JOHN ALEXANDER defied all<br />
the odds and was decisively<br />
returned as the Liberal<br />
Member for Bennelong at last<br />
Saturday's fiercely fought byelection.<br />
Pre-poll pundits had predicted a<br />
knife edge contest with Labor's star<br />
candidate former NSW premier Kristina<br />
Keneally but the end result was nearly<br />
a ten percent margin to Alexander.<br />
Possibly the most relieved person with<br />
the result was Prime Minister Malcolm<br />
Turnbull hoping the win will take<br />
pressure off his tenuous hold on the top<br />
job with rumblings in the government<br />
ranks over his leadership.<br />

a local resident and media personality, interviewed<br />
the tennis legend who spoke to a fascinated<br />
audience about his early life and passion for tennis<br />

successful tennis career, his retirement from the sport<br />
and his eventual entry into politics. JA finished up by<br />

NEW YEARS' EVE ROAD CLOSURES<br />
<strong>The</strong> Hunters Hill peninsula will be closed at Church<br />
Street overpass from 1.00pm on New Years' Eve<br />
Sunday 31 <strong>December</strong>, as in other years, until 2.00am on<br />
January 1, 2018.<br />
A limited number of entry passes are available for friends<br />
and family of residents and commercial business on<br />
the peninsula. Residents will need to show proof of<br />
residency, for exarT4>Ie a driver's licence or rates notice<br />
to obtain a pass, with a maximum number of two passes<br />
per household and two additional, if off-street parking is<br />
possible on the property.<br />
Passes are only available from the Council<br />
Customer Service Centre until midday this Friday<br />
<strong>December</strong> 22 and pass holders are advised to fix their<br />
entry pass on their windscreen to allow for identification.<br />
<strong>The</strong> Administration Centre will be closed from 12.00pm<br />
Friday 22 <strong>December</strong> <strong>2017</strong> to Monday 1 January 2018<br />
inclusive. Normal business hours apply on Tuesday 2<br />
January 2018.<br />
A Council Duty Officer is available for emergencies only<br />
and can be contacted on 0408 461 996.<br />
Garbage Collection days will be as normal, and will begin<br />
at 4.00am. Urgent requests concerning garbage and<br />

Yet for others in our<br />
neif1lbourhoods, that<br />
sense of toqeU1erness,<br />
warmth and befonging will<br />
not be felt, and raU1er an<br />
acute sense of lorleliness<br />

lunch for one, sleeping<br />
rough or spent wi1h 1M<br />
paralysing uncertainty of<br />
not knoWing where family<br />
is, after being separated<br />
because of war or conflict.<br />
TI-.ere is hope. At Red<br />
Cross loneliness is not<br />

of. We're there for people<br />
who have nobody else:<br />
callinq and visiting, drivinq<br />
them to appointments, orfeting<br />
one-to-one support<br />

a loved one, a divorce or<br />
losinq your job. And if you<br />

can reach chronic levels<br />
and have a significant<br />

VVhen there'S no one by<br />
your side, and you're feeling<br />
deeply isolated, communities<br />
start to become<br />
less trusting, there's more<br />

He also has a strong<br />

"I really feel at home<br />
ere, right from the very<br />
eginning I can say I love<br />
t here," he said.<br />
Father Morgan is from<br />
he Catholic Order of<br />
erbum Dei, a worldwide<br />
atholic and evangelistic<br />

"My spirituality is to<br />
xplore the readings at<br />

lenging times, where<br />

Within hours of his arrival,<br />
Father Morgan has<br />
struck those around him<br />
with his sense of joy<br />
and love for others and<br />
the word will soon get<br />
around that he is fluent in<br />
Italian and Spanish.<br />
Father Morgan also has<br />
a Bachelor of Commerce<br />
from NSW University and<br />
worked as a trainee auditor<br />
for Price Waterhouse,<br />
but what local people<br />
may not know is that he<br />
became a priest through<br />
an unusual encounter on<br />
a train in 1986.<br />
"I had my calling at<br />
Villawood Railway Station,<br />
when I was 22 years<br />
old," he said.<br />
" I suddenly felt I had<br />
been called to talk to a<br />
laotian man, a migrant,<br />
a voice inside me urged<br />
me to talk to him, but<br />
I felt embarrassed to<br />
approach a complete<br />
stranger."<br />
Father Morgan regretted<br />
not listening to his<br />
inner voice but as fate<br />
would have it, he met the<br />
man again, exchanged<br />
addresses and learned<br />
that his name was Teo<br />
Pham and that he lived<br />
in a half way house for<br />
disabled, traumatised<br />
veterans of the Vietnam<br />
War.<br />
"For the next six<br />
months I'd come by<br />
each week to teach them<br />
English," he said.<br />
"From there I met the<br />
Verbum Dei missionaries<br />
and I just connected,<br />
I knew I had been called<br />
to be a missionary and<br />
my calling absolutely<br />
stunned my family."<br />
Ordained in Majorca,<br />
Spain in 1995, this joyful<br />
priest has served in<br />

<strong>The</strong> C3 Church Ryde will give Christ·<br />
mas a different look this year by turning<br />
out the lights.<br />
<strong>The</strong>y recently hosted 'Carols by Glowstick',<br />
an event where they transformed<br />
their church into an indoor pari< w~h glow<br />
sticks for candles.<br />
<strong>The</strong> Top Ryde City based church was<br />
also an open house for families and<br />
members of the Ryde community who<br />
were all invited to sing along to the live<br />
musical ~ems.<br />
"Families, kids and adults, young and<br />
elderly alike; the idea was to create a<br />
space where everyone could get into<br />
the spirit of Christmas," the team at C3<br />
Church said.<br />
Established since 1999, the team's wish<br />
is to extend an invite to anyone and everyone<br />
who would like to come to church<br />
over <strong>December</strong> and Christmas.<br />
<strong>The</strong> C3 Church will hold Christmas services<br />
on Christmas Eve at 1 Oam, 7pm<br />
and Christmas Day at 1 Oam.<br />

to the stereotype of the<br />

"It is no longer just old<br />
men, it is families with little<br />
children, it really breaks<br />
your heart but we do the<br />
best we can to help them<br />
and even pack lunches so<br />
the children can still go to<br />
school."<br />
Ms Alessi also meets parents<br />
whose self esteem<br />
and self confidence has<br />
been shattered by their inability<br />
to pay the bills.<br />
"Of course these parents<br />
are angry, there is<br />
so much resentment out<br />
there, especially because<br />
of the letters of demand<br />
they get from these large<br />
companies.<br />
"<strong>The</strong>se demands really<br />
demoralise people when<br />
they know they can't possibly<br />
pay the bill, at first<br />
they can even get angry<br />
at us but then they understand<br />
that we're not like<br />
the large companies, we<br />
are here because we have<br />
love and compassion for<br />
others."<br />
<strong>The</strong> <strong>Weekly</strong> <strong>Times</strong> has<br />
stood up for people struggling<br />
to pay power bills<br />
and has called out the<br />
greedy power companies<br />
whose bill hikes of 30<br />
to 40 per cent are all the<br />
more deplorable because<br />
they're justified with the<br />
false rhetoric of climate<br />
change.<br />
AI the same time, this<br />
newspaper applauds charitable<br />
organisations like St<br />
Vincent de Paul and the<br />
generous people in our local<br />
community who donate<br />
to them.<br />
"It is sad that this is happening<br />
in our day and age<br />
and it shouldn't be," Anna<br />
Alessi said.<br />

air conditioner or a fan because<br />

Lane believes the success<br />
and ongoing popularity of<br />
the Sydney Radio Control<br />
Car Club (SRCCC) and the<br />
unique racing track facility<br />
its members utilise needs<br />
to be acknowledged with<br />
some love in the form of an<br />
upgrade by council.<br />
One of the outstanding aspects<br />
of this leisure activity<br />
is ~s abil~ to provide what<br />
is effectively a level playing<br />
field between able-bodied<br />
competitors and those who<br />
are mobility impaired.<br />
"You can see by tile number<br />
of tents set up around<br />
this Blenheim Park venue,<br />
it's an enormously popular<br />
sport for remote control car<br />
enthusiasts." he told <strong>The</strong><br />
<strong>Weekly</strong> <strong>Times</strong>.<br />
"I went to the site several<br />
weeks ago to explore<br />
improvements to what is a<br />
very old race platform. buitt<br />
more than 30 years ago. tt<br />
has some pretty weathered<br />
paint over ~an d all-stair access.<br />
"One of the things pointed<br />
out to me was that<br />
there were plenty of racers<br />
with mobility issues. who<br />
couldn't always get up the<br />
stairs."<br />
Tom Harden. an executive<br />
committee member with the<br />
SRCCC, said the costs of<br />
staging weekend meets -<br />
including automated track<br />
announcements and resutts<br />
compilation - was met by<br />
members and fundraising<br />
including the club's BBQ offerings.<br />
"We're keen for some<br />
ramp access to the stand<br />
(race platform)." he said.<br />
"If we can get that through,<br />
then I'd be interested to also<br />
see what sort of support<br />
we could be provides with<br />
earthmoving-type equipment.<br />
"We spend a tot of time trying<br />
to finer the soil to get the<br />
rocks out and if there's existing<br />
equipment ... we can<br />
perhaps sweat it a bit harder<br />
for the benefit of the club. •<br />

time raising the issue as a<br />
newly-elected Ryde councillor<br />
at November's council<br />
meeting.<br />
With the unanimous sup-<br />
port of his fellow councillors,<br />
the need to upgrade the<br />
elevated racing platform to<br />
expand accessibility for the<br />
mobility impaired was acknowledged.<br />
Councol resolved to immediately<br />
begin talks with the<br />
SRCCC to iden~ a costeffective<br />
solution to accommodate<br />
enthusiasts of all<br />
levels of ability, while also<br />
meeting the technical specifications<br />
tor the sport.<br />

This Christmas, Lifeline<br />

TOO many people set up a SMSF to buy a property, who shouldn't really be doing so.<br />
At the same time, there<br />
re many it really suits<br />
ho just haven1 got their<br />
ead around it yet.. that<br />
uying in SMSF ticks both<br />
he tax minimisation and<br />
Asset Protection boxes.<br />
When your capacity to<br />
ervice loans is assessed,<br />
or lending outside Suer,<br />
the bank takes into<br />
ccount at all your comitments<br />
and will NOT<br />
ccount for the income<br />
ou're forced to put in Suer<br />
(your 'SG' or Superanuation<br />
Guarantee).<br />
However, wtlen it comes<br />
o SMSF's the banks can<br />

ontributions into Super<br />

MSF tax haven. . . great<br />
oan too, 4.58% fixed for<br />
years with no Establishent<br />
Fee. <strong>The</strong> variance<br />
mongst the banks' rates<br />
n this space is crazy.<br />

But what I can tell you<br />
s Why only months ago,<br />
actually purchased our<br />
ew office building in my<br />
MSF! ... if you're interested<br />
...<br />
<strong>The</strong> purchase price was<br />
$1.52m.<br />
I snapped it up two<br />
weeks prior to the auction,<br />
just loved it, it used<br />
to be the CBA building<br />
on the Hume Highway in<br />
Strathfield when I was a<br />
kid, and more recently a<br />
Curves gym.<br />
<strong>The</strong> cheapest rate was<br />
offered by a bank \vflo'd<br />
only lend 65% though.<br />
But I didn't have enough<br />
in Super for the rest.<br />
That's why I had extended<br />
the settlement period<br />
to July 7, enough time for<br />
Tona and myself to each<br />
concessionally contribute<br />
$35k in each before June<br />
30, and then again on July<br />
2.<br />
<strong>The</strong> rest came from an<br />
investment offset of mine,<br />
and was non-concessionally<br />
contributed (we .got<br />
no tax break for that bit).<br />
By the way, at the moment<br />
(watch this space<br />
though), Bankwest allow<br />
you to unlock the equity<br />
against your home at the<br />
same owner-occupied<br />
rate (the increase must<br />
be restricted to a dollar<br />
amount representing 50%<br />
of your home's value). <strong>The</strong><br />
other banks charge the<br />
higher investment rate for<br />
the cash out bit. It's daylight<br />
second if you want to<br />
avoid cross-collateralising<br />
and want part of your future<br />
investment loan at<br />
owner-occupied rates.<br />
<strong>The</strong> interior fit out is<br />
underway, being paid by<br />
the tenant (my business).<br />
<strong>The</strong> rent iChoice pays my<br />
SMSF is of course a tax<br />
deduction. However, my<br />
SMSF only pays 15% tax<br />
on it, rather than something<br />
like 45% if we had<br />
bought in our personal<br />
names. How much that<br />
effectively save us is quite<br />
a big number. Rent of<br />
$90,000 X (45% - 15%) =<br />
$27,000 annual saving.<br />
We need to understand<br />
that Super's simply a different<br />
tax enVIronment,<br />
proudly offered by our<br />
Government to encourage<br />
us to not rely on the pension.<br />
<strong>The</strong> above shows<br />
how powerful it can be.<br />
Once I hang my boots up<br />
(the loan will be repaid in<br />
15 years) the tax rate in<br />
Super changes to 0%.<br />
And Capital ~ains Tax is<br />
better too. But let's look at<br />
the negatives of my decision<br />
to buy it in Super:<br />
<strong>The</strong> equity 1 build up in<br />
the property will be unusable<br />
(I can't leverage<br />
against this property) as<br />
loans in Super can only be<br />
taken to acquire<br />
<strong>The</strong> building actually has<br />
the scope for another level<br />
to be built on top, but<br />
this is not allowed when<br />
the property is geared (to<br />
build it I'd need to not onlY<br />
get the $900K in to pay off<br />
the loan, but also the cost<br />
to build!)<br />
<strong>The</strong> paperwork! If you<br />
have an SMSF you'd<br />
know all about it! But 1<br />
don't mind being a little<br />
inconvenienced if it gives<br />
<strong>The</strong> Barefoot Broker<br />
me an extra half a mill,<br />
I'll always switch & move<br />
my lending around to get<br />
ahead, we all should.<br />
If you're thinking of setting<br />
up an SMSF maybe<br />
do ot in July (don't do ot in<br />
June and pay for a tax return<br />
for nothing) and also<br />
get the Custodian Trust<br />
set up to, as it needs to<br />
be established before you<br />
exchange. An accountant<br />
or Financial Advisor can<br />
assist you, please get a<br />
good one, not the nearest<br />
one. In life you need<br />
an accountant, solicitor,<br />
financial advisor and<br />
credit advisor I maortgage<br />
broker who are at the top<br />
of their game. lucky the<br />
later comes at no cost!<br />
By the way, name your<br />
How can I sell my properties at top price, fast & smoothly? ...<br />
You prepare your property for inspection by the buyer. You leave the job to your agent<br />
who is going to represent you to attract your potential buyer and handle the offer. <strong>The</strong><br />
agent's skill comes into play.<br />
• What to talk about in order to impress your buyer? Sell your swirnrr~ing pool to a buyer who hates<br />
doing maintenance work. Talk about your large back yard and how this would be suitable for their pet<br />
dog to run around and play.<br />
• <strong>The</strong> answer to the enquiries affects the buyer coming to your inspection. 1be price is out of the<br />
budget. <strong>The</strong> agent is not available to pick up the phone or answer your email. Or unable to make an<br />
appointment for inspection.<br />
• It may be hard to keep the buyer interested till the auction day. Would it be better to negotiate a sale<br />
price acceptable for both parties and sell before auction? How would it compare to other potential<br />
buyers on auction day<br />

sail in varied weather conditions<br />
and enjoyed being out on the water<br />
and learning new skills.<br />

Sailing accredrted Discover Sailing<br />
centre.<br />
David McClean, CRSC Head<br />
Training Officer, has developed<br />
a special training program using<br />
these dinghies which are ideal tor<br />
teaching children eight years and<br />
over to sail.<br />
<strong>The</strong> Adults trained in Spiral dinghies<br />
and attended Tuesday night<br />
theory classes and Saturday mornings<br />
on the water tor five weeks.<br />
Concord & Ryde Sailing Club is a<br />
family friendly dinghy sailing club<br />
located at Kissing Pomt Park- corner<br />
Waterview Street and Yaralla<br />
Road Putney.<br />
Each Saturday afternoon a large<br />
number of dinghies take part in<br />
racing on the Parramatta River<br />
between Ryde Bridge, Majors Bay<br />
and Brays Bay.<br />
<strong>The</strong> club has been sailing on the<br />
river tor over 75 years and each<br />
year introduces between 40 -80<br />
people of all ages to the sport.<br />
<strong>The</strong> club also runs School Holiday<br />
Junior Sailing courses over the<br />
season.<br />
Next course will be held on Tuesday<br />
January 23 to Thursday January<br />
25, 2018.<br />
Children 8 - 15 years of age are<br />
welcome. No previous sailing experience<br />
necessary. Life jackets<br />
and dinghies used in traimng are<br />
provided by the club.<br />

Ranch team raise over $15,000 for charity<br />
<strong>The</strong> amazing team at <strong>The</strong> Ranch Hotel North Ryde have been working away at the<br />
goodwill already raising over $16,000 for both the Movember and Leukaemia foundations<br />
this year. During <strong>December</strong> the team is supporting the Starlight Foundation and<br />
have set their sights on raising enough to grant a wish for a sick child. Last weekend<br />
the team donated $5,000 to the RotaryCarols on the Common and managed to raise<br />

Detective Inspector Glyn Baker, Crime Manger,<br />
said readers can take simple precautions<br />
to ensure their property isn't targeted by criminals.<br />
"Break-ins have an enormous emotional and<br />
financial impact," he said.<br />
"By taking a few precautionary security<br />
measures, you could prevent the need to replace<br />
stolen goods, negotiate with insurers and<br />
