JOHN ALEXANDER defied all
the odds and was decisively
returned as the Liberal
Member for Bennelong at last
Saturday's fiercely fought byelection.
Pre-poll pundits had predicted a
knife edge contest with Labor's star
candidate former NSW premier Kristina
Keneally but the end result was nearly
a ten percent margin to Alexander.
Possibly the most relieved person with
the result was Prime Minister Malcolm
Turnbull hoping the win will take
pressure off his tenuous hold on the top
job with rumblings in the government
ranks over his leadership.
An exultant Prime Minister Turnbull
is pictured left basking in the glory
at Ryde-Eastwood Leagues Club
auditorium Saturday night proclaiming
John Alexander the winner and Liberal
Party hero.
SENNELONG Liberal candidate John Alexander
tuned up for last Saturday's by election by presenting
a talk on his tennis career at the Gladesville Sporties
Club. He is pictured with MC Geoff Moxham and
Hunters Hill Rotary president Roger O'Dwyer. Moxham,
a local resident and media personality, interviewed
the tennis legend who spoke to a fascinated
audience about his early life and passion for tennis
which led him to become an international champion.
Geoff cleverly guided JA through his speaking of a
successful tennis career, his retirement from the sport
and his eventual entry into politics. JA finished up by
telling those present how refreshing it was to be abfe
to talk of tennis as opposed to pleading his case day
after day in the lead up to last Saturday's Sennelong
by election. The talk was organised by Rotary Club of
T11e carbon tax, which encouraged
and was having a real impact
was abofisl1ed.
T11en tllere was the Warburton
review into the Renewable
although even fie as a climate
Skeptic had to admit
that the RET put downward
pressure on prices.
To furU1er stifle investment
they sat on U1e report
for a year before finally reducing
U1e target.
In spite of all of this renewables
are pickinq up
again, so now TumbuD has
announced tile National
Energy Guarantee. Interestingly
enough, t11is saw AGL
Our coal generators are
old and worn out, we need
So why must Australia
Festive season
of belonging
Dear Sir,
For many Australians,
the festive season is one
of j oy and connection,
where friendships and
family are celebrated,
food rs shared and holiday
plans are made.
Yet for others in our
neif1lbourhoods, that
sense of toqeU1erness,
warmth and befonging will
not be felt, and raU1er an
acute sense of lorleliness
~II take hold .
C!1ristmas Day might be
lunch for one, sleeping
rough or spent wi1h 1M
paralysing uncertainty of
not knoWing where family
is, after being separated
because of war or conflict.
TI-.ere is hope. At Red
Cross loneliness is not
sornetlling to be ashan-.ed
of. We're there for people
who have nobody else:
callinq and visiting, drivinq
them to appointments, orfeting
one-to-one support
to tliose struggling wi1h
mental illness, or gving a
warm welcome to those
seeking salety from violence
or persecution.
We know lorleliness
doesn't discriminate. It
stealthily creeps into our
lives, no matter our age,
qender or etlmicity, ahd
fakes hold when tragecly
IJaPpens, like losing
a loved one, a divorce or
losinq your job. And if you
don'f catch it eany, loneliness
can reach chronic levels
and have a significant
effect on our llealtli.
But it'S biqqer U1an U1at.
VVhen there'S no one by
your side, and you're feeling
deeply isolated, communities
start to become
less trusting, there's more
fear and places start to feel
less sale.
It'S time for Australians
to change that Red Cross
is callinq on you to make
this the "SeasOn of Belonging,
by taking simple steps.
Be kind on social media,
John Alexander was hailed a hero by his supporters, workers and the
The packed auditorium burst into euphoria as John Alexander arrived with Prime Miniser
Malcolm Turnbull who declared JA the winner and a Liberal Party hero.
JA recorded under a five per cent swing against him which was considered good as
The final swing, just shy of
Ms Keneally said the Coal
"We needed to get 9,000
Some heavy campaign
labor's fight, including a
from autonomous union
campaignin~ and assistance
Christntas Clmrdt Semices
Missionary priest to serve Ryde-Giadesville
The Catholic Parish of Ryde-Giadesville has a new parish
riest.
Father Greg Morgan
MVD arrived from Roseery
Parish last week afer
a colourful career that
as seem him work as a
issionary priest in minstries
as varied as the
ispanic streets of San
rancisco and the cloisered
corridors of Rome.
Although widely travlled
he said he is deighted
to have found
new home at historic
t Charles Borromeo
atholic Church in Ryde
nd Our lady Queen of
eace Catholic Church in
ladesville.
He also has a strong
ffinity with Holy Cross
atrician College, being
chooled by the Patriians
at Fairfield for eight
ears.
"I really feel at home
ere, right from the very
eginning I can say I love
t here," he said.
Father Morgan is from
he Catholic Order of
erbum Dei, a worldwide
atholic and evangelistic
ovement which aims to
ring the Word Of God
Verbum Dei) into peole's
lives and hearts.
"My spirituality is to
xplore the readings at
ass, explore the scripures
in everyday life and
o build community," he
aid.
"My aim is to support
he wonderful communiy
we already have here.
"I know that we are livng
in particularly chal-
lenging times, where
people work many long
hours and that we do lose
sight of what is beautiful
and we are lacking what
is spiritual and joyful."
Within hours of his arrival,
Father Morgan has
struck those around him
with his sense of joy
and love for others and
the word will soon get
around that he is fluent in
Italian and Spanish.
Father Morgan also has
a Bachelor of Commerce
from NSW University and
worked as a trainee auditor
for Price Waterhouse,
but what local people
may not know is that he
became a priest through
an unusual encounter on
a train in 1986.
"I had my calling at
Villawood Railway Station,
when I was 22 years
old," he said.
" I suddenly felt I had
been called to talk to a
laotian man, a migrant,
a voice inside me urged
me to talk to him, but
I felt embarrassed to
approach a complete
stranger."
Father Morgan regretted
not listening to his
inner voice but as fate
would have it, he met the
man again, exchanged
addresses and learned
that his name was Teo
Pham and that he lived
in a half way house for
disabled, traumatised
veterans of the Vietnam
War.
"For the next six
months I'd come by
each week to teach them
English," he said.
"From there I met the
Verbum Dei missionaries
and I just connected,
I knew I had been called
to be a missionary and
my calling absolutely
stunned my family."
Ordained in Majorca,
Spain in 1995, this joyful
priest has served in
Colombia, Venezuela,
Spain, The Philippines,
Ireland, Germany, the
United States of America
and Italy.
"I went on to become
the Administrator General
and Vice Superior
(male congregation) of
the Verbum Dei Fraternity,"
he said.
"In saying this, I'm
not really such a great
organiser, I more of a
people person and I'm
very much for using the
talents we have here and
inspiring people.
"That fact that I've
been a missionary overseas
means that I also,
especially, welcome being
able to serve in this
multicultural parish."
A constant presence
in Father Morgan's life
is Jesus, whether present
on the altar or in the
hearts of those who seek
love and seek to love
others.
"We can love because
He first loved us," he
said.
The C3 Church Ryde will give Christ·
mas a different look this year by turning
out the lights.
They recently hosted 'Carols by Glowstick',
an event where they transformed
their church into an indoor pari< w~h glow
sticks for candles.
The Top Ryde City based church was
also an open house for families and
members of the Ryde community who
were all invited to sing along to the live
musical ~ems.
"Families, kids and adults, young and
elderly alike; the idea was to create a
space where everyone could get into
the spirit of Christmas," the team at C3
Church said.
Established since 1999, the team's wish
is to extend an invite to anyone and everyone
who would like to come to church
over December and Christmas.
The C3 Church will hold Christmas services
on Christmas Eve at 1 Oam, 7pm
and Christmas Day at 1 Oam.
They hold four services over a weekend,
w~h kids programs as well as Full
Parents and students from Gladesville's Our Lady Queen of Peace Catholic School and
he gifts include children
this Christmas through
Christmas presents and
some families have even
been evicted and are
homeless because they
can't pay their bills.
"And it is not just power
bills, some people are
struggling to meet medical
expenses and for others it
is rent and day to day living
expenses."
This year the St Vincent
de Paul Society took the
brave step to pay the
power bills of needy families
and the phrase 'the
power bill poor' is now
widely used across the
welfare sector.
scheme, there are families
who have had their power
disconnected for not paying
a bill and are homeless.
Anna Alessi encounters
some of these families
through her worl< with the
St Vincent de Paul outreach
van and concedes
that the van's
clients no longer conform
to the stereotype of the
city destitute.
"It is no longer just old
men, it is families with little
children, it really breaks
your heart but we do the
best we can to help them
and even pack lunches so
the children can still go to
school."
Ms Alessi also meets parents
whose self esteem
and self confidence has
been shattered by their inability
to pay the bills.
"Of course these parents
are angry, there is
so much resentment out
there, especially because
of the letters of demand
they get from these large
companies.
"These demands really
demoralise people when
they know they can't possibly
pay the bill, at first
they can even get angry
at us but then they understand
that we're not like
the large companies, we
are here because we have
love and compassion for
others."
The Weekly Times has
stood up for people struggling
to pay power bills
and has called out the
greedy power companies
whose bill hikes of 30
to 40 per cent are all the
more deplorable because
they're justified with the
false rhetoric of climate
change.
AI the same time, this
newspaper applauds charitable
organisations like St
Vincent de Paul and the
generous people in our local
community who donate
to them.
"It is sad that this is happening
in our day and age
and it shouldn't be," Anna
Alessi said.
crHere we are in the middle
of summer and people
are scared to turn on an
air conditioner or a fan because
they're afraid of their
power bill."
If the way to fight back
against corporate greed is
through love and compassion,
then Anna Alessi and
the parishioners of Ryde
Giadesville (and other
Christians) who put social
justice into action are frontline
heroes.
"I love my job, I love being
among people, being able
to help or just to have a
friendly chat, to show that
someone cares," Anna
said.
"I know that there are
many, many people we
still need to help and my
Christmas wish for them is
to be safe and to know that
there are kind hearted people,
who love them."The
St Vincent de Paul Society
has launched a Christmas
Appeal to help families
in need and donations
can be made through the
website: christmasappeal.
vinnies.org.au"For many
people, Christmas is a
joyful time of year," the St
Vincent de Paul Society
said."However, the sad real~y
is that 13.3 per cent
of Australians are living in
poverty. "Of these, 731,000
Upgrade for Blenheim Park's remote control racers
EVERY w eekend at Blenheim Park in North Ryde,
ozens of friendly rivals converge on a mo dest·
• of the remote control car kind.
They're a diverse bunch
of differing abi l~i es that's
increasing in size and about
to - if nof already - outgrow
a venue now showing obvious
signs of strain, wear and
lear.
Ryde councillor Jordan
Lane believes the success
and ongoing popularity of
the Sydney Radio Control
Car Club (SRCCC) and the
unique racing track facility
its members utilise needs
to be acknowledged with
some love in the form of an
upgrade by council.
One of the outstanding aspects
of this leisure activity
is ~s abil~ to provide what
is effectively a level playing
field between able-bodied
competitors and those who
are mobility impaired.
"You can see by tile number
of tents set up around
this Blenheim Park venue,
it's an enormously popular
sport for remote control car
enthusiasts." he told The
Weekly Times.
"I went to the site several
weeks ago to explore
improvements to what is a
very old race platform. buitt
more than 30 years ago. tt
has some pretty weathered
paint over ~an d all-stair access.
"One of the things pointed
out to me was that
there were plenty of racers
with mobility issues. who
couldn't always get up the
stairs."
Tom Harden. an executive
committee member with the
SRCCC, said the costs of
staging weekend meets -
including automated track
announcements and resutts
compilation - was met by
members and fundraising
including the club's BBQ offerings.
"We're keen for some
ramp access to the stand
(race platform)." he said.
"If we can get that through,
then I'd be interested to also
see what sort of support
we could be provides with
earthmoving-type equipment.
"We spend a tot of time trying
to finer the soil to get the
rocks out and if there's existing
equipment ... we can
perhaps sweat it a bit harder
for the benefit of the club. •
Ctr Lane has wasted no
time raising the issue as a
newly-elected Ryde councillor
at November's council
meeting.
With the unanimous sup-
port of his fellow councillors,
the need to upgrade the
elevated racing platform to
expand accessibility for the
mobility impaired was acknowledged.
Councol resolved to immediately
begin talks with the
SRCCC to iden~ a costeffective
solution to accommodate
enthusiasts of all
levels of ability, while also
meeting the technical specifications
tor the sport.
A report outlining accessibility
aoptions is to be provided
to council's Works and
Commun~ Committee early
in the new year.
Lifeline Christmas Message:
Give 'The Gift of Hope' this festive season
LIFELINE is encouraging Australians to 'give the gift of hope' to
hose in their darkest hours this Christmas, as the national charity
repares to receive about 40,000 requests for help over the next
wo weeks.
Wishing you the
compliments of
May your days be
merry & bright
Lifeline Australia CEO
Bob Gilkes said that a
small donation will help
the organisation make it
so no Australian in crisis
or thinking about suicide
has to be alone.
"While many people look
forward to celebrating this
time of year, it can be a
stressful period for many
due to relationship difficulties,
financial pressures
and excessive alcohol
consumption," Mr Gilkes
said.
"So, we're asking people
to be mindful of stress and
loneliness in the community
this Christmas - not
just on Christmas Day, but
in the days and weeks that
follow. For people in crisis
or thinking about suicide,
the best gift you can give
is to ensure they get the
care and connection they
need to get through tough
times.
"You can fund a call
wrth one of our Crisis
Supporters for $26 and
make a lifesaving difference
to someone over the
Christmas or New Year's
period. With Australians
due to spend $11 billion
on Christmas presents in
2017, this is one gift that
can truly have a profound
impact on friends, loved
ones and whole communi-
ties ...
This Christmas, Lifeline
Australia is sharing the
story of 24-year-old Trent
, who attempted suicide
five years ago after a freak
head injury left him with a
long road back to physical
and mental health.
While Trent survived that
attempt, his thoughts of
suicide returned ea~ ier in
2017 after going through a
separation wrth his Iiane,.
"I was scared to die. I
really didn1 want to die. I
was afraid to hurt myself,"
Trent said, recounting the
moments that led him to
call Lifeline's 13 11 14 crisis
line.
"The call to Lifeline was
everything. It was nonprejudice,
it was understanding.
It was not pretending
that you knew
the answers. The guy on
the phone listened and
acknowledged everything
that I felt... he gave me
hope."
Mr Gilkes said Trent's
story of posrtive recovery
was a powerful example
of the difference a
compassionate and nonjudgemental
conversation
can make.
"It only takes a moment
to checK in with a friend or
loved one, to listen and let
them know you are there
for them," Mr Gilkes said.
"If you're concerned
someone you know is
thinking about suicide,
it's important to ask the
question: 'are you thinking
about suicide?'. By asking
directly and unambiguously,
it shows you care and
are willing to talk about rt.
It might even safe a life."
Real Estate & Invest-ment
Pros and cons of buying
property in super
TOO many people set up a SMSF to buy a property, who shouldn't really be doing so.
At the same time, there
re many it really suits
ho just haven1 got their
ead around it yet.. that
uying in SMSF ticks both
he tax minimisation and
Asset Protection boxes.
When your capacity to
ervice loans is assessed,
or lending outside Suer,
the bank takes into
ccount at all your comitments
and will NOT
ccount for the income
ou're forced to put in Suer
(your 'SG' or Superanuation
Guarantee).
However, wtlen it comes
o SMSF's the banks can
onsider only your regular
ontributions into Super
nd the rental income the
cquired asset will generte.
I helped a dentist buy her
urgery building last week
nd it actually wouldn't
ave worked outside suer,
given her numerous
ther loans.
Anyway, she's much
etter off using the mighty
MSF tax haven. . . great
oan too, 4.58% fixed for
years with no Establishent
Fee. The variance
mongst the banks' rates
n this space is crazy.
Us financial advisors
an't give anything other
han general advice. Plus 1
ave chosen to specialise
nly in lending, so I'd get
ued harder lOl.
But what I can tell you
s Why only months ago,
actually purchased our
ew office building in my
MSF! ... if you're interested
...
The purchase price was
$1.52m.
I snapped it up two
weeks prior to the auction,
just loved it, it used
to be the CBA building
on the Hume Highway in
Strathfield when I was a
kid, and more recently a
Curves gym.
The cheapest rate was
offered by a bank \vflo'd
only lend 65% though.
But I didn't have enough
in Super for the rest.
That's why I had extended
the settlement period
to July 7, enough time for
Tona and myself to each
concessionally contribute
$35k in each before June
30, and then again on July
2.
The rest came from an
investment offset of mine,
and was non-concessionally
contributed (we .got
no tax break for that bit).
By the way, at the moment
(watch this space
though), Bankwest allow
you to unlock the equity
against your home at the
same owner-occupied
rate (the increase must
be restricted to a dollar
amount representing 50%
of your home's value). The
other banks charge the
higher investment rate for
the cash out bit. It's daylight
second if you want to
avoid cross-collateralising
and want part of your future
investment loan at
owner-occupied rates.
The interior fit out is
underway, being paid by
the tenant (my business).
The rent iChoice pays my
SMSF is of course a tax
deduction. However, my
SMSF only pays 15% tax
on it, rather than something
like 45% if we had
bought in our personal
names. How much that
effectively save us is quite
a big number. Rent of
$90,000 X (45% - 15%) =
$27,000 annual saving.
We need to understand
that Super's simply a different
tax enVIronment,
proudly offered by our
Government to encourage
us to not rely on the pension.
The above shows
how powerful it can be.
Once I hang my boots up
(the loan will be repaid in
15 years) the tax rate in
Super changes to 0%.
And Capital ~ains Tax is
better too. But let's look at
the negatives of my decision
to buy it in Super:
The equity 1 build up in
the property will be unusable
(I can't leverage
against this property) as
loans in Super can only be
taken to acquire
The building actually has
the scope for another level
to be built on top, but
this is not allowed when
the property is geared (to
build it I'd need to not onlY
get the $900K in to pay off
the loan, but also the cost
to build!)
The paperwork! If you
have an SMSF you'd
know all about it! But 1
don't mind being a little
inconvenienced if it gives
The Barefoot Broker
me an extra half a mill,
I'll always switch & move
my lending around to get
ahead, we all should.
If you're thinking of setting
up an SMSF maybe
do ot in July (don't do ot in
June and pay for a tax return
for nothing) and also
get the Custodian Trust
set up to, as it needs to
be established before you
exchange. An accountant
or Financial Advisor can
assist you, please get a
good one, not the nearest
one. In life you need
an accountant, solicitor,
financial advisor and
credit advisor I maortgage
broker who are at the top
of their game. lucky the
later comes at no cost!
By the way, name your
How can I sell my properties at top price, fast & smoothly? ...
You prepare your property for inspection by the buyer. You leave the job to your agent
who is going to represent you to attract your potential buyer and handle the offer. The
agent's skill comes into play.
• What to talk about in order to impress your buyer? Sell your swirnrr~ing pool to a buyer who hates
doing maintenance work. Talk about your large back yard and how this would be suitable for their pet
dog to run around and play.
• The answer to the enquiries affects the buyer coming to your inspection. 1be price is out of the
budget. The agent is not available to pick up the phone or answer your email. Or unable to make an
appointment for inspection.
• It may be hard to keep the buyer interested till the auction day. Would it be better to negotiate a sale
price acceptable for both parties and sell before auction? How would it compare to other potential
buyers on auction day
with Jason Khoury
corporate trustee of your
SMSF something cool.
I called mine Khoury
Boys Pty Ltd, and also
set up khouryboys.com.
au in case my little fellas
ever open a pizza shop
one day.
• Your agent interacts with all the buyers. How well does yotX agent handle negative comments at an
open house inspection to avoid passing them onto the potential buyers? Your agem must establish
relationship to squeeze more from the genuine buyer. A non-approachable attitude may turn off the
• The ability to pick the right buyer to work on is imponant. Is it better to over chase the geBJine buyer and result in a lower offer?
Don't overlook the serious buyer as they may give your property a miss.
• The pattern of the buyer"s expected beha\iiour will tell the success of the marketing campaign. Is your agent good at readng the
signals to make necessary steps for adjustment?
• The negotiation skill and the insight to pick the right one to negotiate are both vital.
Christmas Message
From Ryde Police
RYDE POLICE urge readers of The Weekly
Times to take extra care to secure their houses
and property over the upcoming holiday period.
Detective Inspector Glyn Baker, Crime Manger,
said readers can take simple precautions
to ensure their property isn't targeted by criminals.
"Break-ins have an enormous emotional and
financial impact," he said.
"By taking a few precautionary security
measures, you could prevent the need to replace
stolen goods, negotiate with insurers and
repair damage to your property."
Police advise people leaving their homes for
a long period of time to take precautions such
as cancelling newspapers, redirecting mail and
asking a friend or neighbour to regularly check
on their property.
''Thieves usually look for cash and property
that is easy to carry and sell, such as jewellery,
electrical goods, cameras, laptops, mobile
phones, sunglasses, power tools, COs and
computer equipment.
"Garden sheds are also popular targets for
thieves, as they are often unlocked and full of
power tools or other valuable items."
Sydney Sixers stars
Sam Billings and
Jordan Silk, were
best served by Ryan
General Manager
Greg Healy and
predecessor David
Kelly the Sydney
club has developed
some of the best
young talent in the
State.
The Tigers won
the U/16 A.W Green
Shield, second
grade and fourth
grade premiership
trophies last summer
and were pipped for
the Club Championship
these past two
seasons.
Now they've added
more Twenty20
silverware to their
trophy cabinet and
have set their sights
on winning a first
grade championship
in the New Year.
Sowter shines in Sydney return
SPIN twins Nathan Sowter and Delray Rawlins shared the limelight as
Sydney first grade cricket team entered the festive season on a winning
note in the NSW Premier Cricket competition last weekend.
The talented leg spinners
grabbed seven wickets between
them as the Tigers
registered a com pre~en·
sive six wicket victory over
Northern District last Saturday
in a limited overs fixture
at Drummoyne Oval.
Sowter, back at Drummoyne
after completing
his English county cricket
commitments with the
Middlesex club, produced
a stellar performance in
his first match back home
to snare 4-28 off ten overs
and help Sydney rout the
Rangers for 135.
Bermudian international
Rawlins provided strong
support, grabbing 3-23 off
ten.
Northern District won the
toss and elected to bat
first with batsmen Jack
Colley (31) and Henry Hunt
(28) putting on an opening
stand of 6 f .
But the Tigers' spinning
trio of Sowter, Rawlins and
Ben Manenti turned the
match when they collectively
triggered a dramatic
batting collapse as the
Rangers lost nine wickets
for 74 runs.
Off spinning all rounder
Manenti opened the innings
and smashed 50 off
59 balls to give Sydney a
rollicking start in its run
chase.
20 year old Manenti
thumped five boundaries
and two sixes after earlier
taking 1-24 off eight overs.
The Tigers (4-1 36)
ecliosed the Ranaers' tallv
in the 28th over with Harry
Dalton (25 not out) and
keeper Beau McClintock
(24 not out) unconquered
at the crease.
In second grade action,
a whirlw ind century by David
Ball and an unbeaten
77 from Clayton Waters
steered Northern District
to a thrilling six run victory
over premiers Sydney
at Mark Taylor Oval in Asquith.
Ball thumped a brilliant
116 off 109 balls with four
sixes and ten boundaries
in his team's total of
5-262 and shared a crucial
fifth wicket partnership of
167 with Waters after the
Rangers were tottering at
4-88.
The Tiaers commenced
Nicholls signing a coup
for Carrington's crew
RYDE Eastwood Touch Football Association power
brokers Ron Ryan and Craig Carrington have pulled
out the big guns as they chase championship glory in
the New Year.
The inftuential Carrington
pulled off an early season
coup when he secured
the signature of Australian
Open "Mixed captain Cameron
But the sports sawy
Ryan - head honcho of
the mighty Ryan Wilks
w hen he negotiated lucrative
deals for USA World
Cup playmaker David Marando,
former Wests Tigers
ace Tim Moltzen, versatile
Matt Ryan plus a host of
current NRL stars.
Ryan Wilks claimed First
the lead up to the Christmas
break with a vital victory
over Carrington's All
Both clubs are tipped to
square off for the trophy
decider later in the summer
with kingpins Carrington
and Ryan keen to
bolster their star-studded
rosters for the business
