm and

relax the client who has an exceptionally hectic

working life.

As an authentic Cypriot, he also wanted to

entertain friends regularly and so a barbecue

was an extra requirement which had to be

incorporated in harmony with the rest of the

design concept.

The resulting Bali House features a

multitude of references to tropical aesthetics

both indoors and outdoors without altering

the relationship of the home with its

surrounding area.

Berkshire House is a new five-bedroom,

modernist home in a suburban village in the

South of England. Occupying a spectacular

woodland site overlooking the river Thames,

it replaces an existing dwelling that one of the

clients had grown up in. The brief required a

new house that would take advantage of the

site and allow the owners to entertain and

accommodate guests, but primarily function

as an intimate working home for their family

of six.

The design concept and layout of the

house was conceived with two faces – guest

accommodation, a play room and utilitarian

spaces are on the public North side, and family

living spaces and bedrooms overlook the

secluded South-facing garden.

At the centre of the house is a unique

double-height entrance and dining hall, with

20 foot tall sliding glazed doors, providing a

theatrical connection between inside and out.

THE WESTGATE GROUP is an investor,

developer and asset manager in the

Croatian property market. It employs

a team of experts specialising in construction,

The company’s award-winning development

Westgate Project creates a new architecturalurbanistic

value to the town of Split in

Croatia. Situated ‘between the sea and the

sky’, it offers wonderful views in all directions,

including those of the ancient town walls,

while guaranteeing future sustainability. A 4th

century Roman palace and viaduct run along

the north side of the development, adding

further to its attractiveness and value. By their

triangular shape, the towers follow this Roman

traffic route as well as the contemporary urban

streets, while their glass façades reflect the

most beautiful town in the region.

The first phase is the lower business tower,

consisting of a ground floor plus 12 levels and

four underground garages with 213 parking

spaces. The modular approach to its design

enables future users to individually customise

their offices according to specific needs. Due to

the ‘green building’ status of the project (a first

for the region), a comfortable and energy/cost

efficient working space has been created.

Phase two involves the higher mixed-use

tower which consists of the ground floor

plus 27 levels and four underground garages

with 201 parking spaces. Its functional base

includes a high-end 150 guest room hotel

with a presidential suite, business centre, spa,

restaurant and bar.

highly reputable practice based in

Istanbul, Turkey was commissioned by

Imga Construction to design a contemporary,

mixed-use development. The resulting awardwinning

project, Portall Imga, is located in one

of Istanbul’s most important new development

areas. The plot is on the region’s most

prestigious street, Ottoman Avenue, with an

international airport just 2 km away.

The project consists of five different

functions across four blocks: a 178-room hotel

with a spa, meeting rooms and a restaurant,

49 serviced apartments, 90 offices, 72

apartments and 47 retail units. Office floors

are planned in accordance with the Shell &

Core System, while the entire project has

been designed to ‘Green Building’ regulations.

One block houses the hotel, the second is a

serviced apartment building that connects

to the hotel. The remaining two blocks are

business centres with residences placed at the

rear of one of them.

Linea Tusavul’s main aims have been to

ensure that all technical data is accurately in

place with offices benefiting from plenty of

natural light and a high degree of flexibility

for users. This meets the current demand

for offices of different sizes with very little

modification required. Special card entry

systems have also been incorporated for the

security of both residents and office workers.

Portall Imga fully meets the client’s brief for an

architectural design where each building has its

own identity with no contradiction in terms of

dimensions or numbers.

Constructed at the behest of celebrated

Polar explorer Børge Ousland, Manshausen

Island Resort is situated on a remote island

off the coast of northern Norway, a location

subject to fast-changing weather and extensive

winters, countered by some of the finest views

in the world. The resort is intended to provide

comfort for guests while at the same time

embedding them into the landscape, nature

and climate of the region. It forms a basecamp

for adventuring in the area, supporting

kayaking, fishing, mountaineering, diving and

free-skiing. An existing farmhouse on the

island has been restored to provide a central

restaurant and library.

Accommodation is primarily divided into

individual two to five person cabins, each

carefully sited within the topography of the area

and orientated to ensure privacy and panoramic

views. All bar one are partially cantilevered over

the sea. Each includes ample space for luggage

and equipment, a comfortable bathroom and a

kitchen/dining area.

Careful choice of 100% recyclable materials

maximise energy efficiency and sustainability.

Cross-laminated Timber (CLT) combines pine

and larch for a durable and practical solution

for both interior and exterior surfaces, while

glass and aluminium roof cladding are the

other main materials. The long term intent is to

make the whole island self-sufficient within the

next five years, with even food sourced locally.

York City based, internationally active

architectural and design firm with

six decades of history and an exceptionally

diverse portfolio of projects around the

world. Soyak KristalKule in Istanbul is an

emblematic core and shell office complex

comprising two towers at each end of a

narrow 240-metre-long site, linked by a

three-storey podium and underground

parking. The primary prismatic glass tower of

35 stories forms the headquarters of leading

financial institution Finansbank, creating an

unforgettable crystalline silhouette on the city’s

skyline. Street-level appointments include a

generous entry plaza and attached conference

centre, training spaces, gym and dining. At

the opposite end of the site is the smaller

12-storey travertine stone tower with punched

windows, reflecting the scale of the adjacent

neighbourhood and also forming part of the

bank’s occupation.

The Finansbank Headquarters tower also

demonstrates Pei Cobb & Freed Partners’

interior design skills. Accounting for 2,000

employees across 24 departments, the architects

aimed to create an efficient workplace to both

increase productivity and allow flexibility for

the changing needs of the banking industry. Of

particular note are the executive floors on levels

30 and 31, with a white oak entrance lobby and

reception area opening onto a waiting area, and

a sculptural fan-like stairway connecting the two

floors. Coffered ceilings with smooth European

plastering complement the Turkish marble

and oak flooring. Similar usages of travertine

and wood carry across to the Sky Garden and

conference centre.

CASA FORMA IS an international design

practice based in London, providing

Their project Kensington Gardens is a

splendid single-floor four-bedroom apartment

in one of the world’s most desirable locations.

The brief was a modernisation plan, addressing

both formal entertainment needs and the dayto-day

use of a family that included a young son.

The entire layout was redesigned, incorporating

the latest Lutron home automation technology

throughout amidst bespoke Italian joinery in the

media room – a focal point that accommodates

the client’s vast record collection.

Bespoke stained glass windows in an Art

Deco style were created to tie in with the

orthangonal geometrics used in the design.

Exotic natural materials such as Tamo

wood, blue-stained African walnut are

combined with bronzed metal panels and

gold-leafed mirrors.

The elegant en suite spa room is a particular

highlight, incorporating a two-person

whirlpool bath and a Canadian Hemlock

sauna. The room is clad with striking Italian

Cappuccino marble, creating a light, airy and

sophisticated feel. This is balanced by nickel

silver fittings. A Hammam steam shower

provides colour therapy through

touch controls.

The resulting apartment is a beautiful haven

for the clients, taking them away from the

hustle of London life to a totally bespoke home

to match their tastes.

Lisi Green Tower is a new residential

building which will form a new landmark

for Lisi Green Town. The 11-storey building

contains 32 apartments varying from 85m²

to 200m² with spectacular views over the

underground car park for residents. Its design

concept is based on a combination of the local

and traditional Georgian ‘veranda’ approach

and smart living solutions. By using verandas

as spaces for interaction, the anonymous

boundaries of a multi-storied apartment

complex disappear.

THE CITY’S OLDEST and newest

neighbourhood, Piyalepaşa Istanbul will

be built by Polat in the heart of Beyoglu

with an $800 million investment. It is the largest

urban transformation project to be realised by a

private investor in Turkey and will be built on a

prime plot covering 82,000m² of central Istanbul.

The project consists of offices, hotel, an ‘open

concept’, 550-metre long shopping street and

residential housing. The units include 760 flats

and 190 residences of various sizes and types

ranging from 55m² to 240m² and from studios

to 4+1 flats.

The most striking feature of the project,

which incorporates reflections of Seljuk and

Ottoman architecture, will be the revival

of the ‘neighbourhood culture’ that every

metropolitan community longs for. Rather than

high-rise buildings, the design of Piyalepasa

Istanbul differentiates itself with architecture

favouring a lower, horizontal silhouette designed

by iki design group. With stepped façades,

cantilevered balconies, wide eaves, bay windows,

decorative pools and inner courtyard system, it

is designed to be a nostalgic project that fits the

city and friendly neighbourhood.

Piyalepaşa Istanbul has 48% of its total

area devoted to green spaces. There will also

be 2,500m² of social facilities for residents

including a fitness room, an indoor basketball

court, adult and children’s indoor pools, a sauna

and steam room and spa.

Piyalepasa Istanbul Residence is situated in a

separate single block with studios, 1+1 and 2+1

options offering 24/7 five-star hotel concierge

services. Everything has been considered from

the carpark to meeting rooms, from direct

connections to a sports centre and storage.

increasing demand for quality interior design

and styling in the competitive property

Royal Wharf Show Home on a new

development of 3,300 homes across 40 acres

in East London is an award-winning example.

Milc was asked to design the interiors of the

two-storey, four-bedroom show house to

appeal to a young and trendy target market.

Following four different concepts, the

client chose ‘Design Junky’ as it fit the brief of

being bold, striking and unusual. Its eclectic

look incorporated design led pieces that those

with an eye for design will recognise as well as

using generally budget conscious items with

the right look.

Making the property feel like a family

home was an important element of the design.

The client particularly wanted the children’s

rooms to have a younger feel to them without

appearing too childish. This would allow older

families or those without children to envisage

living in the property as well. Therefore, the

resulting interior was specifically designed

to appeal to a wide range of viewers while

remaining on trend.

completed an impressive array of interior

design projects around the world,

ranging from leading hotel groups through

to one-off residential properties. Hotel Royal

Savoy in Lausanne, Switzerland is an awardwinning

example by the company. One of the

city’s ‘grandes dames’, it originally opened in

1906 but had been closed and left in a state of

disrepair for several years.

The project’s vision was to reinvent the

legend, taking design cues from the original

building but essentially creating a new hotel.

Its overall aim was to retain the spirit of old

while fulfilling all 21st century expectations of a

luxury hotel experience. Design inspiration has

been sought from Hotel Royal Savoy’s beautiful

gardens, its views of Lake Geneva, Art Nouveau

heritage and the owner’s private art collection.

The original building has six floors plus

the ground floor, a lower ground floor and

a rooftop bar with amazing views. This has

been restored and sensitively modernised

with architectural interventions revealing

themselves as guests move through the

building towards the glazed extension at the

rear. From here, an entirely new building

becomes apparent, connected to the original

building by a discreet, fully glazed walkway.

In total, the project achieved 197

guestrooms, introduced an additional ballroom

and other event spaces as well as an ultramodern

spa, a cigar lounge and a wide choice

of wining and dining options.

The site, following the purchase of three

existing properties, offered huge potential and

presented the challenge of avoiding overdevelopment.

Therefore, the spacing between

each of the five plots had to be exactly right

to ensure the properties could be given their

own unique character. While the site layouts

had to satisfy planning requirements, from an

aesthetic point of view a visual balance had to

be established between each unit.

The spacious rooms in each property at

Fulmer Drive are filled with natural light from

numerous large windows while the interior

design makes each one feel contemporary and

indulgent. Each home offers a comprehensive

Crestron home automation system enabling

residents to effortlessly regulate and perfect

every aspect of their home environment.

FOUNDED IN 2000, Telford Homes

develops residential-led, mixed-use sites

in London, where the need for homes far

exceeds supply. The company now employs 248

people and has a development pipeline of over

4,000 homes. Two of its latest award-winning

projects are featured here.

Stratosphere in the heart of London’s

resurgent Stratford called for an apartment

building that would establish its own

architectural presence within this new urban

landscape. It comprises two linked towers of 36

and 12 storeys respectively. These are connected

by a double-height, glazed, 24-hour concierge

and reception area. At the basement of the

building is a single-storey car park, extensive

cycle parking and plant rooms. Retail areas on

the ground floor bring an added dimension of

use to the site as well as dynamism to the area.

Vibe is a mixed-use development in

Dalston, East London which combines new

high specification homes and school

facilities. Acknowledging the limitations of

the small 0.45 hectare site, Telford Homes

proposed a radically different approach –

to build 101 apartments above the school.

Designed for maximum flexibility of space,

the primary and nursery school premises also

afford the development the ability to provide

community space out of school hours and

term time.

An innovative double-height, open-air play

deck has been set between the seven-storeys

of apartments and the school, dramatically

increasing the amount of outside amenity

space. A green rooftop garden and mature

ground floor landscaping also increase both

outside space and quality of life.

BLUE WAVES IS an award-winning

development by Oikos Property &

TrIIIple, an award-winning mixed-use

development on the banks of the Danube

Canal in Austria. A former customs office,

the project’s name is derived from the English

word triple meaning ‘three-fold’ and relates to

the development’s three main towers.

The design by acclaimed architects Henke

Schreieck consists of the aforementioned three

towers of over 100 metres high comprising

apartments, penthouses, lofts and shopping

areas plus an approximately 40-metre high

office block. Harnessing the power of the

symbolic number three to combine modern

living, working and leisure, TrIIIple’s aim is

perfection, unity and harmony.

Apartments range from 35m² to 165m²

The company has won awards for two of its

latest projects. ‘Far from City Hustle and Bustle’

is a detached house which was built in the late

20th century in a tranquil location in the south

of Poland. Following numerous discussions

with the clients, a contemporary mixed style

of design was agreed, combining loft, country,

classic and English decor elements.

Nearly all the existing furnishings were

removed and the colour palette was changed

completely. Natural colours now feature

such as oiled oak, terracotta, greys, whites,

blacks and neutral beige. The property’s

total transformation from dark, heavy and

unorganised living spaces to bright, stylish and

highly functional areas has been phenomenal.

‘Tiny Loft in the Centre of Krakow’ is a

compact apartment on the second floor of

a former industrial building dating from

the 1970’s. South-facing, the apartment has

windows opening on to a small green square

at the front of the building. The owner is a

young, artistic woman who relishes nonconventional

ideas. With this in mind and to

utilise the space efficiently, Mikolajska Studio

designed a raised loft area accessed by spacesaving

samba stairs.

This innovative restructuring has increased

the living area by 20m², resulting in a total of

60m² of functional space. Downstairs is a living

room with kitchen annexe, a bathroom and

study with walk-in wardrobe. At mezzanine

level is a bedroom, small cloakroom with

washbasin, a second walk-in wardrobe and an

office nook.

whole new set of services. These are supported

by Portico’s award-winning website which

generates 70,000 visits a month. Along with

The 62-storey West tower is 243 metres high

of this unique high-rise complex. They

include German architects, US engineers,

Turkish builders, Australian façade cleaning

system developers and German and Chinese

specialists in state-of-the-art glazing systems.

Throughout the creation of this one-of-a-kind

architectural project, numerous innovative

ideas, ultra-modern technologies and the

The complex accommodates shopping

was decided that the office block would be

separated from the residential block so that,

despite the proportions of the building, the

The Federation Tower is fully lined with

glass as, for the first time in Russia, the façade

has been constructed using the technology of

structural glazing with double-glazed windows

filled with argon. The density of the glass makes

it almost as heat resistant as a brick wall and all

windows are panoramic with no need for bars

or handrails to mar the magnificent views of

the city, sunrise and sunset.

was to feature bespoke solutions highlighting

the prestige of the legal profession and

corporate ambitions of the company. The

client wanted to create a timeless, elegant and

calm ambience for the office space and its

employees. Natural materials, neutral colours

and art all combine to provide a non-aggressive

interior which has a positive impact on staff.

Special emphasis was placed on the

reception area, where the company and its

values are reflected in all elements such as

furniture, lighting and art. Areas were also

created for both individual and team work

including seclude and quiet space to read and

analyse and public space for socialising and

team building.

Due to the specifics of the work carried out

in the office, the space has been divided into

comfortable single, double and triple rooms with

separate offices for the partners. The cafeteria,

which occupies the most attractive spot

overlooking the city, is a place where employees

can not only dine but also spontaneously

organise informal meetings. Special attention

has also been given to the conference rooms, all

with beautiful views of Warsaw.
